The May 2015 Monthly Market Detail Martin County Single Family Homes is starting to show the effects of the rapid price increases and reduced inventory.  Year to year closed sales were down by 2.6% (was up 24.7% in April). New pending sales increased by 1.1% as compared to May of 2014 (increased by 23% in April).

The median sales price was down by 1.1% from last year (up by 5.1% in April) while the average price increased by 13% (was up by 14.9% last month).  Beginning to show some weaknesss in what has been an exceptionally strong rate of price increases for the past two years.

The inventory of available single family homes decreased from April 2015 by 173 homes to 1087 units this month, and this is also a 23.5% decrease from last May.  Current supply of inventory decreased to 4.8 months from April’s 5.6 months supply. (A 35.6% decrease from last year). The Martin County single family real estate market is back into a sellers market, though there are some major issues showing of late.  Primarily the lack of inventory of available homes for sale.

The May 2015 Monthly Market Detail Florida Townhouses and Condos showed declining activity for the first time in a while.  Closed sales were down by 0.1% as compared to last months increase of 8.1% and new sales under contract (new pending sales) decreased by 1.4% (April’s increase was 0.6%).

Both median and average sales prices still managed to increase, with rises of (year to year) 9.7% and o.5% respectively (in April they were up by 10.3% and 6.1%).  As sales volume decreases, I expect to see some moderation in the coming months for price increases.

The inventory decreased slightly by .08% for May.  The decreasing inventory may be one reason for the reduced sales volume.  For May 2015 we have 5.8 months of inventory (was 6 months in April) also was 6.0 from last May.  Essentially a balanced real estate market as a 6 months inventory supply is considered a balanced market.

The May 2015 Monthly Market Detail Florida Single Family Homes continues to show improved activity from last year though the rate of increased activity is moderating.  Closed sales were up by 7.7% (was up by 17.9% in April) and new sales under contract (new pending sales) increased by 1.5% (was up by 8.6% in April).

Both median and average sales prices continue to rise ( May 2014 to May 2015) by 11.1% and 1.9% respectively, compared to April’s 11.4% and 8.1%.  Home values continue to increase, but at least for May the rate of increases has settled down somewhat.

The inventory of available homes for sale fell by 5.7% from last year.  Some high demand areas of Florida have seen decreasing inventory for a number of months now.  For May there was only a 4.7 months supply of inventory, this is a sellers market with the advantage for sellers. (May of 2014 had a 5.7 month supply)

The April 2015 Monthly Market Detail St Lucie County Townhouses and Condos as reported by Florida Realtors rebounded slightly after a fairly difficult March.  Closed sales were up by 8.6% (was up by 2.5% in March) while new sales under contract (new pending sales) decreased by 21.5% (was up by 1.2% in March).

The median sales price increased by 19.5% (down 14.8% in March) and the average sales price increased by 0.8% (was down by 7.7% in March).  Back to price increases after a setback last month.

The inventory of available townhouses and condos decreased by 50 units from last month to 634 properties, which is also down from last April by 25.9%. Current supply of inventory decreased to 5.9 months, from March’s 6.4 months. This is 30.6% lower than last year. The St Lucie County townhouse and condo market is inching into a sellers’ market, typically a 6 month inventory is considered a balanced market showing no advantage to either buyers or sellers.

April 2015 Monthly Market Detail St Lucie County Single Family Homes is struggling with the volume of sales while at the same time showing strong price increases.  Closed sales were up by 12.1% (in March they were up by 3.8%) and new sales under contract (new pending sales) decreased by 18.7% (they were down by 15% last month).

Both median and average sales prices continue their impressive gains with increases of 20.96% and 25.8% respectively from last April (For March these numbers were 15.4% and 20.3%).  These price increases, while good news for sellers, are having a negative effect on the volume of sales.

The inventory of active listings decreased in April (from last month) by 64 homes to 1,733, and this is  lower than last year’s inventory by 11.7%.  The current supply of inventory is only 3.4 months (a 30.3% decrease from last year). The Saint Lucie County single family home market remains in a very strong sellers market.  We are seeing a reduction in volume of sales because either there isn’t enough inventory available on the market or prices are becoming to high.  We remain in a pretty extreme sellers market for St Lucie County single family home sale.

April 2015 Monthly Market Detail Martin County Townhouses and Condos once again slowed after an excellent March.  Year to year closed sales were down by 9.5% (was up by 21.7% in March) as well as new sales under contract (new pending sales) decreased 19.2% from April 2014 (was up by 22.1% in March).

The median sales price was down by 1.1% (was up by 13.2% in March) while the average sales price decreased by 5.0% (was up by 5.3% in March) as compared to April of 2014.  Ending a trend of steady increases in values for Martin County.

The inventory of available townhouses and condos has decreased by 6 units to 455 properties from last month, this is 21.4% less inventory than was available in April of 2014.  For April there was a 4.1 month supply of inventory (a 28.9% decrease from last year).  A very strong sellers market for townhouses and condos in Martin County.  Buyers are in need of additional inventory for their potential purchases.

