      The Stuart Florida Residential Market for ZIP Code 34997 has been one of the hottest areas for Martin County residential sales.  Unfortunately, June saw a little decrease in activity with 27 fewer sales from the previous month.  Though, pending sales increased which is a good indicator for strong future sales.  Inventory was down by a fairly significant number making fewer options available for buyers of single family homes in the Stuart area.
 
 
     The current one month absorption rate rose to 4.8 months (was 3.9 months for May).  A sellers market for the 34997 zip code area of Stuart, FL.  Typically a balanced market, favoring neither the seller or buyer, is represented by a 6 to 7 month absorption rate.
 
 
     The 2013 numbers for June, were: 332 active listings, 172 pending listings and 68 closed sales.  This segment of the Stuart residential market has a dramatic increase in inventory when compared to last year.  Considerably stronger activity in this segment of the Stuart residential real estate market.

The Sewalls Point single family homes market activity for June 2014 had the same number of closed sales as in May.  Both the inventory and pending sales declined for June.  Whether this means decreased activity for the future or not remains to be seen, but it appears to be the case.

The absorption rate is currently 10.6 months better than last months 11.6 but still of room for improvement.  It’s been a strong buyers market for Sewalls Point in the past 5 months now, as activity for this community has slowed this year.  A 6 to 7 month absorption rate is considered a balanced market where neither the seller nor buyer have an advantage.

Comparing the results to June of 2013, the inventory was 52 homes on the market, 10 pending sales and there were 8 closed sales.  Better closed activity in 2013.  Other parameters are mostly unchanged.

May 2014 Monthly Market Detail St Lucie County Single Family Homes as reported by Florida Realtors showed strong market activity with continued rising prices, with increased volume from last year.  Closed sales from last year were up by 28.7% (in April they were up by only 0.6%) and new sales under contract (new pending sales) increased by 3.2% (they were down by 4.9% last month).

Both median and average sales prices were up again (year to year) by 8.3% and 9.9% respectively from last May (For last month these figures were 12.2% and 10%). Continued strong price appreciation for St. Lucie single family homes.

The inventory of active listings decreased in May (from last month) by 44 homes to 2,035, which is still greater than last year by 22%.  Current supply of inventory is only 4.6 months (an 18.3% increase from last year).   Still a sellers market for the Saint Lucie County single family home market.  While not as red hot as last year, it is still very positive and could still has room to slow to become a balanced market.

The May 2014 Monthly Market Detail Martin County Single Family Homes showed excellent activity.  Martin County single family home sales exceeded the average in the state and is showing excellent strength.  Year to year closed sales were up by 18.6% (was up only 0.5% in April). New pending sales decreased by 0.4% as compared to May of 2013 (decreased by 9.1% in April).  I would have liked to see some stronger new pending sale numbers.

The median sales price was up by 8.0% from last year (up by 12.6% in April) while the average price increased by 4.3% (was down by 19.3% last month).  Ideally price increases in the single digits, like this month, are a good healthy sign for the market.

The inventory of available single family homes increased from April 2014 by 22 homes to 1,420 units this month, representing a 21.8% increase from last May.  Current supply of inventory remains unchanged from last month at 7.5 months (a 9.6% increase from last year).  Hovering just outside of a balanced market for now with a slight advantage for buyers.

The May 2014 Monthly Market Detail Florida Single Family Homes as reported by Florida Realtors showed improved results from last year, though at a much reduced pace from 2013.  Year to year closed sales were up, but only by 3.6% (was up by 4.1% in April) and new sales under contract (new pending sales) decreased by 0.6% (was down by 1.1% in April).

Both median and average sales prices continue to rise ( May 2013 to May 2014) by 4.3% and 8.9% respectively, compared to April’s 6.1% and 3.8%.   While still positive numbers, the rate of appreciation appears to be slowing.

The inventory of available homes for sale jumped by 20.4% from last year.  This is now the eighth month of increased inventory.  This increase is a direct result of rising prices as many home sellers have been waiting on the side lines for improved values.  I suspect that the reduced rate of increasing values and home sales are a direct result of the increasing inventory.  Currently, there are just not enough buyers to absorb this increase fully.  Though with only a 5.7 months supply of inventory, this is still a healthy and balanced market. (2013 had a 5 month supply)

The Sewalls Point single family homes market activity for May 2014 is basically unchanged from April with the exception of one additional pending sale.   Activity is slow, but steady.  Sewalls point is a desirable location for families and it will be interesting to see if we have increased activity prior to the next school year.

The absorption rate is currently 11.6 months unchanged from last month and with plenty of room for improvement.  It’s been a strong buyers market for Sewalls Point in the past 4 months now, as activity for this community has slowed this year.  A 6 to 7 month absorption rate is considered a balanced market where neither the seller nor buyer have an advantage.

Comparing the results to May of 2013, the inventory was 58 homes on the market, 17 pending sales and there were 7 closed sales.  Better activity, if only slightly, last year.

