     The absorption rate dropped to 12 months in October from 4.5 months for September. A buyers’ market for the first time in a while for the 34997 zip code of Stuart FL. A 6 to 7 month absorption rate is typically considered to be a balanced market that favors neither the buyer nor the seller.

The Stuart FL 34996 Condo Market of Stuart eased off in closed and pending sales while continuing to gain in inventory.  This is not an unexpected result as we are in the slower season for condo sales which traditionally rely on the second home market.

The current absorption rate for the Stuart Florida condos in ZIP Code 34996 jumped to 12.5 months from September’s 6.3 months.  A buyers market as the condo season winds down for the end of the season.  A balanced market is considered to occur when the absorption rate is from 6 to 7 months.

The numbers for October 2015 were: 79 active listings, 29 pending sales and 26 closed sales.  Considerably stronger condo market last year.

The Stuart FL 34994 Condo market moderated for last month after a pretty strong summer.  This is what we expect for the condo market in this time of the year.  This should continue until the first of the year when activity will pick up steam once again.

The absorption rate for October increased to 6.5 months compared to last month’s 5.1.  Moving into a balanced market for this condo segment of Stuart’s 34994 zip code area.  In line for summer condo activity for the area.  Typically a real estate market is considered to be a balanced market with an absorption rate of 6 to 7 months.  Meaning neither the buyers or sellers have an advantage in the real estate market.

Last October the numbers were 87 active listings, 28 pending sales, and 15 closed sales.   Very similar activity when compared to last year.

Homes:  There are no homes currently on the market in Conquistador Estates.

There are also no homes currently under contract.

In the past 12 months, 2 homes have sold in Conquistador Estates with sales prices of $270,000 and $390,000, which is an average sales price of $330,000 or $152.12 per sq. ft. of living area.  These sales averaged a sales price of 98% of list price and went under contract in an average of 1 days after hitting the market.

Condos:  There are currently 5 condos for sale in Conquistador.  Listing prices range from $95,000 to $229,000.  The average list price is $150,400 which equals $131.95 per sq. ft. of living area.

2 Condos are under contract awaiting settlement.  List prices were $113,000 and $154,900 for an average of $133,950 which works out to 123.32 per sq. ft. of living area.  These condos were on the market for an average of 39 days prior to going under contract.

Conquistador homes and condos are in the the prime senior location in Stuart Florida.  The Conquistador community is located on the shores of the wide Saint Lucie River and only minutes from the beaches of the Atlantic Ocean as well as being right next door to the Martin County Municipal Golf Course with easy access to shopping, restaurants, medical facilities.

 Conquistador is a mix of single family homes (the estates section) and 3 story condominiums.  The condominiums have access to their own pool areas as well as barbecue areas or the main club house pool.

This is a very active senior community with an active clubhouse with fitness room, main ballroom, reading library and activities throughout the year.  Conquistador is not just a seasonal residence as many owners enjoy the benefits of year round living in fabulous Martin County with all the amenities that this jewel of the Treasure Coast has to offer.

September 2016 Monthly Market Detail Florida Townhouses and Condos

The September 2016 Monthly Market Detail Florida Townhouses and Condos had a weaker month for sale activity as compared to last year.   Closed sales were down by 3.9% as compared to last months increase of 3.3% and new sales under contract (new pending sales) decreased by 5% (In August there was a 6.1% decrease).

Price changes were mixed this month with the median prices rising while average prices declined..  Median sales prices were up by 6.7% (was also up by 6.7% in August), while the average sales price decreased by 2.9% (was up 3.4% in August).  As sales activity decreases and if inventory continues to increase, I expect these prices to continue to moderate.

The inventory increased by 9.3% from September of last year.  For August 2016 we have 5.8 months of inventory (was also 5.8 months in August) and compared to 5.1 for September 2015.  We are approaching a balanced market for Florida townhouse and condo sales. A balanced market favoring neither buyers or sellers is considered to be one with a 6 to 7 month supply of inventory.

The Hobe Sound condo market (Zip Code 33455) is the smallest segment of the Martin County real estate market.  Inventory levels are at all time lows and it is quite remarkable that there is as much activity as there is in this small segment of the Martin County real estate market.

For September, 2016 the absorption rate is 1.7 month (it was 1.3 months in August).  Absorption rates in this segment of the Martin County real estate market should be taken with a liberal grain of salt, as small changes in activity make for very large changes on percentages that September not reflect a true trend in the market. An absorption rate of 6 to 7 months is considered to be a balanced market favoring neither the buyer or seller.

The September 2015 numbers were: 2 active listings, 4 pending sales and 2 closed sales.  It’s very difficult to make meaningful comparisons with such low numbers of sales and inventory.

The Palm City FL 34990 condo real estate market is a fairly small segment of the Martin County condo market. Inventory has been rising for a few months now and closed sales are not increasing enough to offset this increase.  We should have an increase in sales later this year or in the beginning of next year as we enter the condo season.

The current absorption rate for condos in the 34990 zip code area dropped to 17.8 months (was 61 months in September). Remaining a strong buyers’ market for Palm City condominiums.  A balanced market is considered to be an absorption rate of around 6 to 7 months.
The September 2015 numbers were: 52 active listings, 8 pending sales and 3 closed sales.   There’s significantly more inventory this year and only slightly higher closed and pending activity.

The current absorption rate for the Stuart Florida condos in ZIP Code 34996 was down to 6.3 months from August’s 7.4 months.  Back in a balanced market for this segment of Stuart FL condos after two months as a sellers market.  A balanced market is considered to occur when the absorption rate is from 6 to 7 months.