The April 2015 Monthly Market Detail Martin County Single Family Homes continues to outperform the Florida statewide market activity with very strong gains, though somewhat of a more moderate pace from last month.  Year to year closed sales was up by 24.7% (was up 41.6% in March). New pending sales increased by 23% as compared to April of 2014 (increased by 35.8% in March).

The median sales price was up by 5.1% from last year (up by 3.6% in March) while the average price increased by 14.9% (was up by 33.3% last month).  Continuing with some very strong gains in prices for the year.

The inventory of available single family homes decreased from March 2015 by 82 homes to 1260 units this month, and this is also a 9.9% decrease from last April.  Current supply of inventory decreased to 5.6  months from March’s 6.1 months supply. (A 9.9% decrease from last year). Martin County single family home sales have again entered a sellers’ market.  A balance market favoring neither the buyer and sellers is recognized as one with a 6 month inventory of supply.

The April 2015 Monthly Market Detail Florida Townhouses and Condos continued to show improvement from last year.  The volume of activity increases has moderated a little.  Closed sales were up by 8.1% as compared to last months increase of 13.7% and new sales under contract (new pending sales) increased by 0.6% (March’s increase was 6.5%).

Both median and average sales prices also continue to rise.  Increases of (year to year) 10.3% and 6.1% respectively (in March they were up by 8.6% and 7.5%).  Excellent gains for sellers in the Florida market.  Buyers should consider making their move earlier than later if at all possible as price gains are showing no signs of stabilizing or decreasing.

The inventory increased slightly by 1.7% for April.  This was the fourth month of increasing inventory after two months of flat numbers. For April 2015 we have 6 months of inventory (was 6.1 months in March) also was 6.0 from last April.  Essentially a balanced real estate market as a 6 months inventory supply is considered a balanced market.

The April 2015 Monthly Market Detail Florida Single Family Homes continues to show improved activity from last year and similar numbers to last month.  Closed sales were up by 17.9% (was up by 24.6% in March) and new sales under contract (new pending sales) increased by 8.6% (was up by 7% in March).

Both median and average sales prices continue to rise ( April 2014 to April 2015) by 11.4% and 8.1% respectively, compared to March’s 9.2% and 5.5%.  Values of housing is continuing to increase fairly dramatically for Florida real estate.

The inventory of available homes for sale fell by 1.7% from last year.  This is the first decrease in just under two years.  Some high demand areas of Florida have seen decreasing inventory for a number of months now.  For April there was only a 4.9 months supply of inventory, this is a sellers market with the advantage for sellers. (April of 2014 had a 5.7 month supply)

The March 2015 Monthly Market Detail St Lucie County Townhouses and Condos as reported by Florida Realtors retreated a bit after an active February.  Closed sales were up by 2.5% (was up by 19.5% in February) while new sales under contract (new pending sales) increased by 1.2% (was up by 5.7% in February).

The median sales price decreased by 14.8% (up 71.3% in February) and the average sales price decreased by 7.7% (was up by 41.8% in February). Frankly, I don’t understand some of the wild price swings being reported for St. Lucie County and have asked those compiling the data to double check some of these figures..

The inventory of available townhouses and condos decreased by 4 units from last month to 684 properties, which is also down from last March by 26.5%. Current supply of inventory remained at 6.4 months, the same as February. This is 30% lower than last year. The St. Lucie County townhouse and condo market remains in a balanced market showing no advantage to either buyers or sellers.

March 2015 Monthly Market Detail St Lucie County Single Family Homes as reported by Florida Realtors is showing some continued softening of the market, though prices continue to rise quite strongly.  Closed sales were up by 3.8% (in February they were down by 9.5%) and new sales under contract (new pending sales) decreased by 15% (they were down by 0.5% last month).

Both median and average sales prices continue their rise by 15.4% and 20.3% respectively from last March (For February these numbers were 15.2% and 18.9%).  These price increases, while good news for sellers, are having a negative effect on the volume of sales.

The inventory of active listings increased in March (from last month) by 94 homes to 1,733, and this is  lower than last year’s inventory by 22.4%.  The current supply of inventory is only 3.6 months (a 30.3% decrease from last year). The Saint Lucie County single family home market remains in a very strong sellers market.  We are seeing a reduction in volume of sales because there isn’t enough inventory available on the market.  This is also a factor of why prices are rising as rapidly as they are.  As prices continue to rise, I expect to see an increase of St Lucie County single family homes for sale coming on the market.

The inventory of available townhouses and condos has decreased by 47 units to 461 properties from last month, this is 25.6% less inventory than was available in March of 2014.  For March there was a 4.2 month supply of inventory (a 32.3% decrease from last year).  A very strong sellers market for townhouses and condos in Martin County.  Buyers are in need of additional inventory for their potential purchases.

