Martin County Townhouses and Condos Market Detail for November 2016 had an increase of sales while future (pending sales0 are showing some weakness.  Closed sales were up for the month by 8.5% (was down by 46.9% in October) while new sales under contract (new pending sales) were down by 15.8% from November 2015 (decreased by 23.7% in October).

Prices were mostly flat or down for November as the median sales price increased by 1.8% (was down by 1.7% in October) while the average sales price decreased by 18.1% (was down by 14.7% in October) as compared to November of 2015.  Not totally unexpected with the rapid rise of prices for the past three years as there may be a small correction taking place.  Though this market is till active.

The inventory of available townhouses and condos increased by 21 units to 426 properties as compared to last month.  This is 14.5% greater than the November 2015 inventory.  Currently, there’s a 4.5 month supply of inventory (a 21.6% increase from last year which was 3.7 months).  Still a sellers market for townhouses and condos in Martin County. A balanced market favoring neither buyers or sellers is considered to be one with a 6 to 7 month supply of inventory.

The Martin County Single Family Homes Market Detail for November 2016 continues to show reduced sales volume when compared to last years figures.  But the market remains quite strong by historical standards.  Closed sales were up by 0.6% (was down by 10.7% in October). New pending sales decreased by 4.1% as compared to November of 2015 (Decreased by 0.6% in October).

For November there were mixed signals about prices with the median sales price decreasing by 0.7% from last year (up by 0.9% in October) while the average price increased by 17.2% (was down by 12.1% last month).

The inventory of available single family homes increased from last month by 33 homes to 1037 units for November,  this is 8.8% greater than last November.  Current supply of homes is 5.3 months, for November of last year it was a 4.5 months supply. (This is a 17.8% increase from last year).  Still a sellers market for Martin County single family home sales but inching closer to a balanced market.  A balanced market favoring neither buyers or sellers is considered to be one with a 6 to 7 month supply of inventory.

The Florida Townhouses and Condos Market Detail for November 2016 showed gains for the month as compared to both the previous year and the previous month.   Closed sales were up by 4.1% as compared to last months decrease of 12.3% and new sales under contract (new pending sales) increased by 2.3% (In October there was a 14.5% decrease).

Values, also, continued to increase though at a more moderate pace.  Median sales prices were up by 8% (was up by 8.1% in October), while the average sales price increased by 4.5% (was up 0.5% in October).  As sales activity decreases and if inventory continues to increase, I expect these prices to continue to moderate, though they are staying pretty resilient at this time.

The inventory increased by 13% from November of last year.  For October 2016 we have 6.1 months of inventory (was  5.9 months in October) and compared to 5.4 for November 2015.  We are now in a balanced market for Florida townhouse and condo sales. A balanced market favoring neither buyers or sellers is considered to be one with a 6 to 7 month supply of inventory.

The Florida Single Family Homes Market Detail for November 2016 showed unexpectedly strong sales activity from last year.  Closed sales were up by 12.8% (was down by 5.3% in October) and new sales under contract (new pending sales) were up by 8.3% (was down by 7.1% in October).

Both the median and average sales prices continued to rise from November 2015 to November 2016.  Up by 10% and 6.2% respectively, compared to October’s 11.7% and 6.4%.

The inventory of available homes for sale fell by 6.8% from last year.  For November there was only a 4.1 months supply of inventory as Florida remains in a sellers market with the advantage for sellers. (November of 2015 had a 4.4 month supply)  A balanced market favoring neither buyers or sellers is considered to be one with a 6 to 7 month supply of inventory.  Inventory is once again decreasing which continues to put pressure on rising prices and sales.

As of December 2016, there is only 1 active townhome for sale in Sunset Trace.  Listed for $140,000 or $113.27 per square foot of living area.

There are 2 homes under contract and awaiting settlement.  The listing prices were $135,000 to $142,000 for an average list price of $138,500 which equals $112.06 per sq. ft. of living area.  These homes were on the market for an average of 4 days prior to going under contract.

In the past 12 months, 14 homes have sold in Sunset Trace.  Sales prices ranged from $96,439 to $140,000 for an average sales price of $120,231 which equals $97.16 per sq. ft. of living area.  These homes sold for an average of 96% of their final list price and went under contract in an average of 25 days of being on the market.

