After a strong finish for 2013 from the Hobe Sound Florida Market Report ZIP Code 33455 section of Martin County, January began with continued strong market activity.  All measured activity in this report showed good gains.

The current absorption rate for the Hobe Sound Florida Market Report ZIP Code 33455 rose slightly tot 6.8  months (6.2 months in December).  A balanced market.  An absorption rate of 6 to 7 months is considered to be a balanced market favoring neither the buyer or seller.

The numbers for January 2013 were:  262 active listings, 96 pending sales and 28 closed sales.  With the exception of the pending sales numbers, better activity this year as compared to January 2013.

The Jensen Beach Condo market (zip code 34957) is a fairly small segment of the Martin County condo market.  After 4 months of slowly increasing inventory, active listings once again declined.   We ended 2013 with a nice jump in closed sales, but for January sales once again declined.  About the only good news is a nice increase in pending sales.

The one month absorption rate for the January 2014, Jensen Beach Florida Market Report ZIP Code 34957 jumped to 8.5  months (4.1 months in December), back into a buyers’ market.  A balanced market is considered to be a 6 to 7 month absorption rate favoring neither the buyer or seller.

The January 2012 numbers were: 66 active listings, 27 pending sales and 5 condos closed.   Almost double the inventory last year, so with that percentage this condo market is still doing OK, but we need more active listings for any movement to be possible.

The January 2014 Jensen Beach residential real estate market, zip code 34957 began the year with less closed sales than December, but also with a nice jump in pending sales indicating good future sales coming.   Also of interest, a good increase to the inventory, after many months of decreases.
 
The current absorption rate for the Jensen Beach Florida Market Report ZIP Code 34957 decreased to 7.5  months (5 months in December).  Inching back into a slight buyers’ market.   A 6 to 7 month absorption rate is considered to be a balanced market favoring neither the seller or buyer.
 
The January 2012 numbers were: 122 active listings, 66 pending sales and 14 home sales closed.   Stronger activity this year, even with the lower closed sales from last month.  Inventory levels are also above last year.  With more choices of homes, I expect to see strong results this spring in the Jensen Beach single family real estate market.

Little change from the end of last year for the condo segment of the Palm City FL real estate market.  Inventory was the only change and that was down even further.  This is a very small segment of the Palm City market as this area is primarily single family homes.  Trends are good to watch but a meaningful interpretation from monthly swings in values is difficult to determine.

The current absorption rate for condos in the 34990 zip code area dropped to 29  months with only 2 sales (was 33 months in December).   A balanced market is considered to be an absorption rate of around 6 to 7 months, so this market continues as a strong buyers market.
 
The January 2012 numbers were: 69 active listings, 8 pending sales and 3 closed sales.   Better activity last year, but there were also more properties available.

After a very strong finish for the Palm City home market (zip code 34990) for 2013, 2014 starts out with disappointing numbers.   Both closed and pending sales were down and the inventory took a large jump.   One of the few segments of our market with this type of results.
 
The current absorption rate increased to 7.2  months from 5.5 months in October, putting us back into a slight buyers’ market.  A 6 to 7 month absorption rate is typically considered a balanced market that doesn’t favor either sellers or buyers.

The December 2012 numbers were:  411 active listings, 176 pending sales and 39 closed sales.    Inventory has jumped above last years levels and pending sales are down considerably from last year.  This is not a good sign!  Closed sales, however, did much better for this year.

A small drop in closed sales for the Stuart FL condo market for zip code 34997 for the month of January.  A small increase in pending sales and a fairly significant jump in inventory,

The one month absorption rate increased to 9.5 months from last months 6.8.  Back into a buyers market again.   A 6 to 7 month absorption rate is typically considered to be a balanced market that favors neither the buyer nor the seller.  

The January 2012 numbers were: 106 active listings, 22 pending sales and 3 closed sales.   Very similar numbers to the beginning of 2013, just slightly off in pending sales while better closed sales numbers.

The Stuart Florida Market for ZIP Code 34997 started the year with mixed results.  A large rise in inventory as well as a nice jump in pending sales. Unfortunately closed sales took a big drop.  I expect closed sales for January will come up significantly and think this was just a seasonal result.
 
The current one month absorption rate rose to 8.3  months, going back into a buyers market for January (was 4.6 months absorption rate for December).  Typically a balanced market, favoring neither the seller or buyer, is represented by a 6 to 7 month absorption rate.  
 
The 2013 numbers for January, were: 361 active listings, 190 pending listings and 54 closed sales.  Inventory is higher than 2013 and overall activity was not as good as last year.

For the Stuart Florida Condos for Sale and Sold Report 34996 ZIP Code January 2014, a little bit of mixed results to start the year.  One of our few areas with a continued decrease in inventory, but this could be a result of the big jump in pending sales which took 49 condos off the active rolls.  Closed sales were down by 6 condos which is disappointing.

