Florida Townhouses and Condos July 2018 Market Report

The Florida Townhouses and Condos July 2018 Market Report remains in a strong market with better activity when compared to last year.  Closed sales were up by 8.5% as compared to last month’s increase of 1.2% and new sales under contract (new pending sales) increased by 1.8% (In June there was a 0.0% increase).

Prices, also, continued to rise for July though at a slightly slower rate than in past months.  Median sales prices were up by 5.3% (was up by 7.5% in June), while the average sales price increased by 1.0% (was up 9.6% in June).

The inventory of active listings decreased by 2.2% from July of last year.  For July 2018 we have 5.3 months of inventory (was 5.5 months in June) and compared to 5.6 months for July 2017.  We remain in a seller’s market for Florida townhouse and condo sales.  A balanced market favoring neither buyers or sellers is considered to be one with a 6 to 7 month supply of inventory.

There are no condos currently available for sale in Four Winds on the River in Stuart FL.

For August of 2018 no condos are under contract and awaiting sale.

In the past 12 months, 3 condos have sold in Four Winds.  These condos sold for prices ranging from $232,000 up to $346,500.  This is an average sales price of $270,500 which works out to $178.66 per sq. ft. of living area.  These condos sold for an average of 99% of the list price and were on the market for an average of only 18 days before going under contract.

About Four Winds on the River in Stuart FL:

A wonderful small condo community on the shores of the wide Saint Lucie River in Stuart, FL.   The Four Winds on the River condo complex was built in 1981.   There has been some major updates and upgrades in the recent years.  Only 39 units with the availability of two guest suites if needed by residents.  All of these condos are 2 BR with the exception of 1 one bedroom unit.  Sizes are very generous from 1,900 to 1,350 sq. ft. of living area.

There are ocean access docks suitable for up to a 50′ vessel available for lease.  A large riverfront clubhouse with kitchen and ample common areas for events, get-togethers or large parties.  Two tennis courts and a heated swimming pool.  Four Winds on the River has covered carports for each condo along with ample guest parking.  Four Winds on the River is a gated community and the common areas are shared with the small and exclusive community of Snug Harbor West.

The location is exceptional as it is only minutes to the beaches, shopping, medical facilities and downtown Stuart.

The Hobe Sound condo market (Zip Code 33455) is the smallest segment of the Martin County real estate market.  The inventory of available condos has once again reached very small levels and this will impact future condo market activity in Hobe Sound.  Yet, even with such little inventory, these condos are moving off the market quite fast.

The absorption rate for Hobe Sound condos was 1.3 months for July as compared to 6 months in June).  Absorption rates in this segment of the Martin County real estate market should be taken with a liberal grain of salt, as small changes in activity make for very large changes in percentages that do not reflect a true trend in the market. An absorption rate of 6 to 7 months is considered to be a balanced market favoring neither the buyer or seller.

The July 2017 numbers were: 19 active listings, 3 pending sales, and 0 closed sales.  Much better activity this year on hardly any inventory.

The current absorption rate for condos in the 34990 zip code area exploded to 78 months (was 7.8 months in July).  Now in an extreme buyer’s market for Palm City condominiums.  A balanced market is considered to be an absorption rate of around 6 to 7 months.
The July 2017 numbers were: 75 active listings, 9 pending sales, and 2 closed sales.  Even though the activity is very slow for Palm City Condos this month, it’s very similar to what happened last year.

     The absorption rate inched down to 2.6 months in July compared to 2.8 months for June.  Remaining as a strong seller’s market for the 34997 zip code of Stuart FL.  A 6 to 7-month absorption rate is typically considered to be a balanced market that favors neither the buyer nor the seller.
 The July 2017 numbers were: 61 active listings, 32 pending sales, and 25 closed sales.  Considerably better activity last year.

The Stuart FL 34996 Condo Market of Stuart remains a very active market.  Sales and pending sales were off from last month and no help with any increase in inventory.  Hopefully, this is just a seasonal slow down which is typical for condos in our area.

The current absorption rate for the Stuart Florida condos in ZIP Code 34996 rose to 4.1 months from June’s 3.7 months.  Still in a strong sellers’ market for this segment of Martin County condos.  A balanced market is considered to occur when the absorption rate is from 6 to 7 months.

The numbers for July 2017 were: 122 active listings, 43 pending sales, and 21 closed sales.  Better closed activity this year but much greater pending activity last year.

The absorption rate for July rose to 5.3 months compared to last month’s 3.3.  Remaining in a seller’s market for this condo segment of Stuart’s 34994 zip code area but drifting towards a balanced one.  Typically a real estate market is considered to be a balanced market with an absorption rate of 6 to 7 months.  Meaning neither the buyers or sellers have an advantage in the real estate market.

Last July the numbers were 77 active listings, 41 pending sales, and 30 closed sales.  Better pending activity this year while closed sales were cosiderably less than last year.

In the past 12 months, 8 townhomes have sold with sales prices ranging from $150,000 up to $201,000 with an average sales price of $173,350 which equals $132.85 per sq. ft. of living area.  These sales averaged 31 days on market before going under contract and sold at 96% of list price.

