The Hobe Sound condo market (Zip Code 33455) is the smallest segment of the Martin County real estate market.  We had a small increase in inventory making the number of available condos go up to 22.  Sales were off and pending sales remained unchanged.

The one month absorption rate jumped to 11months, signifying a return to a buyer’s market.  Generally, a 6 month absorption rate is considered to be a balanced market favoring neither the seller or buyer. 

The March 2012 numbers were:  38 active listings, 7 pending sales and 5 closed sales.  Difficult to make comparisons from last year with such a small sampling of available units.  When inventory differences are accounted for, closed sales are very similar.

A fairly strong month for the Stuart Condo market for zip code 34994.   Pending sales increased from February.  Unfortunately closed sales were off.  And, the inventory continues to shrink.

The one month absorption rate rose to 10.3 months, which still signifies a buyers market.  Typically a real estate market is considered to be a balanced market with an absorption rate of 6 to 7 months.  Meaning neither the buyers or sellers have an advantage in the real estate market.

Last March the numbers were 143 active listings, 44 pending sales, and 15 closed sales.  When the reduced inventory is considered, this year’s activity is better.

The Stuart condo market for the area in ZIP code 34997 showed a strong March .  Sales doubled from February.  Pending sales took a small increase after a significant rise last month.  While the inventory basically stayed unchanged.  One of the strongest months for condo activity in some years.

The one month absorption rate decreased to 6.4 months. Basically, a balanced market.  A 6 month absorption rate is typically considered to be a balanced market that favors neither the buyer nor the seller.

The March 2012 numbers were: 109 active listings, 40 pending sales and 14  closed sales.  An improvement from last March.

Commentary:

The Martin County Florida Condo Market for February 2013 showed some very positive signs.  After disappointing results from much of the fall season, sales numbers for February were up to 66 units.  This is considerably better than last February of 57 and the weak January numbers of 39.  The inventory continues to decline.  Now down to 604 condos (Down 36 from February of 2012).  This is the second month of decreasing inventory after 3 months of increases.  The median sales price dropped to $88,250 for February of 2013 (Was 85,000 in February of 2012).   While the median list price remained unchanged at $179,000.  These numbers are a little misleading as it appears that prices have stabilized in the condo market.  There have been a relatively greater number of lower priced condos sold which is driving the median sales prices down.

The one month absorption rate dipped to 9.15 months from last months 15.6 months, while the three-month average is now at 11.6 months.  Still a challenging market for condo sellers, but there has been a significant improvement in February.  We still need to see a sustained absorption rate below 9 months for a healthy market and down to 6 or 7 months to be considered a balanced one.

Number of months it takes to sell the current inventory at the present rate of sales. Knowing your area’s Absorption Rate, helps to track trends. Understanding the market and where it is headed is part of our job as real estate professionals. Absorption rate is NOT an exact science. Figuring it is based on the premise that one will be looking for a TREND. It is advised to consistently do the numbers each month, to be able to track a trend.

The Hobe Sound condo market (Zip Code 33455) is the smallest segment of the Martin County real estate market.  With a significant further decrease in inventory, I don’t see any meaningful market activity coming from this segment in the spring.  For February, good strong closed and pending activity when considering only 18 available condos for sale in this market segment.

The one month absorption rate is down to 4.5 months, signifying a seller’s market.  Generally, a 6 month absorption rate is considered to be a balanced market favoring neither the seller or buyer.  If you’re a Hobe Sound condo owner and thinking of selling.  This is your strongest market in over 7 years.

The February 2012 numbers were:  32 active listings, 4 pending sales and 1 closed sales.  The Hobe Sound condo market activity for February of 2013 was far superior to the same month last year.

The numbers for February 2012 were: 207 active listings, 43 pending sales and 13 closed sales.  Even with a slightly lower active inventory for 2013, we’re still generating better activity than last year.

Commentary:

The Martin County Florida Condo Market for January 2013 continues to have its difficulties while the residential segment of the Treasure Coast real estate market is showing positive signs.  Sales for January were only 39 condos, down from 54 in December.  Similar to last year’s 37 condo sales in January.  The inventory declined to 610 condos (Down 20 from December) which is 54 condos less than were available last year.  This is the first month of decreasing inventory after 3 months of increases.  The median sales price dropped to $95,000 for January of 2013 (Was 133,000 in Jan 2012).   While the median list price rose to $179,000.  Whether this is just seasonal drop during the holiday season remains to be seen.  Typically we get more higher end condo sales in the spring season.