The current absorption rate for the Stuart Florida condos in ZIP Code 34996 – increased to 11.4  months from December’s 8.2.  Still a buyers market for January 2014.  A balanced market is considered to occur when the absorption rate is from 6 to 7 months.

The numbers for January 2012 were: 218 active listings, 54 pending sales and 13 closed sales.  Inventory levels are still below those of 2013, yet the market activity is considerably better.

After a strong December for the 34996 zip code area of the Stuart Florida residential real estate market, 2014 started with more good news with continued improving numbers.   All measured criteria moved in a positive direction in January.

The one month absorption rate for the 34996 zip code area of Stuart Florida for January increased slightly to 8.6 months as compared to December’s 8 months (mostly because of a larger increase in inventory).  Still a buyer’s market for the 34996 zip code area of Stuart.  A balanced market, favoring neither buyer or seller is considered to be around a 6 to 7 month absorption rate.

The numbers for January of 2012 were: 180 active listings, 23 pending sales and 9 closed sales.   Considerably better activity than last year.  Also, this is one of our few areas with continuing reduced inventory, though it did rise this month.

An excellent start for 2014 from the Stuart Condo market in zip code 34994.  Improved results as compared to December in all categories tracked here. 

The one month absorption rate dropped to 1o.1  months compared to last month’s 13.2.  (Still not as good as some of the strong months of 2013.  This is still a buyer’s market for the 34994 zip code condo market of Stuart FL.  Typically a real estate market is considered to be a balanced market with an absorption rate of 6 to 7 months.  Meaning neither the buyers or sellers have an advantage in the real estate market.

Last January the numbers were 173 active listings, 68 pending sales, and 9 closed sales.   This is one of the few segments of our market with a noticeably smaller inventory as compared to last year.  Yest comparative activity is quite strong when the reduced inventory is factored in.

The 34994 ZIP code area of the Stuart, Florida had a decrease in closed sales for the start of 2014.  Pending sales were up slightly.  While, the inventory took a nice jump, of over 10%.

The one month absorption rate for the 34994 zip code for January increased to 6.7 months from last months 4 months.  Now, back into a balanced market.  A 6 to 7 month absorption rate is considered a balanced market where neither the seller nor buyer have an advantage.

Mostly a strong start for the Sewalls Point market activity to begin 2014.   Up to 9 closed sales for January, which is a nice increase.   There was also a nice jump in available homes for sale this month.  The only negative was a decrease in pending sales, which will most likely result in a smaller number of closed sales in February.

The absorption rate decreased to 6 months compared to last months 8.6 months.  Now a balanced market in Sewalls Point.  A 6 to 7 month absorption rate is considered a balanced market where neither the seller nor buyer have an advantage.

Comparing the results to January 2013, the inventory was 49 homes on the market, 7 pending sales and there were 2 closed sales.  As in many of our other area, we are beginning to see increased inventory.  Also, better closed sales as there is more homes to choose from.

 Commentary:

The Martin County Florida Condo Sales report for December 2013 ended the year with some modestly positive gains.  Closed sales for December were up to 69 units as compared to 54 for December of 2012 and 47 for last month.  The median price made a big jump to $165,000 as compared to last year’s $100,950 and last month’s $125,000.  Inventory decreased for the first time in three months, and we continue to have fewer condos available for sale as compared to 2012.

The one month absorption rate dropped to 8.07 months from last months 11.91 months, while the three-month average is now at 9.73 months (compared to last year’s 12.06).  The condo market for Martin County continues to be a buyers market though the numbers continue to improve.  Generally an absorption rate of 6 or 7 months is considered a balanced market.

Considering that December is typically a weak month for the condo market, we did very well for the close of 2013.

 Commentary:

The Martin County Home Sales Report for December 2013 showed quite impressive results to end of a very good year for local residential home sales.  Closed sales were up to 192 homes as compared to last month’s 147 homes and also from last years 166 homes.  The average and median sales prices were down from last month, though significantly higher than last December.

The one month absorption rate for December 2013 decreased significantly to 6.31 months (from 7.92 months in November and 6.93 months for December 2012), and the three-month average is now 6.96 months.  A 6 to 7 month absorption rate is considered to be a balanced market.  Currently a balanced market, which is a healthy market!

December 2013 Monthly Market Detail St Lucie County Townhouses and Condos

Unfortunately the December 2013 Monthly Market Detail St Lucie County Townhouses and Condos as reported by Florida Realtors showed another month of decreasing sales volume as compared to last year.  This is now four months in a row.  This is one of the most under performing sectors in the Treasure Coast and Florida in general for volume.   Year to year closed sales were down by 19.4% (was down by 17.5% in November) while new sales under contract (new pending sales) decreased by 29.1% (was  down by 5.4% in November

Though values were considerably higher this year with the median sales price up by 37.1% (up 40% in November) and the average sales price rose by 38.8% (was up by 31.4% in November).

