There are no condos under contract at this time.

In the past 12 months, 11 condos have sold in Portofino, ranging in sales price from $93,500 up to $164,500 for an average sales price of $121,682 which equals a price per sq. ft. of $126.67.  The average days on market was only 29 and the average list to sales price ratio was 95%.

The Palm City FL 34990 condo real estate market is a fairly small segment of the Martin County condo market.  For December the market activity increased from last month in all categories for Palm City condos.

The current absorption rate for condos in the 34990 zip code area dropped to 10.1 months (was 21.25 months in July).  Still a buyer’s market for Palm City condominiums but trending in the right direction.  A balanced market is considered to be an absorption rate of around 6 to 7 months. (A good percentage of the difficult buyer’s market is a result of two equity golf club communities which are having some difficulty with the volume of sales.)
The December 2016 numbers were: 86 active listings, 8 pending sales and 4 closed sales.   Better activity for this year with a higher inventory of available condos for sale.

The absorption rate for December decreased to 6.1 months compared to last month’s 4.8.  Back into a balanced market for this condo segment of Stuart’s 34994 zip code area after one month of a seller’s market.  Typically a real estate market is considered to be a balanced market with an absorption rate of 6 to 7 months.  Meaning neither the buyers or sellers have an advantage in the real estate market.

Last December the numbers were 86 active listings, 36 pending sales, and 13 closed sales.  Very similar activity compared to last year but with a slightly higher inventory of available condos for sale.

As of January 2018, there are 12 condos for sale in the Circle Bay Yacht Club of Stuart FL.   Listing prices range from $129,000 up to $269,900.  The average listing price $186,749 which equals a price per square foot of living area of $181.70.

There is one Circle Bay condo under contract and awaiting close.  The list price was $165,000 or $164.84 per sq. ft. of living area.  This condo was on the market for 28 days before going under contract.

In the past 12 months, 23 Circle Bay Waterfront Condos have sold.  Sales prices ranged from a low of $116,000
up to $245,000 for an average sales price of $175,448 which is $170.98 per sq. ft.  These condos sold for an average of 95% of the last listed price and in an average of 85 days on market prior to accepting an offer that resulted in the sale.

Florida Townhouses and Condos November 2017 Market Report

The Florida Townhouses and Condos November 2017 Market Report showed stronger activity as compared to last year.  Closed sales were up by 5.8% as compared to last month’s increase of 2.2% and new sales under contract (new pending sales) increased by 9.3% (In October there was a 12.9% increase).

Prices continue to go up.  Median sales prices were up by 8.6% (was up by 5.2% in October), while the average sales price increased by 0.8% (was up 6.2% in October).

The inventory of active listings decreased by 3.4% from November of last year.  For November 2017 we have 5.7 months of inventory (was 5.6 months in October) and compared to 6.0 months for November 2016.  We remain in a seller’s market for Florida townhouse and condo sales.  A balanced market favoring neither buyers or sellers is considered to be one with a 6 to 7 month supply of inventory.

The Stuart FL 34994 Condo market showed slow but continued improvement from last month. Both pending and closed sales were up and a small rise in inventory.

The absorption rate for November decreased to 4.8 months compared to last month’s 6.6.  Back into a seller’s market for this condo segment of Stuart’s 34994 zip code area after one month of a balanced market.  Typically a real estate market is considered to be a balanced market with an absorption rate of 6 to 7 months.  Meaning neither the buyers or sellers have an advantage in the real estate market.

Last November the numbers were 98 active listings, 30 pending sales, and 20 closed sales.  A little bit better activity this year as compared to last year, but very similar.

As of December 2017, there are 5 condos on the market in the Windjammer Yacht Club  of Stuart FL.   Listing prices range from $178,500 up to $229,900.  The average list price is $215,460 which equates to a price per square foot of living area of $180.91.

Currently, there are 2 condos under contract which has not sold as of this writing.  These condos were listed for $235,000 and $312,500 for an average list price of $273,750 or $229.85 per sq. ft. of living area and went under contract 108 days after it was listed.

In the past 12 months, 9 Windjammer Waterfront Condos have sold.  Sales prices ranged from $130,000 up to $300,000 for an average sales price of  $205,044 which equals $172.16 per sq. ft.  These condos sold for an average of 94% of the last list price and were on the market for an average of 130 days prior to accepting an offer.

Florida Townhouses and Condos October 2017 Market Report

The Florida Townhouses and Condos October 2017 Market Report showed stonger activity as compared to last year.  Closed sales were up by 2.2% as compared to last month’s decrease of 15.9% and new sales under contract (new pending sales) increased by 12.9% (In September there was a 32.7% decrease).

Prices continue to go up.  Median sales prices were up by 5.2% (was up by 8.1% in September), while the average sales price increased by 6.2% (was up 7.9% in September).

The inventory of active listings decreased by 3.4% from October of last year.  For October 2017 we have 5.6 months of inventory (was 5.5 months in September) and compared to 5.9 months for October 2016.  We remain in a seller’s market for Florida townhouse and condo sales.  A balanced market favoring neither buyers or sellers is considered to be one with a 6 to 7 month supply of inventory.

The Hobe Sound condo market (Zip Code 33455) is the smallest segment of the Martin County real estate market.  Inventory dropped this month while sales remained slow.  There was a good jump in pending sales which could have a positive impact on future closed sales.

The absorption rate for Hobe Sound condos was 13 months for October as compared to 17 months in September). Absorption rates in this segment of the Martin County real estate market should be taken with a liberal grain of salt, as small changes in activity make for very large changes in percentages that do not reflect a true trend in the market. An absorption rate of 6 to 7 months is considered to be a balanced market favoring neither the buyer or seller.

The October 2016 numbers were: 6 active listings, 1 pending sales, and 1 closed sales.  Slightly higher activity this year as compared to last year.

The Palm City FL 34990 condo real estate market is a fairly small segment of the Martin County condo market.  Market activity dropped for Palm City condos and this segment remains a difficult one for sellers.  (Though a good part of this difficulty comes from two equity golf club communities.)

The current absorption rate for condos in the 34990 zip code area jumped to 37.5 months (was 22.7 months in July).  Now in an extreme buyer’s market for Palm City condominiums.  A balanced market is considered to be an absorption rate of around 6 to 7 months.
The October 2016 numbers were: 76 active listings, 9 pending sales and 5 closed sales.   Better activity last year.

     The Stuart FL condo market for zip code 34997 continues to show strong activity even with a decrease in closed sales for the past two months.  This decrease may be attributed to Hurricane Irma which shut down real estate for a little over a week in September with ripple effects that have continued.
     The absorption rate increased to 5.3 months in October compared to 3.8 months for September.  Still in a seller’s market for the 34997 zip code of Stuart FL.  A 6 to 7 month absorption rate is typically considered to be a balanced market that favors neither the buyer nor the seller.
 The October 2016 numbers were: 72 active listings, 27 pending sales, and 6 closed sales.  Better closed sales this year even with a lower inventory of available condos.
