The Palm City FL 34990 condo real estate market is a fairly small segment of the Martin County condo market.  After zero sales in September, there was a nice little rebound for this month with 3 closed sales along with an increase in pending sales.

The current absorption rate for condos in the 34990 zip code area is 19.3 months (was 15 months in August).   A good time to buy if one is interested in the his area.  A balanced market is considered to be an absorption rate of around 6 to 7 months, so this market continues as a strong buyers market.
 
The October 2013 numbers were: 59 active listings, 6 pending sales and 4 closed sales.   Very similar activity when compared to last year.

The Palm City FL 34990 residential real estate market showed weaker closed sales for October, much like the rest of Martin County.  Inventory took a nice little jump and pending sales remained up, but closed sales were off.
 
 The current absorption rate increased to 7.8 months from 6.2 months in September, moving the Palm City residential real estate market back into a buyers market after a long time of being in a sellers market.  A 6 to 7 month absorption rate is typically considered a balanced market that doesn’t favor either sellers or buyers.

The October 2013 numbers were:  416 active listings, 144 pending sales and 54 closed sales.  Inventory is up from last year as are closed sales (although only slightly). Unfortunately pending sales are off.

The Palm City FL 34990 condo real estate market is a fairly small segment of the Martin County condo market.  Unfortunately it is having a difficult time at present and the past few months.  There were no closed sales this month and only 2 condos are pending.  It looks like it will be some time before we see an improvement for the Palm City condo market.

The current absorption rate for condos in the 34990 zip code area can’t be determined with zero sales (was 15 months in August).   A good time to buy if one is interested in the his area.  A balanced market is considered to be an absorption rate of around 6 to 7 months, so this market continues as a strong buyers market.
 
The September 2013 numbers were: 55 active listings, 8 pending sales and 5 closed sales.   One of our few areas with activity levels below that of last year.

The Palm City FL 34990 residential real estate market eased a little from a good August.  Though activity continues to be quite good.  Inventory was down slightly and both pending and closed sales were off by a bit.  Market activity continues to be quite good for palm City residential homes sales.
 
 The current absorption rate increased to 6.2 months from 5.7 months in August, making the Palm City residential real estate market to be considered balanced.  A 6 to 7 month absorption rate is typically considered a balanced market that doesn’t favor either sellers or buyers.

The September 2013 numbers were:  379 active listings, 147 pending sales and 48 closed sales.  Interestingly, Palm City is one of our few areas with a significantly greater inventory for 2014 as compared to last year.  Closed sales were higher this year while there was better pending activity in September of 2013.

The current absorption rate for condos in the 34990 zip code area decreased to 15 months (was 59 months in July).   Still a strong buyers market.  A balanced market is considered to be an absorption rate of around 6 to 7 months, so this market continues as a strong buyers market.
 
The August 2013 numbers were: 53 active listings, 10 pending sales and 0 closed sales.   Better activity this year with the exception of the pending numbers, which is not a good indicator for future activity.

After a somewhat slower July than the hot market we’ve been experiencing for the Palm City FL 34990 residential real estate market, August certainly seems to be heading back into the right direction.  Palm City is one of the only areas that is seeing an increase in inventory in the summer month of August.  
 
 The current absorption rate decreased to 5.7 months from 5.9 months in July, making the Palm City residential real estate market continue as a sellers market.  A 6 to 7 month absorption rate is typically considered a balanced market that doesn’t favor either sellers or buyers.

     The August 2013 numbers were:  352 active listings, 141 pending sales and 77 closed sales.  This segment of the Martin County real estate market continues with strong activity, though not quite as strong as last year.  Which may have been unsustainable.

The current absorption rate for condos in the 34990 zip code area rose to 59 months (was 18.7 months in June).   A strong buyers market.  A balanced market is considered to be an absorption rate of around 6 to 7 months, so this market continues as a strong buyers market.
 
The July 2013 numbers were: 54 active listings, 9 pending sales and 6 closed sales.   Considerably better activity in 2013 as compared to this July.

     The July 2013 numbers were:  360 active listings, 153 pending sales and 70 closed sales.  Similar closed numbers to last year, though with a much greater inventory.

The June 2012 numbers were: 54 active listings, 14 pending sales and 8 closed sales.   Much better activity in 2013.  Hopefully, this segment of the Martin County FL real estate market will strengthen soon.

     The June 2012 numbers were:  382 active listings, 162 pending sales and 69 closed sales.  Considerably grater closed activity this year, but weaker pending sales figures.

A solid month for the Palm City FL 34990 residential real estate market.  Not quite as strong as the very active April that we had, but good activity none the less.  Closed sales were off from April, but remained at a strong level and pending sales rose indicating a potential for good future activity.  The inventory declined slightly.
 
The current absorption rate increased to 6.1 months from 5.4 months in April, putting the Palm City residential real estate market back into a balanced market.  A 6 to 7 month absorption rate is typically considered a balanced market that doesn’t favor either sellers or buyers.

The May 2012 numbers were:  391 active listings, 167 pending sales and 77 closed sales.  When the increased inventory is figured in, numbers are very similar to last years excellent activity.

After two slow months to start the 2014 market, the Palm City home market (zip code 34990) improved in March and then went off the charts nearly doubling the number of closed sales for April.  Pending sales had a small decrease, but this is after a large increase last month.  Inventory increased slightly.
 
The current absorption rate plunged to 5.4 months from 9.1 months in March, putting the Palm City residential real estate market back into a sellers market.  A 6 to 7 month absorption rate is typically considered a balanced market that doesn’t favor either sellers or buyers.

The April 2012 numbers were:  382 active listings, 186 pending sales and 76 closed sales.  Better closed sales this year, though when the inventory rise is factores in, the activity was better last year..

Other than an increase in pending sales, a pretty dismal March for the condo segment of the Palm City FL real estate market for zip code 34990.  Only 1 closed sale and a loss of all the gained inventory from last month.  But please keep in mind that this is a very small segment of the Palm City market as this area is primarily single family homes.  Trends are good to watch but a meaningful interpretation from monthly swings in values is difficult to determine.

The current absorption rate for condos in the 34990 zip code area zoomed to 57  months (was 10.5 months in February).   An extreme buyers market.  A balanced market is considered to be an absorption rate of around 6 to 7 months, so this market continues as a strong buyers market.
The March 2012 numbers were: 63 active listings, 9 pending sales and 5 closed sales.   Better closed activity last year.  Hopefully this market will pick up for the spring.

After a slow two months to start the 2014 market, the Palm City home market (zip code 34990) appears to be picking up some steam.  Closed sales were off for the third month in a row, though only by 1 home for March.  Pending sales  had a large jump indicating a good possibility of increasing closed sales for the coming months.  Inventory decreased significantly, after numerous months of increases.
 
The current absorption rate decreased slightly to 9.1 months from 9.6 months in February, keeping the Palm City residential real estate market in a buyers market.  A 6 to 7 month absorption rate is typically considered a balanced market that doesn’t favor either sellers or buyers.

The March 2012 numbers were:  390 active listings, 180 pending sales and 68 closed sales.  Still not as good as last year’s activity.
