The absorption rate for January dropped to 5.1 months compared to last month’s 6.6.  Moving back into a buyers’ market for this condo segment of Stuart’s 34994 zip code area.  Typically a real estate market is considered to be a balanced market with an absorption rate of 6 to 7 months.  Meaning neither the buyers or sellers have an advantage in the real estate market.

Last January the numbers were 102 active listings, 28 pending sales, and 15 closed sales.   Considerably better activity for the beginning of 2017 as compared to last January with less inventory.

The single family real estate market in Sewalls Point retreated dramatically after a strong December.  Inventory rose while closed sales were way off.

The current absorption rate shot up to 16.8 months, in December it was 5.6 months.  Quite the see-saw ride for the Sewalls Point real estate market going back into a buyers’ market.  A 6 to 7 month absorption rate is considered a balanced market where neither the seller nor buyer have an advantage.

Comparing the results to January 2016, the inventory was 57 homes on the market, 15 pending sales and there were 4 closed sales.  Identical number of closed sales while less pending and greater inventory for this year when compared with last January.

The one month absorption rate for the December 2016, Jensen Beach Florida Market Report ZIP Code 34957 dropped to 7.1 months (from 14.2 months in November), still a buyers market but getting back towards a balanced market once again.   A balanced market is considered to be a 6 to 7 month absorption rate favoring neither the buyer or seller.

The December 2015 numbers were: 37 active listings, 12 pending sales and 7 condos closed.  We had a change in reporting data collection methods and are now including all condos in the 34957 zip code which increases the sampling data base, so the comparisons from last year are not valid at present.

The Jensen Beach FL 34957 Residential Market has eased from last month, thought still an active market.  Inventory was off slightly after two months og gains while both pending and closed sales decreased for December.
The current absorption rate for the Jensen Beach Florida Market Report ZIP Code 34957 rose to 5.5 months ( was 4.9 months in November).  Still in a sellers’ market for the Jensen Beach residential real estate segment.   A 6 to 7 month absorption rate is considered to be a balanced market favoring neither the seller or buyer.

The current absorption rate for condos in the 34990 zip code area jumped up to 21.5 months (was 40 months in December). Still an extreme buyers’ market for Palm City condominiums but trending in the right direction.  A balanced market is considered to be an absorption rate of around 6 to 7 months.
