April 2016 Monthly Market Detail Florida Townhouses and Condos

The April 2016 Monthly Market Detail Florida Townhouses and Condos is beginning to show some slower activity tahn in past years drifting out of a sellers market and currently in a balanced one.  Closed sales were down by 5.3% as compared to last months decrease of 7.1% and new sales under contract (new pending sales) decreased by 5.7% (In March there was a 10.1% decrease).  While on the single family side of the Florida real estate market this decrease in volume can be attributed to inventory, for condos and townhouses it appears to be strictly price related as the inventory has been gaining in the past few months.

Inexplicably, prices continue to rise, though at a slower pace than for the past few years.  The median sales price was up by 4.4% (up by 3.3% in March), while the average sales price increased by 2.9% (was down 3.9% in March).  Should the inventory continue to rise with slow sales, I expect these price increase to shrink in the near future.

The inventory increased by 7.5% from April of last year.  For April 2016 we have 6.3 months of inventory (was also 6.3 months in March) and compared to 5.9 for April 2015.  We are currently in a balanced market for Florida townhouse and condo sales.

For May of 2016 there is one home for sale in the Bay Colony of Stuart. This home is listed for $649,000 which is $207.88 per sq. ft. of living area.  This home has been on the market for 141 days.

There is also one home under contract which has not closed at the time this report was written.  The list price is $775,000 or $212.27 per sq. ft. of living area.  This home was on the market for 84 days prior to going under contract.

And, in the past twelve months one home sold in the Bay Colony of Stuart with a sales price of $1,275,000 which equals $254.14 per sq. ft. of living area.  This home was on the market for 83 days prior to going under contract and sold for 85% of list price.

The Bay Colony of Stuart is an exclusive gated community lying on the shores of the North Fork of the Saint Lucie River.  There are 34 home sites in Bay Colony and as of February 2015 only two vacant lots remain.

April 2016 Monthly Market Detail Florida Single Family Homes

The April 2016 Monthly Market Detail Florida Single Family Homes shows continued strong activity but less robust than last year primarily because of reduced inventory and strong price increases.  Closed sales were down by 0.6% (was also down by 0.6% in March) and new sales under contract (new pending sales) were down by 4.2% (was down by 6.3% in March).

Both median and average sales prices continue to rise ( April 2015 to April 2016) by 9.2% and 3.8% respectively, compared to March’s 10.3% and 4.9%.  These year to year price increases remain very strong, and in my opinion, unsustainable for the long run.  But, for now, these increases show no signs of abating.

The inventory of available homes for sale fell by 23% from last year.  Higher demand areas of Florida have seen decreasing inventory for more than three years now.  For April there was only a 4.5 months supply of inventory as Florida remains in a sellers market with the advantage for sellers. (April of 2015 had a 4.8 month supply)  A balanced market favoring neither buyers or sellers is considered to be one with a 6 to 7 month supply of inventory.

For may 2016 there are three condos on the MLS in Villa del Sol on Hutchinson Island in Jensen Beach FL.  List prices range from $125,000 to $220,000 for an average list price of $164,967 or $206.88 per sq. ft. of living area.  These condos have been on the market for an average of 246 days.

There are two condos under contract in Villa del Sol.  List prices were $275,000 and $235,000 for an average of $255,000 which equals $183.21 per sq. ft. of living area.  These condos averaged 145 days on market prior to going under contract.

In the past 12 months, 4 condos have sold with sales prices from $130,000 up to $250,000 for an average sales price of $187,500 which is $114.78 per sq. ft. of living area.  These condos sold for an average of 87% of list price and were under contract in an average of 203 days after being listed.

There is only one condo under contract.  The list price was $150,000 or $128.31 per sq. ft. of living area with this condo going under contract 28 days after being listed.

The March 2016 Monthly Market Detail St Lucie County Townhouses and Condos shows reduced activity from March of last year.  Closed sales were down 23.1% from last year (was down 22.3% in February) while new sales under contract (new pending sales) decreased by 7.5% (was down by 24.1% in February).

The median sales price increased by 9.2% (was down by 10.4% in February) while the average sales price was down by 2.8% (decreased 7.2% in February).  This is the first month in 2016 with some increase in prices for this segment of the St Lucie County real estate market.

The inventory of available townhouses and condos decreased by 12 units from last month to 655 units, which is 3.1% greater than March 2015. The current supply of inventory remained unchanged from last month at  6.6 months, which is 6.5% greater than last year.  The St Lucie County townhouses and condos market remains in basically a balanced market and leaning towards going into a buyers market. Typically a 6 month inventory is considered a balanced market showing no advantage to either buyers or sellers.