The one month absorption rate jumped to 15.6 months, while the three-month average rose to 13.3 months.  Still a very challenging market for condo sellers.  But quite attractive opportunities for buyers.  We need to see a sustained absorption rate below 9 months for a healthy market and down to 6 or 7 months to be considered a balanced one.

Commentary:

The Martin County Florida Condo Market for December 2012 continues to have its difficulties while the residential segment of the Treasure Coast real estate market is showing positive signs.  Sales for December were 54 units down up from 47 in November.  Pretty similar to last year’s 52 condos and equal to the 54 sold condos in December of 2010.  The inventory rose to 630 condos (up 13 from November) which is 43 condos less than were available last year.  This is the third month of increasing inventory.  If sales do not pick up by an appreciable amount, the increase in inventory will continue to drive prices down.  As evidenced by the median sales price dropping to $100,950 for December of 2012 (Was 110,000 in Dec 2011)   The median listing price was also off to $175,000.  Whether this is just seasonal drop during the holiday season remains to be seen.  Typically we get more higher end condo sales in the spring season.

Figuring it is based on the premise that one will be looking for a TREND. It is advised to consistently do the numbers each month, to be able to track a trend.

The Hobe Sound condo market (Zip Code 33455) is the smallest segment of the Martin County real estate market.  December showed very little change from last month (which showed very little change from the previous months as well).  In fact the only change was an increase to 2 closed sales from 1 the previous month.

The one month absorption rate is up to 13 months, signifying that it’s still a buyers market.  But this will almost certainly change in the coming months.   Generally, a 6 month absorption rate is considered to be a balanced market favoring neither the seller or buyer.  But, with such low numbers, these indicators can easily be misleading.

The December 2011 numbers were:  37 active listings, 7 pending sales and 5 closed sales.  Not quite as robust as last year even when factoring in the smaller inventory of available homes.

The Stuart condo market for the area in ZIP code 34997 had a fairly slow December to end 2012.  The largest change from November was a sizable drop in pending sales.  This is typical for a December as the real estate traffic is typically slow during the Christmas season.  I am a little surprised that the closed sales numbers weren’t better at years end.

The one month absorption rate is at  9.8 months.  This is still a buyers market for the Stuart Florida Market Report ZIP Code 34997.  Typically, a 6 month absorption rate signifies a balanced market that favors neither the buyer nor the seller.

The December 2011 numbers were: 106 active listings, 21 pending sales and 15 closed sales.  Compared to December of 2011, this year’s market activity was a bit softer.

The Stuart Florida Market Report ZIP Code 34996 for Condos showed some increased activity along with the second straight month of increasing inventory.  Pending sales were up slightly which is unusual for December, which is typically a month with reduced traffic because of the holidays.  Sales were also up, though I was expecting a bit stronger closed activity to finish the year.

The current absorption rate for the Stuart Florida Market Report ZIP Code 34996 – Condo is just over 15.4 months.  Still indicating a strong buyers’ market.  A balanced market is considered to occur when the absorption rate is 6 months.

The numbers for December 2011 were: 226 active listings, 19 pending sales and 12 closed sales.  Very similar numbers to this year with the exception of a significantly higher pending sales numbers.

After numerous months of strong results for the Stuart Condo market for zip code 34994 even during our off season, the market has cooled slightly as we passed the holidays.  The bright note is that end of year bargain hunters closed on 14 condos an increase from the previous prices.  All were in the under $100,000 price range.  The inventory remained unchanged while pending sales were off.  An expected result as there is typically considerably reduced traffic during the holidays. 

The one month absorption rate is at 11 months, which still signifies a buyers market.  Typically a real estate market is considered to be a balanced market with an absorption rate of 6 to 7 months.  Meaning neither the buyers or sellers have an advantage in the real estate market.

Last December the numbers were 153 active listings, 35 pending sales, and 13 closed sales.  Almost identical to this years activity.
