The Palm City FL, zip code 34990 residential real estate market had a slower June in both closed and pending sales activity, but remains a very active market.
The monthly absorption rate rose to 4.5 months from 3.6 months in May.  Remaining in a seller’s market for the Palm City zip code 34990 area, though not as extreme as last month.  A 6 to 7-month absorption rate is typically considered a balanced market that doesn’t favor either sellers or buyers.

The June 2018 numbers were:  333 active listings, 150 pending sales, and 111 closed sales.  Better sales and pending sales volume last year with a smaller inventory of available homes for sale.

The Stuart FL 34994 Condo market showed mostly weaker activity when compared to last month which is not all that unexpected as condo sales tend to slow down during the summer months in our area.  Pending sales, though, remain strong.

The absorption rate for June rose to 7.6 months compared to last month’s 6.8 months.  Transitioning into a buyer’s market for this condo segment of Stuart’s 34994 zip code area.  Typically a real estate market is considered to be a balanced market with an absorption rate of 6 to 7 months.  Meaning neither the buyers or sellers have an advantage in the real estate market.

Last June the numbers were 83 active listings, 55 pending sales, and 25 closed sales.  Considerably greater inventory of condos available for sale this year but a weaker number of closed sales.  Pending sales are higher this year which could mean some better sales activity coming in the next couple of months.

The single-family real estate market in Sewalls Point had a nice increase in inventory as well as an increase in pending sales.  Closed sales, unfortunately, were off for this month.

The absorption rate jumped up to 8.3 months, in May it was 4.1 months.  Transitioning back into a buyer’s market for the Sewalls Point single family home market.  A 6 to 7-month absorption rate is considered a balanced market where neither the seller nor buyer have an advantage.

Comparing the results to June 2018, the inventory was 46 homes on the market, 10 pending sales and there were 6 closed sales.  Slightly greater activity this year when compared to last year but there are more homes available for sale this year.

Martin County Townhouses and Condos May 2019 Market Report continues with weaker sales activity when compared to last year.  Closed sales for the month were down by 17.3% (were down by 4.8% in April) while new sales under contract (new pending sales) were down by 13.1% from May 2018 (decreased by 22.3% in April).

Prices, though, continue to rise at strong rates.  The median sales price increased by 10.2% (was up by 11.0% in April) while the average sales price increased by 5.1% (was up by 11.1% in April).

The inventory of available townhouses and condos decreased by 15 units to 431 properties.  This is still a 9.9% greater inventory then we had in May 2018.  Currently, there’s a 4.6 month supply of inventory (compared to 3.9 months for May 2018).  Remaining in a seller’s market for townhouses and condos in Martin County. A balanced market favoring neither buyers or sellers is considered to be one with a 6 to 7 month supply of inventory.

Martin County Single Family Homes May 2019 Market Report

The Martin County Single Family Homes May 2019 Market Report showed improved sales activity when compared to last May but not quite as robust as last month.  Closed sales were up by 1.1% (were up by 13.7% in April).  While new pending sales increased by 1.8% as compared to May 2018 (they increased by 3.0% in April).

Prices were mixed for May.  The median sales price was up by 3.8% from last year (down by 1.4% in April) while the average sales price decreased by 0.2% (was down by 14.5% last month).

The inventory of available single-family homes decreased from last month by 33 homes to 1071 units for May,  this is a 12.3% greater inventory than last May.  The current supply of homes is 5.4 months.  For May of last year, it was a 4.7 months supply.  We remain in a seller’s market for Martin County single-family home sales.  A balanced market favoring neither buyers or sellers is considered to be one with a 6 to 7 month supply of inventory.

The Florida Townhouses and Condos Market Report for May 2019 had slightly stronger sales activity when compared to last May.  Closed sales were up by 1.6% as compared to last month’s increase of 3.2% and new sales under contract (new pending sales) increased by 0.5% (In April there was a 0.8% decrease).

Prices were mixed for the month of May.  Median sales price was up by 3.7% (was up by 3.6% in April), while the average sales price decreased by 1.2% (was up 3.1% in April).

The inventory of active listings increased by 4.8% from May of last year.  We now have 5.9 months of inventory as compared to 5.7 months for May 2018.  Drifting back into a slight seller’s market for Florida townhouse and condo sales.  A balanced market favoring neither buyers or sellers is considered to be one with a 6 to 7 month supply of inventory.

There are 7 homes for sale in the Pinecrest Lakes community of Jensen Beach FL as of July 2019.  Listing prices range from $379,900 up to $499,900.  This is an average list price of $436,743 which equals $200.33 per sq. ft. of living area.

There are 11 homes under contract and awaiting closing. The list prices were $379,000 and $690,000.  Which works out to an average list price of $453,852 which is $206.26 per sq. ft. of living area.  These homes were on the market for an average of 57 days before going under contract.

In the past 12 months, 17 homes have sold in Pinecrest Lakes with sales prices ranging from $318,250 up to $887,388.  This is an average sales price of $484,752 which is $188.07 per sq. ft. of living area.  These sales averaged 67 days on the market and sold at 95% of list price.

The Pinecrest Lakes community of Jensen Beach FL was first developed in the late ’70s and early ’80s during a time when the Martin County Commissioners were notoriously stringent and restrictive about new developments in the area. Consequently, this community has a distinctive feel and flavor. All homes are on at least a 1/2 acre lot with many on larger 1 to 2 acre lots. None of the homes are identical and all types of construction and paint schemes are allowed.

The Florida Single Family Homes Market Report for April 2019 showed continued improvement for sales volume when compared to last year.  The closed sales numbers were up by 9.6% (were up by 6.2% in April) and new sales under contract (new pending sales) were up by 5.0% (were up by 4.4% in April).

Prices were also up for May.  The median sales price rose by 4.3% (it was up by 2.6% in April) and the average sales price rose by 2.6% (it was down by 0.2% last month).

The inventory of available homes for sale increased by 4.0% from last year.  This is a 4.0 months supply of inventory as Florida remains in a seller’s market with the advantage for sellers. (May 2018 also had a 4.0 month supply)  A balanced market favoring neither buyers or sellers is considered to be one with a 6 to 7 month supply of inventory.  Inventory continues to decrease which is putting pressure on rising prices and lower sales volume.
