In late November 2015 there were only 2 condos for sale in the Island Club on Hutchinson Island. These two condos are listed at $300,000 and $375,000 for an average list price of $337,500 or $232.44 per sq. ft. of living area.

The Island Club Condos in Jensen Beach

The Island Club Condos of Jensen Beach are also known as the Hutchinson Island Club. This one of a kind condo building was built in 1977 just to the south of the Waveland Public beach on Saint Lucie County to the north of the Jensen Beach Causeway. There are 92 residences in this 11 story building.

The Island Club is unique because it features spectacular ocean views from floor to ceiling windows in all units. All of these condos are also considerably larger than your average oceanfront offering with a number of 2 story 3 bedroom plus den, 3 bathroom condos of 2,524 sq. ft. not including the balconies as well as roomy 2 bedroom, 2 bath condos with 1,452 sq. ft. of living area. Amenities in the Island Club are a heated a pool, Jacuzzi, fitness room, kitchen, social area, billiard room, library, bar, BBQ grills, gazebo, sauna and shuffleboard courts. All of this for just over $600 a month condo fees plus some for larger units and those that come with a one car garage.

Sorry, no pets are permitted in the Island Club, but rentals are allowed with some restrictions.

In November of 2015 there were three condos for sale in the Riverbend community of Indian River Plantation. List prices range from $339,000 to $439,000 for an average list price of $397,666 or $263.60 per sq. ft. of living area.

There is one condo under contract which was listed at $575,000 or $331.41 per sq. ft. of living area. This condo went under contract 1 day after it was listed.

In the past 12 months, 7 condos have sold. Sales prices ranged from $275,000 up to $400,000 for an average sales price of $340,828 which equals $221.31 per sq. ft. These units sold for an average of 93% of list price and averaged 83 days on market prior to going under contract.

Riverbend in Indian River Plantation

River Marina November 2015 Market Report

For November 2015, there are only 4 homes available for sale in River Marina. All four are townhomes and range in price from $169,900 to $206,240 for an average price of $190,457 or $119.69 per sq. ft. of living area.

There are four homes under contract. List prices ranged from $204,940 to $334,900 for an average of $259,957 which equals $145.30 per sq. ft. of living area. These homes went under contract in an average of 15 days after going on the market.

In the past 12 months, 25 homes have sold in River Marina. Sales prices ranged from $149,900 to $344,000. The average sales price was $195,410 which is $114.64 per sq. ft. of living area. These homes sold on average for 97% of listing price and were under contract in an average of 63 days on market.

River marina is a newer community consisting of 84 single family homes built from 2006 to 2008 ranging in size from 3 BR, 1600 sq. ft. homes to 5 BR homes with 3,380 sq. ft of living area. 14 of these homes are waterfront with Ocean access through the South Fork of the Saint Lucie River. The single family homes in River marina are in a gated enclave.

Also available are newer townhomes in a non-gated area. Currently only about 47 townhomes have been built with plans for a total of approximately 220 units. Both 2 and 3 Bedroom townhomes are available with 1627 sq. ft. of living area and a 1 car garage. There’s a community pool and easy access to recreational areas.

As of early 2015, construction has resumed for River Marina townhomes by Lennar Homes. The Charter Club us a gated community of 203 homes on the south side of Martin Downs Blvd. Developed in 1988 with the last home completed in 1995. Very well located in the heart of Palm City and just a short distance to shopping, the Turnpike, numerous golf courses and rivers and only about 15 minutes to the beaches of the Atlantic Ocean or 10 minutes to historic downtown Stuart, FL.

As of October there is only one active listing in Joes Point. It is listed at $1,870,000 or $525.58 per sq. ft. of living area.

One home is pending (under contract) which was listed for $969,900 or $315.11 per sq. ft. and was on the market for 50 days prior to going under contract. This is a bank owned foreclosure.

In the past 12 months, one home has sold in this waterfront community. The sales price was $1,195,000 which equals $381.55 per s. ft. This home went under contract in 45 days and sold for 91% of the list price.

One of the most unusual properties on Stuart’s Hutchinson Island is Joes Point. Located on a private peninsula which juts to the north west into the mile wide Indian River (Intracoastal Water Way). Originally developed by Lloyd Dutcher in the early 1980’s this is a premier waterfront subdivision enjoying the many wonderful amenities of Hutchinson Island in Martin County. There are currently 6 condos on the market in Atlantis. List prices range from $189,900 to $299,000 for an average list price of $226,566 which equates to $196.17 per sq. ft. of living area.

There are 2 Atlantis condos that are under contract that haven’t sold to date. List prices are $125,000 and $158,800 for an average of $141,900 or a per sq. ft. price of $134.76. These two condos went under contract in an average of 69 days.

In the past 12 months, 20 condos have sold in Atlantis. Sales prices ranged from $139,284 to $295,000 with an average sales price of $206,334 or $189.54 per sq. ft. of living area. These condos sold in an average of 144 days and at an average of 94% of list price.

Atlantis Condos on Hutchinson Island in Jensen Beach FL (Saint Lucie County) consists of three buildings. Atlantis ‘A’, Atlantis ‘B’ and Atlantis ‘III’. Buildings A and B were constructed in 1978 and consist of 68 2 bedroom 2 bathroom condos with 1,053 sq. ft. of living space on 7 stories. Those on floors 3 to 7 enjoy excellent ocean and beach views, while the lower floors have partially blocked views because of the sand dunes. There is ample outdoor parking for all residents as well as two tennis courts and a vehicle wash area.

The Atlantis condos are conveniently located just 1 and ½ miles north of the Jensen Beach Causeway and within an easy drive of shopping, restaurants and all the amenities offered on Florida’s Treasure Coast.

The Jensen Beach Club is a complex consisting of 9 buildings surrounding a lake on Hutchinson Island on a pristine 21 acres. Lying directly across the street from the Ocean and the public beach at the end of the Jensen Beach Causeway. There are 196 condos which are all 1,090 sq. ft. of living area with 2 bedrooms and 2 bathrooms with private balconies or patios. The Jensen beach Club complex was built between 1986 and 1987 and has a community pool, clubhouse and tennis courts. These are three story buildings with the most desirable condos being end units with lake views.

The Jensen beach Club will allow up to 25 lb. or smaller pet and rentals are also allowed with some restrictions. The maintenance fee at the time of this post was around $300 per month, which includes the insurance and maintenance for the building exterior as well as the common areas, pest control, management and water and sewer charges.

There are two designated parking spots for each unit and ample guest parking as well. Jensen Beach Club residents enjoy the convenience of having ocean access just across the street and also being a short drive or bicycle ride to restaurants, shopping and the wonderful amenities of Jensen Beach and Martin County FL. All at a very affordable price.

Those looking for affordable waterfront in the Martin County area may want to act sooner than later as current prices have been rising rapidly.
