The January 2015 Monthly Market Detail Martin County Single Family Homes began the year with some very strong activity, bucking the trend for much of the rest of the State.  Year to year closed sales was up by 18.8% (was down 8.6% in December). New pending sales increased by 44.3% as compared to January of 2014 (increased by 13.7% in December).

The median sales price was down by 2.1% from last year (down by 5.9% in December) while the average price increased by an impressive 31% (was up by 29% last month).  Two months in a row of impressive average price increases while median prices decreased.  An indication of some higher priced sales.

The inventory of available single family homes increased from December 2014 by 28 homes to 1,1313 units this month, and is a 3.7% increase from last January.  Current supply of inventory remained at 6.2 months. (a 6.8% decrease from last year). Martin County single family home sales remain in a balanced market favoring neither the buyer nor seller.  Activity was very robust for a January, when typically sales are slightly off.

The December 2014 Monthly Market Detail Martin County Single Family Homes picked up steam in the final month of 2014. Year to year closed sales were down by 8.6% (was up 1.2% in November). New pending sales increased by 13.7% as compared to December of 2013 (increased by 9% in November).

The median sales price was up by 5.9% from last year (down by 1.5% in November) while the average price increased by an impressive 29% (was down by 8.8% last month). We appear to be in somewhat of a roller coaster ride in the past three months as far as prices are concerned.  Though all indications to date show more positive news coming for 2015.

The inventory of available single family homes increased from November 2014 by 25 homes to 1,285 units this month, and is a 4% increase from last December.  Current supply of inventory rose slightly to 6.2 months from last month’s 6.1 (a 6.4% decrease from last year). Martin County single family home sales remain in a balanced market favoring neither the buyer nor seller.

The November 2014 Monthly Market Detail Martin County Single Family Homes slowed in closed volume.  Year to year closed sales were down by 1.2% (was up 23.3% in October). New pending sales increased by 9% as compared to November of 2013 (increased by 4.6% in October). 

The median sales price was down by 1.5% from last year (up by 2.6% in October) while the average price decreased by 8.8% (was up by 26.8% last month).  We appear to be in somewhat of a roller coaster ride in the past three months as far as prices are concerned.  Difficult to determine any meaningful trends at this time.

The inventory of available single family homes increased from October 2014 by 7 homes to 1,260 units this month, and is a 0.5% increase from last November.  Current supply of inventory remains unchanged at 6.1 months from last month’s 6.1 (a 10.1% decrease from last year).  Martin County single family home sales remain in a balanced market favoring neither the buyer nor seller.

The October 2014 Monthly Market Detail Martin County Single Family Homes showed a continued strong market with activity significantly outpacing the average for the state of Florida.  Year to year closed sales were up by 23.3% (was up 23.3% in September). New pending sales increased by 4.6% as compared to October of 2013 (increased by 14.1% in September). 

The median sales price was up by 2.6% from last year (up by 4% in September) while the average price increased by 26.8% (was down by .5% last month).  Some considerably better appreciation this month compared to September.

The inventory of available single family homes increased from September 2014 by 24 homes to 1,253 units this month, and is a 2.5% increase from last October.  Current supply of inventory increased to 6.1 months from last month’s  6.0 (a 10% decrease from last year).  Currently, Martin County has a balanced market for single family home sales.

The September 2014 Monthly Market Detail Martin County Single Family Homes showed a continued strong market with activity significantly outpacing the average for the state of Florida.  Year to year closed sales were up by 23.3% (was up 22.1% in August). New pending sales increased by 14.1% as compared to September of 2013 (increased by 23.9% in August). 

The median sales price was up by 4% from last year (down by .3% in August) while the average price decreased by .5% (was down by 6.8% last month).  I believe the slower price appreciation in the Marin County residential market is contributing to the active market..

The inventory of available single family homes decreased from August 2014 by 59 homes to 1,229 units this month, this still represents a 2.4% increase from last September.  Current supply of inventory decreased to 6 months from last month’s  6.4 (a 9% decrease from last year).  Currently, Martin County has a balanced market for single family home sales.

The August 2014 Monthly Market Detail Martin County Single Family Homes showed a continued strong market with activity significantly outpacing the average for the state of Florida.  Year to year closed sales were up by 22.1% (was up 19.5% in July). New pending sales increased by % as compared to August of 2013 (increased by 21.1% in July). 

The median sales price was down by.3% from last year (up by 2.2% in July) while the average price decreased by 6.8% (was down by 2.9% last month).  These decreasing (or fairly steady) prices are one reason for the active market in Marin County.

The inventory of available single family homes decreased from July 2014 by 6 homes to 1,288 units this month, this still represents an 18.5% increase from last August.  Current supply of inventory decreased to 6.4 months from last month’s 6.6 (a 4.2% increase from last year).  Currently, Martin County has a balanced market for single family home sales.