Just across the street from the Martin Downs Golf Club lies the gated community of Sunset Trace in Palm City, FL.  Conveniently located close to Florida’s Turnpike as well as shopping, restaurants and medical facilities.  And only a 15 minute ride to the pristine waters of the Atlantic Ocean and the numerous waterways and boating facilities available in Martin County, FL.

Sunset Trace is a DiVosta community of approximately 500 residences.  There are four types of homes in this community:   DiVosta quad townhomes which feature 2 Bedrooms and 2 and ½ bathrooms with 1,236 sq. ft. of living area; Stamford models, also four townhomes to a building featuring 2 Bedrooms and 2 and ½ bathrooms with 1,1374 sq. ft. of living area; Wellesley models  have 3 Bedrooms and 2 Bathrooms in 1,295 sq. ft. and finally the Villas in Sunset Trace offer attached single family homes with 3 Bedrooms, 2 and ½ baths and a one car garage in 1346 square feet of living area.

Sunset Trace was developed and built from 1984 to 1988.  It features two community pools, three tennis courts, outdoor racquet and/or handball courts and a full size basketball court.  There’s a playground for the little ones as well.  This is a lushly landscaped community with a number of lakes and ponds on the grounds making for some great water views.

All ages are welcome in Sunset Trace and children attend Citrus Grove Elementary SchoolHidden Oaks Middle School and Martin County High School.  The HOA fees run $305 per month, but include exterior and hurricane insurance, basic cable TV, Lawn and Landscaping, pest control and security.  Making life in Sunset Trace easy and care free.

The St Lucie County Townhouses and Condos Market Detail for October 2016 resulted in slightly weaker sales activity as compared to last October.  Closed sales were down by 16.2% from last year (was unchanged in September) while new pending sales decreased by 33.3% (was down by 5.1% in September).

Prices continue to increase quite strongly with the median price up by 11.9% (was up by 6.5% in September) while the average sales price increased by 13.4% (was up by 5.9% in September).  I don’t expect these price increases to be quite so strong in future months if sales activity continues to slow.

The inventory of available townhouses and condos increased by 23 units from last month to 530 units, which is 1.5% greater than October 2015. The current supply of units is 5.4 months, which is 5.9% higher than the 5.1 months of inventory last year.  The St Lucie County townhouses and condos continues to be in a sellers market. Typically a 6 month inventory is considered a balanced market showing no advantage to either buyers or sellers.

St Lucie County Single Family Homes Market Detail for October 2016 continues to have reduced sales activity from last year.  Closed sales were down by 24.5% (in September they were down by 6.6%) and new sales under contract (new pending sales) decreased by 8.9% (they were down by 11.5% last month).

Prices, however, continue their upward march at strong rates.  The median and average sales prices up by 12.0% and 13.4% respectively from last October (For September these numbers were up 10.0% and 10.6%).  While these are very good results for sellers, they make me a little nervous as rates of increase this high may result in lower affordability of homes and subsequently less sales in the future.

Active listings increased by 14 homes to 1,685 homes.  This inventory is 8.2% higher than last year.  The current supply of homes is at 3.8 months (3.4 months for October of 2015)  This is 11.8% greater than last year.  The St Lucie County single family home market remains in a very strong sellers market.  A balanced market is one with a 6 to 7 month supply of inventory.

Martin County Townhouses and Condos Market Detail for October 2016 showed a dramatic drop in sales.  Closed sales were down for the month by 46.9% (was down by 3.2% in September) while new sales under contract (new pending sales) were down by 23.7% from October 2015 (decreased by 16.8% in September).

Prices were also down for October as the median sales price decreased by 1.7% (was up by 6.5% in September) while the average sales price decreased by 14.7% (was down by 4.0% in September) as compared to October of 2015.  Not totally unexpected with the rapid rise of prices for the past three years as there may be a small correction taking place.  Though this market is till active.

The inventory of available townhouses and condos increased by 41 units to 405 properties as compared to last month.  This is 17.7% greater than the October 2015 inventory.  Currently, there’s a 4.3 month supply of inventory (a 30.3% increase from last year).  Still a sellers market for townhouses and condos in Martin County. A balanced market favoring neither buyers or sellers is considered to be one with a 6 to 7 month supply of inventory.

