The St Lucie County Townhouses and Condos Market Detail for June 2017 showed some strong growth as  compared to last June.  Closed sales were up by 19.6% from last year (were down by 7.1% in May) while new pending sales increased by 33.3% (was down by 0.8% in May).

Values, also, continue to rise at with the median price up by 4.7% (was up by 24.8% in May) while the average sales price increased by 17.9% (was up by 23.9% in May).  I think the rates of price increases will slow down in the months to come.

The inventory of available townhouses and condos decreased by 20 unit from last month to 506 units, which is 10.4% less than June 2016. The current supply is 5.3 months, which is 5.4% lower than the 5.6 months of inventory last year.  The St Lucie County townhouses and condos market continues to be a sellers’ market. Typically a 6 month inventory is considered a balanced market showing no advantage to either buyers or sellers.

St Lucie County Single Family Homes June 2017 Market Detail

St Lucie County Single Family Homes Market Detail for June 2017 showed weaker activity as compared to last June. Closed sales were unchanged (in May they were up by 10.0%) and new sales under contract (new pending sales) decreased by 10.6% (they were up by 9.2% last month).

Prices, however, continued to rise.  The median and average sales prices up by 10.7% and 4.5% respectively from last June (For May these numbers were up 16.5% and 16.5%).  These price increases are making home affordability an issue in St Lucie County.

Active listings decreased by 8 homes down to 1,583 homes.  This inventory is 5.1% higher than last year.  The current supply of homes is at 3.5 months (was also 3.5 months for May)  This is 6.1% higher than last year.  The St Lucie County single family home market remains a strong sellers’ market.  A balanced market is one with a 6 to 7 month supply of inventory.

Martin County Townhouses and Condos Market Detail for June 2017 appears to have had a difficult June when compared to last summer.  Closed sales for the month were down by 17.4% (were up by 2.5% in May) while new sales under contract (new pending sales) were down by 12.3% from June 2016 (increased by 1.0% in May).

Prices were also off for June as the median sales price decreased by 0.4% (was up by 7.3% in May) while the average sales price decreased by 3.0% (was up by 6.4% in May) as compared to June of 2016.  This is a reversal of last months activity.

The inventory of available townhouses and condos decreased by 25 units to 396 properties as compared to last month.  This is still 4.2% greater than the June 2016 inventory.  Currently, there’s a 4.3 month supply of inventory (a 10.3% increase from last year which was 3.9 months).  Still a sellers’ market for townhouses and condos in Martin County. A balanced market favoring neither buyers or sellers is considered to be one with a 6 to 7 month supply of inventory.

The Martin County Single Family Homes Market Detail for June 2017 showed continued growth as compared to last June.  Closed sales were up by 8.7% (were up by 8.3% in May). New pending sales increased by 7.2% as compared to June of 2016 (Increased by 24.2% in May).

Prices had mixed results for June with the median sales price up by 6.0% from last year (up by 8.3% in May) while the average price decreased by 6.3% (was up by 35.4% last month).

The inventory of available single family homes decreased from last month by 8 homes to 1,028 units for June,  this is still 7.3% greater than last June.  The current supply of homes is 5.1 months, for June of last year it was a 4.7 months supply. (This is a 8.5% increase from last year).  Still a sellers’ market for Martin County single family home sales.  A balanced market favoring neither buyers or sellers is considered to be one with a 6 to 7 month supply of inventory.

The Florida Townhouses and Condos Market Detail for June 2017 showed continued growth when compared to last year.   Closed sales were up by 4.9% as compared to last month’s increase of 8.0% and new sales under contract (new pending sales) increased by 6.4% (In May there was an 8.0% increase).

Prices rose for the month.  Median sales prices were up by 7.2% (was up by 8.1% in May), while the average sales price increased by 5.9% (was up 8.0% in May).  Back to steadily increasing values.

The inventory of active listings decreased by 1.2% from June of last year.  For June 2017 we have 5.8 months of inventory (was 6.0 months in May) and compared to 5.9 months for June 2016.  We are slipping back into a sellers’ market for Florida townhouse and condo sales.  A balanced market favoring neither buyers or sellers is considered to be one with a 6 to 7 month supply of inventory.

The Florida Single Family Homes Market Detail for June 2017 continues to improve as compared to last June.  Closed sales were up by 4.3% (were up by 7.6% in May) and new sales under contract (new pending sales) were up by 2.2% (were up by 5.0% in May).

Both the median and average sales prices continued to rise when compared to last year.  Up by 8.9% and 7.3% respectively, compared to May’s 7.7% and 8.3%.

