Better activity for the Stuart FL condo market for zip code 34997 in July of 2014.  Interestingly this segment of the Stuart condo market is the only one with a decrease in inventory for July.  Pending sales remained strong and closed sales increased.

The one month absorption rate dropped to 2.9  months from last months 4.7.  A very hot sellers market.   A 6 to 7 month absorption rate is typically considered to be a balanced market that favors neither the buyer nor the seller.

The July 2013 numbers were: 80 active listings, 31 pending sales and 12 closed sales.  2014 continues to show better results than last July.

Typically the summer in the Stuart FL 34996 Condo Market has reduced activity.   For July, though, there was an excellent increase in pending sales which bodes well for future closed activity.  Unfortunately closed sales were off for July which, if you’ve read my previous market reports was expected.  Inventory rose for the month as well.

The current absorption rate for the Stuart Florida condos in ZIP Code 34996 – increased to 13 months from June’s 8.2 months .  The second month of a buyers market after more than a year of strong activity.  A balanced market is considered to occur when the absorption rate is from 6 to 7 months.

The numbers for July 2013 were: 176 active listings, 32 pending sales and 16 closed sales.  Better closed activity last year, though the pending sales are much better for 2014.

Typically the Stuart FL 34994 Condo market slows a bit in the summer, which we can see for July.   Closed sales were up by 1 condo while the number of pending sales (future activity) was off.  The inventory also increased for this month.

The one month absorption rate dropped to 4.7 months compared to last month’s 4.8.  Still a sellers market.  Typically a real estate market is considered to be a balanced market with an absorption rate of 6 to 7 months.  Meaning neither the buyers or sellers have an advantage in the real estate market.

Last July the numbers were 109 active listings, 53 pending sales, and 11 closed sales.  Considerably better activity this year.

The Hobe Sound condo market (Zip Code 33455) is the smallest segment of the Martin County real estate market.  With only 18 condos on the market, not much variety for buyers to look at.  And, unfortunately the activity also continued to slow for June with reduced pending and closed listings.

The current absorption rate is 9 months (Last month it was 6.7 months).  The statistics within this segment should be taken with a grain of salt, as small changes in activity make for very large changes on percentages that June not indicate a true trend in the market.  An absorption rate of 6 to 7 months is considered to be a balanced market favoring neither the buyer or seller.

The June 2013 numbers were:  19 active listings, 10 pending sales and no closed sales.   As poor as the activity was this year, it’s still an improvement over 2013.

A considerable easing of activity for the Stuart FL condo market for zip code 34997 in June of 2014.  If you read my previous market reports for this segment of the Martin County market, this was not unexpected as pending sales have been decreasing over the past few months and continued to do so in June.  Both closed sales as well as available inventory also continue to decrease.  Though, this is still a very active market.  It’s just that the super strong Spring activity is not sustainable for this area for the summer.

The one month absorption rate is now 4.7  months from last months 2.6.  Still in a sellers market.   A 6 to 7 month absorption rate is typically considered to be a balanced market that favors neither the buyer nor the seller.

The June 2012 numbers were: 77 active listings, 32 pending sales and 8 closed sales.  Continuing to be a better market tha last year and slowly getting back into a more sustainable activity level.

A second month in a row for decreasing activity in the Stuart FL 34996 Condo Market.   Both pending and closed sales were off from last month.  Unfortunately this segment of the Stuart condo market has slipped back into a bit of the doldrums.

The current absorption rate for the Stuart Florida condos in ZIP Code 34996 – increased to 8.2 months from May’s 5.6 months .  Now back into a buyers market after more than a year of strong activity.  A balanced market is considered to occur when the absorption rate is from 6 to 7 months.

The numbers for June 2012 were: 184 active listings, 31 pending sales and 17 closed sales.  Comparing this activity to last year, we are still more active when the reduced inventory is factored into the mix.

The current absorption rate is 6.7 months (Last month it was 4.2 months).  The statistics within this segment should be taken with a grain of salt, as small changes in activity make for very large changes on percentages that may not indicate a true trend in the market.  Yet even with these low numbers, we are in a balanced market for condos in the 33455 zip code area of Hobe Sound.  An absorption rate of 6 to 7 months is considered to be a balanced market favoring neither the buyer or seller.

The May 2013 numbers were:  21 active listings, 5 pending sales and 4 closed sales.   Little change in market activity from last years numbers.

Another month of increased closed sales for the Stuart FL condo market for zip code 34997.  Unfortunately, this is probably not going to continue at this strong of a pace.  The inventory continues to decline along with another monthly drop in pending sales.  A pretty strong indicator of decreasing future activity.

The one month absorption rate is now 2.6  months from last months 3.3.  A very strong sellers market.   A 6 to 7 month absorption rate is typically considered to be a balanced market that favors neither the buyer nor the seller.

The May 2012 numbers were: 87 active listings, 30 pending sales and 17 closed sales.   Better activity for this year as compared to last, and this market remains very strong.  Just possibly a little to strong to be sustainable for the long run.

Not a very positive month for the Stuart FL 34996 Condo Market Report May 2014 as compared to April.   Both pending and closed sales were off from last month.  However, we still have positive activity and this market has returned to a more sustainable rate from the extremely hot numbers from last month.  Inventory was up slightly.

The current absorption rate for the Stuart Florida condos in ZIP Code 34996 – increased to 5.6 months from April’s 3.5 months .   Still a sellers market representing a strong spring for the 34996 condo market of Stuart, FL.  A balanced market is considered to occur when the absorption rate is from 6 to 7 months.

The numbers for May 2012 were: 195 active listings, 33 pending sales and 25 closed sales.  When the considerably lower inventory is factored into the market activity, the 2014 numbers are much better than last year’s.

All movement in the Stuart Condo market in zip code 34994 was positive.  One of the few segments of Martin County with such strong numbers as well as an increase in inventory.

The one month absorption rate dropped to 5  months compared to last month’s 8.5.  Back once again into a sellers market.  Typically a real estate market is considered to be a balanced market with an absorption rate of 6 to 7 months.  Meaning neither the buyers or sellers have an advantage in the real estate market.

An excellent month for closed sales for the Stuart FL condo market for zip code 34997.  Unfortunately, pending sales dropped for April indicating a possible slowdown of closed sales in the months ahead, though it’s still relatively strong.  Inventory also decreased and is once again at a fairly low value.

The one month absorption rate plunged to 3.3 months from last months 9.  A very dramatic sellers market.   A 6 to 7 month absorption rate is typically considered to be a balanced market that favors neither the buyer nor the seller.

The April 2012 numbers were: 101 active listings, 29 pending sales and 34 closed sales.   Closed sales were considerably better last year, but the greater number of pending sales might indicate better closed activity coming in the near future.
