Some very positive results reported by Florida Realtors for the March 2013 Monthly Market Detail Martin County Townhouses and Condos.   Year to year closed sales were up by an impressive 38.7% and new sales under contract (new pending sales) increased by over 41%

The median and average sales prices also increased by 12.8% and 23.6% respectively from March of 2012.

The inventory of available townhouses and condos have decreased to 687 units which id down by 20.6% from last March.  Current supply of inventory is only 7.5 months (a 30.6% decrease from last year).  For the Martin County townhouse and condo market, these results are very similar to our single family home market as both segments rapidly approach a balanced market that favors neither the buyer nor seller.

Some very positive results reported by Florida Realtors for the March 2013 Monthly Market Detail Martin County Single Family Homes.   Year to year closed sales were up by 22.7% and new sales under contract (new pending sales) increased by 37.4%

Both the median and average sales prices have risen year over year by 19.4% and 23% respectively.

The inventory of available townhouses and condos have decreased to 1274 units which id down by 27.3% from last March.  Current supply of inventory is only 7.7 months (a 38.1% decrease from last year).   If this trend continues (and we see no reason to doubt it) we will soon be in a balanced market for the single family real estate market in Martin County.  There’s no reason not to expect a sellers market should the inventory continue to decrease.Martin County Single Family Homes

Some very positive results reported by Florida Realtors for the March 2013 Monthly Market Detail St. Lucie County Townhouses and Condos.   Year to year closed sales were up by 19.3% and new sales under contract (new pending sales) increased by 39%

Prices have remained under considerable pressure and have not improved as well as the single family market with the median price off by 10.2% from last year while the average price gained a modest 5.7%.

The inventory of available townhouses and condos have decreased to 967 units which id down by 22% from last March.  Current supply of inventory is only 9.6 months (a 38.9% decrease from last year).   While these results are not quite as strong as in the single family market, they still show strong gains from previous years.  It is just a matter of time before prices start rising a bit more dramatically.  This current environment is an excellent opportunity for buyers looking into the Saint Lucie County real estate market for townhouses and condos.St. Lucie County Townhouses and Condos

Some very positive results reported by Florida Realtors for the March 2013 Monthly Market Detail St. Lucie County Single Family Homes.   Year to year closed sales were up by 11.8% and new sales under contract (new pending sales) increased by over 69%!!

Both median and average sales prices were up (march 2012 to March 2013) by 18% and 15% respectively. 

One item of concern is the active inventory which has decreased by almost half (47%).  Current supply of inventory is only 4.2 months (a 56% decrease from last year).  For March 2013 it was a strong sellers market in the St. Lucie County area.  The reduced inventory will eventually result in lower sales volume as there just isn’t enough homes available for sale.  This will also result in strong upward pressure on prices and at some point renewed activity in new construction.  If prices rise to a level where currently underwater home owners can see a profit or even a break even price, I will expect a gradual increase in inventory.

Commentary:

The Martin County Florida Condo Market for March 2013 also showed excellent activity for March of 2013.  After disappointing results from much of the fall season, sales numbers for March were up to 84 units.  The last March that had a higher sales volume was back in 2005.  The inventory continues to decline.  Now down to 582 condos (Down 69 units from March of 2012).  This is the third month of decreasing inventory after 3 months of increases.  The median sales price jumped dramatically to $142,500 from $88,250 last month (and 103,500 in March of 2012).   While the median list price rose modestly to $189,450.  These numbers are a little misleading as it appears that prices have stabilized in the condo market.  There have been a relatively greater number of lower priced condos sold which is driving the median sales prices down.  As the inventory continues to decrease, pressure will be on for prices to rise.

The one month absorption rate dipped to 6.93 months from last months 9.15 months, while the three-month average is now at 9.5 months.  A considerably improved condo market after many years of stagnant results.  We are now very close to a balanced market  for condos in Martin County.  Generally an absorption rate of 6 or 7 months is considered a balanced market.

Commentary:

The Martin County Florida Residential Market Report for March 2013 showed very strong sales activity for the month.  In fact, the highest unit volume since 2004.  And this with a lower number of available homes as well.  In fact, our inventory levels are approaching numbers that may have a negative effect on sales volume in the upcoming months.  Many prospective buyers may not be able to find homes that fit their needs.