About Vilabella in Stuart FL:

 Officially known as Vilabella Central Park Condos in Stuart FL this community is made up of 112 attached townhome style condos that were built in 2006.  These homes range in size from 3 Bedroom, 3 Bath (two level) units with 1,607 sq. ft. of living area down to 2 Bedroom, 2 Bath townhomes with 1,072 sq. ft. of living area.  All Vilabella townhomes come with a single car garage.  There is also a community pool for the residents’ enjoyment.

Vilabella townhomes is very conveniently located off SE Central Parkway with easy access to Kanner Highway as well as US-1.  Very easy access to shopping, restaurants and downtown Stuart.  Also, an excellent location for those wishing to access I-95 and commute to points both North and South.

2 large pets are permitted.  The HOA fees are $216 a month (as of July 2018).  Since these units are deeded as condos, these fees cover insurance and exterior maintenance as well as common area fees, management, cable TV, pest control, recreational facilities, etc.

The Florida Townhouses and Condos June 2018 Market Report remained a strong market with slightly better activity when compared to last year.  Closed sales were up by 1.2% as compared to last month’s increase of 4.1% and new sales under contract (new pending sales) increased by 0.0% (In May there was a 2.2% increase).

Prices, also, continued to risesignificantly for June.  Median sales prices were up by 7.5% (was up by 6.0% in May), while the average sales price increased by 9.6% (was up 7.9% in May).

The inventory of active listings decreased by 2.8% from June of last year.  For June 2018 we have 5.5 months of inventory (was 5.7 months in May) and compared to 5.8 months for June 2017.  We remain in a seller’s market for Florida townhouse and condo sales.  A balanced market favoring neither buyers or sellers is considered to be one with a 6 to 7 month supply of inventory.

The current absorption rate for condos in the 34990 zip code area inched down to 9.6 months (was 9.7 months in July).  Still in a buyer’s market for Palm City condominiums.  A balanced market is considered to be an absorption rate of around 6 to 7 months.
The June 2017 numbers were: 75 active listings, 10 pending sales, and 6 closed sales.  This is one of the few segments of the Martin County real estate market with a higher inventory of properties for sale this year when compared to last June.  Sales were slightly higher while pending sales were off this year.

The Stuart FL 34994 Condo market continues to show very strong activity.  Not quite as strong as last month, but still a ver active seller’s market.  We could use a greater inventory of condos for sale.

The absorption rate for May rose to 3.3 months compared to last month’s 2.4.  Remaining in a strong seller’s market for this condo segment of Stuart’s 34994 zip code area after one month of a seller’s market.  Typically a real estate market is considered to be a balanced market with an absorption rate of 6 to 7 months.  Meaning neither the buyers or sellers have an advantage in the real estate market.

Last June the numbers were 90 active listings, 39 pending sales, and 21closed sales.  The activity for this condo segment of the Stuart market remains more active when compared to last June.

Florida Townhouses and Condos May 2018 Market Report

The Florida Townhouses and Condos May 2018 Market Report continued with stronger market activity when compared to last year.  Closed sales were up by 4.1% as compared to last month’s increase of 9.2% and new sales under contract (new pending sales) increased by 2.2% (In April there was a 7.4% decrease).

Prices, also, continued their upward April for May.  Median sales prices were up by 6.0% (was up by 10.5% in April), while the average sales price increased by 7.9% (was up 9.6% in April).

The inventory of active listings decreased by 2.0% from May of last year.  For May 2018 we have 5.7 months of inventory (was 5.8 months in April) and compared to 6.0 months for May 2017.  We remain in a seller’s market for Florida townhouse and condo sales.  A balanced market favoring neither buyers or sellers is considered to be one with a 6 to 7 month supply of inventory.

The Hobe Sound condo market (Zip Code 33455) is the smallest segment of the Martin County real estate market.  We saw a further decline in inventory which is not a good sign for future sales volume.

The absorption rate for Hobe Sound condos was 6 months for May as compared to 1.1 months in April).  Absorption rates in this segment of the Martin County real estate market should be taken with a liberal grain of salt, as small changes in activity make for very large changes in percentages that do not reflect a true trend in the market. An absorption rate of 6 to 7 months is considered to be a balanced market favoring neither the buyer or seller.

The May 2017 numbers were: 16 active listings, 5 pending sales, and 2 closed sales.  Much stronger activity last year with more than double the inventory of available condos for sale.

The Palm City FL 34990 condo real estate market is a fairly small segment of the Martin County condo market.  For May there was an improvement closed sales while pending sales were down by 4 condos.  The Palm City condo market is hampered by two equity golf course communities with slow sales in the current environment.

The current absorption rate for condos in the 34990 zip code area dropped to 9.7 months (was 12.6 months in July).  Still in a buyer’s market for Palm City condominiums.  A balanced market is considered to be an absorption rate of around 6 to 7 months.
The May 2017 numbers were: 76 active listings, 11 pending sales, and 4 closed sales.  There was better sales activity for this year.  The Palm City condo marketis one of the few areas in Martin County with a larger inventory this year than last.
