As of may 2015, there are 7 active listings for River Pines townhomes for sale in Stuart, FL.  Prices range from $109,140 to $139,900 which equals an average price of $124,055 or $93.77 per sq. ft. of living area. There is one short sale among these 7 homes.

There are 7 homes under contract awaiting sale.  List prices are from $96,000 to $139,900 for an average list price of $119,171 or $92.52 per sq. ft. of living area.  There is one short sale and one foreclosure among these pending sales.

The March 2015 Monthly Market Detail St Lucie County Townhouses and Condos as reported by Florida Realtors retreated a bit after an active February.  Closed sales were up by 2.5% (was up by 19.5% in February) while new sales under contract (new pending sales) increased by 1.2% (was up by 5.7% in February).

The median sales price decreased by 14.8% (up 71.3% in February) and the average sales price decreased by 7.7% (was up by 41.8% in February). Frankly, I don’t understand some of the wild price swings being reported for St. Lucie County and have asked those compiling the data to double check some of these figures..

The inventory of available townhouses and condos decreased by 4 units from last month to 684 properties, which is also down from last March by 26.5%. Current supply of inventory remained at 6.4 months, the same as February. This is 30% lower than last year. The St. Lucie County townhouse and condo market remains in a balanced market showing no advantage to either buyers or sellers.

March 2015 Monthly Market Detail St Lucie County Single Family Homes as reported by Florida Realtors is showing some continued softening of the market, though prices continue to rise quite strongly.  Closed sales were up by 3.8% (in February they were down by 9.5%) and new sales under contract (new pending sales) decreased by 15% (they were down by 0.5% last month).

Both median and average sales prices continue their rise by 15.4% and 20.3% respectively from last March (For February these numbers were 15.2% and 18.9%).  These price increases, while good news for sellers, are having a negative effect on the volume of sales.

The inventory of active listings increased in March (from last month) by 94 homes to 1,733, and this is  lower than last year’s inventory by 22.4%.  The current supply of inventory is only 3.6 months (a 30.3% decrease from last year). The Saint Lucie County single family home market remains in a very strong sellers market.  We are seeing a reduction in volume of sales because there isn’t enough inventory available on the market.  This is also a factor of why prices are rising as rapidly as they are.  As prices continue to rise, I expect to see an increase of St Lucie County single family homes for sale coming on the market.

March 2015 Monthly Market Detail Martin County Townhouses and Condos came back strong for March after a fairly weak February.  Year to year closed sales were up by 21.7% (was up by 4.6% in February) as well as new sales under contract (new pending sales) increased by 22.1% from March 2014 (was up by 8.7% in February).

The median sales price was up by 13.2% (was up by 15.6% in February) while the average sales price increased by 7.8% (was up by 5.3% in February) as compared to March of 2014.  Continuing a trend of steady increases in values for Martin County.

The inventory of available townhouses and condos has decreased by 47 units to 461 properties from last month, this is 25.6% less inventory than was available in March of 2014.  For March there was a 4.2 month supply of inventory (a 32.3% decrease from last year).  A very strong sellers market for townhouses and condos in Martin County.  Buyers are in need of additional inventory for their potential purchases.

The March 2015 Monthly Market Detail Martin County Single Family Homes began the year with some very strong activity, and for March, it is showing continued very strong growth.  Year to year closed sales was up by 41.6% (was up 46.6% in February). New pending sales increased by 35.8% as compared to March of 2014 (increased by 31.9% in February).

The median sales price was up by 3.6% from last year (up by 6.9% in February) while the average price increased by 33.3% (was down by 16.2% last month).  Surprisingly strong increase in the average price after a setback last month.

The inventory of available single family homes decreased from February 2015 by 26 homes to 1,368 units this month, and this is a 4.5% decrease from last March.  Current supply of inventory decreased to 6.1  months from February’s 6.3 months supply. (A 19.8% decrease from last year). Martin County single family home sales remain in a balanced market favoring neither the buyer nor seller.

The March 2015 Monthly Market Detail Florida Townhouses and Condos continued a second month of very strong activity after a weak start to 2015.  Closed sales were up by 13.7% as compared to last months increase of 7.4% and new sales under contract (new pending sales) increased by 6.5% (February’s increase was 7.5%).

Both median and average sales prices also continue to rise.  Increases of (year to year) 8.6% and 7.5% respectively (in February they were up by 8.3% and 6.6%).  Excellent gains for sellers in the Florida market.  Buyers should consider making their move earlier than later if at all possible.

The inventory increased by 2.1% for March.  This was the third month of increasing inventory after two months of flat numbers. For March 2015 we have a 6.1 months of inventory (was 6.2 months in February) which is up from 6.0 from last year.  Essentially a balanced real estate market as a 6 months inventory supply is considered a balanced market.

The March 2015 Monthly Market Detail Florida Single Family Homes had some very impressive gains from last year.  Closed sales were up by 24.6% (was up by 19% in February) and new sales under contract (new pending sales) increased by 7% (was up by 14.7% in February).

Both median and average sales prices continue to rise ( March 2014 to March 2015) by 9.2% and 5.5% respectively, compared to February’s 9.1% and 0.7%.  Prices are continuing to rise, though we are seeing some moderation in some areas of Florida.