Average prices were up for March, while the median declined. This is an indication of a greater volume of lower priced sales with a few higher priced homes in the mix as well.  The inventory of available homes dropped over 100 homes from February.    The one month absorption rate for March 2013 decreased to 4.38 months, and the three-month average is down to 6.45 months.  A 6 month absorption rate is considered to be a balanced market, so we are going into a sellers market in Martin County.

Activity is remained strong for April.  Positive economic news as well as continued low interest rates continue to drive buyers into the market.  We continue to be in a very attractive market for buyers.  Sellers can also expect to see good value in the sale of their homes as compared to the past few years.

Both median and average sales prices were up (March 2012 to March 2013) by 16% and 13% respectively.

One item of concern is the active inventory which has decreased by almost 22%.  The reduced inventory will eventually result in lower sales volume as there just isn’t enough homes available for sale.  This will also result in strong upward pressure on prices and at some point renewed activity in new construction.  If prices rise to a level where currently underwater homeowners can see a profit or even a break-even price, I will expect a gradual increase in inventory.

Osprey Cove in Hobe Sound, Florida is a waterfront community off of Gomez Avenue in the vibrant Hobe Sound area of Martin County, Florida.  It is also known as the Osprey Cove Yacht Club and boasts 32 deep water boat slips just off the Intracoastal Waterway.  There are only 86 homes in this gated community that broke ground in late 2000 with homes being completed from 2000 through 2006.   Homes range in size from 3 bedroom, 3 bathroom, 2 car garage homes of 2,230 sq. ft. to 5 bedroom, 4 and 1/2 bathroom, 3 car garage pool homes of over 4,000 sq. ft. of living area.  There’s also a community pool and tennis court available to all residents.

There are currently 10 homes for sale (including new construction from D.R. Horton) in Legacy Cove in Stuart, FL.  Listing prices range from $265,000 to $459,000 for an average price per square foot of living area of $139.12.

There are five homes under contract awaiting settlement priced from $290,000 to $413,130 for an average of $130.48 per sq. ft. of living area.

As of April 18 2013, there are 6  homes available for sale with listing prices from $334,000 to $469,000 at an average price per square foot of living area of $135.41.

One home is pending and awaiting close.  The home was offered for $437,000 or $100.16 per sq. ft.

In the past 12 months, 5 homes have sold in Lake Tuscany ranging in sales price from $230,000 to $400,000 at an average of $98.22 per sq. ft. of living area.

As of April 17 2013, there are only 3 homes on the market in Locks Landing in Stuart Florida.  Listing prices range from $269,000 to $399,000 for an average price per square foot of $152.17.

One home is under contract and awaiting settlement.  A short sale listed at $275,000 or $98.07 per sq. ft.

In the past 12 months, 13 homes have sold in Locks Landing with sales prices ranging from $245,000 to $405,000 for an average of $137.37 per sq. ft.

Locks Landing in Stuart Florida is a planned unit community of 243 homes on the south eastern shore of the Saint Lucie Waterway, just upstream of the Locks on the Okeechobee Water Way at Phipps Park in Stuart, Florida.

Commentary:

The Martin County Florida Condo Market for February 2013 showed some very positive signs.  After disappointing results from much of the fall season, sales numbers for February were up to 66 units.  This is considerably better than last February of 57 and the weak January numbers of 39.  The inventory continues to decline.  Now down to 604 condos (Down 36 from February of 2012).  This is the second month of decreasing inventory after 3 months of increases.  The median sales price dropped to $88,250 for February of 2013 (Was 85,000 in February of 2012).   While the median list price remained unchanged at $179,000.  These numbers are a little misleading as it appears that prices have stabilized in the condo market.  There have been a relatively greater number of lower priced condos sold which is driving the median sales prices down.

The one month absorption rate dipped to 9.15 months from last months 15.6 months, while the three-month average is now at 11.6 months.  Still a challenging market for condo sellers, but there has been a significant improvement in February.  We still need to see a sustained absorption rate below 9 months for a healthy market and down to 6 or 7 months to be considered a balanced one.

Commentary:

The Martin County Florida Residential Market Report for February 2013 showed strong sales activity for the month.  Better number of closed sales than in past years.  All with a much lower inventory as well.  In fact, our inventory levels are getting low enough that I expect to see some slowing of sales activity simply because there’s not enough homes for sale.  If this happens, I expect to see a further rise in prices, which has already began.