April 2014 Monthly Market Detail St Lucie County Single Family Homes as reported by Florida Realtors showed strong market activity with continued rising prices, though volume has moderated.  Closed sales from last year were up by only 0.6% (in March they were up by 9.9%) and new sales under contract (new pending sales) decreased by 4.9% (they were down by 8.8% last month).

Both median and average sales prices were up again (year to year) by 12.2% and 10% respectively from last April (For last month these figures were 15.7% and 12.1%).

The inventory of active listings decreased in April (from last month) by 90 homes to 2,179, which represents an increase of 29.7% from last year.  Current supply of inventory is only 5.0 months (a 28.1% increase from last year).   Still a sellers market for the Saint Lucie County single family home market.  While not as red hot as last year, it is still very positive and could still slow down some to become a balanced market.

The April 2014 Monthly Market Detail Martin County Single Family Homes improved from a slow March though activity only slightly improved from last year.  Year to year closed sales were up by only 0.5% (was down 14.7% in March). New pending sales decreased by 9.1% as compared to April of 2013 (increased by 17.5% in March).  The decrease in pending sales is a bit troubling as it’s the main indicator of potential future closed sales.

The median sales price was up by 12.6% from last year (up by 4% in March) while the average price dropped by 19.3% (was down by 25.1% last month).  This is a dramatic indication of the continued strong activity for the lower price ranges and a slower sales volume in the higher end luxury market.

The inventory of available single family homes decreased from March 2014 by 29 homes to 1,398 units this month, representing a 15% increase from last April.  Current supply of inventory remains unchanged from last month at 7.5 months (a 4.8% increase from last year).  Hovering just outside of a balanced market for now with a slight advantage for buyers.

April saw a good improvement for closed sales for the Palm City FL real estate market for zip code 34990.  Unfortunately both pending sales and the inventory declined.  This is a pretty strong indication of slower activity for the future.  Though, this segment of the Martin County condo market is fairly small as most Palm City real estate is residential single family homes, so there is not that much of a correlation to the ‘bigger picture’ from this segment of our market.

The current absorption rate for condos in the 34990 zip code area zoomed to 7.6  months (was 57 months in March).   A buyers market.  A balanced market is considered to be an absorption rate of around 6 to 7 months, so this market continues as a strong buyers market.
The April 2012 numbers were: 58 active listings, 14 pending sales and 7 closed sales.   Slightly better activity for last year.

Both median and average sales prices were up again (year to year) by 15.7% and 12.1% respectively from last March (For last month these figures were 10.9% and 13%).

The inventory of active listings decreased in March (from last month) by 93 homes to 2,269, which is an increase of 27.4% from last year.  Current supply of inventory is only 5.1 months (a 21.3% increase from last year).   Still a strong sellers market for the Saint Lucie County single family home market.  While not as red hot as last year, it is still very positive and could still slow down some to become a balanced market.

The March 2014 Monthly Market Detail Martin County Single Family Homes is showing some slower growth and even retracting in some areas (much like many other areas in FL this month).  Year to year closed sales were off by 14.7% (was up 10.8% in February). New pending sales increased by 17.5% as compared to March of 2013 (decreased by 30.4% in February).  An increase in the pending sales indicates a good possibility of better closed activity for the near future

The median sales price was up by 4% from last year (up by 5.7% in February) while the average price dropped by 25.1% (was down by 18.3% last month).  This is a dramatic indication of the continued activity for the lower price ranges and a slower sales volume in the higher end luxury market.

The inventory of available single family homes increased from February 2014 by 61 homes to 1,429 units this month, representing a 12.2% increase from last March.  Current supply of inventory rose to 7.5 months (a 2.9% decrease from last year).  Hovering just outside of a balanced market for now with a slight advantage for buyers.

The March 2014 Monthly Market Detail Florida Single Family Homes as reported by Florida Realtors showed improved results from last month, but still not nearly as robust as last year.    Year to year closed sales were up, but only by 2.8% (was up by 1.5% in February) and new sales under contract (new pending sales) increased by 2.1% (was down by 5.5% in February).

Both median and average sales prices were up ( March 2013 to March 2014) by 7.1% and 6.3% respectively, compared to February’s 10% and 11%.   While still very positive numbers, the rate of appreciation appears to be slowing.

The inventory of available homes for sale increased by 16.8% from last year.  This is now the sixth month of increased inventory.  This increase is a direct result of rising prices as many home sellers have been waiting on the side lines for improved values.  I suspect that the reduced rate of increasing values and home sales are a direct result of the increasing inventory.  Currently, there are just not enough buyers to absorb this increase fully.

After a very slow February, the Sewalls Point market activity for March 2014 is showing some good improvement.   While we had only 4 closed sales, it’s still much better than the single closed sale for February. Additionally, with 17 pending sales, it appears that closed sales should do much better in the coming months.  Active inventory rose by only 1 home.