The inventory of available townhouses and condos decreased from last month to 841 units which is a decrease of 11.1% from last December.  Current supply of inventory remained unchanged from last month to 8.8 months (still an 8.3% decrease from last year).   Unfortunately the low inventory along with the rapid increase in values is hurting the volume of condo and townhouse sales in St. Lucie County.  Once inventory starts to rise, I expect the volume to pick up as well.

December 2013 Monthly Market Detail St Lucie County Single Family Homes

December 2013 Monthly Market Detail St Lucie County Single Family Homes as reported by Florida Realtors closed out 2013 with some weaker than expected activity in terms on volume, though most other statistics are quite positive year to year.  Closed sales were  from last year were down by 6.9% (in November they were up by 3.3%) and new sales under contract (new pending sales) decreased by 30% (they were down by 23.9% last month).

Both median and average sales prices were up (year to year) by 19.2% and 12% respectively year to year.

The inventory of active listings rose in December (from last month) to 2224 homes, also an increase of 11.9% from last year.  Current supply of inventory is only 5.2 months (a 4.1% increase from last year).   Still a strong sellers market for Saint Lucie County single family homes for sale.  Though the pace seems to be slacking a bit.

December 2013 Monthly Market Detail Martin County Townhouses and Condos report ended the year with some signs of a slowing momentum, but still very good overall results from previous years.   I’m seeing some quite impressive price gains for the year along with a continued shrinking inventory making sustained activity difficult for this segment of the market.  Year to year closed sales were down by 9% (down by 6.4% in November) while new sales under contract (new pending sales) increased by 8.1% (was down 1% in November).

The median sales price increased by an impressive 45% (was down by 0.2% in November) while the average sales price increased by 10.4% (was down 26.7% in November) as compared to December of 2012.December 2013 Monthly Market Detail Martin County Townhouses and Condos

 

 The inventory of available townhouses and condos has decreased by 1 unit to 623 units from last month, down from December 2012 inventory by 17.5%.  Current supply of inventory is 6.3 months (a 27.9% decrease from last year).  Finishing 2013 in a balanced market.

December 2013 Monthly Market Detail Martin County Single Family Homes

The December 2013 Monthly Market Detail Martin County Single Family Homes as reported by Florida Realtors showed a strong finish to the end of 2013. In fact, Martin County residential sales of single family homes has outperformed the state average for the second month in a row in volume.   Closed sales were up by 17.8% (was 33.8% in November) and new sales under contract (new pending sales) increased by 9.5% (decreased by 4% in November).

The median sales price was up by 7.2% from last year while unfortunately the average price took a steep hit at a decline of 24.1%.

The inventory of available single family homes decreased from November to 1253 units, but this is a 2.7% increase from last December.  Current supply of inventory is only 6.5 months (a 14% decrease from last year).  We continue to be in a balanced market for residential sales in Martin County.  Very positive results for our market.

For the December 2013 Monthly Market Detail Florida Townhouses and Condos for the state of Florida a second relatively weak month as compared to the end of 2012.  Though a bit improved from last month’s numbers.  Year to year closed sales were down by 2.5% as compared to last months decrease of 7.1% and new sales under contract (new pending sales) decreased by 8.7% (November’s decrease was 10.2%).December 2013 Monthly Market Detail Florida Townhouses and Condos

 

Both median and average sales prices were up (year to year) by 17% and 4.1% respectively.

Inventory rose for the second month in a row, though only marginally by 1.6%.  If the inventory keeps rising, I expect to see some increases in the sales volume and a leveling off or a moderation to the price increases we’ve experienced this past year.

The December 2013 Monthly Market Detail Florida Single Family Homes as reported by Florida Realtors ended the year with mostly positive results as compared to 2012.  Both closed and pending sales were off.   Year to year closed sales were up by 8.6% (was down by 1.2 % in November) and new sales under contract (new pending sales) decreased by 4.2% (was down by 5.9% in October).

Both median and average sales prices were up (December 2012 to December 2013) by 11.4% and 3% respectively.   Not quite as much of an increase as in previous months this year, but those kinds of increases were unsustainable.

The inventory of available homes for sale increased by 11.9% from last year.  This is now the third month of increased inventory.  I’ve written in the past that I was expecting this increase which is a direct cause of the easing of the price increases as the supply expands.  It does appear that even with the increasing inventory the traffic for the new year is quite high and I expect some strong results for next month.
