The Stuart FL 34996 Condo Market of Stuart continues showing some weakness.  There was no change in sales or pending sales from last month with only a minor drop in inventory.

The current absorption rate for the Stuart Florida condos in ZIP Code 34996 inched down slightly to 7.4 months from July’s 7.5 months.  Continuing a second month of being sellers’ market for this segment of Stuart FL condos.  A balanced market is considered to occur when the absorption rate is from 6 to 7 months.

The numbers for August 2015 were: 78 active listings, 53 pending sales and 20 closed sales.  A significant increase in available condos for sale as compared to last August while also having considerably less closed and pending sales.

Southwood is a small community of 115 home sites located just south east of Salerno Rd on Kanner Highway in Stuart FL.  This location makes it easy for anyone wishing to commute either north or south as it’s only a few minutes to I-95.  It is also close to the Publix shopping center at the intersection of Kanner Highway and Salerno Rd and also just minutes to Martin Memorial South Hospital.  Only about 10 to 15 minutes to downtown Stuart and just slightly longer to the beaches and waterways of Martin County.

One enters the Southwood subdivision through a long private drive.  Currently this community is not gated, yet offers the utmost in privacy and safety.  The homes were built from 1990 to 2001 and are all individual styles from various builders.  This is not a cookie cutter community.  Home sizes range from 3 bedroom, 2 bathroom homes with 2 car garages of just under 1,700 square feet of living area of to 4 bedroom, 3 bathroom homes of just under 3,000 sq. ft.

There are a number of ponds and creeks throughout Southwood and this community is mostly surrounded by either preserve lands or acreage.  There is no community pool or clubhouse so the HOA fees are a very reasonable $285 a quarter as of this writing and include trash and basic cable TV.  Though there are some magnificent nature trails through thepreserve areas.

The Stuart FL 34994 Condo market showed a nice bounce back from a slow July as both pending and closed sales saw an increase.

The absorption rate for August decreased to 5.6 months compared to last month’s 7.4.  Once again back into a sellers’ market for this condo segment of Stuart’s 34994 zip code area.  This is somewhat surprising as condo sales often slow down during the summer months.  Typically a real estate market is considered to be a balanced market with an absorption rate of 6 to 7 months.  Meaning neither the buyers or sellers have an advantage in the real estate market.

Last August the numbers were 76 active listings, 27 pending sales, and 14 closed sales.   Somewhat greater activity for August of 2016 with a slightly higher inventory as well.

Close to grocery and other shopping as well as medical facilities and places of worship, Islesworth offers very easy access to most resident’s needs.  For those needing to commute, both Florida’s Turnpike and I-95 are both only a short distance away.

The single family real estate market in Sewalls Point for August rebounded from last month’s slow closed sales activity.  Pending sales also rose a little while the inventory of available homes for sale is up from last year but down slightly from last month.

The current absorption rate dropped to 11 months, in July it was 34.5 months.  Still a sellers market, but a large improvement from July’s numbers.  A 6 to 7 month absorption rate is considered a balanced market where neither the seller nor buyer have an advantage.

Comparing the results to August of 2014, the inventory was 59 homes on the market, 16 pending sales and there were 3 closed sales.  Better closed sales for this year, but we also have a greater number of available homes for sale.

For late August 2016 there are 45 properties for sale.  These 45 properties include a mix of condos and homes.  The list prices range from $165,000 up to $1,499,000 for an average list price of $427,338 which works out to $160.14 per sq. ft. of living area.

There are two homes under contract (pending) which have not completed the sales process to date.  List prices were $540,000 and $624,900 for an average of $582,450 or $175.33 per sq. ft. of living area.  These two homes averaged 91 days on market prior to going under contract.

In the past 12 months, 27 homes and condos have sold.  Sales prices ranged from $185,000 up to $705,000 for an average sales price of $376,929 which equals $136.64 per sq. ft. of living area.  These homes averaged 120 days on the market before going pending and sold on average at 92% of the last listed price.