March 2016 Monthly Market Detail St Lucie County Single Family Homes improved its March volume as compared to February but still weaker than last year.  Closed sales were up by 0.2% (in February they were down by 9.2%) and new sales under contract (new pending sales) decreased by 4.7% (they were down by 3.9% last month).

However, prices continue to increase quite dramatically.  Both the median and average sales prices up by 19.4% and 16.2% respectively from last March (For February these numbers were 17.2% and 14.6%).

Active listings fell by 18 to 1,822 homes.  This inventory is 14.5% greater than last year.  The current supply of homes is at  4.1 months (a 20.6% increase from last year). The St Lucie County single family home market remains in a strong sellers market, though not quite as superheated as last year.

March 2016 Monthly Market Detail Martin County Townhouses and Condos  showed reduced sales volume primarily because of lower inventory and a continued rise in values.  Closed sales were down by 11.2% (was down by 2.0% in February) and new sales under contract (new pending sales) were down by 5.9% from March 2014 (decreased by 7.5% in February).  Though this is still a very active real estate market.

The median sales price was up by 26.6% (was up by 2.1% in February) while the average sales price increased by 40.3% (was up by 13.3% in February) as compared to March of 2015.  Very strong price gains that are impacting some folks ability to afford condos and townhouses in Martin Count.

The inventory of available townhouses and condos dropped by 13 units to 398 properties as compared to last month.  The second monthlyt drop after three straight months of increased inventory. This is 7.0% below the March 2015 inventory.  Currently, there’s a 4 month supply of inventory (a 2.4% decrease from last year).  Still in a strong sellers market for townhouses and condos for Martin County.

The March 2016 Monthly Market Detail Martin County Single Family Homes continues as a sellers market though sales volume is not growing as robustly as last year but improved from February.  Year to year closed sales were up by 3.4% (was down 11.8% in February). New pending sales decreased by 0.8% as compared to March of 2015 (Decreased by 3.3% in February).

And prices continue to rise as the median sales price was up by 17.1% from last year (up by 8.9% in February) while the average price increased by 15.3% (was down by 5.1% last month).  As long as the inventory remains tight, prices will continue to rise.

The inventory of available single family homes increased slightly from last month by 19 homes to 1100 units for this month,  this is 1.0% less than last March.  Current supply of homes is 5.3 months, for March of last year it was a 5.6 months supply. (This is a 5.4% decrease from last year).  Still a sellers market for Martin County single family home sales.

The March 2016 Monthly Market Detail Florida Townhouses and Condos is now in a balanced market and not the super heated activity as we have experienced for the past two years.  Closed sales were down by 7.1% as compared to last months decrease of 5.4% and new sales under contract (new pending sales) decreased by 10.1% (In February there was a 10.5% decrease).  While on the single family side of the Florida real estate market this decrease in volume can be attributed to inventory, for condos and townhouses it appears to be strictly price related as the inventory has been gaining in the past few months.

The median sales price continued to rise, by 3.3% (up by 5.6% in February), while the average sales price decreased by 3.9% (was down 1.4% in February).  It appears that prices may not continue to rise very rapidly for this segment of the Florida real estate market.

The inventory increased by 6.7% from March of last year.  For March 2016 we have 6.3 months of inventory (was also 6.3 months in February) and compared to 6.0 for March 2015.  First time in two years that we are seeing an increase in inventory as well as being out of a sellers market.

March 2016 Monthly Market Detail Florida Single Family Homes

The March 2016 Monthly Market Detail Florida Single Family Homes continues to do well, though not as robust as last year.  Closed sales were down by 0.6% (was up by 0.4% in February) and new sales under contract (new pending sales) were down by 6.3% (was down by 3.6% in February).  The main reason fo the slowdown in sales is the shrinking inventory of available homes, though price increases in the past few years haven’t helped either.

Both median and average sales prices continue to rise ( March 2015 to March 2016) by 10.3% and 4.9% respectively, compared to February’s 11.1% and 9.2%.  Continuing a trend that has been ongoing for close to three years now.

The inventory of available homes for sale fell by 2.8% from last year.  Higher demand areas of Florida have seen decreasing inventory for more than two years.  For March there was only a 4.5 months supply of inventory, Florida remains in a sellers market with the advantage for sellers. (March of 2015 had a 5.0 month supply)

As of April 2016, there are 3 available homes for sale in the Lost River Plantation community of Stuart, FL.  Prices range from $729,000 to $799,000 for an average price of  $762,800 which equals $249.26 per sq. ft. of living area.

