As of December 2015, there are only 5 active listings for sale in Sunset Trace. List prices vary from $119,000 to $153,000 with an average list price of $159,900 which equals $109.79 per square foot of living area.

There are currently 5 homes under contract and awaiting settlement.  The listing prices range from $102,000 to $139,900 for an average list price of $129,080 which equals $96.57 per sq. ft. of living area.  These homes were on the market for an average of 45 days prior to accepting an offer.

In the past 12 months, 44 homes have sold in Sunset Trace.  Sales prices ranged from $92,800 to $156,000 for an average sales price of $126,985 which equals $96.99 per sq. ft. of living area.  These homes sold for an average of 96% of their final list price and were under contract within 30 days of their lost date.

For November 2015, there are only 4 homes available for sale in River Marina.  All four are townhomes and range in price from $169,900 to $206,240 for an average price of $190,457 or $119.69 per sq. ft. of living area.

There are four homes under contract.  List prices ranged from $204,940 to $334,900 for an average of $259,957 which equals $145.30 per sq. ft. of living area.  These homes went under contract in an average of 15 days after going on the market.

In the past 12 months, 25 homes have sold in River Marina.  Sales prices ranged from $149,900 to $344,000.  The average sales price was $195,410 which is $114.64 per sq. ft. of living area.  These homes sold on average for 97% of listing price and were under contract in an average of 63 days on market.

Fort Pierce Boat Parade: 6 p.m.; Festival starts at the South Causeway at 4 p.m., with the parade following at the City Marina, 1 Avenue A. Viewing stations include South Causeway Park, Public Beach, Harbor Cove, Chuck’s Seafood, On the Edge, the Tiki, Cobb’s Landing or any waterfront restaurant in the area. 

SUNDAY, Dec. 14 

Jupiter Christmas Parade: 1 p.m.; parade begins on Alternate A1A and Center Street (in Jupiter) and proceeds north on Alternate A1A to Bridge Road (in Tequesta).

Snug Harbor in Stuart Florida which is officially known as the Snug Harbor Yacht Club is a residential community in Martin County comprising of 72 home sites.  Snug Harbor lies in an unusual situation as it is an enclave in the very eastern part of the area that is almost entirely located in the City of Stuart, yet Snug Harbor is not part of the City and most residents want to kep it this way.

Recently, the City of Stuart has proposed bringing a hybrid sewer system into Snug Harbor to allow Snug Harbor residents to hook up to the city system.  Though, any one wishing to hook up must sign an agreement not to oppose the City annexing Snug Harbor into the City.  Many of us see this as nothing more than a back door way for the City to increase their tax revenue while providing Snug Harbor with a de-facto decrease in the level of service which we currently receive from Martin County.

Martin County residents have a new way of being notified of any emergencies in the area named Code Red.

NEW EMERGENCY NOTIFICATION SYSTEM AVAILABLE TO THE PUBLIC

Martin County Fire Rescue is excited to announce a new public Emergency Notification system, called CodeRED. This allows Emergency Management personnel to send Public Safety messages, evacuation notices, and other timely warnings, by phone, text, and/or email.  Citizens and businesses are encouraged to use a new Community Signup feature where they are able to associate landline phones, cellular phones, and email addresses with a Martin County street address.  CodeRED allows notifications as broad as all-county, and as narrow as targeted evacuation zones, or small neighborhoods threatened by wildfire, flooding and other public safety emergencies.

FREE WEATHER WARNINGS

Another feature of the CodeRED system is localized weather warnings.  Citizens and businesses opting into the system can receive severe weather and tornado warnings when issued by the National Weather Service affecting portions of Martin County.  With Weather Warnings, the public can receive timely information regarding these threats and react with protective actions, such as going indoors, sheltering, etc.  Signing up for the warnings is as easy as a few mouse clicks and the warnings are automatically generated.
