Little change from the end of last year for the condo segment of the Palm City FL real estate market.  Inventory was the only change and that was down even further.  This is a very small segment of the Palm City market as this area is primarily single family homes.  Trends are good to watch but a meaningful interpretation from monthly swings in values is difficult to determine.

The current absorption rate for condos in the 34990 zip code area dropped to 29  months with only 2 sales (was 33 months in December).   A balanced market is considered to be an absorption rate of around 6 to 7 months, so this market continues as a strong buyers market.
 
The January 2012 numbers were: 69 active listings, 8 pending sales and 3 closed sales.   Better activity last year, but there were also more properties available.

The current absorption rate for condos in the 34990 zip code area is 14.8 months (was 11 months in September), signifying a buyers market.   A balanced market is considered to be an absorption rate of around 6 months.
 
The October 2012 numbers were: 59 active listings, 9 pending sales and 4 closed sales.   Almost identical to 2012 activity with fewer pending sales this year.

As of October 2013, there are only 4 active listings for sale in Sunset Trace. List prices vary from $95,000 to $159,900 with an average of $96.88 per square foot of living area. (No short sales or foreclosures)

There are currently 3 homes under contract and awaiting settlement.  The listing prices range from $107,900 to $147,000 for an average list price of $91.88 per sq. ft. of living area.  (Includes one foreclosure)

In the past 12 months, 32 homes have sold in Sunset Trace.  Sales prices ranged from $64,299 to $145,000 for an average of $78.03 per sq. ft. and a 94% list to sales ratio.  These sales included 4 foreclosures (bank owned) home and 5 short sales.

 

Just across the street from the Martin Downs Golf Club lies the gated community of Sunset Trace in Palm City, FL.  Conveniently located close to Florida’s Turnpike as well as shopping, restaurants and medical facilities.  And only a 15 minute ride to the pristine waters of the Atlantic Ocean and the numerous waterways and boating facilities available in Martin County, FL.

Sunset Trace is a DiVosta community of approximately 500 residences.  There are four types of homes in this community:   DiVosta quad townhomes which feature 2 Bedrooms and 2 and ½ bathrooms with 1,236 sq. ft. of living area; Stamford models, also four townhomes to a building featuring 2 Bedrooms and 2 and ½ bathrooms with 1,1374 sq. ft. of living area; Wellesley models  have 3 Bedrooms and 2 Bathrooms in 1,295 sq. ft. and finally the Villas in Sunset Trace offer attached single family homes with 3 Bedrooms, 2 and ½ baths and a one car garage in 1346 square feet of living area.

Sunset Trace was developed and built from 1984 to 1988.  It features two community pools, three tennis courts, outdoor racquet and/or handball courts and a full size basketball court.  There’s a playground for the little ones as well.  This is a lushly landscaped community with a number of lakes and ponds on the grounds making for some great water views.

All ages are welcome in Sunset Trace and children attend Citrus Grove Elementary SchoolHidden Oaks Middle School and Martin County High School.  The HOA fees run $305 per month, but include exterior and hurricane insurance, basic cable TV, Lawn and Landscaping, pest control and security.  Making life in Sunset Trace easy and care free.

The Islesworth subdivision in Palm City is a very attractive neighborhood located in the heart of Palm City, FL in a non-gated community off of Route 714 (Martin Highway).  This was a Pulte community with 113 homes being built from 1996 through 1998.  Most homes are on spacious lots from just under to over ¼ acre sites.

August 2013 Monthly Market Detail Florida Townhouses and Condos

The August 2013 Monthly Market Detail Florida Townhouses and Condos for the state of Florida continues to show gains though not as robust as they were in the spring of this year.  Year to year closed sales were up by 6.3% as compared to last months increase of 16.8% and new sales under contract (new pending sales) increased by 11.6% (July’s increase was 20.7%).

Both median and average sales prices were up (year to year) by a healthy 25.2% and 18.6% respectively. 

One item of concern is the active inventory which has decreased again, for August by 13.8%.  The reduced inventory will eventually result in lower sales volume as there just isn’t enough homes available for sale.  This will also result in strong upward pressure on prices and at some point renewed activity in new construction.  If prices rise to a level where currently underwater home owners can see a profit or even a break even price, I will expect a gradual increase in inventory.Florida Townhome Condo

A little bit of easing for the market activity in the Palm City, zip code 34990, area of Martin County Florida. The inventory continues to decline and pending sales were off for the second month in a row.  The only bright note was the increased number of closed sales. 
 
The current absorption rate dropped to 4.6 months from 5.5 months in July.  An indication of a strong sellers market for now.  A 6 month absorption rate is typically considered a balanced market that doesn’t favor either sellers or buyers.  With lower inventory and reduced pending sales, I’m expecting an easing of the absorption rate in the coming months.

The August 2012 numbers were:  400 active listings, 161 pending sales and 68 closed sales.   Other than the pending sales numbers, we’re doing considerably better than last year in the Palm City single family market.

Homes:  3 Active listings ranging in price from $230,000 to $269,300 at an average of $138.88 per sq. ft. of living area.

No homes are under contract at this time.

In the past 12 months, 5 homes have sold in Conquistador Estates with sales prices ranging from $179,000 to $285,000.  An average sales price of $119.47 per sq. ft. of living area at 92% list to sales ratio.  None of these sales were short sales or foreclosures.

Condos:  There are currently 14 condos for sale in Conquistador.  Listing prices range from $72,900 to $215,000.  The average is $92.50 per sq. ft. of living area.  One of these listings is a short sale.

