Martin County Townhouses and Condos November 2019 Market Report

The Martin County Townhouses and Condos November Market Report had decreased sales activity when compared to last year.  Closed sales for the month were down by 7.5%.  They were up by 9.8% in October.  While new sales under contract (new pending sales) were down by 16.1% from November 2018.  They increased by 18.5% in October.

Prices, however, continued to rise for November.  The median sales price increased by 12.5% (was up by 16.8% in October) while the average sales price increased by 3.9% (was up by 29.0% in October).

The inventory of available townhouses and condos increased by 3 units to 373 properties.  This is a 5.7% larger inventory then we had in November 2018.  Currently, there’s a 4.1 months supply of inventory (compared to 3.5 months for November 2018).  Remaining in a seller’s market for townhouses and condos in Martin County. A balanced market favoring neither buyers or sellers is considered to be one with a 6 to 7 month supply of inventory.

As of December 2019, there are 10 active listings in Vista del Lago in Stuart FL.  The list prices ranged from $59,900 up to $139,000 for an average list price of $92,679 which equals $113.47 per sq. ft. of living area.

There are 4 condos currently under contract which have not closed yet.  List prices ranged from $59,900 up to $107,000.   This is an average list price of $87,675 which works out to $100.47 per sq. ft. of living area.  These condos were on the market for an average of 95 days before going under contract.

28 condos have sold in the past 12 months. Sales prices were from a low of $56,000 to a high of $131,000 with the average sales price being $86,664. This equals $102.10 per sq. ft. of living area. The average days on market was 60 and these condos sold on average at 96% of list price.

The Vista del Lago condominium complex consists of over 500 condos located north of the Roosevelt Bridge and west of Federal Hwy (US-1) in North Stuart.  This attractive complex is very conveniently located near shopping, restaurants and a quick drive to either downtown Stuart or Jensen Beach.  Just a few minutes more and you can be on the Ocean in either Stuart or Jensen Beach.

Vista del Lago condos were first built in 1974 and the last one was completed in 1979.   All the buildings are two stories and contain both 2 Bedroom, 2 Bath and 1 Bedroom 1 Bath units.  Sizes range from 1,014 sq. ft. of living space down to 631 sq. ft. 1 bedroom units.  Many of these condos have attractive water views as well as some with golf course views of the Pine Lakes Golf Club.

There’s an active clubhouse with a large swimming pool as well as shuffleboard courts.  No pets are permitted in Vista del Lago and this is an age restricted (55+) community.  The HOA fees range from the low $200’s for a 1 Bedroom unit to just under $300 per month for 2 Bedroom condos.

Martin County Single Family Homes November 2019 Market Report

The Martin County Single Family Homes November 2019 Market Report had a surprisingly strong month of sales activity when compared to last November.  Closed sales were up by 27.0% from last month (were up by 1.5% in October).  While new pending sales increased by 10.7% as compared to November 2018 (they increased by 18.0% in October).

Prices were down for November.  The median sales price was down by 6.6% from last year (was up by 0.9% in October) while the average sales price decreased by 0.7% (was down by 2.6% last month).

The inventory of available single-family homes decreased from last month by 34 homes to 864 units for November,  this is  11.5% less inventory than last November.  The current supply of homes is 4.4 months.  For November of last year, it was a 4.8 months supply.  We remain in a seller’s market for Martin County single-family home sales.  A balanced market favoring neither buyers or sellers is considered to be one with a 6 to 7 month supply of inventory.

For November 2019, Florida Townhouses and Condos had mixed sales results when compared to last November.  Closed sales were down by 6.3% as compared to last month’s decrease of 0.5%.  New sales under contract (new pending sales) increased by 8.6% (In October there was a 4.2% increase).

Prices, though, were up for November.  The median sales price was up by 5.4% (was up by 5.8% in October), while the average sales price increased by 1.9% (was up 2.9% in October).

The inventory of active listings decreased by 7.1% from November of last year.  We now have 5.5 months of inventory as compared to 5.7 months for November 2018.  Remaining in a seller’s market for Florida townhouse and condo sales.  A balanced market favoring neither buyers or sellers is considered to be one with a 6 to 7 month supply of inventory.

The Florida Single Family Home sales continue to have improved activity from the same period last year.  The closed sales were up by 6.1% (were up by 5.2% in October) and new sales under contract (new pending sales) were up by 14.4% (were up by 13.3% in October).

Prices were also up for November.  The median sales price rose by 3.9% (it was up by 3.6% in October) and the average sales price was up by 13.1% (it was up by .5% last month).

The inventory of available homes for sale decreased by 10.5% from last year.  This represents a 3.6 months supply of inventory as Florida remains in a seller’s market with the advantage for sellers. (November 2018 had a 4.1 months supply)  A balanced market favoring neither buyers or sellers is considered to be one with a 6 to 7 month supply of inventory.  Inventory continues to decrease which is putting pressure on rising prices and lower sales volume.
