January 2016 Monthly Market Detail Martin County Single Family Homes

The January 2016 Monthly Market Detail Martin County Single Family Homes started 2016 with mixed results as compared to last year.  Year to year closed sales were up by 6.0% (was down 9.6% in December). New pending sales decreased by 16% as compared to January of 2015 (Decreased by 10.6% in December).

The median sales price was up by 18.2% from last year (up by 5.3% in December) while the average price decreased by 18.2% (was up by 18.4% last month).  I’m not sure how they came up with these results.

The inventory of available single family homes increased from last month by 53 homes to 1194 units this month, and this inventory is 9.1% less than last January.  Current supply of homes is 5.1 months, for January of last year it was a 6.2 months supply. (This is a 18.5% decrease from last year).  Continuing as a sellers market in Martin County.  Though, the recent reduced rate of closed sales and an increasing inventory may soon have us back into a balanced market.

The January 2016 Monthly Market Detail Florida Townhouses and Condos is continuing the trend of reduced closed activity to begin 2016. Closed sales were down by 4.8% as compared to last months decrease of 1.2% and new sales under contract (new pending sales) decreased by 15.8% (In December there was a 5.2% decrease).

The median sales price was up again by 10.9% (up by 5% in December), while the average sales price increased by 5.3% (was down 2% in December).  Interestingly prices continue to rise despite the weaker volume of sales.

The inventory increased by 1.5% from January of last year.  For January 2016 we have 5.9 months of inventory (was 5.4 months in December) also compared to 6.2 for January 2015.  Just about into a balanced market, as a 6 months inventory supply is considered a balanced market.

January 2016 Monthly Market Detail Florida Single Family Homes

The January 2016 Monthly Market Detail Florida Single Family Homes is showing a slower growth rate than last year.  Closed sales were up by 2.7% (was up by 2.9% in December) and new sales under contract (new pending sales) were down by 11.3% (was down by 1.4% in December).  The lower number of new pending sales is a bit troubling for future closed sales.

Both median and average sales prices continue to rise ( January 2015 to January 2016) by 13.7% and 6.3% respectively, compared to December’s 11.6% and 7.7%.  Still showing some very healthy price increases.

The inventory of available homes for sale fell by 6.2% from last year.  Some high demand areas of Florida have seen decreasing inventory for a number of months now.  For January there was only a 4.5 months supply of inventory, Florida remains in a sellers market with the advantage for sellers. (January of 2015 had a 5.3 month supply)

There are currently 3 homes for sale in Gull Harbor.  List prices range from $524,900 to $999,900 for an average of $799,705 or $345.17 per sq. ft. of living area.

Currently, there are no homes under contract in this community.

In the past 12 months, there have been three sales in Gull Harbor.  Sales prices ranged from $725,000 to $1,100,000 which equals $298.03 per sq. ft. of living area.  These sales averaged out to 92% of the last list price and went under contract in an average of 170 days.

About Gull Harbor Real Estate in Palm City FL

The Gull Harbor community of Palm City consists of mostly waterfront homes on the shores of the South Fork of the Saint Lucie River as well as an exceptionally wide and deep canal off the river.  This is a non-gated neighborhood with 43 homes and no HOA or deed restrictions.  Of these 43 homes, only 4 do not have access to a dock in their backyards.

The December 2015 Monthly Market Detail St Lucie County Townhouses and Condos eased a bit from a quite strong November.  Closed sales were down 2.8% from last year (was up 26.1% in November) while new sales under contract (new pending sales) increased by 5.6% (was up by 39.0% in November).

The median sales price increased by 0.9% (up by 12.4% in November) while the average sales price was down by 9.9% (increased 3.2% in November).  Somewhat mixed signals for the final month of 2015 for prices for St Lucie County townhouses and condos.

The inventory of available townhouses and condos decreased by 19 units from last month to 543 units, which is 20.5% less than December 2014. The current supply of inventory decreased to 5.1 months as compared to last month’s 5.3 months, which is 21.2% lower than last year.  The St Lucie County townhouses and condos market continues as a sellers’ market. Typically a 6 month inventory is considered a balanced market showing no advantage to either buyers or sellers.

December 2015 Monthly Market Detail St Lucie County Single Family Homes showed some improvement from last months slow sales volume.  Closed sales were up by 0.2% (in November they were down by 13.3%) and new sales under contract (new pending sales) decreased by 17.9% (they were down by 21.0% last month).

While the median and average sales prices continue their relentless march higher with increases of 19.2% and 16.4% respectively from last December (For November these numbers were 10.8% and 17.2%). Very strong price increases continue as the demand for quality condos and townhouses remain high.