There are 3 homes under contract.  The listing prices ranged from $349,900 up to $749,900 or $205.94 per sq. ft. of living area.  These homes average 239 days on market before going under contract.

In the past 12 months, there have been 7 sales ranging in sales prices from $415,000 to $675,000 for an average sales price of $570,714 which comes out to $195.24 per sq. ft. of living area.  Sales prices averaged 95% of the last list price and these homes were on the market for an average of 104 days prior to accepting these offers.

Lost River Plantation in Stuart, Florida consists of 111 homes all with private docks and Ocean access via the South Fork of the Saint Lucie River.  All, but just a handful of the homes have waterfront and dockage located in the backyard.  Suitable for deep draft ocean going vessels with some docks able to accommodate over 50’ vessels.  All homes are of newer construction (from 2004 to the present).  There are a limited number of new homes not on the MLS available now or to be built, please call us for details.

This is a spectacular waterfront community with very private and protected waterfront areas.  There is a community marina with a clubhouse that offers a fitness center, kitchen and social rooms.  For those wishing to commute to pints north or south, Lost River is very conveniently located near the Interstate for easy access.  Yet, it’s only 10 to 20 minutes’ drive to the pristine beaches and  quaint downtown areas of Stuart, Florida.  Also close to shopping, restaurants as well as medical facilities.  Lost River Plantation is a tremendous opportunity for newer waterfront construction.  A rare gem in this real estate market!

The February 2016 Monthly Market Detail St Lucie County Townhouses and Condos had a difficult second month of 2016 with reduced sales volume as well as property prices when compared to last year.  Closed sales were down 22.3% from last year (was down 4.9% in January) while new sales under contract (new pending sales) decreased by 24.1% (was down by 33.3% in January).

The median sales price decreased by 10.4% (up by 3.2% in January) while the average sales price was down by 7.2% (increased 10.0% in January). Not good news for sellers of townhouses and condos in St Lucie County.

The inventory of available townhouses and condos increased by 124 units from last month to 667 units, which is 2.5% greater than February 2015. The current supply of inventory increased to 6.6 months as compared to last month’s 5.9 months, which is still 4.8% more than last year.  The St Lucie County townhouses and condos market is now back into a buyers market for at least this month. Typically a 6 month inventory is considered a balanced market showing no advantage to either buyers or sellers.

February 2016 Monthly Market Detail St Lucie County Single Family Homes continued into the second month of 2016 with weaker sales volume while still active and continued rising prices.  Closed sales were down by 9.2% (in January they were down by 8.8%) and new sales under contract (new pending sales) decreased by 3.9% (they were down by 34.4% last month).

Both the median and average sales prices up by 17.2% and 14.6% respectively from last February (For January these numbers were 21.2% and 20.3%).

Active listings fell by 95 homes to 1,840 homes.  This inventory is 5% greater than last year.  The current supply of homes is at  4.1 months (a 13.9% increase from last year). The St Lucie County single family home market remains in a strong sellers market, though not quite as strong as last year.

February 2016 Monthly Market Detail Martin County Townhouses and Condos  continues with slower sales volume as compared to the past two years while continuing to show impressive price gains.  Closed sales were down by 2.0% (was down by 20.2% in January) and new sales under contract (new pending sales) were down by 7.5% from February 2014 (decreased by 33.9% in January).  These sales results are an improvement from last month.

The median sales price was up by 2.1% (was up by 39.1% in January) while the average sales price increased by 13.3% (was up by 36.8% in January) as compared to February of 2015.

The inventory of available townhouses and condos dropped by 57 units to 411 properties as compared to last month.  The first drop after three straight months of increased inventory. This is still 13.8% below the February 2015 inventory.  Currently, there’s a 4.1 month supply of inventory (a 10.9% decrease from last year).  Still in a strong sellers market for townhouses and condos for Martin County.  Signs are strong for another increase spurt in sales activity for this sector.

The February 2016 Monthly Market Detail Martin County Single Family Homes showing reduced volume of sales activity for February of 2016.  Year to year closed sales were down by 11.8% (was up 6.0% in January). New pending sales decreased by 3.3% as compared to February of 2015 (Decreased by 16% in January).

But prices continue to rise as the median sales price was up by 8.9% from last year (up by 18.2% in January) while the average price increased by 5.1% (was down by 18.2% last month).  As long as the inventory remains tight, prices will continue to rise.

The inventory of available single family homes decreased from last month by 113 homes to 1081 units for this month, and this is 5.0% less than last February.  Current supply of homes is 5.2 months, for February of last year it was a 5.9 months supply. (This is a 11.9% decrease from last year).  Continuing as a sellers market in Martin County.  Still a sellers market for Martin County single family home sales.
