Conquistador Market Update September 2013

Homes:  3 Active listings ranging in price from $230,000 to $269,300 at an average of $138.88 per sq. ft. of living area.

No homes are under contract at this time.

In the past 12 months, 5 homes have sold in Conquistador Estates with sales prices ranging from $179,000 to $285,000.  An average sales price of $119.47 per sq. ft. of living area at 92% list to sales ratio.  None of these sales were short sales or foreclosures.

Condos:  There are currently 14 condos for sale in Conquistador.  Listing prices range from $72,900 to $215,000.  The average is $92.50 per sq. ft. of living area.  One of these listings is a short sale.

2 Condos are under contract awaiting settlement.  List prices are $80,000 and $94,500 for an average of 80.04 per sq. ft. of living area.  The lower priced unit is a short sale.

In the past 12 months, 27 condos have sold in Conquistador.  Sales prices ranged from $22,500 to $125,000.  The average price per sq. ft. was $104.27 at an 88% list to sales ratio.  There were 3 foreclosures and no short sales in these sales.

Conquistador is the prime senior location in Stuart Florida.  Conquistador Market Update September 2013 are located on the shores of the wide Saint Lucie River and only minutes from the beaches of the Atlantic Ocean as well as being right next door to the Martin County Municipal Golf Course with easy access to shopping, restaurants, medical facilities.

Conquistador is a mix of single family homes (the estates section) and 3 story condominiums.  The condominiums have access to their own pool areas as well as barbecue areas or the main club house pool.

This is a very active senior community with an active clubhouse with fitness room, main ballroom, reading library and activities throughout the year.  Conquistador is not just a seasonal residence as many owners enjoy the benefits of year round living in fabulous Martin County with all the amenities that this jewel of the Treasure Coast has to offer.

Commentary:

The Martin County Florida Condo Market for July 2013 had minimally better sales than last year (2 condos).  On a positive note, the inventory rose to 526 units, making for a better selection for buyers.   Though these levels are still low.  It was back in 2005 when we had steady inventory levels below 600 units.  The median sales price took a nice jump from June (up by $34,000) and is $6,000 higher than last year.  Much of the median price results are driven by the mix of units selling.  We had a good number of higher end waterfront condos sell in July.  And, while prices are not declining any more in the overall market, they also are not making any large increases at this time.  Prices remain very sensitive to the community and the available competition.

The one month absorption rate increased to 8.92 months from last months 7.36 months, while the three-month average is now at 7.41 months.  We’ve slipped back into a slight buyers market.  Generally an absorption rate of 6 or 7 months is considered a balanced market.

Higher interest rates remain troubling for the market in general, but is not as strong an issue for our condo market as we have a fairly high percentage of cash buyers.  If the economy continues it’s improvement, I expect another good season for the condo market in Martin County for the upcoming year.

The Hobe Sound condo market (Zip Code 33455) is the smallest segment of the Martin County real estate market.  Sales increased to 5 units from 0 sales in July.  Pending sales were off slightly while the inventory is shrinking to very, very small numbers.

The absorption rate for July is 3.2 months.  A very strong sellers advantage for those in the Hobe Sound condo market..  Generally, a 6 month absorption rate is considered to be a balanced market favoring neither the seller or buyer. 

The July 2012 numbers were:  28 active listings, 7 pending sales and 3 closed sales.   Strong activity when compared to last year.

A second slower month of activity for the Stuart condo market for the area in ZIP code 34997.  Still, activity remains strong for the ‘off’ season for Florida.  We need increased inventory for this market to get back to the fast pace we saw this spring.

The one month absorption rate dropped to 6.7 months.  Very close to a balanced market.   A 6 month absorption rate is typically considered to be a balanced market that favors neither the buyer nor the seller. 

The July 2012 numbers were: 100 active listings, 28 pending sales and 13 closed sales.  Similar activity as compared to last year.  With a 20% lower inventory, these are good results.

Fairly consistent activity for the Stuart Florida Market Report ZIP Code 34996 for Condos for July 2013.   Both pending and closed sales remained steady with only a 1 unit increase and decrease respectively.  Another decrease in inventory, which is pretty normal as many condo owners feel that the summer market is not the prime time to sell condos.  Though, history has proven this to be quite wrong, as the decreased competition normally results in much greater showing activity and a better chance of a sale.

The current absorption rate for the Stuart Florida Market Report ZIP Code 34996 – Condo rose slightly to 11 months. Still  a fairly significant buyers market for July of 2013.  A balanced market is considered to occur when the absorption rate is 6 months.

