For July 2018 in the 34996 Zip Code area of Stuart, Florida :

There are currently 106 active condo listings (Unchanged from last month).

25 Condo sales are pending and awaiting close or lender approval (Down by 13 condos from June).

26 Condos Sold in July (Down by 3 condos from June) 

The Stuart FL 34996 Condo Market of Stuart remains a very active market.  Sales and pending sales were off from last month and no help with any increase in inventory.  Hopefully, this is just a seasonal slow down which is typical for condos in our area.

The current absorption rate for the Stuart Florida condos in ZIP Code 34996 rose to 4.1 months from June’s 3.7 months.  Still in a strong sellers’ market for this segment of Martin County condos.  A balanced market is considered to occur when the absorption rate is from 6 to 7 months.

The numbers for July 2017 were: 122 active listings, 43 pending sales, and 21 closed sales.  Better closed activity this year but much greater pending activity last year.
