     The absorption rate dropped to 9.1 months in November from 12 months for October.  Continuing as a buyers’ market for the 34997 zip code of Stuart FL, though not as extreme as last month. A 6 to 7 month absorption rate is typically considered to be a balanced market that favors neither the buyer nor the seller.

The Stuart FL 34994 Condo market showed improved sales as well as a continued strong pending activity for November.  A little bit of a surprise that this condo market has done well so late in the season.

The absorption rate for November dropped to 4.9 months compared to last month’s 6.5.  Moving back into a sellers’ market for this condo segment of Stuart’s 34994 zip code area.  Typically a real estate market is considered to be a balanced market with an absorption rate of 6 to 7 months.  Meaning neither the buyers or sellers have an advantage in the real estate market.

Last November the numbers were 96 active listings, 24 pending sales, and 13 closed sales.   Surprisingly a much improved market as compared to last November.  Typically the condo market picks up later in the year and the beginning f the following year.

As of December 2016, there are 7 condos on the market in the Windjammer Yacht Club  of Stuart FL.   Listing prices range from $184,000 to $274,900.  The average list price is $220,100 which equates to a price per square foot of living area of $184.80.

Currently, there is 1 condo under contract which has not sold as of this writing.  This condo were listed for $142,500 or $119.65 per sq. ft. of living area and went under contract 49 days after it was listed.

In the past 12 months, 12 Windjammer Waterfront Condos have sold.  Sales prices ranged from $110,000 to $287,500 for an average sales price of  $183,292 which equals $153.13 per sq. ft.  These condos sold for an average of 94% of the last list price and were on the market for an average of 141 days prior to accepting an offer.

Windjammer is a senior (55+) community of waterfront condos in Stuart, FL on the South Fork of the wide Saint Lucie River with easy ocean access.  There are 130 2 bedroom, 2 bathroom condos with porches.

Docks are deeded to the condos and are owned by the unit owners.  (Not every condo has an accompanying dock)  Dock sizes vary and go up to a 16′ beam and 40′ length.  Rentals are allowed with restrictions and 1 small pet is also allowed.

Florida Townhouses and Condos October 2016 Market Detail

The Florida Townhouses and Condos Market Detail for October 2016 showed continued weakness as compared to last year for sales.   Closed sales were down by 12.3% as compared to last months decrease of 3.9% and new sales under contract (new pending sales) decreased by 14.5% (In September there was a 5% decrease).

Values, however, continued to increase though at a more moderate pace.  Median sales prices were up by 8.1% (was up by 6.7% in September), while the average sales price increased by 0.5% (was down 2.9% in September).  As sales activity decreases and if inventory continues to increase, I expect these prices to continue to moderate.

The inventory increased by 8.2% from October of last year.  For September 2016 we have 5.9 months of inventory (was  5.8 months in September) and compared to 5.3 for October 2015.  We are approaching a balanced market for Florida townhouse and condo sales. A balanced market favoring neither buyers or sellers is considered to be one with a 6 to 7 month supply of inventory.

The absorption rate for October increased to 6.5 months compared to last month’s 5.1.  Moving into a balanced market for this condo segment of Stuart’s 34994 zip code area.  In line for summer condo activity for the area.  Typically a real estate market is considered to be a balanced market with an absorption rate of 6 to 7 months.  Meaning neither the buyers or sellers have an advantage in the real estate market.

Homes:  There are no homes currently on the market in Conquistador Estates.

There are also no homes currently under contract.

In the past 12 months, 2 homes have sold in Conquistador Estates with sales prices of $270,000 and $390,000, which is an average sales price of $330,000 or $152.12 per sq. ft. of living area.  These sales averaged a sales price of 98% of list price and went under contract in an average of 1 days after hitting the market.

Condos:  There are currently 5 condos for sale in Conquistador.  Listing prices range from $95,000 to $229,000.  The average list price is $150,400 which equals $131.95 per sq. ft. of living area.

2 Condos are under contract awaiting settlement.  List prices were $113,000 and $154,900 for an average of $133,950 which works out to 123.32 per sq. ft. of living area.  These condos were on the market for an average of 39 days prior to going under contract.