The numbers for July 2012 were: 190 active listings, 17 pending sales and 12 closed sales.   Still doing considerably better this year as compared to last.

We’re in the off season for the Stuart Condo market for zip code 34994.   Surprisingly pending sales increased  by 1 condo while closed sales decreased by 6 units.   The inventory decline continues, by three condos this month.  It is a fairly seasonal condo market and we often see inventory declines in the summer months with an expected increase in late fall as the snowbird season begins.

The one month absorption rate rose to to 9.6 months, once again a buyers market.  Typically a real estate market is considered to be a balanced market with an absorption rate of 6 months.  Meaning neither the buyers or sellers have an advantage in the real estate market.

Last July the numbers were 153 active listings, 30 pending sales, and 17 closed sales.  Closed sales were off a little as compared to last year, but inventory is off by more than 30%, yet the pending numbers are considerably better.

Commentary:

The Martin County Florida Condo Market for June 2013 was strong, though it retreated considerably from the excellent April numbers.   85 condos sold in June (compared to 128 in April).   Better numbers, year to year, but not excellent.  The inventory of available condos dropped again (fifth month in a row) to only 544 condos.  This low number is beginning to effect prices and at long last it appears that condo prices are starting to rise.   The median sales price was down compared to April, but this is a reflection of the larger number of lower priced condos that sold this month, rather than decreasing value.  Summer is upon us and typically the condo market slows down during the summer months.

The one month absorption rate increased to 6.4 months from last months 4.46 months, while the three-month average is now at 5.71 months.  Basically a balanced market for the time being.  Generally an absorption rate of 6 or 7 months is considered a balanced market.

The low inventory rates and rising interest rates are troubling and could possibly have a negative effect on the condo market recovery.

With 0 sales, the absorption rate for June is nonexistent.  Generally, a 6 month absorption rate is considered to be a balanced market favoring neither the seller or buyer. 

The June 2012 numbers were:  30 active listings, 8 pending sales and 6 closed sales.   Pending sales remain stronger than in 2012, and the inventory is off by 30%.  Should see these pending condos translate into sales in the coming months.

 Some easing in the Stuart Florida Market Report ZIP Code 34996 for Condos for June 2013.   Both pending and closed sales were off (and this for the second month in a row).  After a slight rise in inventory last month, June saw a decrease of 11 listings.  After a very strong spring, it appears that the seasonal nature of this condo market is manifesting itself.

The current absorption rate for the Stuart Florida Market Report ZIP Code 34996 – Condo rose to 10.8 months. Back to a fairly significant buyers market for June of 2013.  A balanced market is considered to occur when the absorption rate is 6 months.

The numbers for June 2012 were: 185 active listings, 27 pending sales and 20 closed sales.   Other than improved pending numbers, this years activity is a bit of a disappointment.

Last June the numbers were 140 active listings, 40 pending sales, and 12 closed sales.  Even with the reduced activity from last month, this years numbers are a significant improvement over June of 2012.

The one month absorption rate jumped to 5.25 months, signifying a return to a seller’s market.  Generally, a 6 month absorption rate is considered to be a balanced market favoring neither the seller or buyer. 

The May 2012 numbers were:  33 active listings, 8 pending sales and 1 closed sales.   Still doing better this year when considering the tiny inventory of condos available for sale in Hobe Sound.

After an exceptionally strong April, the Stuart condo market for the area in ZIP code 34997 eased considerably with only half as many closed sales.  Pending sales remained strong and the inventory took a big drop. 

The one month absorption rate rose to 5.7 months.  This is still a sellers market, but not the strong one of last month.  A 6 month absorption rate is typically considered to be a balanced market that favors neither the buyer nor the seller. 

The May 2012 numbers were: 110 active listings, 29 pending sales and 14 closed sales.  These numbers are fairly similar to May of 2012.  I expect a retreat in the coming months as the summer season is typically slow for the condo market.

After an exceptional March the Stuart Florida Market Report ZIP Code 34996 for Condos eased again in May after a little disappointment in April as well.   Both pending and closed sales were off.  Also, bucking the trend from most of our other areas, inventory rose modestly.  After a very strong early spring it appears that this section of the Martin County condo market has eased a bit.

The current absorption rate for the Stuart Florida Market Report ZIP Code 34996 – Condo rose to 7.8 months.  This segment of the market has shifted back to a buyers market for May of 2013.  A balanced market is considered to occur when the absorption rate is 6 months.

