After an exceptionally strong 2013 the Palm City home market (zip code 34990) has now a second fairly weak market activity compared to the past year. Closed sales were off for the second month in a row. Pending sales did increase, but is not keeping up with the strong growth in inventory. The added inventory along with the decrease in sales will be exerting some price pressures on this market if sales don’t pick up.
The current absorption rate increased to 9.6 months from 7.2 months in October, putting the Palm City residential real estate market into a buyers market. A 6 to 7 month absorption rate is typically considered a balanced market that doesn’t favor either sellers or buyers.
The January 2012 numbers were: 408 active listings, 201 pending sales and 34 closed sales. Unfortunately, the Palm City market is not showing good signs. Closed sales are up, but future activity looks uncertain with the considerable decrease in future sales.
