Florida Townhouses and Condos August 2019 Market Report

The August Florida Townhouses and Condos Market Report had a slightly less active month for sales when compared to last August.  Closed sales were down by 2.9% as compared to last month’s increase of 4.3% and new sales under contract (new pending sales) decreased by 1.4% (In July there was a 3.3% increase).

Prices, though, were up for August.  The median sales price was up by 2.7% (was up by 4.4% in July), while the average sales price increased by 3.1% (was up 4.1% in July).

The inventory of active listings increased by 0.5% from August of last year.  We now have 5.4 months of inventory as compared to 5.3 months for August 2018.  Remaining in a seller’s market for Florida townhouse and condo sales.  A balanced market favoring neither buyers or sellers is considered to be one with a 6 to 7 month supply of inventory.

Florida Single Family Homes August 2019 Market Report

The Florida Single Family Home sales showed improved activity from the same period last year, though.  The closed sales were up by 3.2% (were down by 10.4% in July) and new sales under contract (new pending sales) were up by 1.3% (were up by 7.4% in July).

Prices were also up for August.  The median sales price rose by 4.2% (it was up by 5.1% in July) and the average sales price was up by 3.2% (it was up by 6.3% last month).

The inventory of available homes for sale decreased by 5.1% from last year.  This is a 3.6 months supply of inventory as Florida remains in a seller’s market with the advantage for sellers. (August 2018 also had a 4.0 month supply)  A balanced market favoring neither buyers or sellers is considered to be one with a 6 to 7 month supply of inventory.  Inventory continues to decrease which is putting pressure on rising prices and lower sales volume.

The Hobe Sound condo market (Zip Code 33455) is the smallest segment of the Martin County real estate market.  It is difficult to track such small numbers though this market remains quite active.

The absorption rate for Hobe Sound condos was 1.8 months for August (it was 3.3 months for July).  Absorption rates in this segment of the Martin County real estate market should be taken with a liberal grain of salt, as small changes in activity make for very large changes in percentages that do not reflect a true trend in the market. An absorption rate of 6 to 7 months is considered to be a balanced market favoring neither the buyer or seller.

The August 2018 numbers were: 4 active listings, 4 pending sales, and 4 closed sales.  It’s difficult to make meaningful comparisons with last year when there’s such a small sampling of condos in Hobe Sound.   Though, there was some increased activity this year.

The current absorption rate for the Hobe Sound residential market dropped to 4.0 months (It was 5.1 months in July).  Remaining as a strong seller’s market.  An absorption rate of 6 to 7 months is considered to be a balanced market favoring neither the buyer or seller.

The numbers for August 2018 were: 172 active listings, 81 pending sales, and 37 closed sales.  A better number of closed sales this year while pending sales were stronger last year on a reduced number of homes for sale.

 The Jensen Beach FL 34957 Condo Market Report showed a small drop in closed sales for the month.  Though, this market remains quite strong and active.

The one-month absorption rate for the August 2019, Jensen Beach Florida Market Report ZIP Code 34957 rose to 4.2 months (from 3.4 months in July). Remaining in a seller’s market for Jensen Beach condos.  A balanced market is considered to be a 6 to 7-month absorption rate favoring neither the buyer or seller.

The August 2018 numbers were: 82 active listings, 37 pending sales, and 27 condos closed.  Very similar sales activity when compared to last year.  Though, we do have an increased number of condos available for sale this year.

42 Condo sales are pending and awaiting close or lender approval (Up by 8 condos from July).

The Stuart FL 34996 Condo Market of Stuart showed a sizeable drop in closed sales for August.  Pending sales remain strong though and I believe some of the weakness in the closed sales may have been due to issues with Hurricane Dorian at the end of the month.

The current absorption rate for the Stuart Florida condos in ZIP Code 34996 jumped to 6.3 months from July’s 3.2 months. Bringing us into a balanced market for this segment of Martin County condos but not as extreme as last month.  A balanced market is considered to occur when the absorption rate is from 6 to 7 months.

The numbers for August 2018 were: 102 active listings, 37 pending sales, and 16 closed sales.  Very similar activity to last year for condos in the 34996 zip code area of Stuart.

The River Club of Martin County is a waterfront condo community that was built between the years of 1978 and 1980.  There are 15 buildings with 188 total condos all of which are 2 bedroom and 2 bathrooms.  These are all two-story buildings.  There are two different floor plans with 1,220 and 1,072 sq. ft., of living areas.  Four of these buildings enjoy beautiful wide waterfront views of the Saint Lucie River.  The River Club has a 50 slip marina that is run by a separate dock association.  In order to own a slip in the River Club, one must be a condo owner.  Tenants and owners do have the opportunity to rent slips should they be available for lease.

Owners enjoy excellent amenities include a clubhouse with game room and kitchen facilities, a community pool, fitness room, shuffleboard courts, workshop, and cable TV and internet access (including wi-fi) included in the condo fees.  The condo fees as of May 2019 are $326 a month.

All ages are welcome in the River Club but no pets are allowed.  And, rentals are allowed with some restrictions as to duration and length of unit ownership.  No commercial vehicles or motorcycles are allowed, but pickup trucks with covers are permitted.
