Florida Single Family Homes May 2018 Market Report

The Florida Single Family Homes May 2018 Market Report showed good activity when compared to last year and remains a very active market though at a bit of a reduced rate. Closed sales were up by 0.8% (were up by 4.1% in April) and new sales under contract (new pending sales) were down by 0.1% (were down by 0.2% in April).

Prices continue with their upward April for May.  The median and average sales prices up by 6.7% and 6.5% respectively, compared to April’s 8.1% and 10.4%.

The inventory of available homes for sale fell by 0.7% from last year.  For May there was a 4.0 months supply of inventory as Florida remains in a seller’s market with the advantage for sellers. (May of 2017 had a 4.0 month supply)  A balanced market favoring neither buyers or sellers is considered to be one with a 6 to 7 month supply of inventory.  Inventory continues to decrease which is putting pressure on rising prices and lower sales volume.

There are currently 27 active listings in the Rocky Point area of Stuart FL which include both condos and homes.  List prices range from a low of $99,500 up to $699,900 which results in an average list price of $377,241 or $182.88 per square foot of living area.

19 homes and condos are under contract (pending sales) and awaiting closing.    List prices ranged from $75,000 up to $2,750,000 for an average list price of $407,328 which is $178.62 per square foot of living area.  These properties averaged 65 days on the market before accepting a contract.

Martin County Townhouses and Condos April 2018 Market Report showed mixed sales activity when compared to last year.  Closed sales for the month were down by 3.8% (were up by 6.8% in March) while new sales under contract (new pending sales) were up by 25.2% from April 2017 (decreased by 16.1 in March).

Prices continue to rise as the median sales price increased by 17.8% (was up by 3.3% in March) while the average sales price increased by 12.0% (was up by 14.0% in March) as compared to April of 2017.

The inventory of available townhouses and condos decreased by 15 units to 430 properties as compared to last month.  This is 0.5% lower inventory then the April 2017 data.  Currently, there’s a 4.4 month supply of inventory (compared to 4.6 months for April 2017).  Remaining in a strong seller’s market for townhouses and condos in Martin County. A balanced market favoring neither buyers or sellers is considered to be one with a 6 to 7 month supply of inventory.

The Martin County Single Family Homes April 2018 Market Report showed mixed sales reports as compared to last April.  Closed sales were down by 1.9% (was up by 0.4% in March).  While new pending sales increased by 2.3% as compared to April 2017 (Decreased by 7.4% in March).

Prices, however, continue to go up and pretty dramatically for April. The median sales price up by 12.5% from last year (up by 3.8% in March) while the average price increased by 34.9% (was up by 4.5% last month).

The inventory of available single-family homes increased from last month by 50 homes to 991 units for April,  this is 5.2% less than last April.  The current supply of homes is 4.9 months, for April of last year, it was a 5.2 months supply.  We’re still in a seller’s market for Martin County single-family home sales.  A balanced market favoring neither buyers or sellers is considered to be one with a 6 to 7 month supply of inventory.

The Florida Townhouses and Condos April 2018 Market Report rebounded from last month with stronger market activity when compared to last year.  Closed sales were up by 9.2% as compared to last month’s decrease of 1.8% and new sales under contract (new pending sales) increased by 7.4% (In March there was a 3.7% decrease).

Prices, also, continued their upward march for April.  Median sales prices were up by 10.5% (was up by 7.0% in March), while the average sales price increased by 9.6% (was up 5.1% in March).

The inventory of active listings decreased by 2.5% from April of last year.  For April 2018 we have 5.8 months of inventory (was 5.9 months in March) and compared to 6.1 months for April 2017.  We remain in a seller’s market for Florida townhouse and condo sales.  A balanced market favoring neither buyers or sellers is considered to be one with a 6 to 7 month supply of inventory.

Florida Single Family Homes April 2018 Market Report

The Florida Single Family Homes April 2018 Market Report showed mostly stronger activity when compared to last year and remains a very active market. Closed sales were up by 4.1% (were down by 3.5% in March) and new sales under contract (new pending sales) were down by 0.2% (were down by 2.2% in March).

Prices continue with their upward march for April.  The median and average sales prices up by 8.1% and 10.4% respectively, compared to March’s 8.2% and 8.7%.

The inventory of available homes for sale fell by 3.4% from last year.  For April there was a 3.8 months supply of inventory as Florida remains in a seller’s market with the advantage for sellers. (April of 2017 had a 4.0 month supply)  A balanced market favoring neither buyers or sellers is considered to be one with a 6 to 7 month supply of inventory.  Inventory continues to decrease which is putting pressure on rising prices and lower sales volume.