The Martin County Single Family Homes Market Detail for October 2016 continues to show reduced sales volume when compared to last years figures, yet don’t mistake this as a weak market, as it remains quite robust.  Closed sales were down by 10.7% (was down by 9.2% in September). New pending sales decreased by 0.6% as compared to October of 2015 (Decreased by 1.6% in September).

For October there were mixed signals about prices with the median sales price rising by 0.9% from last year (up by 12.4% in September) while the average price decreased by 12.1% (was down by 8.1% last month).   Typically this is a result of higher prices in the lower valued range of home sales and fewer sales in the luxury market.

The inventory of available single family homes increased from last month by 19 homes to 1004 units for October,  this is 3.9% greater than last October.  Current supply of homes is 5.1 months, for October of last year it was a 4.6 months supply. (This is a 10.9% increase from last year).  Still a sellers market for Martin County single family home sales.  A balanced market favoring neither buyers or sellers is considered to be one with a 6 to 7 month supply of inventory.

Values, however, continued to increase though at a more moderate pace.  Median sales prices were up by 8.1% (was up by 6.7% in September), while the average sales price increased by 0.5% (was down 2.9% in September).  As sales activity decreases and if inventory continues to increase, I expect these prices to continue to moderate.

The inventory increased by 8.2% from October of last year.  For September 2016 we have 5.9 months of inventory (was  5.8 months in September) and compared to 5.3 for October 2015.  We are approaching a balanced market for Florida townhouse and condo sales. Both the median and average sales prices, though, continue to rise from October 2015 to October 2016.  Up by 11.7% and 6.4% respectively, compared to September’s 11.3% and 6.8%.  I continue to predict the rate of price increases to moderate in the near future if sales continue to slow and  this should also result in a rise of inventory.

The September 2016 Monthly Market Detail St Lucie County Townhouses and Condos picked up a little from last month and remains quite strong.  Closed sales were unchanged from last year (was down 3.8% in August) while new pending sales decreased by 5.1% (was down by 2.9% in August).

Prices continue to increase, though at a more moderate pace than in past months, with the median price up by 6.5% (was up by 23.0% in August) while the average sales price increased by 5.9% (was up by 10.8% in August).  These increases are much more in line with continued moderate gains for year to year in the future.

The inventory of available townhouses and condos decreased by 19 units from last month to 507 units, which is 6.3% less than September 2015. The current supply of units is 5.1 months, which is 3.8% lower than the 5.3 months of inventory last year.  The St Lucie County townhouses and condos continues to be in a sellers market. Typically a 6 month inventory is considered a balanced market showing no advantage to either buyers or sellers.

Prices, however, continue their upward march at strong rates.  The median and average sales prices up by 10.0% and 10.6% respectively from last September (For August these numbers were 18.7% and 20.2%).  While these are very good results for sellers, they make me a little nervous as rates of increase this high may result in lower affordability of homes and subsequently less sales in the future.

Active listings increased by 57 homes to 1,671 homes.  This inventory is 11.0% higher than last year.  The current supply of homes is at 3.7 months (3.3 months for September of 2015)  This is 12.1% greater than last year.  The St Lucie County single family home market remains in a very strong sellers market.  A balanced market is one with a 6 to 7 month supply of inventory.

September 2016 Monthly Market Detail Martin County Townhouses and Condos had reduced sales volume and prices for September as compared to last year, yet still remains a very active market.  Closed sales were down for the month, decreased by 3.2% (was up by 4.8% in August) while new sales under contract (new pending sales) were down by 16.8% from September 2014 (decreased by 8.7% in August).

Prices were mixed for September as the median sales price increased by 6.5% (was down by 9.3% in August) while the average sales price decreased by 4.0% (was down by 8.2% in August) as compared to September of 2015.  Typically this split indicates a greater number of sales in the lower priced ranges and slower movement in the higher priced segments.

The inventory of available townhouses and condos decreased by 13 units to 364 properties as compared to last month.  This is 11.3% greater than the September 2015 inventory.  Currently, there’s a 3.7 month supply of inventory (an 11.3% increase from last year).  Still a strong sellers market for townhouses and condos in Martin County. A balanced market favoring neither buyers or sellers is considered to be one with a 6 to 7 month supply of inventory.
