Florida Single Family Homes March 2018 Market Report

The Florida Single Family Homes March 2018 Market Report showed somewhat weaker activity when compared to last year, but still remains a very active market. Closed sales were down by 3.5% (were up by 3.3% in February) and new sales under contract (new pending sales) were down by 2.2% (were down by 1.0% in February).

Prices though, continue with their upward march.  The median and average sales prices up by 8.2% and 8.7% respectively, compared to February’s 9.6% and 7.4%.

The inventory of available homes for sale fell by 7.5% from last year.  For March there was a 3.8 months supply of inventory as Florida remains in a seller’s market with the advantage for sellers. (March of 2017 had a 4.1 month supply)  A balanced market favoring neither buyers or sellers is considered to be one with a 6 to 7 month supply of inventory.  Inventory continues to decrease which is putting pressure on rising prices and lower sales volume.

There are currently 5 condos on the market in the three Atlantis condo buildings..  List prices range from $188,000 up to $379,900 for an average list price of $277,940 which equates to $235.45 per sq. ft. of living area.

There are 3 Atlantis condos that are under contract and haven’t sold to date.  The list prices ranged from $184,995 up to $329,000 for an average list price of $260,998 which equates to $238.75 per sq. ft. of living area. These condos went under contract in an average of 16 days after being listed.

In the past 12 months, 10 condos have sold in Atlantis.  Sales prices ranged from a low of $170,000 up to $292,500 for an average sales price of $225,115 or $205.39 per sq. ft. of living area.  These condos sold in an average of 127 days and at an average of 94% of list price.

Atlantis Condos on Hutchinson Island in Jensen Beach FL (Saint Lucie County) consists of three buildings.  Atlantis ‘A’, Atlantis ‘B’ and Atlantis ‘III’.   Buildings A and B were constructed in 1978 and consist of 68 2 bedroom 2 bathroom condos with 1,053 sq. ft. of living space on 7 stories.  End units are slightly bigger with wrap around balconies and 1113 sq. ft. of living space.  Building III was built in 1982, also with the same number of condos but is slightly larger with 1,151 sq. ft. interior units and 1,258 sq. ft. on the ends.

There is ample outdoor parking for all residents as well as two tennis courts and a vehicle wash area.

Martin County Townhouses and Condos February 2018 Market Report showed reduced activity when compared to last year.  Closed sales for the month were down by 2.0% (were down by 1.2% in January) while new sales under contract (new pending sales) were down by 5.8% from February 2017 (increased by 21.3 in January).

Prices, however, continued their rise as the median sales price increased by 4.7% (was up by 5.2% in January) while the average sales price increased by  7.0% (was up by 14.0% in January) as compared to February of 2017.

The inventory of available townhouses and condos increased by 21 units to 437 properties as compared to last month.  This is 7.2% less than the February 2017 inventory.  Currently, there’s a 4.4 month supply of inventory (compared to 5.0 months for February 2017).  Remaining in a strong seller’s market for townhouses and condos in Martin County. A balanced market favoring neither buyers or sellers is considered to be one with a 6 to 7 month supply of inventory.

The Martin County Single Family Homes February 2018 Market Report had weaker closed sales for the month but an increase in pending sales as compared to last February.  Closed sales were down by 8.6% (was up by 11.0% in January).  While new pending sales decreased by 11.1% as compared to February 2017 (Decreased by 22.0% in January).

Prices were mixed with the median sales price up by 5.7% from last year (down by 2.4% in January) while the average price decreased by 8.5% (was up by 1.2% last month).

The inventory of available single-family homes increased from last month by 3 homes to 1036 units for January,  this is  9.2% less than last February.  The current supply of homes is 5.1 months, for February of last year, it was a 5.8 months supply.  We’re still in a seller’s market for Martin County single-family home sales.  A balanced market favoring neither buyers or sellers is considered to be one with a 6 to 7 month supply of inventory.

The Florida Townhouses and Condos February 2018 Market Report continued with stronger activity as compared to the previous year.  Closed sales were up by 6.4% as compared to last month’s increase of 5.9% and new sales under contract (new pending sales) increased by 1.6% (In January there was an 8.1% increase).

Prices also continued their upward march.  Median sales prices were up by 7.2% (was up by 11.7% in January), while the average sales price increased by 11.9% (was up 17.1% in January).

The inventory of active listings decreased by 3.0% from February of last year.  For February 2018 we have 6.0 months of inventory (was 5.9 months in January) and compared to 6.4 months for February 2017.  We remain in a seller’s market for Florida townhouse and condo sales.  A balanced market favoring neither buyers or sellers is considered to be one with a 6 to 7 month supply of inventory.

