Located just off the Intracoastal Waterway off of Cove Road in Stuart is the River Pines community. 396 private residences in quad style town-homes.   This community was built in 1981 and 1982 and all homes are 1288 sq. ft. of living area with 2 bedrooms and 2 and ½ baths. There are large private courtyards for each home, some of which the residents have enclosed for added living area.

Only a short walk or bike ride to the Saint Lucie River with access for kayak launch. Boat ramps also nearby. All ages are welcome and 2 small pets are permitted. Each home has 2 reserved parking spots with additional guest parking. Amenities include 2 Community pools, tennis courts and racquetball/handball courts. There’s also a private preserve adjacent to the Intracoastal available exclusively for residents use.

The Hobe Sound condo market (Zip Code 33455) is the smallest segment of the Martin County real estate market.  Inventory is at the lowest level that I have seen for Hobe Sound condos ever.  We have a greater number of pending sales than we have active listings!

The current absorption rate is 2 months (Last month it was 6.3 months). The statistics within this segment should be taken with a grain of salt, as small changes in activity make for very large changes on percentages that March not indicate a true trend in the market. An absorption rate of 6 to 7 months is considered to be a balanced market favoring neither the buyer or seller.

The March 2014 numbers were: 22 active listings, 7 pending sales and 3 closed sales.  Much stronger activity this year, especially as a percentage of activity when compared to available listings.

As of April 2015, there are 5 condos on the market in Suntide on Hutchinson Island in Stuart FL.  Listing prices range from $229,000 to $315,000 with an average list price of $274,000 which equals $231.48 per sq. ft. of living area.  None of these condos are distressed sales.  (No foreclosure, bank owned or short sales.)

There is one condo under contract and awaiting settlement.  It was listed for $198,000 which equates to $130.68 per sq. ft. of living area.  This is not a distressed sale.

There have been 6 condos sold in the past 12 months in Suntide.  The sales prices ranged from $183,000 to $305,000 for an average sales price of $230,750 which equals $177.39 per sq. ft. of living area.  All of these sales were conventional sales.

The Palm City FL 34990 condo real estate market is a fairly small segment of the Martin County condo market.  Both pending and closed sales were up for March while our inventory of available condos for sale continues to shrink.

The current absorption rate for condos in the 34990 zip code area declined to 8 months (was 13.5 months in August).   An improvement from last month, and approaching a balanced market.  A balanced market is considered to be an absorption rate of around 6 to 7 months, so this market continues as a strong buyers market.
The March 2013 numbers were: 57 active listings, 5 pending sales and 1 closed sales.   Considerably better activity for this year, even with the reduced inventory of available condos for sale.

 The current absorption rate dropped to 6.4 months from 8.2 months in February. Back into a balanced buyer’s market for Palm City residential real estate market.  A 6 to 7 month absorption rate is typically considered a balanced market that doesn’t favor either sellers or buyers.

The March 2013 numbers were:  440 active listings, 169 pending sales and 48 closed sales.  Considerably stronger activity for 2015 than as compared to last year, which started out fairly slow after a very heated 2013.

The Stuart FL 34996 Condo Market was very strong for March.  This is the height of our condo season for those purchasing second home getaways from the cold and snowy conditions up north as well as those moving here permanently for a more relaxed and convenient Florida lifestyle.  Sales and pending sales both increased and remained strong.  Unfortunately our inventory is down to historically low levels.

The current absorption rate for the Stuart Florida condos in ZIP Code 34996 – decreased to 3.1 months from February’s 4.9 months .  Moving to a pretty extreme sellers’ market for March.  A balanced market is considered to occur when the absorption rate is from 6 to 7 months.

The numbers for March 2013 were: 150 active listings, 55 pending sales and 34 closed sales.  Even with close to 30% less inventory, there was better sales and pending activity for this year as opposed to March 2014.

The 34996 zip code area of the Stuart Florida residential real estate market continues to show improvement from a fairly anemic beginning of the year for 2015, though there’s still more room for improvement.   Increase closed sales as well as inventory, along with a small decrease in pending sales for March.

The one month absorption rate for the 34996 zip code area of Stuart Florida for March decreased to 7.9 months as compared to February’s 13.2 months.  Still a buyers’ market, though the trend is towards a balanced market.  A balanced market, favoring neither buyer or seller is considered to be around a 6 to 7 month absorption rate.

The numbers for March of 2013 were: 162 active listings, 47 pending sales and 15 closed sales.  We experienced more  closed sales  this year, but the pending (future) sales activity was better last year.

The one month absorption rate decreased to 5 months compared to last month’s 7.9.  Back into a seller’s market.  Typically a real estate market is considered to be a balanced market with an absorption rate of 6 to 7 months.  Meaning neither the buyers or sellers have an advantage in the real estate market.

Last March the numbers were 111 active listings, 55 pending sales, and 13 closed sales.  Considerably less inventory for this year compared to 2014, but closed sales are greater this year, while pending sales are lower.

The Sewalls Point single family homes market activity continues to have some difficulties, though there is some glimmer of better activity to come with a large increase in pending sales for this month.  Closed sales remained unchanged and the inventory was up by four homes.

The current absorption rate rose to 24 months, in February it was 22.7 months.  Sewalls Point single family home sales remain in an extreme buyers market for March.  A 6 to 7 month absorption rate is considered a balanced market where neither the seller nor buyer have an advantage.

Comparing the results to March of 2013, the inventory was 61 homes on the market, 17 pending sales and there were 4 closed sales.  Very similar sales activity as compared to last year, but with greater inventory this year.
