      The Stuart Florida Residential Market for ZIP Code 34997 showed a very strong second month of 2017 with increases in both pending and closed sales.
     The absorption rate decreased to 4.6 months (was 5.8 months for January).  Once again back in a sellers’ one for the 34997 zip code area of Stuart.  Typically a balanced market, favoring neither the seller or buyer, is represented by a 6 to 7 month absorption rate.
     The 2016 numbers for February, were: 321 active listings, 175 pending listings and 58 closed sales.  Better volume of both closed and pending sales when compared to last February.

The absorption rate for February dropped to 4.9 months compared to last month’s 5.1.  Continuing as a buyers’ market for this condo segment of Stuart’s 34994 zip code area.  Typically a real estate market is considered to be a balanced market with an absorption rate of 6 to 7 months.  Meaning neither the buyers or sellers have an advantage in the real estate market.

Last February the numbers were 91 active listings, 32 pending sales, and 20 closed sales.   Slightly better closed sales volume while weaker pending sales on slightly greater inventory.

The single family real estate market in Sewalls Point continues to show somewhat weaker activity though I’m seeing quite a bit of curent activity and the March report may show improvements.

The absorption stayed at 16.8 months, in January it was also 16.8 months.  A strong buyers’ market once again.  A 6 to 7 month absorption rate is considered a balanced market where neither the seller nor buyer have an advantage.

Comparing the results to February 2016, the inventory was 56 homes on the market, 12 pending sales and there were 6 closed sales.  Better volume of sales and pendings last winter with a smaller inventory.

Danforth features low HOA fees of $328.00 per quarter (as of July 2017).  Construction in Danforth was first completed in 1990 with most homes dated from then to the late 1990’s and at least one home completed in 2001.  This planned unit development (PUD) was developed by Danforth Development Inc. and various builders took part in the construction of the homes.  Here is the Danforth Home Owners Association web site.  Danforth just added an remote code controlled entry gate system in 2014.

The absorption rate for Hobe Sound condos was 0.9 months for January (was 2.75 in December).  Absorption rates in this segment of the Martin County real estate market should be taken with a liberal grain of salt, as small changes in activity make for very large changes on percentages that do not reflect a true trend in the market.
