The current absorption rate for condos in the 34990 zip code area shot up to 25.8 months (was 6.8 months in July).  A very strong buyers’ market for Palm City condominiums.  A balanced market is considered to be an absorption rate of around 6 to 7 months.
The February 2017 numbers were: 92 active listings, 11 pending sales, and 6 closed sales.  Slightly better activity last year even on a reduced number of condos available for sale (inventory).

The monthly absorption rate decreased to 7.5 months from 8.7 months in January.  Remaining in a buyer’s market for the Palm City zip code 34990 area for residential sales, though trending back towards a balanced market.  A 6 to 7-month absorption rate is typically considered a balanced market that doesn’t favor either sellers or buyers.

The February 2017 numbers were:  445 active listings, 135 pending sales, and 56 closed sales.  Better pending activity this year and similar closed sales on a reduced number of available Palm City homes for sale.

The Palm City FL 34990 condo real estate market is a fairly small segment of the Martin County condo market.  Market activity remains pretty slow for Palm City condos and remains a difficult market for sellers.  (Though a good part of this difficulty comes from two equity golf club communities.)

The current absorption rate for condos in the 34990 zip code area jumped to 12.5 months (was 19 months in May).  A strong buyers’ market for Palm City condominiums.  A balanced market is considered to be an absorption rate of around 6 to 7 months.
The June 2016 numbers were: 65 active listings, 4 pending sales and 7 closed sales.   Invenory is decreased from last year but there are better pending numbers and sales are close to being the same.

The June 2016 numbers were:  362 active listings, 168 pending sales and 76 closed sales.  Stronger activity for this year with a slightly higher inventory of homes for sale.
