The June 2016 Monthly Market Detail Martin County Single Family Homes showed a marked decrease from lasy years activity, yet still a strong and active market.  Closed sales were down by 10.0% (was down by 2.8% in May). New pending sales decreased by 17.5% as compared to June of 2015 (Decreased by 14.7% in May).

Prices, however, continued their rise as the median sales price was up by 15.9% from last year (up by 15.8% in May) while the average price increased by 9.2% (was down by 3% last month).  I expect that prices will moderate to a much smaller rate of increase in the coming year.

The inventory of available single family homes decreased from last month by 66 homes to 988 units for this month,  this is 8.8% greater than last June.  Current supply of homes is 4.9 months, for June of last year it was a 4.4 months supply. (This is a 11.4% increase from last year).  Still a sellers market for Martin County single family home sales.

The June 2016 Monthly Market Detail Florida Townhouses and Condos showed weaker activity when compared to 1 year ago.  Prices may have climbed a bit to fast for this segment of the Florida real estate market.  Closed sales were down by 2.6% as compared to last months increase of 0.1% and new sales under contract (new pending sales) decreased by 7.6% (In May there was a 4.6% decrease).  Inventory of available condos and townhouses continues to rise as well which should put pressure on prices to either decline or at least moderate.

Though the June prices continued to rise with the median sales price up by 8.6% (was up by 4.4% in May), while the average sales price increased by 3.1% (was down 1.3% in May).  If prices continue to stay somewhat stable or even decrease slightly, I expect the volume of sales to increase.

The inventory increased by 7.9% from June of last year.  For June 2016 we have 6.0 months of inventory (was 6.1 months in May) and compared to 5.5 for June 2015.  We are currently in a balanced market for Florida townhouse and condo sales.

June 2016 Monthly Market Detail Florida Single Family Homes

The June 2016 Monthly Market Detail Florida Single Family Homes continues to be a strong market but activity is easing a bit from previous months.  Closed sales were up by 0.4% (was up by 4.5% in May) and new sales under contract (new pending sales) were down by 7.7% (was down by 2.7% in May).

Both median and average sales prices continue to rise ( June 2015 to June 2016) by 10.8% and 6.8% respectively, compared to May’s 10.5% and 4.2%.  These strong price gains will end up having an impact on future activity as many homes are now becoming much too pricey for the average buyer.

The inventory of available homes for sale fell by 2.8% from last year.  Higher demand areas of Florida have seen decreasing inventory for more than three years now.  For June there was only a 4.3 months supply of inventory as Florida remains in a sellers market with the advantage for sellers. (June of 2015 had a 4.6 month supply)  A balanced market favoring neither buyers or sellers is considered to be one with a 6 to 7 month supply of inventory.

The May 2016 Monthly Market Detail St Lucie County Townhouses and Condos had a surprisingly strong may after a number of not so stellar months earlier.  Closed sales were up 19.0% from last year (was up 2.9% in April) while new pending sales increased by 13.6% (was down by 8.5% in April).

Prices were mixed with the median sales price increasing by 3.6% (was up by 10.0% in April) while the average sales price decreased by 2.9% (increased 4.7% in April).  St Lucie County townhouses and condos are showing a very sustainable slow increase in prices for the past few months.

The inventory of available townhouses and condos decreased by 37 units from last month to 605 units, which is 4.1% greater than May 2015. The current supply of inventory dropped to 6.0 months, which is 5.3% greater than last year.  The St Lucie County townhouses and condos market remains a balanced market. Typically a 6 month inventory is considered a balanced market showing no advantage to either buyers or sellers.

May 2016 Monthly Market Detail St Lucie County Single Family Homes is bucking the trend from the rest of Florida amd it’s neighbor to the south with strong increases in activity as compared to last year.  Closed sales were up by 11.2% (in April they were down by 3.0%) and new sales under contract (new pending sales) increased by 7.7% (they were up by 7.6% last month).

