      The Stuart Florida Residential Market for ZIP Code 34997 showed a decrease in inventory for may along with a sizeable jump in closed sales.  The pending numbers are off a bit and may show some slower closed sale activity for the near future.
     The absorption rate increased to 2.8 months (was 4.1 months for April).  We’re in an extreme sellers’ market for the 34997 zip code area of Stuart for may 2017.  Typically a balanced market, favoring neither the seller or buyer, is represented by a 6 to 7 month absorption rate.

There are currently 4 condos under contract which have not closed yet.  List prices were from $49,900 to $89,900 for an average list price of $65,925 which equals $87.98 per sq. ft. of living area.  These condos averaged 33 days on market before going under contract.

The absorption rate for May increased to 4.7 months compared to last month’s 3.1.  Remaining in a sellers’ market for this condo segment of Stuart’s 34994 zip code area.  Typically a real estate market is considered to be a balanced market with an absorption rate of 6 to 7 months.  Meaning neither the buyers or sellers have an advantage in the real estate market.
