As of July 2015, there are 4  homes available for sale with listing prices from $429,000 to $450,000 at an average list price of $440,997 which is a price per square foot of living area of $113.71.

There are currently 4 active home listings for sale in Danforth.  Prices range from $310,000 to $350,000.  The average price is $334,750 which represents $136.47 per square ft. of living area.  None of these homes are foreclosures or short sales.

 2 homes are currently under contract.  Both of these homes are bank owned.  Listing prices range from $239,000 and $270,000.  The average per sq. ft. of living is $123.73.

In the past 12 months 20 homes have sold in Danforth.  The sales prices ranged from $270,000 to $348,834.  Two of these homes were bank owned and one was a short sale.  The average sales price was $304,992 at $130.62 per sq. ft.

Danforth in Palm City Florida is wonderful family subdivision with 335 homes of all sizes and shapes with a wonderful family friendly neighborhood feel.  Well located in palm City off SW Martin Highway and within walking distance of both the Palm City Elementary and Hidden Oaks Middle Schools.  Both of these schools are top rated in the Martin County school system as well as in the State of Florida.

Many homes are lakefront with beautiful views and a wonderful private feeling, yet this community is within a mile of the new Publix and also close to restaurants and medical facilities.  Also just a couple of minutes to Florida’s Turnpike for those wishing to either commute or to make a short trip to West Palm Beach or other points just North or South.

In the past 12 months 28 homes have sold in Danforth, indicating a very active market.  The sales prices ranged from $192,000 to $450,000.  6 of these homes were bank owned and 4 were foreclosures.  The average sales price was $284,675 at $113.24 per sq. ft.

Report Affirms How Location Affects Value

You often hear real estate agents mention that real estate is local.  What happens in other areas of the country is not necessarily indicative of what happens in Martin County real estate.  This has been true for a long, long time.  Even within small geographical areas, the local nature of real estate may see one community struggling while a nearby neighbor flourishes.  There are lots of reasons for this and with the current real estate market difficulties, it is more true than ever.  Look at this recent article from the Miami Herald:

A ZIP Code-level report on South Florida’s housing market shows values soaring in some neighborhoods, plunging in others.

In South Florida’s location-specific housing market, some neighborhoods are enjoying 20 percent appreciation since last year, while others continue to plunge, down as much as 30 percent, according to a new report from real estate research firm Zillow.
Neighborhoods in negative territory—mostly low-income and inner-city locales—outnumber the region’s affluent ZIP Codes, which are on the upswing, so overall numbers still show a downward trend. The median home in South Florida had a value of $140,900 during the second quarter of this year, down 5.4 percent from last year, the report found. More than 45 percent of homes are underwater on mortgages, and 44 percent of homes sold for a loss in June.

 Stuart FL Buyers Taking a Harder Look at Today’s Credit Score Models

It may not be the first factor you look at when you begin planning to buy a Stuart FL house, but unless you are in the rare position of being able to make an all-cash purchase, sooner or later your credit score will become a prominent factor. That’s why this month’s get-together in Washington held some information that could ultimately become pretty important for both Martin County home buyers and sellers.

The meeting was held at the National Association of Realtors headquarters, with participants that included HUD Secretary Julian Castro, credit score industry representatives from FICO and Vantage Score, and other experts in research, government, and real estate. This might seem to be the kind of gathering (“Symposium,” in this case) that is usually more productive of eyes glazing over than much else, but for Martin County home buyers and sellers, this one was different.

credit reportThe subject was “Credit Access”—how companies determine the credit scores that guide lenders’ decisions on who will and won’t be offered home loans. The consensus was (and is) that current credit score formulas could stand some improvement. Secretary Castro’s Keynote set the table. He said that there is a recognized need to find new ways to construct credit scores that are more sensitive to “getting at” the bottom line responsibility potential borrowers have shown in their lives; credit scores that will predict how they will pay down their mortgages. “There’s been a disconnect there,” he said.

