The St Lucie County Townhouses and Condos December 2017 Market Report had some strong sales growth while other metrics were a bit mixed.  Closed sales were up by 26.6% from last year (was up by 30.7% in November) while new pending sales were up by 1.6% for December (was up by 8.4% in November).

Values were split with the median price decreasing by 13.3% from last year (was up by 37.8% in November) while the average sales price increased by 16.1% (was up by 30.7% in November).

The inventory of available townhouses and condos increased by 19 units from last month to 516 units, which is 5.7% less than December 2016. The current supply is 5.1 months, which is 10.5% less than the 5.7 months of inventory last year.  The St Lucie County townhouses and condos market continues to be a seller’s market. Typically a 6 to 7-month inventory is considered a balanced market showing no advantage to either buyers or sellers.

St Lucie County Single Family Homes December 2017 Market Report

St Lucie County Single Family Homes December 2017 Market Report showed some slightly improved sales activity compared to last December. Closed sales were up by 3.3% (in November they were up by 14.6%) and new sales under contract (new pending sales) decreased by 5.3% (they were up by 1.1% last month).

Prices continued to rise.  The median and average sales prices up by 6.9% and 4.9% respectively from last December (For November these numbers were up 14.2% and 10.8%).  These price rises are a bit less severe than we’ve experienced in the past few months.

Active listings decreased by 38 homes down to 1,585 homes.  This inventory is 8.5% lower than last year.  The current supply of homes is 3.4 months (was 3.5 months for November) compared to 3.9 months for last year.  The St Lucie County single family home market remains a strong sellers’ market.  A balanced market is one with a 6 to 7 month supply of inventory.

The St Lucie County Townhouses and Condos November 2017 Market Report continues with strong gains from last year.  Closed sales were up by 30.7% from last year (was up by 18.1% in October) while new pending sales was down by 8.4% for November (was up by 83.6% in October).

Values rose sharply with the median price increasing by 37.8% from last year (was down by 3.3% in October) while the average sales price increased by 30.7% (was up by 2.7% in October).

The inventory of available townhouses and condos increased by 63 unit from last month to 497 units, which is 10.0% less than November 2016. The current supply is 5.0 months, which is 10.7% less than the 5.6 months of inventory last year.  The St Lucie County townhouses and condos market continues to be a seller’s market. Typically a 6 to 7 month inventory is considered a balanced market showing no advantage to either buyers or sellers.

St Lucie County Single Family Homes November 2017 Market Report showed good activity as compared to last year. Closed sales were up by 14.6% (in October they were up by 16.7%) and new sales under contract (new pending sales) increased by 1.1% (they were up by 25.9% last month).

Prices continued to rise.  The median and average sales prices up by 14.2% and 10.8% respectively from last November (For October these numbers were up 17.0% and 10.4%).  The continued rate of price increases is beginning to have a major impact on affordability in St Lucie County.

Active listings increased by 58 homes down to 1,623 homes.  This inventory is 9.2% lower than last year.  The current supply of homes is 3.5 months (was 3.4 months for October) compared to 4.1 months for last year.  The St Lucie County single family home market remains a strong sellers’ market.  A balanced market is one with a 6 to 7 month supply of inventory.

The St Lucie County Townhouses and Condos October 2017 Market Report rebounded from last month and better than last year.  Closed sales were up by 18.1% from last year (was down by 14.7% in September) while new pending sales were up by 83.6% for October (was down by 19.1% in September).

Values were mixed with the median price decreasing by 3.3% from last year (was unchanged in September) while the average sales price increased by 2.7% (was up by 6.1% in September).  Continuing a fairly steady rise in values.

The inventory of available townhouses and condos increased by 10 unit from last month to 434 units, which is 15.9% less than October 2016. The current supply is 4.6 months, which is 14.8% less than the 5.4 months of inventory last year.  The St Lucie County townhouses and condos market continues to be a seller’s market. Typically a 6 to 7 month inventory is considered a balanced market showing no advantage to either buyers or sellers.

Prices continued to rise.  The median and average sales prices up by 17.0% and 10.4% respectively from last October (For September these numbers were up 11.4% and 12.5%).  The continued rate of price increases is beginning to have a major impact on affordability in St Lucie County.

Active listings increased by 3 homes down to 1,565 homes.  This inventory is 6.4% lower than last year.  The current supply of homes is 3.4 months (was 3.5 months for September) compared to 3.8 months for last year.  The St Lucie County single family home market remains a strong sellers’ market.  A balanced market is one with a 6 to 7 month supply of inventory.

This decrease can most likely be attributed to Hurricane Irma which shut things down for a couple of weeks in September.   Closed sales were down by 14.7% from last year (was down by 7.3% in August) while new pending sales were down by 19.1% for September (was up by 15.8% in August).

Values were mixed with the median price unchanged from last year (was up by 17.2% in August) while the average sales price increased by 6.1% (was up by 7.7% in August).  Continuing a fairly steady rise in values.

The inventory of available townhouses and condos decreased by 7 unit from last month to 434 units, which is 14.4% less than September 2016. The current supply is 4.5 months, which is 11.8% less than the 5.1 months of inventory last year.  The St Lucie County townhouses and condos market continues to be a seller’s market. Typically a 6 to 7 month inventory is considered a balanced market showing no advantage to either buyers or sellers.

Values continue to rise with the median price up by 17.2% (was up by 17.5.% in July) while the average sales price increased by % (was up by 7.7% in July).  Continuing a fairly steady rise in values.

The inventory of available townhouses and condos decreased by 58 unit from last month to 441 units, which is 15.8% less than August 2016. The current supply is 4.5 months, which is 13.5% less than the 5.2 months of inventory last year.  The St Lucie County townhouses and condos market continues to be a seller’s market. Typically a 6 month inventory is considered a balanced market showing no advantage to either buyers or sellers.

A unique private community in Stuart, Florida built before the land was so expensive that homes had to be placed on top of each other.  All homes in South Fork Estates are on 1/2 acre or larger lots, many with serene views of two large lakes located within this community.  Those homes not on the lakes have private preserve views of the Atlantic Ridge.

This is a close-knit community with a playground as well as a boat and RV storage area.  Low Homeowners’ association fees of under $50 per month at the time of this writing.

Children living in South Fork Estates attend Crystal Lake Elementary, David L Anderson Middle, and South Fork High Schools.

Martin County Townhouses and Condos August 2024 Market Report

The Martin County Townhouses and Condos real estate market had weaker sales activity when compared to last year. We continue to face headwinds with many economic uncertainties and high mortgage rates, though recent moves from the Fed should hopefully help in the near future. Closed sales for the month were down by 29.8%.  They were down by 22.5% in July.  New sales under contract (new pending sales) were down 19.0% from last year.  They were down by 43.2% in July.

Prices were also down for August.  The median sales price decreased by 0.3% (was down by 2.9% last month). And, the average sales price decreased by 10.2% (was down by 13.3% in July).

The available townhouses and condos inventory decreased by 2 units to 539 properties.  This is an 85.2% greater supply of inventory than we had in August 2023.  Currently, there’s a 6.6-month supply of inventory (compared to 3.3 months for August 2023).  We remain in a balanced market for townhouses and condos in Martin County. Typically, a balanced market favoring neither buyers nor sellers is considered to be one with a 6 to 7-month supply of inventory.
