The Martin County Single Family Homes Market Detail for May 2017 showed continued growth when compared to last May.  Closed sales were up by 8.3% (was down by 2.3% in April). New pending sales increased by 24.2% as compared to May of 2016 (Decreased by 18.2% in April).

Prices continued to rise with the median sales price up by 8.3% from last year (up by 2.8% in April) while the average price increased by 35.4% (was up by 0.8% last month).

The inventory of available single family homes decreased from last month by 9 homes to 1,036 units for May,  this is still 5.0% greater than last May.  The current supply of homes is 5.1 months, for May of last year it was a 4.8 months supply. (This is a 6.3% increase from last year).  Still a sellers’ market for Martin County single family home sales.  A balanced market favoring neither buyers or sellers is considered to be one with a 6 to 7 month supply of inventory.

In June 2017, there are three homes for sale in the River Watch community of Hutchinson Island in Jensen Beach FL.  These homes are listed for prices ranging from $625,000 up to $758,888 for an average list price of $676,296 which works out to $374.13 per sq. ft. of living area.

There are no homes currently under contract.

In the past 12 months, 3 River Watch homes have sold.  Sales prices ranged from $325,000 up to $685,000 for an average sales price of $463,333 which is $249.29 per sq. ft. of living area.  These homes averaged 97 days on market before going under contract and sold for an average of 92% of list price.

About River Watch on Hutchinson Island:

Located only a short distance north of the Jensen Beach Causeway and just across the Saint Lucie County line, there is a wonderful small community by the name of River Watch.  These are single family homes ranging from a modest 2 bedroom and 2 bathroom residence with around 1,400 sq. ft. of living area plus a garage up to a spacious 4 bedroom, 3 bathroom with 3,400 sq. ft. of living area and your very own private dock and access to the Intracoastal waterway which is also known as the Indian River.  There are 30 homes in this community which is adjacent to the Windmill Village community and shares the Aqua Ra Road which accesses both subdivisions from A-1-A.

Most of these homes are waterfront with access to the Intracoastal Waterway, but suitable mostly for shallower draft vessels and the unusual stipulation that they access the river without the use of gas motors, so only human or electric power for that initial stretch of water.

The Florida Single Family Homes Market Detail for May 2017 had continued growth when compared to last May.  Closed sales were up by 7.6% (were down by 1.2% in April) and new sales under contract (new pending sales) were up by 5.0% (were down by 4.4% in April).

Both the median and average sales prices continued to rise when compared to last year.  Up by 7.7% and 8.3% respectively, compared to April’s 10.3% and 8.3%.

The inventory of available homes for sale fell by 4.5% from last year.  For May there was a 4.0 months supply of inventory as Florida remains in a sellers’ market with the advantage for sellers. (May of 2016 had a 4.3 month supply)  A balanced market favoring neither buyers or sellers is considered to be one with a 6 to 7 month supply of inventory.  Inventory is once again decreasing which continues to put pressure on rising prices and sales.

St Lucie County Single Family Homes April 2017 Market Detail

St Lucie County Single Family Homes Market Detail for April 2017showed weaker sales activity when compared to last April. Closed sales were down by 0.6% (in March they were up by 11.6%) and new sales under contract (new pending sales) decreased by 5.5% (they were up by 4.4% last month).

Prices, however, continue to show increases.  The median and average sales prices up by 14.3% and 7.0% respectively from last April (For March these numbers were up 15.7% and 14.9%).  I expect the rate of price increases to moderate some in the future, possibly even dip slightly.

Active listings decreased by 90 homes down to 1,650 homes.  This inventory is 3.4% lower than last year.  The current supply of homes is at 3.7 months (was 3.9 months for March)  This is 5.1% lower than last year.  The St Lucie County single family home market remains a strong sellers’ market.  A balanced market is one with a 6 to 7 month supply of inventory.