The absorption rate for September decreased to 5.1 months compared to last month’s 5.6. Continuing as a sellers market for the second month in a row for this condo segment of Stuart’s 34994 zip code area.  This is somewhat surprising as condo sales often slow down during the summer months.  Typically a real estate market is considered to be a balanced market with an absorption rate of 6 to 7 months.  Meaning neither the buyers or sellers have an advantage in the real estate market.

Last September the numbers were 71 active listings, 35 pending sales, and 11 closed sales.   Better closed activity this year along with an increase in inventory.

There are three pending listings.  All are 2 bedroom units that were listed from $109,900 to $129,000 for an average list price of $115,966 which equals $98.78 per sq. ft. of living area. 2 of these homes are short sales.

In the past 12 months, there have been 7 sales in the Courtyards at Willoughby.  Sales prices ranged from $103,100 to $179,900 for an average sold price of $129,750 which was $97.33 per sq. ft. of living area.  There were no foreclosures and one shortsale in this group of sales.

The August 2016 Monthly Market Detail Florida Townhouses and Condos continues to show improvement over the previous year and had improved results from the past few months as well.   Closed sales were up by 3.3% as compared to last months decrease of 11.5% and new sales under contract (new pending sales) decreased by 6.1% (In July there was a 11.3% decrease).

Prices continue to go up, though not as fast as previous months.  Median sales prices were up by 6.7% (was up by 6.8% in July), while the average sales price increased only by 3.4% (was up 0.4% in July).  These price rises should continue but generally not at a very high rate.

The inventory increased by 9.3% from August of last year.  For July 2016 we have 5.8 months of inventory (was 5.9 months in July) and compared to 5.2 for August 2015.  We are currently in a very slight sellers market for Florida townhouse and condo sales. A balanced market favoring neither buyers or sellers is considered to be one with a 6 to 7 month supply of inventory.

     The Stuart FL condo market for zip code 34997 showed increased sales and pending sales from last month.  A somewhat surprising result as we are in the typically slower condo market during the summer and early fall months.
     The absorption rate dropped to 5.4 months in August from 7.3 months for July.  Back into a seller’ market for the 34997 zip code area of Stuart condos after one month of being in a buyers’ market. A 6 to 7 month absorption rate is typically considered to be a balanced market that favors neither the buyer nor the seller.
 The August 2015 numbers were: 46 active listings, 18 pending sales and 6 closed sales.  Better activity on a greater inventory for this year as compared to last August.

The Stuart FL 34996 Condo Market of Stuart continues showing some weakness.  There was no change in sales or pending sales from last month with only a minor drop in inventory.

The current absorption rate for the Stuart Florida condos in ZIP Code 34996 inched down slightly to 7.4 months from July’s 7.5 months.  Continuing a second month of being sellers’ market for this segment of Stuart FL condos.  A balanced market is considered to occur when the absorption rate is from 6 to 7 months.

The numbers for August 2015 were: 78 active listings, 53 pending sales and 20 closed sales.  A significant increase in available condos for sale as compared to last August while also having considerably less closed and pending sales.

The Stuart FL 34994 Condo market showed a nice bounce back from a slow July as both pending and closed sales saw an increase.

The absorption rate for August decreased to 5.6 months compared to last month’s 7.4.  Once again back into a sellers’ market for this condo segment of Stuart’s 34994 zip code area.  This is somewhat surprising as condo sales often slow down during the summer months.  Typically a real estate market is considered to be a balanced market with an absorption rate of 6 to 7 months.  Meaning neither the buyers or sellers have an advantage in the real estate market.

Last August the numbers were 76 active listings, 27 pending sales, and 14 closed sales.   Somewhat greater activity for August of 2016 with a slightly higher inventory as well.

July 2016 Monthly Market Detail Florida Townhouses and Condos

The July 2016 Monthly Market Detail Florida Townhouses and Condos showed continued weaker activity compared to last year.   Closed sales were down by 11.5% as compared to last months decrease of 2.6% and new sales under contract (new pending sales) decreased by 11.3% (In June there was a 7.6% decrease).

Prices have continued to rise, though for July this rate has slowed appreciably.  Median sales prices were up by 6.8% (was up by 8.6% in June), while the average sales price increased only by 0.4% (was down 3.1% in June).  With the increase in inventory, these price rises will continue to moderate and possibly even decrease slightly.

The inventory increased by 7.6% from July of last year.  For July 2016 we have 5.9 months of inventory (was 6.0 months in June) and compared to 5.3 for July 2015.  We are currently in a very slight sellers market for Florida townhouse and condo sales. A balanced market favoring neither buyers or sellers is considered to be one with a 6 to 7 month supply of inventory.

The Hobe Sound condo market (Zip Code 33455) is the smallest segment of the Martin County real estate market.  Inventory levels are at all time lows and it is quite remarkable that there is as much activity as there is in this small segment of the Martin County real estate market.

For July, 2016 the absorption rate is 1 month (it was 1.3 months in June).  Absorption rates in this segment of the Martin County real estate market should be taken with a liberal grain of salt, as small changes in activity make for very large changes on percentages that July not reflect a true trend in the market. An absorption rate of 6 to 7 months is considered to be a balanced market favoring neither the buyer or seller.

The July 2015 numbers were: 3 active listings, 6 pending sales and 1 closed sales.  Very similar numbers to last year with better closed sales for 2016..