The inventory of available homes for sale rose by 0.6% from last year. This is now a full 18 months of increased inventory.  The rate of inventory increases has declined significantly from previous months and this is an important statistic to watch for the future. For this month there was only a 5.1 months supply of inventory, this is a sellers market with the advantage for sellers. (March of 2014 had a 5.3 month supply)

The February 2015 Monthly Market Detail St Lucie County Townhouses and Condos as reported by Florida Realtors rebounded for February after a fairly weak start for 2015. Closed sales was up by 19.5% (was down by 1.2% in January) while new sales under contract (new pending sales) increased by 5.7% (was up by 15.9% in January).

The median sales price was up by 71.3% (up 3.9% in January) and the average sales price increased by 41.8% (was down by 10.1% in January). Prices for townhouses and condos in the St Lucie County market have been erratic for the past few months. Though for this month, these are some very significant price gains.

The inventory of available townhouses and condos decreased by 6 units from last month to 688 properties, which is also down from last February by 26.9%. Current supply of inventory decreased to 6.4 months from January, which was 6.6 months. This is 29.4% lower than last year. The St. Lucie County townhouse and condo market is in a balanced market showing no advantage to either buyers or sellers.

February 2015 Monthly Market Detail St Lucie County Single Family Homes as reported by Florida Realtors is showing reduced activity as compared to last year, though prices continue to rise.  Closed sales were down by 9.5% (in January they were unchanged from last year) and new sales under contract (new pending sales) decreased by 0.5% (they were down by 5.7% last month).

Both median and average sales prices continue their rise by 15.2% and 18.9% respectively from last February (For January these numbers were 23.4% and 17.9%).  These price increases, while good news for sellers, are having a negative effect on the volume of sales.

The inventory of active listings increased in February (from last month) by 79 homes to 1,827, but this is still lower than last year’s inventory by 21.3%. The current supply of inventory is only 3.8 months (a 29.5% decrease from last year). The Saint Lucie County single family home market remains in a very strong sellers market.

February 2015 Monthly Market Detail Martin County Townhouses and Condos did not perform as strongly as last month, but still showed nice gains  in most segments.  Year to year closed sales were up by 4.6% (was up by 23.6% in January) as well as new sales under contract (new pending sales) increased by 8.7% from February 2014 (was up by 19% in January).

The median sales price was up by 15.6% (was up by 7.5% in January) while the average sales price increased by 5.3% (was down by 2.2% in January) as compared to February of 2014.  Back into a higher rate of increases as compared to the past two or three months .

The inventory of available townhouses and condos has decreased by 6 units to 508 properties from last month, this is 22.1% less inventory than was available in February of 2014.  For February there was a 4.7 month supply of inventory (a 25.4% decrease from last year).  A strong sellers market for townhouses and condos in Martin County for February 2015 with a definite need for more inventory of active listings.

The February 2015 Monthly Market Detail Martin County Single Family Homes began the year with some very strong activity, and for the second month is showing even stronger results.  Year to year closed sales was up by 46.6% (was up 18.8% in January). New pending sales increased by 31.9% as compared to February of 2014 (increased by 44.3% in January).

The median sales price was up by 6.9% from last year (down by 2.1% in January) while the average price decreased by 16.2% (was up by 31% last month).  Some moderating in the rate of price increases has been expected since the rates of increases for the past two years has been at an unsustainable rate.

The inventory of available single family homes increased from January 2015 by 55 homes to 1,368 units this month, and this is a 1.3% increase from last February.  Current supply of inventory increased slightly to 6.3  months from January’s 6.2 months supply. (An 11.1% decrease from last year). Martin County single family home sales remain in a balanced market favoring neither the buyer nor seller.

The February 2015 Monthly Market Detail Florida Townhouses and Condos for the state of Florida showed some excellent gains after a weak start to 2015.  Closed sales were up by 7.4% as compared to last months decrease of 11.3% and new sales under contract (new pending sales) increased by 7.5% (January’s decrease was 0.8%).

Both median and average sales prices, however, continue to rise.  Increases of (year to year) 8.3% and 6.6% respectively (in January they were up by 5.4% and 3.2%).  Once again picking up momentum to fairly hgh year to year increased rates.

The inventory increased by 3% for February.  This was the second month of increasing inventory after two months of flat numbers. For February 2015 we have a 6.2 months supply of inventory (was also 6.2 months in January) which is up from 6.1% from last year.  A 6 months inventory supply is considered a balanced market.  The townhouse and condo market for Florida continues to lag in performance from the single family real estate market.

Both median and average sales prices continue to rise ( February 2014 to February 2015) by 9.1% and 0.7% respectively, compared to January’s 7.9% and 7.4%.  Home prices continue to rise, though we are expecting some moderation in the rate in the near future.