Moon River is a community of 51 attached and 3 detached homes that were built from 1998 to 2003. This is a gated waterfront community with ocean access docks as well as a community pool and clubhouse. Two tennis courts are also available and shared with the neighboring community of Fairwinds Cove.

Moon River lies on the east side of the Jensen Beach Causeway in Martin County Florida. It’s only a short walk or bike ride to the public beach on the Atlantic Ocean. It’s also close to shopping, restaurants and the remaining wonderful amenities that Martin County has to offer.

Martin County Townhouses and Condos January 2018 Market Report showed mixed activity for the first month of 2018.  Closed sales for the month were down by 1.2% (was up by 19.7% in December) while new sales under contract (new pending sales) were up by 21.3% from January 2017 (increased by 1.3% in December).

Prices continued their march higher for January as the median sales price increased by 5.2% (was up by 15.4% in December) while the average sales price increased by 14.0 % (was up by 41.9% in December) as compared to January of 2017.  Improved results from last month as well as last year.

The inventory of available townhouses and condos increased by 20 units to 416 properties as compared to last month.  This is 14.2% less than the January 2017 inventory.  Currently, there’s a 4.2 month supply of inventory (compared to 5.2 months for January 2017).  A strong seller’s market for townhouses and condos in Martin County. A balanced market favoring neither buyers or sellers is considered to be one with a 6 to 7 month supply of inventory.

The Martin County Single Family Homes January 2018 Market Report showed mixed results to start the year.  Closed sales were up while pending sales (future closed sale) were off.  Closed sales were up by 11.0% (was down by 7.2% in December).  While new pending sales decreased by 22.0% as compared to January 2017 (Decreased by 23.1% in December).

Prices were mixed with the median sales price down by 2.4% from last year (up by 8.8% in December) while the average price increased by 1.2% (was down by 0.6% last month).

The inventory of available single-family homes increased from last month by 108 homes to 1033 units for December,  this is  8.7% less than last January.  The current supply of homes is 5.0 months, for January of last year, it was a 5.8 months supply.  We’re still in a seller’s market for Martin County single-family home sales.  A balanced market favoring neither buyers or sellers is considered to be one with a 6 to 7 month supply of inventory.

The Florida Townhouses and Condos January 2018 Market Report showed strong activity to begin 2018.  Closed sales were up by 5.9% as compared to last month’s increase of 6.0% and new sales under contract (new pending sales) increased by 8.1% (In December there was a 3.6% increase).

Prices also continue to rise.  Median sales prices were up by 11.7% (was up by 11.1% in December), while the average sales price increased by 17.1% (was up 17.8% in December).

The inventory of active listings decreased by 4.8% from January of last year.  For January 2018 we have 5.9 months of inventory (was 5.6 months in December) and compared to 6.4 months for January 2017.  We remain in a seller’s market for Florida townhouse and condo sales.  A balanced market favoring neither buyers or sellers is considered to be one with a 6 to 7 month supply of inventory.

Florida Single Family Homes January 2018 Market Report

The Florida Single Family Homes January 2018 Market Report began 2018 with weaker sales volume. Closed sales were down by 1.3% (were up by 2.6% in December) and new sales under contract (new pending sales) were up by 0.1% (were down by 0.1% in December).

Prices, however, continue to rise when compared to last year.  With the median and average sales prices up by 9.1% and 12.3% respectively, compared to December’s 8.0% and 9.4%.

The inventory of available homes for sale fell by 7.3% from last year.  For January there was a 3.9 months supply of inventory as Florida remains in a seller’s market with the advantage for sellers. (January of 2017 had a 4.2 month supply)  A balanced market favoring neither buyers or sellers is considered to be one with a 6 to 7 month supply of inventory.  Inventory continues to decrease which is putting pressure on rising prices and lower sales volume.

St Lucie County Townhouse and Condo Sales 2017 Yearly Review

For the St Lucie County Townhouse and Condo Sales 2017 Yearly Review had stronger activity when compared to 2016.  Year to year closed sales was up by 5.4% as compared to 2016 which saw a decrease of 6.6% and new sales under contract (new pending sales) increased by 6.0% (2016 saw a decrease of 11.5%).

St Lucie County Townhouse and Condo Sales 2017 Yearly Review

Both median and average sales prices increased significantly (year to year) by 18.9% and 13.0% respectively (2016 numbers were 5.9% and 2.9%).  Prices continue to rise.

Inventory decreased by 5.7% as compared to 2016’s increase of 8.1%. While the supply of inventory decreased to 5.1 months as compared to 5.7 months for 2016.  An even stronger seller’s market for Saint Lucie County townhouses and condos but approaching a balanced one.
