Florida Townhouses and Condos June 2024 Market Report

Florida Townhouses and Condos real estate market report had weaker sales activity when compared to last year. The inventory numbers continue to grow, but we face headwinds with economic uncertainties and stubbornly high mortgage rates. I still expect the market to improve with a gradual return to a historically normal real estate market. Closed sales were down by 20.5% compared to last month’s decrease of 8.6%.  New sales under contract (new pending sales) decreased by 7.9% (In May, there was a 13.8% decrease).

Prices were up for June compared to last year. The median sales price was up by 0.0% for June (also up by 1.5% in May). And the average sales price increased by 2.4% (was up by 3.1% in May).

The inventory of active listings increased by 91.9% from June last year.  This results in a 7.4-month supply of inventory as compared to a 3.6-month supply for June 2023.  We remain in a buyer’s market for Florida townhouse and condo sales after a long stretch in a seller’s market.  A balanced market favoring neither buyers nor sellers is considered to be one with a 6 to 7-month supply of inventory.

Mystic Cove in Hobe Sound is a gated community of only 35 lots. As of this writing, there are still 2 vacant lots that have yet to be built upon. This is a waterfront community on the Intracoastal Waterways and just on the east side of Gomez Ave about a half-mile north of Bridge Road (which accesses Jupiter Island and the shores of the crystal clear waters of the Atlantic Ocean.

Mystic Cove has 16 deeded docks available exclusively to owners within the community.  These docks are accessible via a boardwalk through the mango preserve area. These docks may have lifts with electricity and water available. Access to the Ocean is either through the Saint Lucie Inlet in Stuart or the Jupiter Inlet in Jupiter.

The homes in Mystic Cove were built from 1989 to 2008 and range in size from just under 2,000 sq. ft. of living area with 3 bedrooms and 2 bathrooms up to over 3,500 sq. ft. and 4 bedrooms and 4 bathrooms. All of these lots are over one-quarter of an acre with the largest lots just over one-third of an acre.

Florida Single Family Homes June 2024 Market Report

The Florida Single Family Home real estate market had weaker sales activity when compared to last year. We continue to face headwinds with many economic uncertainties and high mortgage rates. Closed sales were down by 11.1% (were down by 0.5% in May). New sales under contract (new pending sales) were down by 2.3% (were down by 1.8% in May).

Prices increased for June when compared to last year.  The (year-to-year) median sales price was up by 1.7% (it was up by 1.6% in May). And, the average sales price was up by 4.7% (it was up by 5.0% last month).

The inventory of available homes for sale increased by 60.1% from last year.  This represents a 4.6-month supply of inventory (June 2023 had a 2.8-month supply). Florida remains in a seller’s market with the advantage to sellers. A balanced market favoring neither buyers nor sellers is considered one with a 6 to 7-month supply of inventory.

For boaters, the docks are approximately 5 miles from the Saint Lucie Inlet of Martin County and just under 10 miles from the Jupiter Inlet in Palm Beach County. All Osprey Cove residents enjoy easy access to shopping, restaurants, and the pristine beaches of Jupiter Island in Martin County.

The Pinecrest Lakes community of Jensen Beach FL was first developed in the late ’70s and early ’80s during a time when the Martin County Commissioners were notoriously stringent and restrictive about new developments in the area. Consequently, this community has a distinctive feel and flavor. All homes are on at least a 1/2 acre lot with many on larger 1 to 2 acre lots. For July 2024, There are 39 active listings in the Rocky Point community in Port Salerno in Stuart FL, including condos and homes.  List prices range from a low of $185,000 up to $5,600,000.  This is an average list price of $727,718 or $341.06 per square foot of living area.

14 Rocky Point homes and condos are under contract.    List prices ranged from $205,000 up to $950,000.  This equals an average list price of $514,829 which is $325.04 per square foot of living space.  These properties averaged 87 days on the market before accepting a contract.

