The single family real estate market in Sewalls Point showed a surprising surge of activity for December 2016 after two pretty week months in the fall.  Pending sales remained steady and there was a strong increase in closed sales.  The inventory of available homes also declined.

The current absorption rate plunged to 5.6 months, in November it was 37 months.  Into a slight sellers market for Sewalls Point.  It’s been quite a while for Sewalls Point to enjoy such robust activity.  A 6 to 7 month absorption rate is considered a balanced market where neither the seller nor buyer have an advantage.

Comparing the results to December of 2015, the inventory was 51 homes on the market, 13 pending sales and there were 3 closed sales.  Showing much better activity this year as opposed to 2015.

There are a total of 14 townhomes in Tradewinds.  Two large Spanish Med style units on the north end were completed in 2009 while the other 10 are in a Key West style and were completed between 2012 and 2014.

The older units are quite large with over 3,500 sq. ft. of living space on two and three levels and numerous bedrooms and bathrooms and garages.  The newer units are all 3 bedroom, 2 and ½ bathroom homes with approximately 2,300 sq. ft. of living area with reserved parking.  There is one end unit that has a detached garage.

These townhomes are deeded as condos so the monthly fee of $400 (as of January 2017) includes maintenance and insurance for all structures and common areas.  There is a community pool as well as a community pier with deeded docks on the Indian River (Intracoastal Waterway).  Residents of these townhomes have the ability to go fishing on the Intracoastal from their boat or right from the dock, or simply just walk across the street to enjoy the crystal clear waters of the Atlantic Ocean.

Jensen Park Estates is a non-gated community located just west of Savannah Rd in the heart of Jensen Beach.  There are 381 home sites in this community, most of which have been built upon.  Homes were built from 1980 to the latest one which was completed in 2010.

The Hobe Sound condo market (Zip Code 33455) is the smallest segment of the Martin County real estate market.  We have finally seen a small increase in inventory as well as pending sales which should show increased activity in future months.

With no sale for November, the absorption rate cannot be determined.  Absorption rates in this segment of the Martin County real estate market should be taken with a liberal grain of salt, as small changes in activity make for very large changes on percentages that November not reflect a true trend in the market. An absorption rate of 6 to 7 months is considered to be a balanced market favoring neither the buyer or seller.

The November 2015 numbers were: 4 active listings, 1 pending sales and 1 closed sales.  It’s very difficult to make meaningful comparisons with such low numbers of sales and inventory.

In the past 12 months, only one condo has sold in Green Turtle.  The sales price was $245,000 or $181.89 per sq. ft. of living area.  This condo went under cotract 54 days after being listed and sold for 98% of list price.

The Green Turtle Cove Condominium Complex is located just South of the Jensen Beach Causeway on Hutchinson Island in Martin County Florida.  It lies directly across the street from the public beach in Jensen beach with guarded beaches, a snack bar and beach volleyball courts.  Also, soon to break ground is a new luxury resort to be built on the grounds of the old Holiday Inn, also across the street.

Green Turtle cove consists of two 40 unit buildings.  The South building was completed in 1973 and the North building shortly after in 1974.  This complex in on the shores of the Indian River (Intracoastal Waterway) and has docks which are available to residents on a first come first served basis for the nominal fee of $25.00 a month.  There’s also a lake on the grounds as well as a swimming pool, vehicle wash area and BBQ stations.

Each building has secured entry through a lobby and has elevator service to the four stories.  There is reserved parking as well as an ample supply of guest spots.  Each unit is 2 bedroom and 2 bath with 1,204 sq. ft. of living space under air and a generous balcony with views of either the lake, preserve, river and some with peaks of the ocean.

No pets are permitted in Green Turtle Cove, though there are liberal rental rules allowing part time residents to lower their cost of ownership by leasing out their condo for a few months a year. As of this writing, Condo and management fees are $420 per month (as of December 2016).

Currently Green Turtle Cove is one of the more affordable condos for those wishing both river and ocean access.  (I’m told there is great fishing right from the private docks.)

July 2016 update:  An upscale resort hotel is scheduled to open in late 2016 or early 2017 across the street on the ocean side.

There are 11 Miramar condos on the market on Hutchinson Island.  List prices range from $209,500 up to $485,000 for an average list price of $359,381 which works out to $250.13 per sq. ft. of living area.

There are no condos currently under contract.

In the past 12 months, 14 Miramar Condos have sold.  Sales prices ranged from $210,000 up to $440,000 for an average sales price of $356,020 or $244.66 per sq. ft. of living area.  These condos sold for an average of 96% of list price and went under contract 120 days on average from listing date.

 The Jensen Beach FL 34957 Condo Market Report for November slowed abruptly after a pretty good previous month.  Sales were off by a significant amount while the inventory rose as well.  Hopefully this market will soon see increased activity as we head into the winter season.

The one month absorption rate for the November 2016, Jensen Beach Florida Market Report ZIP Code 34957 jumped to 14.2 months (from 5.8 months in October), moving the Jensen Beach condo market into a buyers market.   A balanced market is considered to be a 6 to 7 month absorption rate favoring neither the buyer or seller.

Sailfish Cove is located on Hutchinson Island in Jensen Beach FL. It is also known as Rigels Cove as the name was changed to Sailfish Cove just a little over a year ago. Just a little under a mile to the south of the Jensen Beach Causeway on the shores of the Intracoastal Waterway (also known as the Indian River).

Sailfish Cove was first developed in 1993 and only 11 homes make up this small subdivision with all homes having ocean access waterfront docks. Home sizes range from just under 3,000 sq. ft. of living area up to almost 5,000 sq. ft.   HOA fees are approximately $400 a month as of July 2016. These fees include lawn and landscaping, maintenance of the common areas and the gate.
