The Estates at Stuart is a newer condo community with 123 units that was originally built as an apartment complex and then converted to condos beginning in 2005.  After the slowdown in the real estate market, a large number of these units were taken back by the developer and continue to be in the in-house rental program.  Currently, with only a very limited number of these condos available for private ownership, there is quite the demand for this community. This demand is based to the first class amenities in this gated community

Martin County Townhouses and Condos August 2019 Market Report

The Martin County Townhouses and Condos August Market Report had mixed sales activity when compared to last year.  Closed sales for the month were up by 1.2%.  They were down by 4.3% in July.  While new sales under contract (new pending sales) were down by 19.6% from August 2018.  They increased by 14.0% in July.

Prices were down for August.  The median sales price decreased by 11.7% (was up by 3.1% in July) while the average sales price decreased by 19.1% (was down by 10.2% in July).

The inventory of available townhouses and condos increased by 2 units to 360 properties.  This is a 20.4% greater inventory then we had for in August 2018.  Currently, there’s a 3.9 month supply of inventory (compared to 3.0 months for August 2018).  Remaining in a seller’s market for townhouses and condos in Martin County. A balanced market favoring neither buyers or sellers is considered to be one with a 6 to 7 month supply of inventory.

Martin County Single Family Homes August 2019 Market Report

The Martin County Single Family Homes August 2019 Market Report showed weaker closed sales activity when compared to last August.  Closed sales were down by 4.3% (were down by 9.2% in July).  While new pending sales decreased by 2.9% as compared to August 2018 (they increased by 7.5% in July).

Price changes were mixed for August.  The median sales price was up by 2.5% from last year (up by 3.2% in July) while the average sales price decreased by 12.5% (was up by 8.1% last month).

The inventory of available single-family homes decreased from last month by 15 homes to 947 units for August,  this is a 5.2% greater inventory than last August.  The current supply of homes is 4.9 months.  For August of last year, it was a 4.5 months supply.  We remain in a seller’s market for Martin County single-family home sales.  A balanced market favoring neither buyers or sellers is considered to be one with a 6 to 7 month supply of inventory.

The August Florida Townhouses and Condos Market Report had a slightly less active month for sales when compared to last August.  Closed sales were down by 2.9% as compared to last month’s increase of 4.3% and new sales under contract (new pending sales) decreased by 1.4% (In July there was a 3.3% increase).

Prices, though, were up for August.  The median sales price was up by 2.7% (was up by 4.4% in July), while the average sales price increased by 3.1% (was up 4.1% in July).

The inventory of active listings increased by 0.5% from August of last year.  We now have 5.4 months of inventory as compared to 5.3 months for August 2018.  Remaining in a seller’s market for Florida townhouse and condo sales.  A balanced market favoring neither buyers or sellers is considered to be one with a 6 to 7 month supply of inventory.

The Florida Single Family Home sales showed improved activity from the same period last year, though.  The closed sales were up by 3.2% (were down by 10.4% in July) and new sales under contract (new pending sales) were up by 1.3% (were up by 7.4% in July).

Prices were also up for August.  The median sales price rose by 4.2% (it was up by 5.1% in July) and the average sales price was up by 3.2% (it was up by 6.3% last month).

The inventory of available homes for sale decreased by 5.1% from last year.  This is a 3.6 months supply of inventory as Florida remains in a seller’s market with the advantage for sellers. (August 2018 also had a 4.0 month supply)  A balanced market favoring neither buyers or sellers is considered to be one with a 6 to 7 month supply of inventory.  Inventory continues to decrease which is putting pressure on rising prices and lower sales volume.

The absorption rate for Hobe Sound condos was 1.8 months for August (it was 3.3 months for July).  Absorption rates in this segment of the Martin County real estate market should be taken with a liberal grain of salt, as small changes in activity make for very large changes in percentages that do not reflect a true trend in the market. An absorption rate of 6 to 7 months is considered to be a balanced market favoring neither the buyer or seller.

The August 2018 numbers were: 4 active listings, 4 pending sales, and 4 closed sales.  It’s difficult to make meaningful comparisons with last year when there’s such a small sampling of condos in Hobe Sound.   Though, there was some increased activity this year.

And the library has a good selection of books to read if you prefer to enjoy a quiet peaceful afternoon.

The Yacht Club has monthly meetings with a guest speaker, raft-ups, picnics, luncheon cruises, gambling cruises, and two socials.  In the past few years, the association has sponsored a 3 to 5-day cruise in January. Membership is open to de la Bahia renters and owners only.  Boat ownership is not required and dues are very reasonable.

     The absorption rate dipped to 3.5 months (was 3.8 months for July).  We are still in an extreme seller’s market for the 34997 zip code area of Stuart for August 2019.  Typically a balanced market, favoring neither the seller or buyer, is represented by a 6 to 7 month absorption rate.
     The 2018 numbers for August, were: 262 active listings, 137 pending listings, and 88 closed sales.  Slightly slower closed sales activity on an increased inventory for this year as compared to last August.