The numbers for May 2012 were: 188 active listings, 31 pending sales and 26 closed sales.  Very similar numbers to last year.

Good activity for the Stuart Condo market for zip code 34994.   Pending sales increased by 1 condo in May while closed sales also increased.   The inventory continues its decline.  This low inventory will be responsible for a decreasing market numbers in the coming months.

The one month absorption rate dropped to 3.8 months, which is a significant seller’s market.  Typically a real estate market is considered to be a balanced market with an absorption rate of 6 to 7 months.  Meaning neither the buyers or sellers have an advantage in the real estate market.

Last May the numbers were 150 active listings, 37 pending sales, and 23 closed sales.  Much better sales activity this year especially when the number of condos available for sale this year are so much less.

Commentary:

The Martin County Florida Condo Market for April 2013 had one of the strongest months in recent history.  After disappointing results from much of the fall season, sales numbers for April were up to 128 units.  This is the highest monthly sales number since I started recording this data in January of 2004.  The inventory of available condos dropped again (fourth month in a row) to only 571 condos.  This low number is beginning to effect prices and at long last it appears that condo prices are starting to rise.   The median sales price was down compared to March, but this is a reflection of the larger number of lower priced condos that sold this month, rather than decreasing value.  Summer is upon us and typically the condo market slows down during the summer months.

The one month absorption rate dipped to 4.46 months from last months 6.93 months, while the three-month average is now at 6.32 months.  A considerably improved condo market after many years of stagnant results.  We have now slipped into a slight sellers market for certain segments of Martin County’s condo sales.  Generally an absorption rate of 6 or 7 months is considered a balanced market.

This summer will be very interesting.  If we don’t have an increase in inventory and buyers remain active, I expect some fairly good price gains.

 The Definition of Absorption Rate:
Number of months it takes to sell the current inventory at the present rate of sales. Knowing your area’s Absorption Rate, helps to track trends. Understanding the market and where it is headed is part of our job as real estate professionals. Absorption rate is NOT an exact science. Figuring it is based on the premise that one will be looking for a TREND. It is advised to consistently do the numbers each month, to be able to track a trend.

The Hobe Sound condo market (Zip Code 33455) is the smallest segment of the Martin County real estate market.  Sales were up to 5 units for April (over double from March) and pending sales were off slightly.  Meaningful interpretation of this market is fairly meaningless with the low number of available condos for sale.

The one month absorption rate jumped to 4.2 months, signifying a return to a seller’s market.  Generally, a 6 month absorption rate is considered to be a balanced market favoring neither the seller or buyer. 

The April 2012 numbers were:  35 active listings, 6 pending sales and 5 closed sales.   Still doing better this year when considering the tiny inventory of condos available for sale in Hobe Sound.

The Stuart condo market for the area in ZIP code 34997 showed very strong closed numbers for April .  Sales more than doubled from March (which were also double from February).  Pending sales however took a significant drop.  While the inventory decreased by a small number (2).  One of the strongest months for condo activity in some years.
 

The one month absorption rate decreased to 3 months.  For April, this represents a major shift into a strong seller’s market.  A 6 month absorption rate is typically considered to be a balanced market that favors neither the buyer nor the seller. 

The April 2012 numbers were: 115 active listings, 34 pending sales and 18 closed sales.  Other than the big increase in closed sales for this year, numbers are fairly similar to April of 2012.  I expect a return to a more balanced market in the coming months with the lower pending activity.

As of May 16, 2013 there are only two condos available for sale in Portofino.  A 1 BR listed for $69,900 and a 3 BR offered for $120,000.  The average cost per square foot is $91.20.

There are 7 condos pending, list prices were $57,900 to $80,000 at an average price per square foot of $73.02.

In the past 12 months, 11 condos have sold, ranging in sales price from $46,000 to $81,000 for an average price per sq. ft. of $62.91.

Portofino condos remain in high demand and sales prices have started to rise.

 Portofino Condos at Jensen Beach are one of the newest condominium subdivisions in Martin County.  Originally built as an upscale apartment complex around 2000, this development was turned into condominiums and began sales in 2005.  Due to the downturn in the housing market, not all units were sold and some are now being offered for lease.  Portofino Condos at Jensen Beach May 2013 Market Update features 1, 2 and 3 bedroom units with separate garage parking as an added purchase when available.  Unit sizes are 802 sq. ft. for the 1 Bedroom 1 bath, 1074 sq. ft. for the 2 Bedroom 2 bath, and 1252 sq. ft. for the 3 Bedroom 2 bath.
