The Palm City FL 34990 condo real estate market is a fairly small segment of the Martin County condo market. Inventory has been rising for a few months now and closed sales are not increasing enough to offset this increase even though it has increased.

The current absorption rate for condos in the 34990 zip code area dropped to 15.2 months (was 17.8 months in October). Remaining a strong buyers’ market for Palm City condominiums.  A balanced market is considered to be an absorption rate of around 6 to 7 months.
The October 2015 numbers were: 54 active listings, 10 pending sales and 3 closed sales.   A little more closed activity this year, but this is with a significantly greater inventory of active condos listed for sale.

The Palm City FL, zip code 34990 residential real estate market activity is showing some weakness going into a buyers market for the first time in years.  Inventory is up above last year while sales and ending sales have decreased.
The monthly absorption rate increased to to 7.3 months from 7 months in September.  Now a buyers market for the first time in a few years for the Palm City zip code 34990 area for residential sales.  A 6 to 7 month absorption rate is typically considered a balanced market that doesn’t favor either sellers or buyers.

The October 2015 numbers were:  377 active listings, 137 pending sales and 58 closed sales.  This is the second month with weaker activity for this year as compared to last year.

In late November 2016 there were 3 condos for sale in the Island Club on Hutchinson Island which is also sometimes called the Hutchinson Island Club.  These 3 condos are listed from $275,000 up to $399,900 for an average list price of $326,600 or $224.93 per sq. ft. of living area.

There is one condo currently under contract which has not sold to date.  The list price was $279,900 or $192.77 per sq. ft. of living area.  This condo was on the market for 38 days before going under contract.

In the past 12 months, 4 condos have sold.  Sales prices ranged from $260,000 up to $375,000 for an average sales price of $322,500 which is equal to $222.11 per sq. ft.  These units sold for an average of 94% of list price and averaged 95 days on market prior to going under contract.

The Stuart FL 34994 Condo market moderated for last month after a pretty strong summer.  This is what we expect for the condo market in this time of the year.  This should continue until the first of the year when activity will pick up steam once again.

The absorption rate for October increased to 6.5 months compared to last month’s 5.1.  Moving into a balanced market for this condo segment of Stuart’s 34994 zip code area.  In line for summer condo activity for the area.  Typically a real estate market is considered to be a balanced market with an absorption rate of 6 to 7 months.  Meaning neither the buyers or sellers have an advantage in the real estate market.

Last October the numbers were 87 active listings, 28 pending sales, and 15 closed sales.   Very similar activity when compared to last year.

The single family real estate market in Sewalls Point took a step back for October 2016 after improving numbers throughout the summer.  Pending and closed sales remained fairly steady but the inventory of available homes jumped up unexpectedly.

The current absorption rate jumped to 13.2 months, in September it was 9.9 months.  Retreating from the improved numbers for last month.  A 6 to 7 month absorption rate is considered a balanced market where neither the seller nor buyer have an advantage.

Comparing the results to October of 2015, the inventory was 62 homes on the market, 9 pending sales and there were 8 closed sales.  October 2015 showed greater closed activity, slightly less pending activity though this was with considerably less inventory.