Average and median sales prices were both up for February.  The inventory of available homes dropped 90 from January.    The one month absorption rate for February 2013 decreased to 7.87 months, while the three-month average rose to 7.68 months.  A 6 month absorption rate is considered to be a balanced market, so we remain in a slight buyers market in Martin County.

Activity is remaining strong for March.  Positive economic news as well as continued low interest rates continue to drive buyers into the market.  We continue to be in a very attractive market for buyers.  Sellers can also expect to see good value in the sale of their homes as compared to the past few years.

Commentary:

The Martin County Florida Condo Market for January 2013 continues to have its difficulties while the residential segment of the Treasure Coast real estate market is showing positive signs.  Sales for January were only 39 condos, down from 54 in December.  Similar to last year’s 37 condo sales in January.  The inventory declined to 610 condos (Down 20 from December) which is 54 condos less than were available last year.  This is the first month of decreasing inventory after 3 months of increases.  The median sales price dropped to $95,000 for January of 2013 (Was 133,000 in Jan 2012).   While the median list price rose to $179,000.  Whether this is just seasonal drop during the holiday season remains to be seen.  Typically we get more higher end condo sales in the spring season.

The one month absorption rate jumped to 15.6 months, while the three-month average rose to 13.3 months.  Still a very challenging market for condo sellers.  But quite attractive opportunities for buyers.  We need to see a sustained absorption rate below 9 months for a healthy market and down to 6 or 7 months to be considered a balanced one.

Commentary:

The Martin County Florida residential market report for January 2013 showed reduced sales activity which is mot unexpected as a result of slower activity from the holiday season.  But, we still showed stronger activity than for the past 3 January periods.  All this with an inventory of available homes now down by close to 50% from 2010.

Average and median sales prices were down for January.  The inventory of available homes finally showed a small increase of 49 homes.  This is positive news as the inventory was getting down to a point where there just wasn’t enough choices for willing buyers.  The one month absorption rate for January moved to 8.4 months, while the three-month average rose to 7.4 months.  A 6 month absorption rate is considered to be a balanced market, so we remain in a slight buyers market in Martin County.

February’s’s showing activity remains strong.  Some fairly positive economic data and strong positive Wall Street news should signal continuing positive real estate activity for the next few months.  Currently, I’m seeing issues with short sales as the banks seem to be reading the national statistics of increasing prices and are currently pricing many of their short sales at initially unacceptable levels.

Commentary:

The Martin County Florida Condo Market for December 2012 continues to have its difficulties while the residential segment of the Treasure Coast real estate market is showing positive signs.  Sales for December were 54 units down up from 47 in November.  Pretty similar to last year’s 52 condos and equal to the 54 sold condos in December of 2010.  The inventory rose to 630 condos (up 13 from November) which is 43 condos less than were available last year.  This is the third month of increasing inventory.  If sales do not pick up by an appreciable amount, the increase in inventory will continue to drive prices down.  As evidenced by the median sales price dropping to $100,950 for December of 2012 (Was 110,000 in Dec 2011)   The median listing price was also off to $175,000.  Whether this is just seasonal drop during the holiday season remains to be seen.  Typically we get more higher end condo sales in the spring season.

Commentary:

The Martin County Florida residential market report for December 2012 showed strong activity. In a month that typically is slow by historical standards, 166 homes closed, 6 homes better than 2011 and 18 homes better than 2010.  All this with an inventory of available homes now down by close to 50% from 2010.

Average and median sales prices were down for December.  The inventory of available homes showed an unexpected drop this month after a rise in November.  Considerably under the 1426 homes that were on the market in December of 2011 (and the 2764 homes in December of 2007). The one month absorption rate for December remained steady at 6.9 months, while the three-month average dropped to 7.1 months. A 6 month absorption rate is considered to be a balanced market, so we remain in a slight buyers market in Martin County.

There are 18 homes currently for sale in the Yacht and Country Club of Stuart.  Listing prices are from $175,000 to $699,000. (Average of $138.29 per square foot of living area)

There are currently 8 homes under contract ranging in listing price from $127,000 to $399,000.  (Average of $95.27 per square foot of living area)

35 homes have sold in the past 12 months.  Ranging in sales price from $109,900 to $890,000 (the average sales price was $294,301 or $112.23 per sq. ft. of living area).