In the past 12 months, 21 condos have sold in Conquistador.  Sales prices ranged from $80,000 to $180,000.  The average sales price was $131,214 which equals a per sq. ft. value of $118.96, and these sales averaged a 95% list to sales ratio as well as going under contract in an average of 149 days.

Conquistador homes and condos are in the the prime senior location in Stuart Florida.  The Conquistador community is located on the shores of the wide Saint Lucie River and only minutes from the beaches of the Atlantic Ocean as well as being right next door to the Martin County Municipal Golf Course with easy access to shopping, restaurants, medical facilities.

 Conquistador is a mix of single family homes (the estates section) and 3 story condominiums.  The condominiums have access to their own pool areas as well as barbecue areas or the main club house pool.

This is a very active senior community with an active clubhouse with fitness room, main ballroom, reading library and activities throughout the year.  Conquistador is not just a seasonal residence as many owners enjoy the benefits of year round living in fabulous Martin County with all the amenities that this jewel of the Treasure Coast has to offer.

The September 2016 Monthly Market Detail Florida Townhouses and Condos had a weaker month for sale activity as compared to last year.   Closed sales were down by 3.9% as compared to last months increase of 3.3% and new sales under contract (new pending sales) decreased by 5% (In August there was a 6.1% decrease).

Price changes were mixed this month with the median prices rising while average prices declined..  Median sales prices were up by 6.7% (was also up by 6.7% in August), while the average sales price decreased by 2.9% (was up 3.4% in August).  As sales activity decreases and if inventory continues to increase, I expect these prices to continue to moderate.

The inventory increased by 9.3% from September of last year.  For August 2016 we have 5.8 months of inventory (was also 5.8 months in August) and compared to 5.1 for September 2015.  We are approaching a balanced market for Florida townhouse and condo sales. A balanced market favoring neither buyers or sellers is considered to be one with a 6 to 7 month supply of inventory.

The Stuart FL 34994 Condo market continues with strong activity as the summer draws to a close.  This is somewhat unexpected for the condo market in the summer.  Hopefully, this is a good indication of continued strong activity as we head into the fall and winter months.

The absorption rate for September decreased to 5.1 months compared to last month’s 5.6. Continuing as a sellers market for the second month in a row for this condo segment of Stuart’s 34994 zip code area.  This is somewhat surprising as condo sales often slow down during the summer months.  Typically a real estate market is considered to be a balanced market with an absorption rate of 6 to 7 months.  Meaning neither the buyers or sellers have an advantage in the real estate market.

Last September the numbers were 71 active listings, 35 pending sales, and 11 closed sales.   Better closed activity this year along with an increase in inventory.

In the past 12 months, 3 condos have sold in the Courtyards of Willoughby with sales prices ranging from $144,500 to $191,000 for an average sales price of $160,167 and this equals $108.47 per sq. ft. of living space.  These condos sold for an average of 94% of list price with an average of 124 days on market before going under contract.

There are three pending listings.  All are 2 bedroom units that were listed from $109,900 to $129,000 for an average list price of $115,966 which equals $98.78 per sq. ft. of living area. 2 of these homes are short sales.

In the past 12 months, there have been 7 sales in the Courtyards at Willoughby.  Sales prices ranged from $103,100 to $179,900 for an average sold price of $129,750 which was $97.33 per sq. ft. of living area.  There were no foreclosures and one shortsale in this group of sales.

August 2016 Monthly Market Detail Florida Townhouses and Condos

The August 2016 Monthly Market Detail Florida Townhouses and Condos continues to show improvement over the previous year and had improved results from the past few months as well.   Closed sales were up by 3.3% as compared to last months decrease of 11.5% and new sales under contract (new pending sales) decreased by 6.1% (In July there was a 11.3% decrease).

Prices continue to go up, though not as fast as previous months.  Median sales prices were up by 6.7% (was up by 6.8% in July), while the average sales price increased only by 3.4% (was up 0.4% in July).  These price rises should continue but generally not at a very high rate.

The inventory increased by 9.3% from August of last year.  For July 2016 we have 5.8 months of inventory (was 5.9 months in July) and compared to 5.2 for August 2015.  We are currently in a very slight sellers market for Florida townhouse and condo sales. A balanced market favoring neither buyers or sellers is considered to be one with a 6 to 7 month supply of inventory.