The inventory of available homes for sale rose by 2.1% from last year. This is now a full 17 months of increased inventory.  The rate of inventory increases has declined significantly from previous months and this is an important statistic to watch for the future. For this month there was only a 5.3 months supply of inventory, this is a sellers market with the advantage for sellers. (February of 2014 had a 5.7 month supply)

As of March 2015, there are 2 homes on the market in Moon River on the Jensen Beach Causeway of Hutchinson Island FL.  Listing prices are $309,000 and $450,000 for an average list price of $379,500 which equates to $214.88 per sq. ft. of living area. Neither of these listings are distressed properties.

There are no Moon River homes currently pending (under contract).

There have been 5 homes sold in the past 12 months in Moon River.  Sales prices ranged from $230,000 to $414,900 for an average sales price of $315,180 which equals $190.42 per sq. ft. of living area and averaged 93% of list price. None of these completed sales were distressed properties.

The January 2015 Monthly Market Detail St Lucie County Townhouses and Condos as reported by Florida Realtors began 2015 with much weaker activity after a very strong December of 2014. Closed sales was down by 1.2% (was up by 29.8% in December) while new sales under contract (new pending sales) increased by 15.9% (was up by 20.2% in December).

The median sales price was up by 3.9% (up 8.3% in December) and the average sales price decreased by 10.1% (was down by 5.1% in December). Prices for townhouses and condos in the St Lucie County market have been erratic for the past few months. These differences in median and average prices indicate more sales in the lower end of the price ranges for St Lucie County townhouses and condos.

The inventory of available townhouses and condos increased by 11 units from last month to 694 properties, which is still down by 24.6% from last January. Current supply of inventory increased to 6.6 months from December, which was 6.5 months. This is 26.4% lower than last year. The St. Lucie County townhouse and condo market remains is slipping into a buyers market for the short term. January 2015 Monthly Market Detail St Lucie County Single Family Homes as reported by Florida Realtors began the year with a bit of a whimper as compared to last years activity.  Closed sales were unchanged (in December they were up by 6.7%) and new sales under contract (new pending sales) decreased by 5.7% (they were up by 10.5% last month).

Both median and average sales prices were up significantly (year to year) by 23.4% and 17.9% respectively from last January (For December these numbers were 16.3% and 14.8%).  Stronger increases in value at more than triple the statewide averages.  While this is an excellent metric for prospective home sellers, it is a bit of a concern for future sales as St Lucie County homes are rapidly becoming more expensive.

The inventory of active listings increased in January (from last month) by 96 homes to 1,748, which is still lower than last year’s inventory by 14.3%. The current supply of inventory is only 3.8 months (a 24.4% decrease from last year). A very strong sellers market for the Saint Lucie County single family home market.  Hopefully we will continue to see strong results for the single family real estate market in St Lucie County.

January 2015 Monthly Market Detail Martin County Townhouses and Condos began the year as it ended 2014 with continued strong activity . Year to year closed sales were up by 23.6% (was up by 31.3% in December) as well as new sales under contract (new pending sales) increased by 19% from January 2014 (was up by 10.8% in December).

The median sales price was up by 7.5% (was down by 18.2% in December) while the average sales price dropped by 2.2% (was down by 13.6% in December) as compared to January of 2014.  The rate of price increases seem to have stalled somewhat for townhouses and condos the past few months.

The inventory of available townhouses and condos has increased by 5 units to 514 properties from last month, though this is still 20.9% less inventory than was available in January of 2014.  For January there was a 4.7 month supply of inventory (a 24.1% decrease from last year).  A strong sellers market for townhouses and condos in Martin County for January 2015.

The January 2015 Monthly Market Detail Martin County Single Family Homes began the year with some very strong activity, bucking the trend for much of the rest of the State.  Year to year closed sales was up by 18.8% (was down 8.6% in December). New pending sales increased by 44.3% as compared to January of 2014 (increased by 13.7% in December).

The median sales price was down by 2.1% from last year (down by 5.9% in December) while the average price increased by an impressive 31% (was up by 29% last month).  Two months in a row of impressive average price increases while median prices decreased.  An indication of some higher priced sales.

The inventory of available single family homes increased from December 2014 by 28 homes to 1,1313 units this month, and is a 3.7% increase from last January.  Current supply of inventory remained at 6.2 months. (a 6.8% decrease from last year). Martin County single family home sales remain in a balanced market favoring neither the buyer nor seller.  Activity was very robust for a January, when typically sales are slightly off.

January 2015 Monthly Market Detail Florida Townhouses and Condos

The January 2015 Monthly Market Detail Florida Townhouses and Condos for the state of Florida indicates a pretty weak month for the start of 2015.  Closed sales were down by 11.3% as compared to last months increase of 11.3% and new sales under contract (new pending sales) decreased by 0.8% (December’s decrease was 1.4%).

Both median and average sales prices, however, continue to rise.  Increases of (year to year) 5.4% and 3.2% respectively (in December they were up by 8.4% and 8.8%).  Considerably slower rates of increase than for most of the past months.

The inventory increased by 3.5% for January.  This was the first increase after two months of flat inventory numbers. For January 2015 we have a 6.2 months supply of inventory (was 5.9 months in December) which is up from 5.5% from last year.  A 6 months inventory supply is considered a balanced market.  The townhouse and condo market for Florida is not performing nearly as well as the single family real estate market.
