The Maritimes is one of the prime ocean to river communities on South Hutchinson Island in Stuart, FL.  Offering larger than normal homes on both the river and Oceanside settings.  The riverside (or Maritimes West has a lovely private sand beach with kayak storage for those not wishing to play in the surf or for those days when the it’s a bit windy on the beach side.  The Oceanside (Maritimes East) has private beach access as well as a heated pool when you’re finished frolicking in the crystal clear waters of the Atlantic Ocean.

There are two condos under contract which have not closed to date.  List prices are $319,900 and $326,900 for an average of $323,400 or $209.73 pr sq. ft. of living area.  These two condos averaged 78 days on market before accepting their contracts.

In the past 12 months, only one condo has sold in Renar River Place.  This condo sold for $315,000 which equates to $204.55 per sq. ft. of living space.  This was 94% of the final listing price and the sellers accepted this offer ater 289 days on market.

The Hobe Sound condo market (Zip Code 33455) is the smallest segment of the Martin County real estate market.  February brought the second month of no condo sales, something that hasn’t happened since I’ve been tracking this market.  With a small increase in inventory and pending sales, I expect to see at least one or two closed sales for March.

No possible absorption rate number for this month with zero sales, for December of 2015 it was 4 months.  Absorption rates in this segment of the Martin County real estate market should be taken with a liberal grain of salt, as small changes in activity make for very large changes on percentages that may not reflect a true trend in the market. An absorption rate of 6 to 7 months is considered to be a balanced market favoring neither the buyer or seller.

The February 2015 numbers were: 19 active listings, 5 pending sales and 3 closed sales.  Our pending sales are the same as last year, otherwise there was better activity in 2015.

The Hobe Sound Florida Market Report ZIP Code 33455 section of Martin County had a very strong pending sales gain as compared to last month (and previous months), while after two months of increasing inventory. this month saw a decline.  Closed sales were off for the month, but with the pending numbers so good, I expect to see increases for the next few months.

The current absorption rate for the Hobe Sound Florida Market Report ZIP Code 33455 rose to 7.6 months (6.1 months in January).  Into a buyers’ market for February after last months balanced market. Though with the strong rise in pending sales I expect to go back into a sellers market in the next month or two.  An absorption rate of 6 to 7 months is considered to be a balanced market favoring neither the buyer or seller.

The numbers for February 2014 were:  250 active listings, 98 pending sales and 35 closed sales. Much stronger pending sales this year and weaker closed sales along with a much smaller inventory of available homes.

 The Jensen Beach FL 34957 Condo Market Report February 2016 remains a small sector as far as condos in Martin County and making meaningful comparisons with such small numbers can be problematic.  A very unexpected and dramatic drop of active condos for sale (inventory), while both pending sales and closed sales increased from the previous month.  The future months may be problematic unless the inventory increases.

The one month absorption rate for the February 2016, Jensen Beach Florida Market Report ZIP Code 34957 plunged to 2.4  months (from 6.5 months in January), bringing this segment of the Martin County condo market back into an extreme sellers market again, after one month as a balanced market.   A balanced market is considered to be a 6 to 7 month absorption rate favoring neither the buyer or seller.

The February 2015 numbers were: 40 active listings, 14 pending sales and 9 condos closed.  Better activity this year when compared to last year even though we only have a little more than half the inventory from last year.

The Jensen Beach FL 34957 Residential Market lost some of the rise in inventory from last month but did have a small increase in pending sales along with a larger drop in closed sales.  But, this has just brought the Jensen Beach market back into a balanced one.  Which is still a good market.
The current absorption rate for the Jensen Beach Florida Market Report ZIP Code 34957 increased to 6.4 months (was 4.6 months in January).  Transitioning into a balanced market.   A 6 to 7 month absorption rate is considered to be a balanced market favoring neither the seller or buyer.
The February 2015 numbers were: 146 active listings, 85 pending sales and 26 home sales closed.   Somewhat better activity last year along with reduced availability of homes this year.

The Palm City FL 34990 condo real estate market is a fairly small segment of the Martin County condo market.  For this month, we had some nice increases in both pending and closed sales while the inventory stayed almost constant.