2 Condos are under contract awaiting settlement.  List prices are $80,000 and $94,500 for an average of 80.04 per sq. ft. of living area.  The lower priced unit is a short sale.

In the past 12 months, 27 condos have sold in Conquistador.  Sales prices ranged from $22,500 to $125,000.  The average price per sq. ft. was $104.27 at an 88% list to sales ratio.  There were 3 foreclosures and no short sales in these sales.

The July 2013 Monthly Market Detail Florida Townhouses and Condos for the state of Florida showed excellent activity after a bit of easing in June.   Year to year closed sales were up by 16.8% as compared to last months decrease of 2.5% and new sales under contract (new pending sales) increased by 20.7% (June’s increase was 14.2%).

Both median and average sales prices were up (year to year) by 21.9% and 21.7% respectively (higher than June’s). 

One item of concern is the active inventory which has decreased again, for July by 17.5%.  The reduced inventory will eventually result in lower sales volume as there just isn’t enough homes available for sale.  This will also result in strong upward pressure on prices and at some point renewed activity in new construction.  If prices rise to a level where currently underwater home owners can see a profit or even a break even price, I will expect a gradual increase in inventory.

The positive trend from the spring has slowed for the June 2013 Monthly Market Detail Florida Townhouses and Condos for the entire state of Florida.   Year to year closed sales were off by 2.5% as compared to last months increase of 18.7% and while new sales under contract (new pending sales) increased by 14.2% (May’s increase was 30.8%).

Both median and average sales prices were up (June 2012 to June 2013) by 18.2% and 13.9% respectively (higher than May’s). 

One item of concern is the active inventory which has decreased by 20%.  The reduced inventory will eventually result in lower sales volume as there just isn’t enough homes available for sale.  This will also result in strong upward pressure on prices and at some point renewed activity in new construction.  If prices rise to a level where currently underwater home owners can see a profit or even a break even price, I will expect a gradual increase in inventory.

The 34990 zip code area of Palm City condo market is a fairly small section of this area as most property in Palm City is either single family homes or town homes.  Thus making meaningful market comparisons somewhat difficult as small changes can have a great effect on the percentages and results.   Sales were up by more than double from last month, while pending sales were off by 2 condos, and a small increase of 2 condos to the inventory.
 
The current absorption rate for condos in the 34990 zip code area dropped to 6.8 months.  A steep drop to almost a balanced market for this month, as a balanced market is considered to be an absorption rate of around 6 months.
 
The June 2012 numbers were: 66 active listings, 5 pending sales and 3 closed sales.   Even with the significantly lower number of active condo listings, this year’s activity is much better.

 For June, in the Sewalls Point residential real estate market remained strong with 8 closed sales, including a $2.6 million waterfront sale.  Unfortunately, pending sales were off by 7 homes, possibly indicating a slower summer season ahead.  The inventory of available homes is now down to only 52 homes.

The absorption rate dropped to 6.5 months.  Basically, a balanced market.  A 6 month absorption rate is considered a balanced market where neither the seller nor buyer have an advantage.

Comparing the results to June of 2012, the inventory was 57 homes on the market, 14 pending sales and there were 5 closed sales.  Better activity this year, when the lower inventory is factored in.  The drop in pending sales is troubling.

As of July 8, 2013:

There are 8 active listings for Florida Club homes for sale ranging in price from $219.000 to $448,315 with an average price per square foot of $150.77.

There are 5 homes under contract awaiting the sale with listing prices ranging from $174,900 to $224,900 for an average of $133.11 per square foot of living area.  One of these homes is a bank owned (foreclosure) listing.

In the past 12 months, 32 homes have sold in the Florida Club with sales prices ranging from $172,000 to $459,900 and an average sales price of $132.46 per square foot of living area.  Of these 32 sold homes, there was only 1 short sale and no bank owned foreclosures.

Conveniently located at the gateway to Stuart, Florida and Martin County, the Florida Club is a DiVosta built golf club community located off Kanner Highway and within minutes of I-95. May 2013 Monthly Market Detail Florida Townhouses and Condos

More positive results reported by Florida Realtors for the May 2013 Monthly Market Detail Florida Townhouses and Condos for the entire state of Florida.  All indices have moved in a positive direction again as have the single family report for May 2013.  Year to year closed sales were up by 18.7% and new sales under contract (new pending sales) increased by a whopping 30.8%.

Both median and average sales prices were up (May 2012 to May 2013) by 15.9% and 11.4% respectively. 

One item of concern is the active inventory which has decreased by almost 23.7%.  The reduced inventory will eventually result in lower sales volume as there just isn’t enough homes available for sale.  This will also result in strong upward pressure on prices and at some point renewed activity in new construction.  If prices rise to a level where currently underwater home owners can see a profit or even a break even price, I will expect a gradual increase in inventory.

The May 2012 numbers were: 66 active listings, 8 pending sales and 2 closed sales.   Considerably better activity for 2013 than last year.

 For May, in the Sewalls Point residential real estate market picked up steam from the previous month, with an additional 3 sales, for a total of 7.  Pending sales were unchanged while the inventory of available homes decreased to 58.

The absorption rate dropped to 8.3 months.  Still a buyers market in Sewalls Point, but only slightly.  A 6 month absorption rate is considered a balanced market where neither the seller nor buyer have an advantage.

Comparing the results to May of 2012, the inventory was 66 homes homes on the market, 18 pending sales and there were 6 closed sales.  Similar numbers to last year, but when the lower inventory is factored in, the market is much stronger this year.