Active listings increased in December (from last month) by 4 homes to 1,754, now approaching similar levels from last year with this month 0.3% higher than last year..  The current supply of inventory is 3.8 months (a 3.7% increase from last year). The St Lucie County single family home market remains in a strong sellers market, though not quite as strong as last year.

December 2015 Monthly Market Detail Martin County Townhouses and Condos  showed a somewhat slight improvement after two slower months of sales activity.  Closed sales were up by 1.8% (was down by 18.7% in November) and new sales under contract (new pending sales) were down by 23.9% from December 2014 (decreased by 5.7% in November).  The decrease in pending sales is a bit troubling for future months.

Even though the sales volume is off, prices continue to rise and very strong rates.  The median sales price was up by 27.1% (was up by 18.4% in November) while the average sales price increased by 9.2% (was up by 38.2% in November) as compared to December of 2014.

The inventory of available townhouses and condos has increased by 13 units to 411 properties from last month.  The second month of increased inventory, though this is still 19.3% below the December 2014 inventory.  Currently, there’s a 3.8 month supply of inventory (a 19.3% decrease from last year).  Still in a strong sellers market for townhouses and condos for Martin County.  The reduced inventory along with the strong demand continues to impact prices in Martin County.

The December 2015 Monthly Market Detail Martin County Single Family Homes ended the year with weaker sales volume than last year, while prices continue to rise.  Year to year closed sales were down by 9.6% (was up 6.5% in November). New pending sales decreased by 10.6% as compared to December of 2014 (Increased by 4.9% in November).

Prices continue their upward march.  The median sales price was up by 5.3% from last year (up by 13.0% in November) while the average price increased by 18.4% (was up by 30.6% last month).  A little slower rate of appreciation as compared to last month, but still very strong growth in values.

The inventory of available single family homes increased from last month by 12 homes to 1141 units this month, and this inventory is 11.2% less than last December.  Current supply of homes is 4.9 months, for November of this year it was a 4.8 months supply. (This is a 21.0% decrease from last year).  Continuing as a strong sellers market.  The reduced inventory is the current cause of the slower sales volume.  Hopefully, with the increase in values there will be some increasing inventory in the months ahead.

As of January 2016, there are 2  homes available for sale with listing prices from $419,900 to $429,000 for an average list price of $424,450 which is a price per square foot of living area of $146.67.

There are no homes currently under contract and awaiting settlement in Lake Tuscany.

In the past 12 months, 6 homes have sold in Lake Tuscany ranging in sales price from $335,000 to $460,000 for an average sales price of $381,416 which equals $126.35 per sq. ft. of living area.  These homes took an average of 86 days on market to go under contract and sold at 97% of list price.

Closed sales were down by 1.2% as compared to last months increase of 5.7% and new sales under contract (new pending sales) decreased by 5.2% (In November there was a 7.2% decrease).

The median sales price was up again by 5% (up by 7.1% in November), while the average sales price declines by 2% (was up 8.2% in November).  After some very strong price increases for the past two years, this rate of increase seems to be moderating for this month.

The inventory decreased by 1.8% from December of last year.  For December 2015 we have 5.4 months of inventory (was 5.5 months in November) also was 5.9 from last December.  A continued sellers market for now, as a 6 months inventory supply is considered a balanced market.

There are currently 5 homes actively listed in Copperleaf in Palm City, Florida.  List prices range from a low of $349,900 to a high of $1,095,000.  The average list price is $699,260 which equals $213.58 per square foot of living area.

There are two homes under contract awaiting closing.  The list prices are $284,900 and $327,000 which averages to a $305,950 list price and $149.05 per square foot of living area. These homes averaged 52 days on market before accepting these offers.

There are currently 3 homes available for sale in Rocky Point Estates.  List prices are from $239,900 to $269,000 for an average list price of $257,966 which equals $168.62 per sq. ft. of living area.

Two homes are under contract.  List prices are $329,000 and $375,000 for an average list price of $352,000 or $196.75 per sq. ft.  These two homes averaged only 6 days on the market prior to receiving an accepted offer.

In the past 12 months, 13 homes have sold in Rocky Point Estates.  Sales prices ranged from $200,000 up to $430,000 for an average sales price of $294,307 which works out to $170.66 per sq. ft. of living area.  These homes sold for an average of 95% of the last list price and in 81 days of being on the market prior to receiving an accepted offer.