The Martin County Single Family Homes Market Detail for April 2017 showed weaker sales activity when compared to last April.  Closed sales were down by 2.3% (was up by 11.3% in March). New pending sales decreased by 18.2% as compared to April of 2016 (Decreased by 3.3% in March).

Prices continued to increase though at a much slower rate with the median sales price up by 2.8% from last year (up by 8.7% in March) while the average price increased by 0.8% (was up by 8.0% last month).

The inventory of available single family homes decreased from last month by 49 homes to 1,045 units for April,  this is still 4.2% greater than last April.  The current supply of homes is 5.2 months, for April of last year it was a 4.9 months supply. (This is a 6.1% increase from last year).  Still a sellers’ market for Martin County single family home sales.  A balanced market favoring neither buyers or sellers is considered to be one with a 6 to 7 month supply of inventory.

Closed and new pending sales were up for the 1’st quarter when compared to last year and prices also increased.  Martin County single family homes remained in a sellers’ market though inching closer to a balanced market.

Homes:  There is one home currently on the market in Conquistador Estates.  This home is listed for $257,900 or $179.85 per sq. ft. of living area.

There is also one home currently under contract.  This home had a list price of $315,000 or $162.12 per sq. ft. of living area and it was on the market for 24 days before going under contract.

In the past 12 months, there have been no sales in Conquistador Estates.

Condos:  There are currently 6 condos for sale in Conquistador.  Listing prices range from $120,000 to $189,000.  The average list price is $148,333 which equals $129.93 per sq. ft. of living area.

5 Condos are under contract awaiting settlement.  List prices were from $114,900 and $229,000 for an average of $153,560 which works out to 134.67 per sq. ft. of living area.  These condos were on the market for an average of 230 days prior to going under contract.

In the past 12 months, 22 condos have sold in Conquistador.  Sales prices ranged from $92,000 to $155,000 .  The average sales price was $122,205 which equals a per sq. ft. value of $111.15 and these sales averaged a 94% list to sales ratio as well as going under contract in an average of 120 days.

Conquistador homes and condos are in the the prime senior location in Stuart Florida.  The Conquistador community is located on the shores of the wide Saint Lucie River and only minutes from the beaches of the Atlantic Ocean as well as being right next door to the Martin County Municipal Golf Course with easy access to shopping, restaurants, medical facilities.

As of may 2017, there are 4 homes for sale in the Oakbrooke Estates community of Palm City in Martin County Florida.  The list prices for these homes range from $469,000 to $530,000 for an average list price of $503,475 which also equals $155.71 per sq. ft. of living area.

There are no homes under contract at this time.

For may 2017 there are two homes available for sale in Coral Lakes in Stuart FL.  These homes are listed for $305,000 and $390,000 for an average of $347,500 which is equal to $158.32 per sq. ft. of living area.

There is one home currently under contract in Coral Lakes.  This home was listed for $272,000 or $154.90 per sq. ft. of living area and was on the market for 32 days before going under contract.

St Lucie County Single Family Homes Market Detail for March 2017 showed improved activity for the month.  Closed sales were up by 11.6% (in February they were up by 5.1%) and new sales under contract (new pending sales) increased by 4.4% (they were down by 0.5% last month).

Prices continue to show very strong increases.  The median and average sales prices up by 15.7% and 14.9% respectively from last March (For February these numbers were up 18.2% and 16.6%).  While these are very good results for sellers, they make me a little nervous as rates of increase this high may result in lower affordability of homes and subsequently less sales in the future.

Active listings decreased by 74 homes to 1,740 homes.  This inventory is 8.0% lower than last year.  The current supply of homes is at 3.9 months (was 4.1 months for February)  This is 4.9% lower than last year.  The St Lucie County single family home market remains a strong sellers market.  A balanced market is one with a 6 to 7 month supply of inventory.

New pending sales decreased by 3.3% as compared to March of 2016 (Increased by 10.0% in February).

