Martin County Single Family Homes November 2018 Market Report

The Martin County Single Family Homes November 2018 Market Report had considerably weaker sales activity when compared to last year.  Closed sales were down by 23.0% (were up by 24.1% in October).  While new pending sales decreased by 13.1% as compared to November 2017 (Decreased by 14.0% in October).

Prices were mixed for November.  The median sales price was up by 11.3% from last year (up by 15.9% in October) while the average sales price decreased by 5.6% (was up by 10.4% last month).

The inventory of available single-family homes decreased from last month by 9 homes to 976 units for November,  this is 1.0% less than last November.  The current supply of homes is 4.8 months, for November of last year, it was also a 4.8 months supply.  We’re still in a seller’s market for Martin County single-family home sales.  A balanced market favoring neither buyers or sellers is considered to be one with a 6 to 7 month supply of inventory.

The Martin County Single Family Homes October 2018 Market Report continued with strong closed activity but new pending sales were down.  Closed sales were up by 24.1% (was up by 32.2% in September).  While new pending sales decreased by 14.0% as compared to October 2017 (Increased by 54.3% in September).

Prices also increased for October.  The median sales price was up by 15.9% from last year (down by 6.5% in September) while the average sales price increased by 10.4% (was down by 1.9% last month).

The inventory of available single-family homes increased from last month by 111 homes to 985 units for October,  this is 0.6% more than last October of 2017.  The current supply of homes is 4.8 months, for October of last year, it was also a 4.8 months supply.  We’re still in a seller’s market for Martin County single-family home sales.  A balanced market favoring neither buyers or sellers is considered to be one with a 6 to 7 month supply of inventory.

The Martin County Single Family Homes September 2018 Market Report reported a very strong month for sales volume when compared to last year as well as the past few months.  Closed sales were up by 32.2% (was down by 15.8% in August).  While new pending sales increased by 54.3% as compared to September 2017 (Increased by 15.8% in August).

Prices, however, were down for September.  The median sales price was down by 6.5% from last year (down by 1.4% in August) while the average sales price decreased by 1.9% (was up by 2.2% last month).

The inventory of available single-family homes decreased from last month by 26 homes to 874 units for September,  this is 9.7% less than last September of 2017.  The current supply of homes is 4.3 months, for September of last year, it was a 4.7 months supply.  We’re still in a seller’s market for Martin County single-family home sales.  A balanced market favoring neither buyers or sellers is considered to be one with a 6 to 7 month supply of inventory.

The Martin County Single Family Homes August 2018 Market Report had another month of weaker sales when compared to August 2017.  The only positive note was an increase in new pending sales.  (But this is still a very active market.)  Closed sales were down by 15.8% (was down by 1.4% in July).  While new pending sales increased by 8.2% as compared to August 2017 (Decreased by 13.0% in July).

Prices were mixed for August.  The median sales price was down by 1.4% from last year (up by 4.2% in July) while the average sales price increased by 2.2% (was down by 4.5% last month).

The inventory of available single-family homes decreased from last month by 17 homes to 900 units for August,  this is 12.0% less than last August.  The current supply of homes is 4.5 months, for August of last year, it was a 4.9 months supply.  We’re still in a seller’s market for Martin County single-family home sales.  A balanced market favoring neither buyers or sellers is considered to be one with a 6 to 7 month supply of inventory.

The inventory of available single-family homes decreased from last month by 21 homes to 917 units for July,  this is 14.1% less than last July.  The current supply of homes is 4.6 months, for July of last year, it was a 5.3 months supply.  We’re still in a seller’s market for Martin County single-family home sales.  A balanced market favoring neither buyers or sellers is considered to be one with a 6 to 7 month supply of inventory.

The Martin County Single Family Homes June 2018 Market Report had a second month of weaker sales when compared to June 2017.  Closed sales were down by 7.3% (was down by 4.0% in May).  While new pending sales decreased by 19.6% as compared to June 2017 (Decreased by 17.6% in May).

Prices, however, were up for June.  The median sales price was up by 3.4% from last year (up by 1.7% in May) while the average sales price increased by 11.8% (was down by 10.1% last month).

The inventory of available single-family homes decreased from last month by 57 homes to 896 units for June,  this is 12.8% less than last June.  The current supply of homes is 4.4 months, for June of last year, it was a 5.1 months supply.  We’re still in a seller’s market for Martin County single-family home sales.  A balanced market favoring neither buyers or sellers is considered to be one with a 6 to 7 month supply of inventory.

The Martin County Single Family Homes May 2018 Market Report had weaker sales results compared to May 2017.  Closed sales were down by 4.0% (was down by 1.9% in April).  While new pending sales decreased by 17.6% as compared to May 2017 (Increased by 2.3% in April).

Prices were mixed for May. The median sales price was up by 1.7% from last year (up by 12.5% in April) while the average sales price decreased by 10.1% (was up by 34.9% last month).

The inventory of available single-family homes decreased from last month by 37 homes to 954 units for May,  this is 8.1% less than last May.  The current supply of homes is 4.7 months, for May of last year, it was a 5.2 months supply.  We’re still in a seller’s market for Martin County single-family home sales.  A balanced market favoring neither buyers or sellers is considered to be one with a 6 to 7 month supply of inventory.

Prices, however, continue to go up and pretty dramatically for April. The median sales price up by 12.5% from last year (up by 3.8% in March) while the average price increased by 34.9% (was up by 4.5% last month).

The inventory of available single-family homes increased from last month by 50 homes to 991 units for April,  this is 5.2% less than last April.  The current supply of homes is 4.9 months, for April of last year, it was a 5.2 months supply.  We’re still in a seller’s market for Martin County single-family home sales.  A balanced market favoring neither buyers or sellers is considered to be one with a 6 to 7 month supply of inventory.

Prices were mixed with the median sales price up by 5.7% from last year (down by 2.4% in January) while the average price decreased by 8.5% (was up by 1.2% last month).

The Martin County Single Family Homes January 2018 Market Report showed mixed results to start the year.  Closed sales were up while pending sales (future closed sale) were off.  Closed sales were up by 11.0% (was down by 7.2% in December).  While new pending sales decreased by 22.0% as compared to January 2017 (Decreased by 23.1% in December).

Prices were mixed with the median sales price down by 2.4% from last year (up by 8.8% in December) while the average price increased by 1.2% (was down by 0.6% last month).

Martin County Single Family Home Sales 2017 Yearly Review

The Martin County Single Family Home Sales 2017 Yearly Review as reported by Florida Realtors showed better activity when compared to 2016 for the Martin County single family housing market.   Year to year closed sales was up by 2.7% (was down by 4.1% in 2016) and new sales under contract (new pending sales) decreased by 0.3% (was down by 8.1% in 2016).

Martin County Single Family Home Sales 2017 Yearly Review

Both median and average sales prices continued to rise (2016 to 2017) by 8.7% and 9.4% respectively.  These values were 4.3% and 0.0% respectively in 2016.

The inventory of available homes for sale decreased by 7.3% from 2016.  While the months supply of homes decreased to 4.5 months.  Still a seller’s market.  Typically a 6 month inventory indicates a balanced market where neither the seller or buyer has an advantage.