The inventory of available homes for sale fell by 3.1% from last year.  For June there was a 3.9 months supply of inventory as Florida remains in a sellers’ market with the advantage for sellers. (June of 2016 had a 4.1 month supply)  A balanced market favoring neither buyers or sellers is considered to be one with a 6 to 7 month supply of inventory.  Inventory is once again decreasing which continues to put pressure on rising prices and sales.

The St Lucie County Townhouses and Condos Market Detail for May 2017 showed weaker sales activity when compared to last May.  Closed sales were down by 7.1% from last year (were down by 11.2% in April) while new pending sales decreased by 0.8% (was down by 10.0% in April).

Values, however, continue to rise at surprising rates with the median price up by 24.8% (was up by 35.0% in April) while the average sales price increased by 23.9% (was up by 19.6% in April).  I’ve been expecting prices to moderate for some time so these increases continue to be quite unexpected.

The inventory of available townhouses and condos decreased by 42 unit from last month to 526 units, which is 11.4% less than May 2016. The current supply is 5.6 months, which is 5.1% lower than the 5.9 months of inventory last year.  The St Lucie County townhouses and condos market has slipped back into a sellers’ market. Typically a 6 month inventory is considered a balanced market showing no advantage to either buyers or sellers.

Prices, also, continue to show increases.  The median and average sales prices up by 16.5% and 16.5% respectively from last May (For April these numbers were up 14.3% and 7.0%).  These price increases are making home affordability an issue in St Lucie County.

Active listings decreased by 59 homes down to 1,591 homes.  This inventory is 4.1% lower than last year.  The current supply of homes is at 3.5 months (was 3.7 months for April)  This is 2.8% lower than last year.  The St Lucie County single family home market remains a strong sellers’ market.  A balanced market is one with a 6 to 7 month supply of inventory.

Prices rose for May as the median sales price increased by 7.3% (was down by 8.4% in April) while the average sales price increased by 6.4% (was down by 0.2% in April) as compared to May of 2016.  This is a reversal of last months activity.

Prices continued to rise with the median sales price up by 8.3% from last year (up by 2.8% in April) while the average price increased by 35.4% (was up by 0.8% last month).

The inventory of available single family homes decreased from last month by 9 homes to 1,036 units for May,  this is still 5.0% greater than last May.  The current supply of homes is 5.1 months, for May of last year it was a 4.8 months supply. (This is a 6.3% increase from last year).  Still a sellers’ market for Martin County single family home sales.  A balanced market favoring neither buyers or sellers is considered to be one with a 6 to 7 month supply of inventory.

The Florida Single Family Homes Market Detail for May 2017 had continued growth when compared to last May.  Closed sales were up by 7.6% (were down by 1.2% in April) and new sales under contract (new pending sales) were up by 5.0% (were down by 4.4% in April).

Both the median and average sales prices continued to rise when compared to last year.  Up by 7.7% and 8.3% respectively, compared to April’s 10.3% and 8.3%.

The St Lucie County Townhouses and Condos Market Detail for April 2017 showed weaker sales activity when compared to last April.  Closed sales were down by 11.2% from last year (were up by 16.1% in March) while new pending sales decreased by 10.0% (was down by 11.2% in March).

Values, however, continue to rise at surprising rates with the median price up by 35.0% (was up by 28.0% in March) while the average sales price increased by 19.6% (was up by 13.3% in March).  I’ve been expecting prices to moderate for some time so these increases continue to be quite unexpected.

The inventory of available townhouses and condos decreased by 1 unit from last month to 568 units, which is 11.4% less than April 2016. The current supply is 6.0 months, which is 7.7% lower than the 6.5 months of inventory last year.  The St Lucie County townhouses and condos market remains in a balanced. Typically a 6 month inventory is considered a balanced market showing no advantage to either buyers or sellers.

St Lucie County Single Family Homes Market Detail for April 2017showed weaker sales activity when compared to last April. Closed sales were down by 0.6% (in March they were up by 11.6%) and new sales under contract (new pending sales) decreased by 5.5% (they were up by 4.4% last month).

Prices, however, continue to show increases.  The median and average sales prices up by 14.3% and 7.0% respectively from last April (For March these numbers were up 15.7% and 14.9%).  I expect the rate of price increases to moderate some in the future, possibly even dip slightly.

Active listings decreased by 90 homes down to 1,650 homes.  This inventory is 3.4% lower than last year.  The current supply of homes is at 3.7 months (was 3.9 months for March)  This is 5.1% lower than last year.  The St Lucie County single family home market remains a strong sellers’ market.  A balanced market is one with a 6 to 7 month supply of inventory.

A balanced market favoring neither buyers or sellers is considered to be one with a 6 to 7 month supply of inventory.
