Many homes are lakefront with beautiful views and a wonderful private feeling, yet this community is within a mile of the new Publix and also close to restaurants and medical facilities.  Easy access to downtown Stuart as well via the new Veteran’s Memorial Bridge from Palm City to Stuart.  Also just a couple of minutes to Florida’s Turnpike for those wishing to either commute or to make a short trip to West Palm Beach or other points just North or South.

Danforth features low HOA fees of $328.00 per quarter (as of July 2016).  Construction in Danforth was first completed in 1990 with most homes dated from then to the late 1990’s and at least one home completed in 2001.  This planned unit development (PUD) was developed by Danforth Development Inc. and various builders took part in the construction of the homes.  Here is the Danforth Home Owners Association web site.  Danforth just added an remote code controlled entry gate system in 2014.

The 34996 zip code area of the Stuart Florida residential real estate market continues to be a strong market.  Just a bit weaker than last month, but still slid and an improvement from last year.

The one month absorption rate for the 34996 zip code area of Stuart Florida for July increased to 6.3 months as compared to June’s 6.1 months.  Still basically a balanced market for the 34996 zip code area of Stuart FL.  A balanced market, favoring neither buyer or seller is considered to be around a 6 to 7 month absorption rate.

The numbers for July of 2015 were: 135 active listings, 34 pending sales and 11 closed sales.  We have a greater inventory this year along with increased market activity.

There are 13 homes currently for sale in the Yacht and Country Club of Stuart.  Listing prices are from $230,000 to $1,500,000 for an average list price of $623,523 which works out to $220.12 per sq. ft. of living area.

There are currently 4 homes under contract ranging in list price from $309,900 to $380,000.  The average list price of these pending sales is $347,225 or $168.10 per sq. ft. of living area.  These homes averaged 113 days on market before going under contract.

35 homes have sold in the past 12 months.  Ranging in sales price from $159,900 to $1,100,000.  The average sales price was $392,120 which comes out to $159.91 per sq. ft. of living area.  These homes sold on average in 66 days with sales prices at 95% of list price.

The Stuart FL 34994 Condo market entered the summer doldrums for the month for July of 2016.  Closed sales were down significantly while pending sales remained strong on reduced inventory levels.

The absorption rate for July jumped to 7.4 months compared to last month’s 2.8.  Popping back into a buyers’ condo segment of Stuart’s 34994 zip code area.  This is not totally unexpected as condo sales often slow down during the summer months.  Typically a real estate market is considered to be a balanced market with an absorption rate of 6 to 7 months.  Meaning neither the buyers or sellers have an advantage in the real estate market.

Last July the numbers were 84 active listings, 23 pending sales, and 20 closed sales.   Better closed numbers for 2015, but pending sales are a bit better this year and it’s with less inventory.

The residential real estate market for the 34994 ZIP code area of the Stuart, Florida continued the summer with strong activity for July with positive future activity (pending sales) and also an increase in closed sales.  Though, the reduced inventory is a potential problem.

The one month absorption rate for the 34994 zip code for July decreased to 3.9 months from 4.1 months for June.  Still in a sellers’ market for the 34994 zip code area of Stuart, FL.  A 6 to 7 month absorption rate is considered a balanced market where neither the seller nor buyer have an advantage.

The July 2014 numbers were 62 Active Listings, 32 pending sales and 16 closed sales.   Slightly better sales numbers for this year when compared to July of 2015.

The single family real estate market in Sewalls Point for July showed a big decrease in closed sales for July.  Pending sales look good, however, and I expect these sales figures to improve in the coming months.  The inventory of available homes is up from last year but down from last month.

The current absorption rate exploded to 34.5 months, in June it was 7.6 months. An unfortunate slowdown for Sewall’s point, but possibly an opportunity for buyers.  A 6 to 7 month absorption rate is considered a balanced market where neither the seller nor buyer have an advantage.

Comparing the results to July of 2014, the inventory was 58 homes on the market, 12 pending sales and there were 5 closed sales. Better numbers last year, even though we have a greater inventory now.

There are 10 homes on the market in Summerfield ranging in listing price from $321,900 to $589,900 for an average of $419,366 which equals $186.29 per square foot of living area.  As of July 24, 2016 these homes will have been on the market for an average of 75 days.

There are 4 homes under contract (pending) awaiting their closing. Listing prices are from $300,249 to $372,490 for an average of $342,910 which equates to $156.03 per square foot of living area.  These homes averaged 57 days on the market before going under contract.

In the past 12 months, 37 homes have sold.  Sales prices ranged from $215,000 to $497,000 for an average sales price of $344,923 which equals $164.60 per square foot of living area.  The average days on market for these sales was 57 days and the average list to sales price was at 96%.

The Hobe Sound condo market (Zip Code 33455) is the smallest segment of the Martin County real estate market.  Inventory levels are at all time lows and it is quite remarkable that there is as much activity as there is in this small segment of the Martin County real estate market.

For June, 2016 the absorption rate is 1.3 months which is what it was back in April (with no sales reported in May, there was no absorption rate for that month).  Absorption rates in this segment of the Martin County real estate market should be taken with a liberal grain of salt, as small changes in activity make for very large changes on percentages that June not reflect a true trend in the market. An absorption rate of 6 to 7 months is considered to be a balanced market favoring neither the buyer or seller.

The June 2015 numbers were: 9 active listings, 2 pending sales and 6 closed sales.  Better closed activity for last year, but this was with over twice as many active condos for sale.  Inventory, or lack of, is playing a major obstacle in the Hobe Sound condo market.

The current absorption rate for the Jensen Beach Florida Market Report ZIP Code 34957 decreased to 2.7 months ( was 3.1 months in March).  A very extreme sellers market for Jensen Beach.   A 6 to 7 month absorption rate is considered to be a balanced market favoring neither the seller or buyer.

The current absorption rate for condos in the 34990 zip code area shot up to 16.3 months (was 8.9 months in June).   Now one of the few areas where it’s a strong  buyers market in Martin County.  A balanced market is considered to be an absorption rate of around 6 to 7 months.
The June 2015 numbers were: 51 active listings, 14 pending sales and 8 closed sales.   Better activity last year as compared to this year even with increased inventory for 2016.

The monthly absorption rate increased to to 4.8 months from 4.5 months in May.  Still in a strong sellers market for the Palm City zip code 34990 area for residential sales.  A 6 to 7 month absorption rate is typically considered a balanced market that doesn’t favor either sellers or buyers.

The June 2015 numbers were:  358 active listings, 163 pending sales and 128 closed sales.  Much better closed volume from last year with other metrics very similar.

     The 2015 numbers for June, were: 257 active listings, 200 pending listings and 113 closed sales.  Closed sales outpaced last years’ volume though pending sales numbers are lower.  Inventory is higher this year than last.

The current absorption rate for the Stuart Florida condos in ZIP Code 34996 rose to 3.5 months from May’s 3.8  months.  Still in a strong sellers’ market for June.  A balanced market is considered to occur when the absorption rate is from 6 to 7 months.

The numbers for June 2015 were: 102 active listings, 28 pending sales and 26 closed sales.  Slightly better volume last year but also with much more inventory.