Given that this is the single reason that credit scores exist at all, that seems like quite a statement to make, particularly with the credit scoring companies right there in the room. No eye-glazing going on, I suspect.

Now it’s true that FICO and Vantage Score have already been fine-tuning some of their credit scoremethods. Local buyers may have already have seen their Stuart FL credit scores improving when non-recurring problems (like tardy medical bill payments) were de-emphasized. But on a wider scale, there was considerable discussion about the need to adapt to lifestyle shifts that are taking place. The way Americans live their lives—particularly the way they use technology—has changed, and will continue changing. Blanket shifts in lifestyles make some behaviors different predictive value than they used to have: for instance, many millennial and minority consumers “don’t use credit in the same way households did in the past.”

A representative from Moody’s Analytics pointed out that most conventional loans are currently made to borrowers with credit scores about 740—which is 20 points higher than was the case during the housing boom. In today’s tougher economy, that makes it likely that some Stuart FL buyer’s credit scores would benefit if HUD is able to follow through on its efforts “to improve credit access to Americans” without adding to lender risk.

It’s in everyone’s interest that credit ratings be accurate predictors of repayment patterns. With interest rates continuing to be at bargain basement levels, it couldn’t be more important, because it also continues to be a fantastic time to be in Martin County’s real estate market—and to give me a call!

As of March 2015, there are 2 homes on the market in Moon River on the Jensen Beach Causeway of Hutchinson Island FL.  Listing prices are $309,000 and $450,000 for an average list price of $379,500 which equates to $214.88 per sq. ft. of living area. Neither of these listings are distressed properties.

There are no Moon River homes currently pending (under contract).

There have been 5 homes sold in the past 12 months in Moon River.  Sales prices ranged from $230,000 to $414,900 for an average sales price of $315,180 which equals $190.42 per sq. ft. of living area and averaged 93% of list price. None of these completed sales were distressed properties.

Moon River is a community of 51 attached and 3 detached homes that were built from 1998 to 2003. This is a gated waterfront community with ocean access docks as well as a community pool and clubhouse. Two tennis courts are also available and shared with the neighboring community of Fairwinds Cove.

This is a pet friendly community allowing for up to two pets that are no larger than 50 lbs. HOA fees at the time of this post were $343 per month (payable quarterly). 
Moon River lies on the east side of the Jensen Beach Causeway in Martin County Florida. It’s only a short walk or bike ride to the public beach on the Atlantic Ocean. It’s also close to shopping, restaurants and the remaining wonderful amenities that Martin County has to offer.

Low interest on 15-year mortgages brings many refinancing deals!

Mortgage interest rates are the lowest in half a century, and the 15-year rate is the lowest of all.

Some mortgages are being offered at 3.75 percent for the 15-year. A year ago, the average rate was 4.68 percent.

In the past, many people would have opted for a 15-year instrument instead of one for 30 years, but couldn’t afford the higher monthly payments. The gap in monthly payments has now decreased.

A 30-year mortgage holder on a $200,000 loan at 7 percent would pay about $1,330 in principal and interest for 30 years. If the $200,000 mortgage was taken at 3.75 percent interest, the monthly payment would be just $124 more, or $1,454 for only 15 years.

Twenty-year loans have also become a good choice. At today’s rates, a borrower with a 30-year loan at 6.5 percent, and a $200,000 principal balance, could save some $70,000 in interest over the life of a shorter 20-year mortgage.

According to HSH Associates, a publisher of mortgage and consumer loan information, the shorter terms are especially attractive to people who want to build equity more quickly and those who want to pay off mortgages in a shorter period of time. About one-third of refinancers are moving to 15-year or 20-year loans.

One lender, quoted in USA Today, says more homeowners who are in their middle years are applying for 15-year mortgages. Their income is higher now than it will be at retirement, and they can afford to pay off the loan before they retire.

About a quarter of residential properties are now worth less than the amount owed on a mortgage. If they can afford it, some people are paying cash upfront to move from a more-expensive mortgage to a cheaper, shorter-term loan.