The July 2014 Monthly Market Detail Martin County Single Family Homes showed continued strong market activity.  Martin County single family home sales exceeded the average in the state and continues to show excellent strength.  Year to year closed sales were up by 19.5% (was up only 19.6% in June). New pending sales increased by 21.1% as compared to July of 2013 (increased by 15.7% in June).  This continues strong trend that was not present at the beginning of the year.

The median sales price was up by 2.2% from last year (up by 13.7% in June) while the average price decreased by 2.9% (was up by 9.2% last month).  A moderating of price increases is a positive for future sales, keeping the rate of increase lower makes homes more affordable.

The inventory of available single family homes decreased from June 2014 by 97 homes to 1,294 units this month, this still represents a 20.6% increase from last July.  Current supply of inventory decreased to 6.6 months from last month’s 7.2 (a 7.8% increase from last year).  This market is in a slight advantage for buyers.

The June 2014 Monthly Market Detail Martin County Single Family Homes showed another month with excellent activity.  Martin County single family home sales exceeded the average in the state and continues to show excellent strength.  Year to year closed sales were up by 19.6% (was up only 18.6% in May). New pending sales increased by 15.7% as compared to June of 2013 (decreased by 0.4% in May).  Quite the turnaround from earlier this year.

The median sales price was up by 13.7% from last year (up by 8.0% in May) while the average price increased by 9.2% (was down by 4.3% last month).  Strong increases in value once again after a fairly slow spring.

The inventory of available single family homes decreased from May 2014 by 29 homes to 1,391 units this month, this still represents a 28.7% increase from last June.  Current supply of inventory decreased to 7.2 months from last month’s 7.5  (a 15.8% increase from last year).  This market is in a slight advantage for buyers.

The May 2014 Monthly Market Detail Martin County Single Family Homes showed excellent activity.  Martin County single family home sales exceeded the average in the state and is showing excellent strength.  Year to year closed sales were up by 18.6% (was up only 0.5% in April). New pending sales decreased by 0.4% as compared to May of 2013 (decreased by 9.1% in April).  I would have liked to see some stronger new pending sale numbers.

The median sales price was up by 8.0% from last year (up by 12.6% in April) while the average price increased by 4.3% (was down by 19.3% last month).  Ideally price increases in the single digits, like this month, are a good healthy sign for the market.

The inventory of available single family homes increased from April 2014 by 22 homes to 1,420 units this month, representing a 21.8% increase from last May.  Current supply of inventory remains unchanged from last month at 7.5 months (a 9.6% increase from last year).  Hovering just outside of a balanced market for now with a slight advantage for buyers.

The April 2014 Monthly Market Detail Martin County Single Family Homes improved from a slow March though activity only slightly improved from last year.  Year to year closed sales were up by only 0.5% (was down 14.7% in March). New pending sales decreased by 9.1% as compared to April of 2013 (increased by 17.5% in March).  The decrease in pending sales is a bit troubling as it’s the main indicator of potential future closed sales.

The median sales price was up by 12.6% from last year (up by 4% in March) while the average price dropped by 19.3% (was down by 25.1% last month).  This is a dramatic indication of the continued strong activity for the lower price ranges and a slower sales volume in the higher end luxury market.

The inventory of available single family homes decreased from March 2014 by 29 homes to 1,398 units this month, representing a 15% increase from last April.  Current supply of inventory remains unchanged from last month at 7.5 months (a 4.8% increase from last year).  Hovering just outside of a balanced market for now with a slight advantage for buyers.

New pending sales increased by 17.5% as compared to March of 2013 (decreased by 30.4% in February).  An increase in the pending sales indicates a good possibility of better closed activity for the near future

The median sales price was up by 4% from last year (up by 5.7% in February) while the average price dropped by 25.1% (was down by 18.3% last month).  This is a dramatic indication of the continued activity for the lower price ranges and a slower sales volume in the higher end luxury market.

The inventory of available single family homes increased from February 2014 by 61 homes to 1,429 units this month, representing a 12.2% increase from last March.  Current supply of inventory rose to 7.5 months (a 2.9% decrease from last year).  Hovering just outside of a balanced market for now with a slight advantage for buyers.

The February 2014 Monthly Market Detail Martin County Single Family Homes continues with mostly positive news, though at a considerably reduced rate of appreciation and volume.  New pending sales were off by 30.4% as compared to February of 2013 (decreased by 18.8% in January).  The reduced number of pending sales are an possible indication of slower closed volume in the coming months. Year to year closed sales were up by 10.8% (was up 29.9% in January).