The March 2015 Monthly Market Detail Martin County Single Family Homes began the year with some very strong activity, and for March, it is showing continued very strong growth.  Year to year closed sales was up by 41.6% (was up 46.6% in February). New pending sales increased by 35.8% as compared to March of 2014 (increased by 31.9% in February).

The median sales price was up by 3.6% from last year (up by 6.9% in February) while the average price increased by 33.3% (was down by 16.2% last month).  Surprisingly strong increase in the average price after a setback last month.

The inventory of available single family homes decreased from February 2015 by 26 homes to 1,368 units this month, and this is a 4.5% decrease from last March.  Current supply of inventory decreased to 6.1  months from February’s 6.3 months supply. (A 19.8% decrease from last year). Martin County single family home sales remain in a balanced market favoring neither the buyer nor seller.

Both median and average sales prices also continue to rise.  Increases of (year to year) 8.6% and 7.5% respectively (in February they were up by 8.3% and 6.6%).  Excellent gains for sellers in the Florida market.  Buyers should consider making their move earlier than later if at all possible.

The March 2015 Monthly Market Detail Florida Single Family Homes had some very impressive gains from last year.  Closed sales were up by 24.6% (was up by 19% in February) and new sales under contract (new pending sales) increased by 7% (was up by 14.7% in February).

Both median and average sales prices continue to rise ( March 2014 to March 2015) by 9.2% and 5.5% respectively, compared to February’s 9.1% and 0.7%.  Prices are continuing to rise, though we are seeing some moderation in some areas of Florida.

The inventory of available homes for sale rose by 0.6% from last year. This is now a full 18 months of increased inventory.  The rate of inventory increases has declined significantly from previous months and this is an important statistic to watch for the future. For this month there was only a 5.1 months supply of inventory, this is a sellers market with the advantage for sellers. (March of 2014 had a 5.3 month supply)

11 condos have sold in the past 12 months in Hutchinson House.  Sales prices ranged from $194,000 to $399,900 for an average of $273,572 or $212.67 per sq. ft. of living area.  There were no distressed properties (short sales or bank owned) in any of the above Hutchinson House condo listings or sales. Prices for townhouses and condos in the St Lucie County market have been erratic for the past few months. Though for this month, these are some very significant price gains.

The inventory of available townhouses and condos decreased by 6 units from last month to 688 properties, which is also down from last February by 26.9%. Current supply of inventory decreased to 6.4 months from January, which was 6.6 months. This is 29.4% lower than last year. The St. Lucie County townhouse and condo market is in a balanced market showing no advantage to either buyers or sellers.

February 2015 Monthly Market Detail St Lucie County Single Family Homes as reported by Florida Realtors is showing reduced activity as compared to last year, though prices continue to rise.  Closed sales were down by 9.5% (in January they were unchanged from last year) and new sales under contract (new pending sales) decreased by 0.5% (they were down by 5.7% last month).

Both median and average sales prices continue their rise by 15.2% and 18.9% respectively from last February (For January these numbers were 23.4% and 17.9%).  These price increases, while good news for sellers, are having a negative effect on the volume of sales.

The inventory of active listings increased in February (from last month) by 79 homes to 1,827, but this is still lower than last year’s inventory by 21.3%. The current supply of inventory is only 3.8 months (a 29.5% decrease from last year). The Saint Lucie County single family home market remains in a very strong sellers market.

February 2015 Monthly Market Detail Martin County Townhouses and Condos did not perform as strongly as last month, but still showed nice gains  in most segments.  Year to year closed sales were up by 4.6% (was up by 23.6% in January) as well as new sales under contract (new pending sales) increased by 8.7% from February 2014 (was up by 19% in January).

The median sales price was up by 15.6% (was up by 7.5% in January) while the average sales price increased by 5.3% (was down by 2.2% in January) as compared to February of 2014.  Back into a higher rate of increases as compared to the past two or three months .

The inventory of available townhouses and condos has decreased by 6 units to 508 properties from last month, this is 22.1% less inventory than was available in February of 2014.  For February there was a 4.7 month supply of inventory (a 25.4% decrease from last year).  A strong sellers market for townhouses and condos in Martin County for February 2015 with a definite need for more inventory of active listings.

February 2015 Monthly Market Detail Martin County Single Family Homes

The February 2015 Monthly Market Detail Martin County Single Family Homes began the year with some very strong activity, and for the second month is showing even stronger results.  Year to year closed sales was up by 46.6% (was up 18.8% in January). New pending sales increased by 31.9% as compared to February of 2014 (increased by 44.3% in January).

The median sales price was up by 6.9% from last year (down by 2.1% in January) while the average price decreased by 16.2% (was up by 31% last month).  Some moderating in the rate of price increases has been expected since the rates of increases for the past two years has been at an unsustainable rate.

The inventory of available single family homes increased from January 2015 by 55 homes to 1,368 units this month, and this is a 1.3% increase from last February.  Current supply of inventory increased slightly to 6.3  months from January’s 6.2 months supply. (An 11.1% decrease from last year). Martin County single family home sales remain in a balanced market favoring neither the buyer nor seller.
