St Lucie County Single Family Homes January 2019 Market Report had weaker sales activity when compared to last year. Closed sales were down by 11.8% (in December they were down by 17.2%) and new sales under contract (new pending sales) decreased by 4.6% (they were down by 7.2% last month).

Prices. though, continued to rise, though at a more sustainable pace.  The median sales price was up by 5.4% (was up by 5.5% in December).  The average sales price was up by 5.0% (it was down by 6.6% in December).

The number of available home listings increased by 259 homes to 2,174 homes.  This inventory is 24.4% higher than last year.  The current supply of homes is 4.8 months (it was 3.8 months last year).  The St Lucie County single family home market remains in a sellers’ market.  A balanced market is one with a 6 to 7 month supply of inventory.

The Florida Single Family Homes Market Report for January 2019 had weaker sales activity when compared to last year.  The closed sales were down by 6.2% (were down by 9.9% in December) and new sales under contract (new pending sales) were down by 2.4% (was down by 9.0% in December).

Prices, though, continue to rise for January, though at a slower rate.  The median and average sales prices up by 4.1% and 1.8% respectively, compared to December’s 4.2% and 3.3%.

The inventory of available homes for sale increased by 13.8% from last year.  This is now a 4.3 months supply of inventory as Florida remains in a seller’s market with the advantage for sellers. (January of 2017 had a 3.9 month supply)  A balanced market favoring neither buyers or sellers is considered to be one with a 6 to 7 month supply of inventory.  Inventory continues to decrease which is putting pressure on rising prices and lower sales volume.

St Lucie County Single Family Home Sales 2018 Yearly Review

The St Lucie County Single Family Home Sales 2018 Yearly Review as reported by Florida Realtors indicates that Saint Lucie County had weaker market activity for single family homes throughout the year of 2018 when compared to last year.   Year to year closed sales were down by 0.6% (were up by 4.3% in 2017) and new sales under contract (new pending sales) decreased by 1.5% (were up by 0.8% in 2017).

Both median and average sales prices were up (2017 to 2018) by 7.3% and 7.1% respectively.   Showing strong gains in value, but not quite as much as in the last few years.  These numbers were 13.9% and 10.6% respectively in 2017.

The inventory of available homes for sale decreased by 20.8% from 2017 (When there was an 8.5% increase).  While the supply of homes increased to 4.2 months from 3.4 months for 2017.  Still in a strong seller’s market for Saint Lucie County.

The Florida Single Family Home Sales 2018 Yearly Review as reported by Florida Realtors shows that this last year continued the positive momentum with a slightly greater rate than last year.   Year to year closed sales were up by 2.2% (was up by 1.2% in 2017) and new sales under contract (new pending sales) increased by 0.3% (was up by 0.1% in 2017).

St Lucie County Single Family Homes November 2018 Market Report continues to show some improvemnt when compared to last year, but also some potential weak spots.  Closed sales were up by 4.2% (in October they were up by 7.0%) and new sales under contract (new pending sales) decreased by 12.6% (they was down by 7.6% last month).

Prices were mixed this month.  The median sales price was up by 1.4% (was up by 4.8% in October).  The average sales price was down by 0.8% (it was up by 8.6% in October).

Listings increased by 122 homes up to 1,956 homes on the market.  This inventory is 20.5% higher than last year.  The current supply of homes is 4.2 months (it was 3.5 months last year).  The St Lucie County single family home market remains in a sellers’ market.  A balanced market is one with a 6 to 7 month supply of inventory.

Active listings increased by 101 homes up to 1,734 homes.  This inventory is 10.8% higher than last year.  The current supply of homes is  3.7 months (was 3.6 months for August) and 3.5 months for last year.  The St Lucie County single family home market remains a strong sellers’ market.  A balanced market is one with a 6 to 7 month supply of inventory.

(June of 2017 also had a 3.9 month supply)  A balanced market favoring neither buyers or sellers is considered to be one with a 6 to 7 month supply of inventory.  Inventory continues to decrease which is putting pressure on rising prices and lower sales volume.

St Lucie County Single Family Homes May 2018 Market Report

St Lucie County Single Family Homes May 2018 Market Report had mixed results for sales when compared to last year but remains a very strong real estate market. Closed sales were up by 1.0% (in April they were up by 1.2%) and new sales under contract (new pending sales) decreased by 0.8% (they were down by 1.0% last month).

Prices continued their upward trend for the month.  The median and average sales prices up by 8.8% and 7.8% respectively from last May (For April these numbers were up 9.4% and 7.1%).  These price rises are a bit less severe than we’ve experienced in the past few months.

Active listings decreased by 34 homes down to 1,591 homes.  This inventory is 0.1% lower than last year.  The current supply of homes is  3.5 months (was 3.5 months for April) and also 3.5 months for last year.  The St Lucie County single family home market remains a strong sellers’ market.  A balanced market is one with a 6 to 7 month supply of inventory.
