There are no condos under contract at this time in Angler Cove.

The North River Shores August 2018 Market Report for Stuart Florida:

There are currently 11 active listings in North River Shores.  List prices range from $239,000 up to $1,250,000.  The average list price is $648,382 which equals $250.22 per square foot of living area.

2 homes are under contract (pending sales). List prices were $339,000 and $362,500 for an average list price of $350,750 which equates to a $191.95 price per sq. ft. of living area.  These homes averaged 33 days on the market before going under contract.

In the past 12 months, 21 homes have sold in North River Shores at an average sales price of $511,983 or at $229.61 per square foot of living area. Sales prices ranged from a low of $180,000 up to $900,000 and sales averaged 94% of the list price.  These homes were on the market for an average of 108 days prior to accepting the offers that lead to the sale.

About North River Shores in Stuart FL:

The Hobe Sound condo market (Zip Code 33455) is the smallest segment of the Martin County real estate market.  The inventory of available condos has once again reached very small levels and this will impact future condo market activity in Hobe Sound.  Yet, even with such little inventory, these condos are moving off the market quite fast.

The absorption rate for Hobe Sound condos was 1.3 months for July as compared to 6 months in June).  Absorption rates in this segment of the Martin County real estate market should be taken with a liberal grain of salt, as small changes in activity make for very large changes in percentages that do not reflect a true trend in the market. Hunters Creek is very conveniently located near the Palm Cove Golf Club.  There is quick access to Florida’s Turnpike and I-95.  Also, just a few minutes away from the Palm City Bridge with access to downtown StuartJensen Beach and the beaches of the Atlantic Ocean on Hutchinson Island.

There are currently four homes with pending sales that have not closed to date.  These homes were listed for prices that ranged from $219,900 up to $329,000 for an average list price of $276,475 or $164.05 per sq. ft. of living area.  These homes averaged 64 days on market before going under contract.

The Preserve of Hobe Sound is a DiVosta built community which was completed in 1989 with just over 300 Hampton model homes which feature 2,017 sq. ft. of living area with 3 bedrooms and 2 bathrooms and a two car garage.  The garages come in both front and side entrance varieties.

This community is just west of Federal Highway (Us-1) on Seabranch Avenue and lies adjacent to the Lost Lake Golf Club which has memberships available for those wishing to play golf as well as social memberships for others who enjoy the company of like-minded local residents.

The Preserve of Hobe Sound

This is a gated community with a very attractive waterfall lake entrance.  Many homes enjoy lovely views of the five lakes on the grounds while a few have views of the Lost Lake Golf Course.  All ages are welcome and up to two large pets are permitted.  The community offers a heated pool, two tennis courts and two bocce ball courts along with a small clubhouse.  Low HOA fees of $184.00 a month (as of August 2018) cover landscaping (front of home) as well as the common areas, basic cable TV, management fees and trash pickup.

Children who reside in the Preserve are zoned to attend the Sea Wind Elementary School, Murray Middle School, and South Fork High School.

The Palm City FL, zip code 34990 residential real estate market had a fairly slow month for July with a decrease in pending sales and a large drop in closed sales.  At least the inventory didn’t decline any further.
The monthly absorption rate rose to 4.4 months from 3.0 months in June.  Remaining in a seller’s market for the Palm City zip code 34990 area for residential sales.  A 6 to 7-month absorption rate is typically considered a balanced market that doesn’t favor either sellers or buyers.

The July 2017 numbers were:  398 active listings, 165 pending sales, and 96 closed sales. Considerably weaker activity this year with a reduced inventory of available homes for sale.

For late August 2018, there are 24 properties for sale in Mariner Sands.  These 24 properties include a mix of condos and homes.  The list prices range from $154,500 up to $599,000 for an average list price of $313,995 which works out to $140.27 per sq. ft. of living area.

There are 6 homes under contract (pending) which have not completed the sales process to date.  List prices were from $199,000 up to $479,000 for an average of $327,750 or $146.27 per sq. ft. of living area.  These homes averaged 29 days on market prior to going under contract.

In the past 12 months, 44 homes and condos have sold.  Sales prices ranged from $110,000 up to $840,000 for an average sales price of $409,225 which equals $143.91 per sq. ft. of living area.  These homes averaged 103 days on the market before going under contract and sold on average at 92% of the last listed price.
