Florida Single Family Homes May 2018 Market Report

The Florida Single Family Homes May 2018 Market Report showed good activity when compared to last year and remains a very active market though at a bit of a reduced rate. Closed sales were up by 0.8% (were up by 4.1% in April) and new sales under contract (new pending sales) were down by 0.1% (were down by 0.2% in April).

Prices continue with their upward April for May.  The median and average sales prices up by 6.7% and 6.5% respectively, compared to April’s 8.1% and 10.4%.

The inventory of available homes for sale fell by 0.7% from last year.  For May there was a 4.0 months supply of inventory as Florida remains in a seller’s market with the advantage for sellers. (May of 2017 had a 4.0 month supply)  A balanced market favoring neither buyers or sellers is considered to be one with a 6 to 7 month supply of inventory.  Inventory continues to decrease which is putting pressure on rising prices and lower sales volume.

St Lucie County Single Family Homes April 2018 Market Report

St Lucie County Single Family Homes April 2018 Market Report had mixed results for sales when compared to last year but remains a very active real estate market. Closed sales were up by 1.2% (in March they were down by 11.1%) and new sales under contract (new pending sales) decreased by 1.0% (they were up by 2.2% last month).

Prices, though, continued their upward trend for the month.  The median and average sales prices up by 9.4% and 7.1% respectively from last April (For March these numbers were up 6.4% and 13.5%).  These price rises are a bit less severe than we’ve experienced in the past few months.

Active listings decreased by 22 homes down to 1,625 homes.  This inventory is 1.5% lower than last year.  The current supply of homes is  3.5 months (was 3.6 months for March) compared to 3.7 months for last year.  The St Lucie County single family home market remains a strong sellers’ market.  A balanced market is one with a 6 to 7 month supply of inventory.

The Florida Single Family Homes April 2018 Market Report showed mostly stronger activity when compared to last year and remains a very active market. Closed sales were up by 4.1% (were down by 3.5% in March) and new sales under contract (new pending sales) were down by 0.2% (were down by 2.2% in March).

Prices continue with their upward march for April.  The median and average sales prices up by 8.1% and 10.4% respectively, compared to March’s 8.2% and 8.7%.

The inventory of available homes for sale fell by 3.4% from last year.  For April there was a 3.8 months supply of inventory as Florida remains in a seller’s market with the advantage for sellers. (April of 2017 had a 4.0 month supply)  A balanced market favoring neither buyers or sellers is considered to be one with a 6 to 7 month supply of inventory.  Inventory continues to decrease which is putting pressure on rising prices and lower sales volume.

St Lucie County Single Family Homes March 2018 Market Report had a decrease in closed sales when compared to last year but remains a very active real estate market. Closed sales were down by 11.1% (in February they were up by 9.7%) and new sales under contract (new pending sales) increased by 2.2% (they were down by 7.8% last month).

Prices, however, continued their upward march for the month.  The median and average sales prices up by 6.4% and 13.5% respectively from last March (For February these numbers were up 6.9% and 7.4%).  These price rises are a bit less severe than we’ve experienced in the past few months.

Active listings decreased by 119 homes down to 1,647 homes.  This inventory is 5.3% lower than last year.  The current supply of homes is  3.6 months (was 3.8 months for February) compared to 3.9 months for last year.  The St Lucie County single family home market remains a strong sellers’ market.  A balanced market is one with a 6 to 7 month supply of inventory.

St Lucie County Single Family Home Sales 2017 Yearly Review

The St Lucie County Single Family Home Sales 2017 Yearly Review as reported by Florida Realtors indicates that Saint Lucie County had improved market activity for single family homes throughout the year of 2017.   Year to year closed sales was up by 4.3% (was down by 1.6% in 2016) and new sales under contract (new pending sales) increased by 0.8% (was down by 3.8% in 2016).

St Lucie County Single Family Home Sales 2017 Yearly Review

Both median and average sales prices were up (2016 to 2017) by 13.9% and 10.6% respectively.   Showing strong gains in value, but not quite as much as in the last two years.  These numbers were 16.1% and 15.9% respectively in 2016.

The inventory of available homes for sale decreased by 8.5% from 2016 (When there was a 6.6% increase).  While the months supply of homes dropped to 3.4 months from 3.9 months for 2016.  Still in a strong sellers market for Saint Lucie County.

This decrease can most likely be attributed to Hurricane Irma which shut things down for a couple of weeks in September. Closed sales were down by 13.6% (in August they were down by 6.2%) and new sales under contract (new pending sales) decreased by 30.2% (they were up by 13.4% last month).

Prices continued to rise.  The median and average sales prices up by 11.4% and 12.5% respectively from last September (For August these numbers were up 10.8% and 8.6%).  The continued rate of price increases is beginning to have a major impact on affordability in St Lucie County.

Active listings decreased by 27 homes down to 1,565 homes.  This inventory is 5.8% lower than last year.  The current supply of homes is 3.5 months (was also 3.5 months for August) compared to 3.7 months for last year.  This is unchanged from last year.  The St Lucie County single family home market remains a strong sellers’ market.  A balanced market is one with a 6 to 7 month supply of inventory.

Martin County Townhouses and Condos September 2017 Market Report

Martin County Townhouses and Condos Market Report for September 2017 showed weaker activity from last year. This decrease can most likely be attributed to Hurricane Irma which shut things down for a couple of weeks in September.   Closed sales for the month were down by 17.8% (were up by 36.7% in August) while new sales under contract (new pending sales) were down by 30.1% from September 2016 (increased by 22.1% in August).

Prices, however, were up for September as the median sales price increased by 6.1% (was down by 5.1% in August) while the average sales price increased by 18.9% (was up by 10.6% in August) as compared to September of 2016.  Improved results from last month as well as last year.

The inventory of available townhouses and condos decreased by 4 units to 347 properties as compared to last month.  This is 3.6% less than the September 2016 inventory.  Currently, there’s a 3.7 month supply of inventory (unchanged from last year which was also 3.7 months).  Still a seller’s market for townhouses and condos in Martin County. A balanced market favoring neither buyers or sellers is considered to be one with a 6 to 7 month supply of inventory.