The absorption rate is currently 15.3 months compared to last months 60 months, a nice improvement, but still plenty of room for improvement.  It’s been a strong buyers market for Sewalls Point in the past 2 months.  A 6 to 7 month absorption rate is considered a balanced market where neither the seller nor buyer have an advantage.

Comparing the results to March 2013, the inventory was 57 homes on the market, 15 pending sales and there were 5 closed sales.  Marginally better activity last year.

February 2014 Monthly Market Detail St Lucie County Single Family Homes as reported by Florida Realtors closed out 2013 continues to show good closed activity, though there is reduced pending numbers, which could signal a bit more of a slow down.  Closed sales from last year were up by 14,1% (in January they were up by 4.8%) and new sales under contract (new pending sales) decreased by 14.8% (they were down by 12.9% last month).

Both median and average sales prices were up (year to year) by 10.9% and 13% respectively from last February (For last month these figures were 9.5% and 14.1%). 

The inventory of active listings rose in February (from last month) by 115 homes to 2362, which is also an increase of 22.3% from last year.  Current supply of inventory is only 5.4 months (a 22.3% increase from last year).   With the large increases in inventory from last year, price appreciation will slow some, which will help to continue a strong sales volume for the saint Lucie County single family market.

The February 2014 Monthly Market Detail Martin County Single Family Homes continues with mostly positive news, though at a considerably reduced rate of appreciation and volume.  New pending sales were off by 30.4% as compared to February of 2013 (decreased by 18.8% in January).  The reduced number of pending sales are an possible indication of slower closed volume in the coming months. Year to year closed sales were up by 10.8% (was up 29.9% in January).

The median sales price was up by 5.7% from last year (up by 24.7% in January) while the average price dropped by 18.3% (was down by 8.5% last month).  The slowing rate of appreciation will help future sales as the fairly dramatic increases of last year simply priced to many buyers out of the market.

The inventory of available single family homes increased from January 2014 to 1,368 units this month, and this is a 10.3% increase from last February.  Current supply of inventory is only 7 months (a 9.6% decrease from last year).  If this trend continues we’ll be back into a buyers market in Martin County for single family homes next month.  Though indications of activity for March seem to be fairly positive.

The inventory of available homes for sale increased by 13% from last year.  This is now the fifth month of increased inventory.  This increase is a direct result of rising prices as many home sellers have been waiting on the side lines for improved values.  I suspect that the reduced rate of increasing values and home sales are a direct result of the increasing inventory.  Currently, there are just not enough buyers to absorb this increase fully.

An improving market for the condo segment of the Palm City FL real estate market for zip code 34990. All activity moved in a positive direction in February.  But please keep in mind that this is a very small segment of the Palm City market as this area is primarily single family homes.  Trends are good to watch but a meaningful interpretation from monthly swings in values is difficult to determine.

The current absorption rate for condos in the 34990 zip code area dropped to 10.5 months (was 29 months in January).   A balanced market is considered to be an absorption rate of around 6 to 7 months, so this market continues as a strong buyers market.
 
The February 2012 numbers were: 69 active listings, 7 pending sales and 4 closed sales.   Very similar activity as compared to last year.

St Lucie County Single Family Home Sales 2013 Yearly Review

The St Lucie County Single Family Home Sales 2013 Yearly Review as reported by Florida Realtors indicates that Saint Lucie County had excellent market activity for single family homes throughout the year of 2013.  Unfortunately, not quite as strong as 2012 in terms of volume of sales.  Year to year closed sales were up by 7.5% (was up by 16.% in 2012) and new sales under contract (new pending sales) increased by 30.9% (was up by 44.7% in 2012).

Both median and average sales prices were up (2012 to 2013) by 20% and 13.4% respectively.   Showing strong gains in value.  These numbers were 5.3% and 1.8% respectively in 2012.  This large increase in values is why the rate of sales has fallen for 2013 as homes become more expensive and less affordable.

The inventory of available homes for sale increased by 11.9% from 2012 (When there was a 38.1% decrease).  While the months supply of homes increased slightly to 5.2 months from 5 months for 2012.  Still in a strong sellers market for Saint Lucie County.

The Martin County Single Family Home Sales 2013 Yearly Review as reported by Florida Realtors indicates just how strong the market performed in 2013 for the Martin County single family housing market.   Year to year closed sales were up by 19.5% (was up by 16.8% in 2012) and new sales under contract (new pending sales) increased by 36.7% (was up by 29% in 2012).

Both median and average sales prices were up (2012 to 2013) by 12.6% and 5.5% respectively.   Showing strong gains in value.  These numbers were 3.1% and 1.2% respectively in 2012.

The inventory of available homes for sale increased by only 2.7% from 2012.  While the months supply of homes decreased to 6.5.  Indicating a balanced market, where neither the seller or buyer has an advantage.