And along with increased sales prices are also continuing to go higher for May.  Both the median and average sales prices up by 15.6% and 15.2% respectively from last May (For April these numbers were 12.9% and 15.5%).

Active listings fell by 91 homes to 1,628 homes.  This inventory is 6.3% greater than last year.  The current supply of homes is at 3.6 months (an 9.1% increase from last year). The St Lucie County single family home market remains in a hot sellers market.

May 2016 Monthly Market Detail Martin County Townhouses and Condos had less volume of closed and pending sales from last year, but is still a very active market.  Closed sales were down by 5.1% (was up by 3.9% in April) and new sales under contract (new pending sales) were down by 5.4% from May 2014 (decreased by 8.4% in April).

Slightly mixed signals with prices as the median sales price dropped by .0.4% (was up by 19.1% in April) while the average sales price increased by 6.7% (was up by 28.9% in April) as compared to May of 2015.  After many months of double digit price gains, this moderation will be welcome news to buyers.

The inventory of available townhouses and condos increased by 7 units to 417 properties as compared to last month.  The second month of increases. This is 1.7% above the May 2015 inventory.  Currently, there’s a 4.2 month supply of inventory (a 7.7% increase from last year).  Still in a sellers market for townhouses and condos for Martin County.

Mixed signals with prices as the median sales price was up by 15.8% from last year (up by 6.7% in April) while the average price decreased by 3% (was up by 22.6% last month).  I expect that prices will moderate to a much smaller rate of increase in the coming year.

The inventory of available single family homes increased from last month by 14 homes to 1,054 units for this month,  this is 6.8% greater than last May.  Current supply of homes is 5.1 months, for May of last year it was a 4.9 months supply. (This is a 4.1% increase from last year).  Still a sellers market for Martin County single family home sales.

The May 2016 Monthly Market Detail Florida Townhouses and Condos continues to slow it’s pace from the very strong activity of the past three years.  Closed sales were up by 0.1% as compared to last months decrease of 5.3% and new sales under contract (new pending sales) decreased by 4.6% (In April there was a 5.7% decrease).  Even though the inventory has begun to rise from the all time lows of the previous few months, the tremendous rise in prices have made this segment of Florida’s real estate market a bit too pricey for many.

Prices were mixed for may with the median sales price up by 4.4% (was also up by 4.4% in April), while the average sales price decreased by 1.3% (was up 2.9% in April).  If prices continue to stay somewhat stable or even decrease slightly, I expect the volume of sales to increase.

The inventory increased by 7.4% from May of last year.  For May 2016 we have 6.1 months of inventory (was 6.3 months in April) and compared to 5.8 for May 2015.  We are currently in a balanced market for Florida townhouse and condo sales.

Both median and average sales prices continue to rise ( May 2015 to May 2016) by 10.5% and 4.2% respectively, compared to April’s 9.2% and 3.8%.  Sooner or later these strong price gains will have a negative effect on sales and I expect this rise to slowdown in the near future.

The April 2016 Monthly Market Detail St Lucie County Townhouses and Condos had a small increase in closed sales volume as compared to last year but a decrease in new pending sales.  Closed sales were up 2.9% from last year (was down 23.1% in March) while new pending sales decreased by 8.5% (was down by 7.5% in March).

The median sales price increased by 10.0% (was up by 9.2% in March) while the average sales price was up by 4.7% (decreased 2.8% in March).  This segment of the St Lucie real estate market has seen some price reductions in previous months.  Now, it’s back on the upward trend.

The inventory of available townhouses and condos decreased by 13 units from last month to 642 units, which is 8.1% greater than April 2015. The current supply of inventory dropped by a tenth of one percent to  6.5 months, which is 14.0% greater than last year.  The St Lucie County townhouses and condos market remains in basically a balanced market and leaning towards going into a buyers market. Typically a 6 month inventory is considered a balanced market showing no advantage to either buyers or sellers.