Rocky Point Estates is an HOA community in the eastern middle of Rocky Point.  Homes on Orange St, Nassau Ter. and the north side of Matousek St. had the opportunity to join this HOA when it was developed and for the sum of $75.00 per year, members have access to a large park with a boat ramp and picnic grounds available for their exclusive use.  In addition to the ramp and picnic area, there’s a 29 slip marina suitable for boats up to 30’ in length.  These docks can only be owned (or leased) by members in good standing within the Rocky Point Estates HOA community.  Individuals within Rocky Point Estates have the option to sell or trade docks within the community.

This boat ramp and the docks are in a highly desirable location that’s only about a mile or so from the open waters of the Atlantic Ocean through the Saint Lucie Inlet.  Fisherman in this community love the fact that they can be casting their lines in deep water just minutes after leaving the dock or ramp.

There are just over 170 homes belonging to the association.  Homes were first built in this community in 1959 and the latest home was just completed in 2014. Homes are of all styles and sizes ranging from 5 bedroom, 4 bathroom home on almost a half-acre down to under 1,000 sq. ft., 2 bedroom, 1 bathroom homes on under a quarter of an acre lots.

The November 2015 Monthly Market Detail St Lucie County Townhouses and Condos came back strong from a weak October.  Closed sales were up 26.1% from last year (was down 5.4% in October) while new sales under contract (new pending sales) increased by 39.0% (was up by 1.8% in October).

The median sales price increased by 12.4% (down 6.1% in October) while the average sales price was u[p by 3.2% (was unchanged in October).  After an off October, prices have once again resumed their climb.

The inventory of available townhouses and condos increased by 6 units from last month to 562 units, which is still down from last November by 16.7%. Current supply of inventory remained unchanged from last month’s 5.3 months. This is 19.3% lower than last year. The St Lucie County townhouse and condo market continues as a sellers’ market, though approaching a balanced one. Typically a 6 month inventory is considered a balanced market showing no advantage to either buyers or sellers.

November 2015 Monthly Market Detail St Lucie County Single Family Homes had a weak month for closed sales as compared to last year.  Closed sales were off by 13.3% (in October they were up by 0.4%) and new sales under contract (new pending sales) decreased by 21.0% (they were down by 26.8% last month).

Inexplicably, the median and average sales prices continue their relentless march higher with increases of 10.8% and 17.2% respectively from last November (For October these numbers were 14.1% and 16.1%).

Active listings increased in November (from last month) by 75 homes to 1,750, though this is still lower than last year’s inventory, but only by 2.5%.  The current supply of inventory is 3.7 months (a 0.3% decrease from last year). The Saint Lucie County single family home market remains in a strong sellers market.  Hopefully, we will once again see increasing volume of sales as the inventory rises.

November 2015 Monthly Market Detail Martin County Townhouses and Condos  is showing weaker closed activity year to year for the second month in a row.  Closed sales were down by 18.7% (was down by 5.7% in October) and new sales under contract (new pending sales) were down by 5.7% from November 2014 (decreased by 12.9% in October).

Even though the sales volume is off, prices continue to rise and very strong rates.  The median sales price was up by 18.4% (was up by 4.0% in October) while the average sales price increased by 38.2% (was down by 2.2% in October) as compared to November of 2014.

The inventory of available townhouses and condos has increased by 25 units to 398 properties from last month.  It’s good to see some increased inventory, though this is still 20.3% below the November 2014 inventory.  Currently, there’s a 3.7 month supply of inventory (a 20.3% decrease from last year).  Still in a strong sellers market for townhouses and condos for Martin County.  We are heading into the slower season for condo sales and I expect to see a little more weakening for our market until after the holidays.

The November 2015 Monthly Market Detail Martin County Single Family Homes continues to show improvement both annually and monthly.  Year to year closed sales were up by 6.5% (was up 13.4% in October). New pending sales increased by 4.9% as compared to November of 2014 (decreased by 19% in October).

Prices continue their upward march.  The median sales price was up by 13.0% from last year (up by 15.6% in October) while the average price increased by 30.6% (was up by 12.3% last month).  This very strong price trend is a bit troubling as it seems to be at much to high of a pace to be sustainable for the long run.  I expect some moderation of these increases in the near future.

The inventory of available single family homes decreased from last month by 33 homes to 1129 units this month, and this is inventory is 10.4% less than last November.  Current supply of homes is 4.8 months, for October of this year it was a 4.9 months supply. (This is a 21.5% decrease from last year). The Martin County single family real estate market remains in a sellers market.  I was hoping for another month of increasing inventory, but this hasn’t happened.  Possibly for December and/or January we’ll have some additional homes for sale.
