For the 2nd quarter of 2024, the St Lucie County single-family home real estate market continued the trend of reduced sales volume. Prices rose for this quarter, though at a much-reduced rate from previous reports. Inventory is continuing to increase but at a slower rate. Interest rates are still stubbornly high, but should improve closer to the end of the year. For the time being, though, the Saint Lucie County single-family home market remains in a seller’s market.

Martin County Townhouses and Condos July 2024 Market Report

The Martin County Townhouses and Condos real estate market showed weaker sales activity when compared to last year. We continue to encounter headwinds of economic uncertainties and high mortgage rates. Closed sales for the month were down by 22.5%.  They were down by 23.9% in June.  New sales under contract (new pending sales) were down 43.2% from last year.  They were down by 13.1% in June.

Prices were also down for July.  The median sales price decreased by 2.9% (was down by 5.5% last month). And, the average sales price decreased by 13.3% (was down by 10.2% in June).

The available townhouses and condos inventory increased by 10 units to 541 properties.  This is a 93.2% greater supply of inventory than we had in July 2023.  Currently, there’s a 6.5-month supply of inventory (compared to 3.1 months for July 2023).  We remain in a balanced market for townhouses and condos in Martin County. Typically, a balanced market favoring neither buyers nor sellers is considered to be one with a 6 to 7-month supply of inventory.

Martin County Single Family Homes July 2024 Market Report

The Martin County Single Family Homes Market Report showed slightly better sales activity when compared to last year. We continue to face economic uncertainties and high mortgage rates. Closed sales were up by 4.1% from last year (they were down by 6.2% in June). At the same time, new pending sales increased by 2.5% compared to last year (which increased by 8.3% last month).

Prices were lower for July when compared to last year.  The median sales price decreased from last year by 6.6% (up by 4.4% in June) while the average sales price decreased by 31.0% (up by 22.6% last month).

The inventory of available single-family homes decreased by 23 homes to 704. This is a 48.8% greater inventory than last July.  The current supply of homes is 4.3 months.  For July of last year, it was 2.9 months of supply.  We are still in a seller’s market for Martin County single-family home sales, but trending towards a more balanced market.  A balanced market favoring neither buyers nor sellers is considered a 6 to 7-month supply of inventory.

For August 2024, 4 homes are listed for sale in the Foxwood community in Stuart FL. The list prices range from $925,000 up to $1,964,700. This is an average list price of $1,369,675 or $378.29 per sq. ft. of living space.

There are also no Foxwood homes currently under contract.

In the past 12 months, 2 Foxwood homes have sold in this much sought-after Stuart community.  Sales prices were $975,000 and $1,035,000.  This works out to an average sales price of $1,005,000 which equals $369.55 per sq. ft. of living area.  These sales took an average of 4 days on the market before going under contract. And, they sold for an average of 92% of the list price.

Florida Townhouses and Condos July 2024 Market Report

Florida Townhouses and Condos real estate market report had slightly weaker sales activity when compared to last year. The inventory numbers continue to grow, but we face headwinds with economic uncertainties and stubbornly high mortgage rates. I still expect the market to improve with a gradual return to a historically normal real estate market. Closed sales were down by 1.2% compared to last month’s decrease of 20.5%.  New sales under contract (new pending sales) decreased by 10.4% (In June, there was a 7.9% decrease).

Prices were mixed for July compared to last year. The median sales price was down by 1.3% for July (unchanged in June). And the average sales price increased by 3.0% (was up by 2.4% in June).

The inventory of active listings increased by 91.1% from July last year.  This results in a 7.4-month supply of inventory as compared to a 3.6-month supply for July 2023.  We remain in a buyer’s market for Florida townhouse and condo sales after a long stretch in a seller’s market.  A balanced market favoring neither buyers nor sellers is considered to be one with a 6 to 7-month supply of inventory.

For August 2024, the Mariner Village real estate market report shows 4 homes for sale in this south Stuart FL gated community. The list prices range from $515,000 up to $596,500. This is an average list price of $542,600 or $305.12 per sq. ft. of living area.

There is 1 Mariner Village home under contract at this time. The list price was $500,000 which is $262.88 per sq. ft. of living space. This home was on the market for 17 days before going under contract.

In the past 12 months, 16 Mariner Village homes have sold.  Sales prices ranged from a low of $407,000 to a high of $619,900.  This works out to an average sales price of $508,038 which equals $263.73 per sq. ft. of living area.  These homes sold for an average of 96% of the last list price. And, they averaged 58 days on the market before going under contract.

Mariner Village is a gated community in the very southern section of Stuart FL, adjacent to the Hobe Sound area of Martin County.  This community consists of 330 homes that were built between 1992 and 2000.  Home sizes range from 2-bedroom, 2-bath homes with around 1,600 sq. ft. of living area up to 5-bedroom, 4-bathroom homes with just under 3,000 sq. ft. of living area.

Low monthly HOA fees include front lawn maintenance, basic Cable TV, trash pickup, and maintenance of all the common areas. 2 large pets and rentals with some restrictions are permitted.

The Florida Single Family Home real estate market had slightly stronger sales activity when compared to last year. We continue to face headwinds with many economic uncertainties and high mortgage rates. Closed sales were up by 5.2% (were down by 11.1% in June). New sales under contract (new pending sales) were down by 0.6% (were down by 2.3% in June).

Prices increased slightly for July when compared to last year.  The (year-to-year) median sales price was up by 0.5% (it was up by 1.7% in June). And, the average sales price was up by 2.2% (it was up by 4.7% last month).

The inventory of available homes for sale increased by 59.4% from last year.  This represents a 4.6-month supply of inventory (July 2023 had a 2.8-month supply). Florida remains in a seller’s market with the advantage to sellers. A balanced market favoring neither buyers nor sellers is considered one with a 6 to 7-month supply of inventory.

There are also no Eventide homes currently under contract.

About the Eventide Community in Stuart FL:

Eventide in Stuart FL

Eventide is a small subdivision of only 16 homesites in North Stuart. It lies on the shores of the North Fork of the Saint Lucie River.  7 of these homes are on wide waterfront with ocean access docks. While the remaining 9 homes are located around a small lake in the center of this community. 

All of the home sites are generously sized with at least ½ acre of land.  The first home was built in 1991 and the last one was completed in 2012.  Home sizes range from a 2,300 sq. ft. (living space) home with 3 bedrooms and 3 bathrooms up to an over 6,600 sq. ft. home with 8 bedrooms and 8 bathrooms with a 3 car garage.

There are no amenities for the HOA in Eventide, so the reasonable HOA fees cover the gate and the common area maintenance and insurance as of May 2020.
