39 Condo sales are pending and awaiting close or lender approval (Decreased by 16 condos from April).

33 Condos Sold in May (Increased by 10 condos from April) 

The Stuart FL 34996 Condo Market continued to be very active through May.  Pending sales were off a bit, which is not unexpected as we head into the summer months.  Typically a slower time for condo sales on the Treasure Coast.

The current absorption rate for the Stuart Florida condos in ZIP Code 34996 – decreased to 3.1 months from April’s 4.8 months .  Still a strong sellers market but soon to turn as we go into the summer months.  A balanced market is considered to occur when the absorption rate is from 6 to 7 months.

The numbers for May 2014 were: 145 active listings, 35 pending sales and 26 closed sales.  Considerably stronger activity this year even though there’s a significant decrease in inventory as compared to last year.

There are currently 110 active condo listings (Unchanged from last month).

55 Condo sales are pending and awaiting close or lender approval (Decreased by 6 condos from March).

23 Condos Sold in April (Decreased by 13 condos from March) 

The Stuart FL 34996 Condo Market was very strong for April.  Activity eased slightly from last month’s hot pace, but this is still a strong market with a lot of activity.  While both pending and closed sales were off from last month, this is still a hot area for Stuart condos.

The current absorption rate for the Stuart Florida condos in ZIP Code 34996 – decreased to 4.8 months from March’s 3.1 months .  Still a strong sellers market.  A balanced market is considered to occur when the absorption rate is from 6 to 7 months.

The numbers for April 2014 were: 142 active listings, 46 pending sales and 41 closed sales.  Better closed activity for last year, but with considerably more inventory.  Also, better pending activity this year, which may mean good sales activity in the coming months.

For March 2015 in the 34996 Zip Code area of Stuart, Florida :

There are currently 110 active condo listings (Down by 12 condos from last month).

61 Condo sales are pending and awaiting close or lender approval (Increased by 1 condos from February).

36 Condos Sold in March (Increased by 11 condos from February) 

The Stuart FL 34996 Condo Market was very strong for March.  This is the height of our condo season for those purchasing second home getaways from the cold and snowy conditions up north as well as those moving here permanently for a more relaxed and convenient Florida lifestyle.  Sales and pending sales both increased and remained strong.  Unfortunately our inventory is down to historically low levels.

The current absorption rate for the Stuart Florida condos in ZIP Code 34996 – decreased to 3.1 months from February’s 4.9 months .  Moving to a pretty extreme sellers’ market for March.  A balanced market is considered to occur when the absorption rate is from 6 to 7 months.

The numbers for March 2013 were: 150 active listings, 55 pending sales and 34 closed sales.  Even with close to 30% less inventory, there was better sales and pending activity for this year as opposed to March 2014.

For February 2015 in the 34996 Zip Code area of Stuart, Florida :

There are currently 122 active condo listings (Down by 3 condos from last month).

60 Condo sales are pending and awaiting close or lender approval (Decreased by 2 condos from January).

25 Condos Sold in February (Increased by 2 condos from January) 

The Stuart FL 34996 Condo Market continues to show strong results for 2015.  My biggest concern is the continued decrease in inventory from last year.  This is somewhat surprising as prices are going up and I would have thought more condo owners would be listing during our peak season.

The current absorption rate for the Stuart Florida condos in ZIP Code 34996 – decreased to 4.9 months from January’s 5.4 months .  Moving to an even stronger sellers’ market for February.  A balanced market is considered to occur when the absorption rate is from 6 to 7 months.

The numbers for February 2013 were: 171 active listings, 52 pending sales and 30 closed sales.  When the decreased inventory for this year is factored into the data, the sales activity is better this year by percentage of available condos.

For January 2015 in the 34996 Zip Code area of Stuart, Florida :

There are currently 125 active condo listings (Down by 17 condos from last month).

60 Condo sales are pending and awaiting close or lender approval (Increased by 13 condos from December).

23 Condos Sold in January (Increased by 2 condos from December) 

The Stuart FL 34996 Condo Market is one of the bright spots for Martin County’s real estate market for January.  Nice increases in both pending and closed sales while many other segments of the January market were off this year.  Unfortunately our inventory of available condos is decreasing as well.

The current absorption rate for the Stuart Florida condos in ZIP Code 34996 – decreased to 5.4 months from December’s 6.8 months .  Again back to a sellers’ market for January.  A balanced market is considered to occur when the absorption rate is from 6 to 7 months.

The numbers for January 2013 were: 171 active listings, 49 pending sales and 15 closed sales.  Considerably better activity this year even with a greatly reduced inventory.

For December 2014 in the 34996 Zip Code area of Stuart, Florida :

There are currently 142 active condo listings (Down by 2 condos from last month).

47 Condo sales are pending and awaiting close or lender approval (Decreased by 1 condo from November).

21 Condos Sold in December (Decreased by 3 condos from November) 

The Stuart FL 34996 Condo Market didn’t change much as compared to November.  Closed sales were off by 3 units while both the active inventory and pending sales declined slightly.  I expect to see an increase in activity as we gear up for 2015.

The current absorption rate for the Stuart Florida condos in ZIP Code 34996 – decreased to 6.8 months from November’s 6 months .  Slipping back towards a buyers market for December.  A balanced market is considered to occur when the absorption rate is from 6 to 7 months.

The numbers for December 2013 were: 173 active listings, 29 pending sales and 21 closed sales.  Even with considerably lower inventory, activity is much improved for the last month of 2014 as compared to 2013.

For November 2014 in the 34996 Zip Code area of Stuart, Florida :

There are currently 144 active condo listings (Down by 8 condos from last month).

48 Condo sales are pending and awaiting close or lender approval (Decreased by 2 condos from October).

24 Condos Sold in November (Increased by 9 condos from October) 

The Stuart FL 34996 Condo Market picked up a little steam as we headed into November.  While pending sales were off, closed sales took a nice jump.  The inventory was down unfortunately, though I would anticipated that this will turn around as we head into high season for condo sales.

The current absorption rate for the Stuart Florida condos in ZIP Code 34996 – decreased to 6 months from October’s 10.1 months .  Back into a balanced market after last months weaker activity.  A balanced market is considered to occur when the absorption rate is from 6 to 7 months.

The numbers for November 2013 were: 178 active listings, 35 pending sales and 17 closed sales.  Inventory is still considerably under last years levels.  Our current activity as a percentage of available product is better than it was in 2013.
