St Lucie County Single Family Homes September 2018 Market Report

St Lucie County Single Family Homes September 2018 Market Report continued to show strong sales activity when compared to last year.  Closed sales were up by 10.1% (in August they were up by 14.1%) and new sales under contract (new pending sales) increased by 33.1% (they were down by 5.8% last month).

Prices also continued to rise.  The median and average sales prices up by 12.2% and 5.5% respectively from last September (For August these numbers were up 9.8% and 8.7%).

Active listings increased by 101 homes up to 1,734 homes.  This inventory is 10.8% higher than last year.  The current supply of homes is  3.7 months (was 3.6 months for August) and 3.5 months for last year.  The St Lucie County single family home market remains a strong sellers’ market.  A balanced market is one with a 6 to 7 month supply of inventory.

Florida Single Family Homes September 2018 Market Report

The Florida Single Family Homes September 2018 Market Report showed continued strong activity when compared to last year. Closed sales were up by 17.0% (were up by 4.2% in August) and new sales under contract (new pending sales) were up by 37.9% (were down by 2.6% in August).

Prices are also continuing to rise, though at a slower pace for September than in months past.  The median and average sales prices up by 4.9% and 5.6% respectively, compared to August’s 6.0% and 4.0%.

The inventory of available homes for sale increased by 6.5% from last year.  This is now a 3.9 months supply of inventory as Florida remains in a seller’s market with the advantage for sellers. (September of 2017 had a 3.8 month supply)  A balanced market favoring neither buyers or sellers is considered to be one with a 6 to 7 month supply of inventory.  Inventory continues to decrease which is putting pressure on rising prices and lower sales volume.

St Lucie County Single Family Homes August 2018 Market Report had mixed sales activity when compared to last year, but remains a very strong real estate market.  Closed sales were up by 14.1% (in July they were down by 3.9%) and new sales under contract (new pending sales) decreased by 5.8% (they were up by 2.5% last month).

Prices, however, continued to rise.  The median and average sales prices up by 9.8% and 8.7% respectively from last August (For July these numbers were up 5.1% and 4.1%).

Active listings increased by 63 homes up to 1,633 homes.  This inventory is 2.6% higher than last year.  The current supply of homes is  3.6 months (was 3.5 months for July) and also 3.5 months for last year.  The St Lucie County single family home market remains a strong sellers’ market.  A balanced market is one with a 6 to 7 month supply of inventory.

The Florida Single Family Homes August 2018 Market Report showed mixed activity when compared to last year but still remains very active. Closed sales were up by 4.2% (were up by 3.8% in July) and new sales under contract (new pending sales) were down by 2.6% (were down by 0.3% in July).

Prices are also continuing to rise, though at a slower pace for August.  The median and average sales prices up by 6.0% and 4.0% respectively, compared to July’s 6.3% and 5.7%.

The inventory of available homes for sale increased by 4.5% from last year.  This is now a 4.0 months supply of inventory as Florida remains in a seller’s market with the advantage for sellers. (August of 2017 also had a 3.8 month supply)  A balanced market favoring neither buyers or sellers is considered to be one with a 6 to 7 month supply of inventory.  Inventory continues to decrease which is putting pressure on rising prices and lower sales volume.

Active listings increased by 64 homes down to 1,570 homes.  This inventory is 2.7% lower than last year.  The current supply of homes is  3.5 months (was 3.3 months for June) and also 3.5 months for last year.  The St Lucie County single family home market remains a strong sellers’ market.  A balanced market is one with a 6 to 7 month supply of inventory.

St Lucie County Single Family Homes June 2018 Market Report had mostly weaker sales activity when compared to last year, but remains a very strong real estate market.  Closed sales were down by 9.3% (in May they were up by 1.0%) and new sales under contract (new pending sales) increased by 0.4% (they were down by 0.8% last month).

Prices, however, continued their upward march for the month.  The median and average sales prices up by 12.4% and 8.7% respectively from last June (For May these numbers were up 8.8% and 7.8%).  These price rises are a bit less severe than we’ve experienced in the past few months.

Active listings decreased by 77 homes down to 1,514 homes.  This inventory is 4.4% lower than last year.  The current supply of homes is  3.3 months (was 3.5 months for May) and also 3.5 months for last year.  The St Lucie County single family home market remains a strong sellers’ market.  A balanced market is one with a 6 to 7 month supply of inventory.

St Lucie County Single Family Homes January 2018 Market Report

St Lucie County Single Family Homes January 2018 Market Report had weaker sales activity compared to last January. Closed sales were down by 3.0% (in December they were up by 3.3%) and new sales under contract (new pending sales) decreased by 2.4% (they were down by 5.3% last month).

Prices, however, continued to rise.  The median and average sales prices up by 11.9% and 8.6% respectively from last January (For December these numbers were up 6.9% and 4.9%).  These price rises are a bit less severe than we’ve experienced in the past few months.

Active listings increased by 168 homes down to 1,748 homes.  This inventory is 5.2% lower than last year.  The current supply of homes is  3.8 months (was 3.4 months for December) compared to 4.1 months for last year.  The St Lucie County single family home market remains a strong sellers’ market.  A balanced market is one with a 6 to 7 month supply of inventory.

Florida Single Family Homes January 2018 Market Report

The Florida Single Family Homes January 2018 Market Report began 2018 with weaker sales volume. Closed sales were down by 1.3% (were up by 2.6% in December) and new sales under contract (new pending sales) were up by 0.1% (were down by 0.1% in December).

Prices, however, continue to rise when compared to last year.  With the median and average sales prices up by 9.1% and 12.3% respectively, compared to December’s 8.0% and 9.4%.

The inventory of available homes for sale fell by 7.3% from last year.  For January there was a 3.9 months supply of inventory as Florida remains in a seller’s market with the advantage for sellers. (January of 2017 had a 4.2 month supply)  A balanced market favoring neither buyers or sellers is considered to be one with a 6 to 7 month supply of inventory.  Inventory continues to decrease which is putting pressure on rising prices and lower sales volume.