The median sales price was up by 5.7% from last year (up by 24.7% in January) while the average price dropped by 18.3% (was down by 8.5% last month).  The slowing rate of appreciation will help future sales as the fairly dramatic increases of last year simply priced to many buyers out of the market.

The inventory of available single family homes increased from January 2014 to 1,368 units this month, and this is a 10.3% increase from last February.  Current supply of inventory is only 7 months (a 9.6% decrease from last year).  If this trend continues we’ll be back into a buyers market in Martin County for single family homes next month.  Though indications of activity for March seem to be fairly positive.

The Martin County Single Family Home Sales 2013 Yearly Review as reported by Florida Realtors indicates just how strong the market performed in 2013 for the Martin County single family housing market.   Year to year closed sales were up by 19.5% (was up by 16.8% in 2012) and new sales under contract (new pending sales) increased by 36.7% (was up by 29% in 2012).

Both median and average sales prices were up (2012 to 2013) by 12.6% and 5.5% respectively.   Showing strong gains in value.  These numbers were 3.1% and 1.2% respectively in 2012.

The inventory of available homes for sale increased by only 2.7% from 2012.  While the months supply of homes decreased to 6.5.  Indicating a balanced market, where neither the seller or buyer has an advantage.

The January 2014 Monthly Market Detail Martin County Single Family Homes as reported by Florida Realtors began 2014 with mostly a positive start.  Only negative was that new pending sales were off by 18.8% from last year (increased by 9.5% in December).  Closed sales were up by 29.9% (was 17.8% in December).

The median sales price was up by 24.7% from last year while the average price dropped by 8.5%.  This is not an indication of rising or lowering values, but rather the mix of homes that have sold this month.   Generaly values are in fact rising at a fairly moderate pace overall, though individual locations will vary.

In fact, Martin County residential sales of single family homes has outperformed the state average for the second month in a row in volume.   Closed sales were up by 17.8% (was 33.8% in November) and new sales under contract (new pending sales) increased by 9.5% (decreased by 4% in November).

The median sales price was up by 7.2% from last year while unfortunately the average price took a steep hit at a decline of 24.1%.

When compared to the results from the state of Florida, martin County is doing very well.   Closed sales were up by 33.8% (was 8.5% in October) and new sales under contract (new pending sales) decreased by 4% (Increase of 36.2% in October).

The inventory of available single family homes increased this month to 1271 units but this is still down by 4.5% from last November.  Current supply of inventory is only 6.7 months (a 12.4% decrease from last year).  We are now in a balanced market for residential sales in Martin County.  Considering that this is typically the slower season for Martin County, I’m expecting a return to a sellers market once the holiday season is over.

Positive reports for the September 2013 Monthly Market Detail Martin County Single Family Homes as reported by Florida Realtors.  Surprisingly strong results compared to many other areas of the state for September.   Closed sales were up by 58.5% (was 9.1% in August) and new sales under contract (new pending sales) increased by 24.1% (35.2% in August).

Both the median and average sales prices (year to year) increased this month by percentages of 35% and 21.9% respectively.

The inventory of available single family homes increased this month to 1216 units but this is still down by 9.3% from last September.  Current supply of inventory is only 6.6 months (a 24.5% decrease from last year).  We are now in a balanced market for residential sales in Martin County.  Considering that this is typically the slower season for Martin County, I’m expecting a return to a sellers market once the holiday season is over.September 2013 Market Detail for Martin County Single Family

August 2013 Monthly Market Detail Martin County Single Family Homes

Positive reports for the August 2013 Monthly Market Detail Martin County Single Family Homes as reported by Florida Realtors, though not quite as robust as last month.   Closed sales were up by 9.1% (was 18.2% in July) and new sales under contract (new pending sales) increased by 35.2% (42.1% in July).

Both the median and average sales prices (year to year) increased this month by percentages of 17% and 29.8% respectively.

The inventory of available single family homes have decreased to 1102 units which is down by 21.1% from last August.  Current supply of inventory is only 6.2 months (a 31.4% decrease from last year).  We are now in a balanced market for residential sales in Martin County.  There’s no reason not to expect a seller’s market should the inventory continue to decrease.

July 2013 Monthly Market Detail Martin County Single Family Homes

Another month of solid gains year to year for the July 2013 Monthly Market Detail Martin County Single Family Homes as reported by Florida Realtors.   Closed sales were up by 18.2% (was 24.4 % in June) and new sales under contract (new pending sales) increased by 42.1% (43.9% in June).

Both the median and average sales prices (year to year) increased this month by percentages of 11.8% and 14% respectively.

The inventory of available single family homes have decreased to only 1102 units which is down by 23.9% from last July.  Current supply of inventory is only 6.3 months (a 35.5% decrease from last year).  We are now in a balanced market for residential sales in Martin County.  There’s no reason not to expect a sellers market should the inventory continue to decrease.
