Condominium Market Report for August 2010 in Martin County, Florida

The August Condo market report shows some mixed indicators.  Sales year to year are up slightly (by 5 units).  Down from July, which is a typical seasonal result.  Prices continue to slide although the median sales price was up for August reflecting on the mix of some higher-priced units selling.  The best news is that the inventory has continued to shrink and is now equal to the inventory we had back in December of 2005 which was near the beginning of the current slump in the market.

Unfortunately, I think there’s a fairly high shadow inventory of condos with the owners waiting to see what the market does.  Should there be any sign of an upturn, these units will enter the market creating more supply which will negatively impact prices further.  The best opportunity for this segment of the market is a rebound in the economy which for the moment doesn’t seem to be near at hand.

Our 3-month average absorption rate is now at 18.5 months. Single month average is 19.3 for June. Definitely trending in a positive direction. The ideal range for a balanced market is 6 months.
The Definition of Absorption Rate:
The number of weeks it takes to sell the current inventory at the present rate of sales. Knowing your area’s Absorption Rate helps to track trends. Understanding the market and where it is headed is part of our job as real estate professionals. The absorption rate is NOT an exact science. Figuring it is based on the premise that one will be looking for a TREND. It is advised to consistently do the numbers each month, to be able to track a trend.
For June, the average sales price had an uptick for the first time in many months. This is mostly from the mix of condos sold rather than a trend in sales prices. But, it is another positive sign. Listing prices continue to slide lower in reaction to buyer demand.

Our 3-month average absorption rate is now down below 14 months. Single month average is 13.7 for June. Definitely trending in a positive direction. The ideal range for a balanced market is 6 months.

Prices also rose for this quarter, though at a much-reduced rate from previous reports. Inventory is continuing to increase but at a slower rate. Interest rates are stubbornly high, but should improve closer to the end of the year. For the time being, though, the Saint Lucie County single-family home market remains in a seller’s market.

Interest rates remain high for the time being but should start going down soon. I expect sales to remain somewhat sluggish for the short term. We are in a slight buyer’s market for now. I suspect that may soon change.

We have now entered into a buyer’s market for this segment of the Florida real estate market.
