      The Stuart Florida Residential Market for ZIP Code 34997 had a decrease in both pending and closed sales numbers from last month.  But, remains an extremely strong segment of the Stuart Florida residential real estate market.
     The absorption rate rose to 3.4 months (was 2.9 months for April).  Still in an extreme seller’s market for the 34997 zip code area of Stuart for May 2019.  Typically a balanced market, favoring neither the seller or buyer, is represented by a 6 to 7 month absorption rate.
     The 2018 numbers for May, were: 259 active listings, 156 pending listings, and 93 closed sales.  There’s slightly better sales volume this year and slightly lower pending sales.  Though, we have a considerably greater inventory of available homes for sale in this segment of the Stuart residential real estate market.

The Stuart FL 34996 Condo Market of Stuart returned to a bit more sustainable activity levels for May after an exceptionally strong April.  This condo market remains very active and healthy.

The current absorption rate for the Stuart Florida condos in ZIP Code 34996 dropped to 4.2 months from April’s 2.8 months. Still a strong seller’s market for this segment of Martin County condos but not as extreme as last month.  A balanced market is considered to occur when the absorption rate is from 6 to 7 months.

The numbers for May 2018 were: 118 active listings, 46 pending sales, and 40 closed sales.  Better closed sales last year, otherwise pretty similar results.

The absorption rate for May rose to 6.8 months compared to last month’s 4.6 months.  Into a balanced market for this condo segment of Stuart’s 34994 zip code area.  Typically a real estate market is considered to be a balanced market with an absorption rate of 6 to 7 months.  Meaning neither the buyers or sellers have an advantage in the real estate market.

The single-family real estate market in Sewalls Point continues with strong sales activity.  The inventory has now dropped to lower than the desirable number of homes on the market.  This may negatively impact sales numbers in the near future.

The absorption rate dropped to 4.1 months, in April it was 4.4 months.  Remaining in a seller’s market for the Sewalls Point single family home market.  A 6 to 7-month absorption rate is considered a balanced market where neither the seller nor buyer have an advantage.

Comparing the results to May 2018, the inventory was 51 homes on the market, 12 pending sales and there were 7 closed sales.  Pretty similar results when compared to last year.  Slightly higher closed sales this year while pending sales were a bit better last year.

The Vista del Lago condominium complex consists of over 500 condos located north of the Roosevelt Bridge and west of Federal Hwy (US-1) in North Stuart.  This attractive complex is very conveniently located near shopping, restaurants and a quick drive to either downtown Stuart or Jensen Beach.  Just a few minutes more and you can be on the Ocean in either Stuart or Jensen Beach.

Vista del Lago condos were first built in 1974 and the last one was completed in 1979.   All the buildings are two stories and contain both 2 Bedroom, 2 Bath and 1 Bedroom 1 Bath units.  Sizes range from 1,014 sq. ft. of living space down to 631 sq. ft. 1 bedroom units.  Many of these condos have attractive water views as well as some with golf course views of the Pine Lakes Golf Club.

There’s an active clubhouse with a large swimming pool as well as shuffleboard courts.  No pets are permitted in Vista del Lago and this is an age restricted (55+) community.  The HOA fees range from the low $200’s for a 1 Bedroom unit to just under $300 per month for 2 Bedroom condos.

Martin County Townhouses and Condos April 2019 Market Report continues with weaker sales activity when compared to last year.  Closed sales for the month were down by 4.8% (were down by 19.9% in March) while new sales under contract (new pending sales) were down by 22.3% from April 2018 (decreased by 1.5% in March).

Prices, though, continue to rise at strong rates.  The median sales price increased by 11.0% (was down by 1.1% in March) while the average sales price increased by 11.1% (was up by 2.3% in March).

The inventory of available townhouses and condos decreased by 5 units to 446 properties as compared to last month.  This is 3.7% greater inventory then we had in April 2018.  Currently, there’s a 4.7 month supply of inventory (compared to 4.4 months for April 2018).  Remaining in a seller’s market for townhouses and condos in Martin County. A balanced market favoring neither buyers or sellers is considered to be one with a 6 to 7 month supply of inventory.

There are 4 homes currently under contract which have not closed to date.  List prices were from $209,900 up to $449,900.   These prices average to $317,400 or $145.97 per sq. ft. of living area.  These homes averaged 187 days on market before going under contract.

In the past 12 months, there have been 29 home sales.  Sales prices ranged from a low of $206,000 up to $1,350,000.  This works out to an average sales price of $353,207 which works out to $155.35 per sq. ft. of living area.  These homes were on the market for an average of 74 days prior to going under contract and sold at an average of 94% list price.

Martin County Single Family Homes April 2019 Market Report

The Martin County Single Family Homes April 2019 Market Report had quite a strong April after a few weaker months to start the year.  Closed sales were up by 13.7% (were down by 13.4% in March).  While new pending sales increased by 3.0% as compared to April 2018 (Decreased by 2.3% in March).

Prices were lower for April.  The median sales price was down by 1.4% from last year (up by 0.9% in March) while the average sales price decreased by 14.5% (was up by 0.4% last month).

The inventory of available single-family homes decreased from last month by 2 homes to 1104 units for April,  this is 5.6% less inventory than last April.  The current supply of homes is 5.6 months.  For April of last year, it was a 4.9 months supply.  We’re still in a seller’s market for Martin County single-family home sales, but only barely.  A balanced market favoring neither buyers or sellers is considered to be one with a 6 to 7 month supply of inventory.

Florida Townhouses and Condos April 2019 Market Report

The Florida Townhouses and Condos Market Report for April 2019 had stronger sales activity when compared to last April.  Closed sales were up by 3.2% as compared to last month’s decrease of 6.1% and new sales under contract (new pending sales) decreased by 0.8% (In March there was a 3.1% increase).  A little stronger showing than in the past few months.

Prices continue to rise, though at a more moderate pace than in the past few years.  Median sales prices were up by 2.1% (was up by 3.6% in March), while the average sales price increased by 3.1% (was up 6.3% in March).

The inventory of active listings increased by 6.4% from April of last year.  We now have 6.1 months of inventory as compared to 5.8 months for April 2018.  Remaining in a balanced market for Florida townhouse and condo sales.  A balanced market favoring neither buyers or sellers is considered to be one with a 6 to 7 month supply of inventory.

Florida Single Family Homes April 2019 Market Report

The Florida Single Family Homes Market Report for March 2019 showed continued improvement for sales volume when compared to last year.  The closed sales were up by 6.2% (were unchanged in March) and new sales under contract (new pending sales) were up by 4.4% (were up by 2.6% in March).

Prices were mixed for April.  The median sales price rose by 2.6% (it was up by 2.0% in March) and the average sales prices dropped by 0.2% (it was down by 1.4% last month).

The inventory of available homes for sale increased by 6.6% from last year.  This is a 4.1 months supply of inventory as Florida remains in a seller’s market with the advantage for sellers. (April 2017 had a 3.9 month supply)  A balanced market favoring neither buyers or sellers is considered to be one with a 6 to 7 month supply of inventory.  Inventory continues to decrease which is putting pressure on rising prices and lower sales volume.

The Saint Lucie Count townhouses and condo real estate market showed weaker sales activity for the first quarter of 2019 when compared to the same period last year.  Prices were also slightly lower than last year.   Inventory was up from last year and this segment of the Saint Lucie County real estate market has transitioned into a balanced one. (A balanced market is one considered to have an absorption rate of 6 to 7 months.)