In the past 12 months, 108 Rocky Point properties have sold. Sales prices ranged from $145,000 up to $3,700,000.  This works out to an average sales price of $543,420 which equals $319.11 per square foot of living area.  These properties averaged 58 days on the market before going under contract. Rocky Point in Stuart, FL is a wonderful boating-oriented community located just off the Saint Lucie Inlet in beautiful Martin County Florida. Bordering Rocky Point to the north and west is the Manatee Pocket.  Home of the original Stuart Sailfish fleet (Stuart continues to proudly boast that it’s the ‘Sailfish Capital of the World’).  Now home to several Marinas, Charter fleets, the famous Chapman School of Seamanship, and quite a few excellent restaurants serving the freshest seafood from the Ocean straight to the kitchens daily.

One of the highlights of the year for Rocky Point is the Port Salerno Seafood Festival.  Held yearly in the winter, this free festival fills the streets of Historic Port Salerno.  In addition to serving up the area’s freshest and tastiest seafood, live music, community booths, arts & crafts, activities for the kids, pirates and more keep the entire family entertained the whole day. Admission is FREE, though attendees are asked to bring canned goods in exchange for zero admission to benefit from a food drive for local food banks.

Located west of A-1-A  (Ocean Drive) on Hutchinson Island in Jensen Beach (Saint Lucie County) and just approximately 3 miles north of the Jensen Beach Causeway is this unique townhome community by the name of Tradewinds.

There are a total of 14 townhomes in Tradewinds.  Two large Spanish Med-style units on the north end were completed in 2009 while the other 10 are in a Key West style and were completed between 2012 and 2014.

The older units are quite large with over 3,500 sq. ft. of living space on two and three levels and numerous bedrooms and bathrooms and garages.  The newer units are all 3 bedroom, 2 and ½ bathroom homes with approximately 2,300 sq. ft. of living area with reserved parking.  There is one end unit that has a detached garage.

Recently sold Tradewinds townhomes:

All ages are welcome and up to two large pets are OK.  Rentals are also permitted with some restrictions.

These townhomes are deeded as condos. The monthly fees include maintenance and insurance for all structures and common areas.  There is a community pool as well as a community pier with deeded docks on the Indian River (Intracoastal Waterway).  Residents of these townhomes have the ability to go fishing on the Intracoastal from their boat or right from the dock, or simply just walk across the street to enjoy the crystal clear waters of the Atlantic Ocean.

High Point Isles is the eastern section of the High Point peninsula.  It consists of all waterfront homes in the Intracoastal Waterway and within sight of the Saint Lucie Inlet for access to the Atlantic.  Ringing the south and west circumference of High Point are more waterfront estates.  Most have deep water, high elevation, and spectacular views of the Saint Lucie and Indian Rivers.

The Reef is one of the few newer gated communities in the Rocky Point area of Stuart FL.  This is an exclusive subdivision with 52 home sites, 11 of which are larger waterfront estates.  This desirable community is well located just a short boat ride away from the Atlantic Ocean through the Saint Lucie Inlet.

Homes in the Reef were built from 1994 to 2007.  There are still some vacant lots that have yet to be built on including one waterfront parcel.  Home sizes range from 3 bedroom, 2 bathroom homes with just under 2,000 sq. ft. of living area all the way up to 5 bedroom, 4 bath waterfront homes with over 6,000 sq. ft. of living space on over an acre lots.

Martin County Townhouses and Condos May 2024 Market Report

The Martin County Townhouses and Condos real estate market showed stronger sales activity when compared to last year. Even as we continue to encounter headwinds of economic uncertainties and high mortgage rates. Closed sales for the month were up by 21.1%.  They were down by 4.2% in April.  New sales under contract (new pending sales) were down 18.4% from last year.  They were up by 20.4% in April.

Prices were down for May.  The median sales price decreased by 1.7% (was down by 0.8% last month). And, the average sales price decreased by 11.6% (was down by 14.6% in April).

The available townhouses and condos inventory increased by 7 units to 561 properties.  This is an 88.3% greater supply of inventory than we had in May 2023.  Currently, there’s a 6.4-month supply of inventory (compared to 3.5 months for May 2023).  We’ve re-entered a balanced market for townhouses and condos in Martin County. Typically, a balanced market favoring neither buyers nor sellers is considered to be one with a 6 to 7-month supply of inventory.