The current absorption rate for condos in the 34990 zip code area dropped to 10.8 months (was 34 months in February).   Still a buyers market for Palm City condos, but trending towards a balanced one.  A balanced market is considered to be an absorption rate of around 6 to 7 months.
The February 2015 numbers were: 54 active listings, 13 pending sales and 4 closed sales.   Slightly better activity this year when compared to February of 2015, but we also have a greater inventory of available condos for sale.  Very unusual for today’s market.

The Palm City FL, zip code 34990, residential real estate market continued to show positive results month to month and remains a solid performing market.  With the strong pending sales numbers I expect the Palm City residential market to be back into a balance market soon, if not all the way to a sellers’ market.
The monthly absorption rate decreased to to 7.4 months from 8.2 months in January.  A buyers market for the second month in a row for the Palm City zip code 34990 area for residential sales.  A 6 to 7 month absorption rate is typically considered a balanced market that doesn’t favor either sellers or buyers.

The February 2015 numbers were:  450 active listings, 164 pending sales and 55 closed sales.  Very similar activity to February of 2015 with a bit lower inventory this year.

     The Stuart FL condo market for zip code 34997 started off 2016 with a slow start.  Slightly better numbers for the second month of 2016, but still not nearly as strong as last year.  Plenty of room for improvement!
     The one month absorption rate jumped to 8.7 months from 3 months for January.  Back into a buyers market after last months very strong sellers market. A 6 to 7 month absorption rate is typically considered to be a balanced market that favors neither the buyer nor the seller.

The February 2014 numbers were: 44 active listings, 250 pending sales and 13 closed sales.  Better activity last year even with considerably lower inventory in 2015.  One of the few areas of Martin County with significantly more inventory this year when compared to last year.

      The Stuart Florida Residential Market for ZIP Code 34997 continues as the largest and the strongest segment of the Martin County single family real estate market.  After a very hot month of sales last month, closed sales dropped for February, but both available inventory and pending sales rose.  This should be an excellent sign for future activity.
     The current one month absorption rate rose to 5.5 months (was 3.4 months for January).  Still a sellers market for the 34997 segment of the Stuart residential market for the beginning of 2016.  Typically a balanced market, favoring neither the seller or buyer, is represented by a 6 to 7 month absorption rate.
     The 2014 numbers for February, were: 373 active listings, 202 pending listings and 72 closed sales.  Unfortunately the volume of activity was a bot stronger last year, though also with greater inventory.

The Stuart FL 34996 Condo Market of Stuart showed considerable improvement over a pretty weak January with increases in closed and pending sales.  Unfortunately, also a decrease in inventory, giving buyers less of a selection.

The current absorption rate for the Stuart Florida condos in ZIP Code 34996 decreased to 6.6 months from January’s 11.2 months.  Back into a balanced market for February.  A balanced market is considered to occur when the absorption rate is from 6 to 7 months.

The numbers for February 2014 were: 122 active listings, 60 pending sales and 25 closed sales.  Still not as strong a market for condos in this zip code when compared to 2015.

The 34996 zip code area of the Stuart Florida residential real estate market remains slightly slower than many of the neighboring Stuart zip codes.  Though, the large pending numbers are a good sign for future sales.

The one month absorption rate for the 34996 zip code area of Stuart Florida for February decreased to 12.8 months as compared to January’s 16 months.  Still a strong buyers market for this section of Martin County, but this number should improve when the strong pending numbers translate into sales.  A balanced market, favoring neither buyer or seller is considered to be around a 6 to 7 month absorption rate.

The numbers for February of 2014 were: 158 active listings, 39 pending sales and 12 closed sales.  Very similar inventory and closed sales as compared to 2015, but there’s quite a bit better pending inventory this year which should make for some excellent sales numbers for the coming months.

The Stuart FL 34994 Condo market picked up steam for the second month of 2016 with strong activity in all areas.  Increases in both sales and pending sales, though down in inventory.

The one month absorption rate increased to 4.6 months compared to last month’s 6.8.   Back into a strong sellers market after last months’ balanced one.  Typically a real estate market is considered to be a balanced market with an absorption rate of 6 to 7 months.  Meaning neither the buyers or sellers have an advantage in the real estate market.

Last February the numbers were 95 active listings, 45 pending sales, and 12 closed sales.   Better closed activity this year with very similar inventory levels, with less pending sales though.