Prices continued to increase with the median sales price up by 8.7% from last year (up by 10.2% in February) while the average price increased by 8.0% (was up by 23.9% last month).

The inventory of available single family homes decreased from last month by 47 homes to 1,094 units for March,  this is 1.5% greater than last March.  Current supply of homes is 5.5 months, for March of last year it was a 5.2 months supply. (This is a 5.8% increase from last year).  Still a sellers market for Martin County single family home sales.  A balanced market favoring neither buyers or sellers is considered to be one with a 6 to 7 month supply of inventory.

St Lucie County Single Family Homes Market Detail for February 2017 showed improved sales activity for closed sales but weaker new pending sales year to year.  Closed sales were up by 5.1% (in January they were up by 8.1%) and new sales under contract (new pending sales) decreased by 0.5% (they were up by 8.1% last month).

Prices continued to show strong increases.  The median and average sales prices up by 18.2% and 16.6% respectively from last February (For January these numbers were up 8.9% and 16.1%).  While these are very good results for sellers, they make me a little nervous as rates of increase this high may result in lower affordability of homes and subsequently less sales in the future.

Active listings decreased by 30 homes to 1,814 homes.  This inventory is 0.8% lower than last year.  The current supply of homes is at 4.1 months (also was 4.1 months for February of 2016)  This is unchanged from last year.  The St Lucie County single family home market remains in a strong sellers market.  A balanced market is one with a 6 to 7 month supply of inventory.

The Martin County Single Family Homes Market Detail for February 2017 regained momentum with a strong month.  Closed sales were up by 17.8% (was down by 24.0% in January). New pending sales decreased by 10.0% as compared to February of 2016 (Increased by 9.4% in January).

Prices continued to increase with the median sales price up by 10.2% from last year (up by 4.1% in January) while the average price increased by 23.9% (was down by 2.7% last month).

The inventory of available single family homes increased from last month by 10 homes to 1,141 units for February,  this is 7.8% greater than last February.  Current supply of homes is 5.8 months, for February of last year it was a 5.1 months supply. (This is a 13.7% increase from last year).  Drifting closer to a balanced market for Martin County single family home sales.  A balanced market favoring neither buyers or sellers is considered to be one with a 6 to 7 month supply of inventory.

St Lucie County Single Family Home Sales 2016 Yearly Review

The St Lucie County Single Family Home Sales 2016 Yearly Review as reported by Florida Realtors indicates that Saint Lucie County had slower market activity for single family homes throughout the year of 2016.   Year to year closed sales were down by 1.6% (was down by3.2% in 2015) and new sales under contract (new pending sales) decreased by 3.8% (was down by 16.9% in 2015).

However both median and average sales prices were up (2015 to 2016) by 16.1% and 15.9% respectively.   Showing strong gains in value.  These numbers were 16.9% and 17.2% respectively in 2015. These continued strong increases in values is one reason why the rate of sales has fallen for 2016 as homes become more expensive and less affordable.

The inventory of available homes for sale increased by 6.6% from 2015 (When there was a 0.3% increase).  While the months supply of homes increased slightly to 3.9 months from 3.6 months for 2015.  Still in a strong sellers market for Saint Lucie County.

Martin County Single Family Home Sales 2016 Yearly Review

The Martin County Single Family Home Sales 2016 Yearly Review as reported by Florida Realtors showed weaker activity than 2015 for the Martin County single family housing market.   Year to year closed sales were down by 4.1% (was up by 12.1% in 2015) and new sales under contract (new pending sales) decreased by 8.1% (was up by 4.2% in 2015).

Both median and average sales prices continued to rise (2015 to 2016) by 4.3% and 0.0% respectively.   A much more moderate rate of increase.  These values were 4.4% and 15.2% respectively in 2015.

The inventory of available homes for sale increased by 7.4% from 2015.  While the months supply of homes increased to 5.0 months.  Still a sellers’ market.  Typically a 6 month inventory indicates a balanced market where neither the seller or buyer has an advantage.