April 2016 Monthly Market Detail St Lucie County Single Family Homes continues to show a slightly weaker volume in closed sales and increased pending sales activity from last year.  Yet, this is still a very strong market.  Closed sales were down by 3.0% (in March they were up by 0.2%) and new sales under contract (new pending sales) increased by 7.6% (they were down by 4.7% last month).

And the prices continue their upward march.  Both the median and average sales prices up by 12.9% and 15.5% respectively from last April (For March these numbers were 19.4% and 16.2%).

Active listings fell by 103 homes to 1,719 homes.  This inventory is 11.2% greater than last year.  The current supply of homes is at 3.9 months (an 18.2% increase from last year). The St Lucie County single family home market remains in a strong sellers market, though not quite as super-heated as last year.

The median sales price was up by 19.1% (was up by 26.6% in March) while the average sales price increased by 28.9% (was up by 40.3% in March) as compared to April of 2015.  These are very impressive price gains and I just don’t know how long this can continue before it prices more buyers out of the Martin County real estate market

The inventory of available townhouses and condos increased by 12 units to 410 properties as compared to last month.  The first increase in two months. This is 2.4% below the April 2015 inventory.  Currently, there’s a 4.2 month supply of inventory (a 5.0% decrease from last year).  Still in a strong sellers market for townhouses and condos for Martin County.

The April 2016 Monthly Market Detail Martin County Single Family Homes showed lower closed sales from last years numbers and a continued decrease in inventory.  Year to year closed sales were down by 4.3% (was up 3.4% in March). New pending sales decreased by 0.3% as compared to April of 2015 (Decreased by 0.8% in March).

And prices continue to rise as the median sales price was up by 6.7% from last year (up by 17.1% in March) while the average price increased by 22.6% (was up by 15.3% last month).  Price increases of this magnitude are probably unsustainable and I don’t anticipate them going up like this for much longer.

The inventory of available single family homes decreased from last month by 60 homes to 1,040 units for this month,  this is 1.5% less than last April.  Current supply of homes is 5.1 months, for April of last year it was a 5.3 months supply. (This is a 3.8% decrease from last year).  Still a sellers market for Martin County single family home sales.

The April 2016 Monthly Market Detail Florida Townhouses and Condos is beginning to show some slower activity tahn in past years drifting out of a sellers market and currently in a balanced one.  Closed sales were down by 5.3% as compared to last months decrease of 7.1% and new sales under contract (new pending sales) decreased by 5.7% (In March there was a 10.1% decrease).  While on the single family side of the Florida real estate market this decrease in volume can be attributed to inventory, for condos and townhouses it appears to be strictly price related as the inventory has been gaining in the past few months.

Inexplicably, prices continue to rise, though at a slower pace than for the past few years.  The median sales price was up by 4.4% (up by 3.3% in March), while the average sales price increased by 2.9% (was down 3.9% in March).  Should the inventory continue to rise with slow sales, I expect these price increase to shrink in the near future.

The inventory increased by 7.5% from April of last year.  For April 2016 we have 6.3 months of inventory (was also 6.3 months in March) and compared to 5.9 for April 2015.  We are currently in a balanced market for Florida townhouse and condo sales.

The April 2016 Monthly Market Detail Florida Single Family Homes shows continued strong activity but less robust than last year primarily because of reduced inventory and strong price increases.  Closed sales were down by 0.6% (was also down by 0.6% in March) and new sales under contract (new pending sales) were down by 4.2% (was down by 6.3% in March).

Both median and average sales prices continue to rise ( April 2015 to April 2016) by 9.2% and 3.8% respectively, compared to March’s 10.3% and 4.9%.  These year to year price increases remain very strong, and in my opinion, unsustainable for the long run.  But, for now, these increases show no signs of abating.

The inventory of available homes for sale fell by 23% from last year.  Higher demand areas of Florida have seen decreasing inventory for more than three years now.  For April there was only a 4.5 months supply of inventory as Florida remains in a sellers market with the advantage for sellers. The median sales price increased by 9.2% (was down by 10.4% in February) while the average sales price was down by 2.8% (decreased 7.2% in February).  This is the first month in 2016 with some increase in prices for this segment of the St Lucie County real estate market.

The inventory of available townhouses and condos decreased by 12 units from last month to 655 units, which is 3.1% greater than March 2015. The current supply of inventory remained unchanged from last month at  6.6 months, which is 6.5% greater than last year.  The St Lucie County townhouses and condos market remains in basically a balanced market and leaning towards going into a buyers market. Typically a 6 month inventory is considered a balanced market showing no advantage to either buyers or sellers.

However, prices continue to increase quite dramatically.  Both the median and average sales prices up by 19.4% and 16.2% respectively from last March (For February these numbers were 17.2% and 14.6%).

Active listings fell by 18 to 1,822 homes.  This inventory is 14.5% greater than last year.  The current supply of homes is at  4.1 months (a 20.6% increase from last year). The St Lucie County single family home market remains in a strong sellers market, though not quite as superheated as last year.

March 2016 Monthly Market Detail Martin County Townhouses and Condos  showed reduced sales volume primarily because of lower inventory and a continued rise in values.  Closed sales were down by 11.2% (was down by 2.0% in February) and new sales under contract (new pending sales) were down by 5.9% from March 2014 (decreased by 7.5% in February).  Though this is still a very active real estate market.

The median sales price was up by 26.6% (was up by 2.1% in February) while the average sales price increased by 40.3% (was up by 13.3% in February) as compared to March of 2015.  Very strong price gains that are impacting some folks ability to afford condos and townhouses in Martin Count.

The inventory of available townhouses and condos dropped by 13 units to 398 properties as compared to last month.  The second monthlyt drop after three straight months of increased inventory. This is 7.0% below the March 2015 inventory.  Currently, there’s a 4 month supply of inventory (a 2.4% decrease from last year).  Still in a strong sellers market for townhouses and condos for Martin County.

March 2016 Monthly Market Detail Martin County Single Family Homes

The March 2016 Monthly Market Detail Martin County Single Family Homes continues as a sellers market though sales volume is not growing as robustly as last year but improved from February.  Year to year closed sales were up by 3.4% (was down 11.8% in February). New pending sales decreased by 0.8% as compared to March of 2015 (Decreased by 3.3% in February).

And prices continue to rise as the median sales price was up by 17.1% from last year (up by 8.9% in February) while the average price increased by 15.3% (was down by 5.1% last month).  As long as the inventory remains tight, prices will continue to rise.

The inventory of available single family homes increased slightly from last month by 19 homes to 1100 units for this month,  this is 1.0% less than last March.  Current supply of homes is 5.3 months, for March of last year it was a 5.6 months supply. (This is a 5.4% decrease from last year).  Still a sellers market for Martin County single family home sales.

March 2016 Monthly Market Detail Florida Townhouses and Condos

The March 2016 Monthly Market Detail Florida Townhouses and Condos is now in a balanced market and not the super heated activity as we have experienced for the past two years.  Closed sales were down by 7.1% as compared to last months decrease of 5.4% and new sales under contract (new pending sales) decreased by 10.1% (In February there was a 10.5% decrease).  While on the single family side of the Florida real estate market this decrease in volume can be attributed to inventory, for condos and townhouses it appears to be strictly price related as the inventory has been gaining in the past few months.

The median sales price continued to rise, by 3.3% (up by 5.6% in February), while the average sales price decreased by 3.9% (was down 1.4% in February).  It appears that prices may not continue to rise very rapidly for this segment of the Florida real estate market.

The inventory increased by 6.7% from March of last year.  For March 2016 we have 6.3 months of inventory (was also 6.3 months in February) and compared to 6.0 for March 2015.  First time in two years that we are seeing an increase in inventory as well as being out of a sellers market.
