The Hobe Sound condo market (Zip Code 33455) is the smallest segment of the Martin County real estate market.  February brought the second month of no condo sales, something that hasn’t happened since I’ve been tracking this market.  With a small increase in inventory and pending sales, I expect to see at least one or two closed sales for March.

No possible absorption rate number for this month with zero sales, for December of 2015 it was 4 months.  Absorption rates in this segment of the Martin County real estate market should be taken with a liberal grain of salt, as small changes in activity make for very large changes on percentages that may not reflect a true trend in the market. An absorption rate of 6 to 7 months is considered to be a balanced market favoring neither the buyer or seller.

The February 2015 numbers were: 19 active listings, 5 pending sales and 3 closed sales.  Our pending sales are the same as last year, otherwise there was better activity in 2015.

The Hobe Sound Florida Market Report ZIP Code 33455 section of Martin County had a very strong pending sales gain as compared to last month (and previous months), while after two months of increasing inventory. this month saw a decline.  Closed sales were off for the month, but with the pending numbers so good, I expect to see increases for the next few months.

The current absorption rate for the Hobe Sound Florida Market Report ZIP Code 33455 rose to 7.6 months (6.1 months in January).  Into a buyers’ market for February after last months balanced market. Though with the strong rise in pending sales I expect to go back into a sellers market in the next month or two.  An absorption rate of 6 to 7 months is considered to be a balanced market favoring neither the buyer or seller.

The numbers for February 2014 were:  250 active listings, 98 pending sales and 35 closed sales. Much stronger pending sales this year and weaker closed sales along with a much smaller inventory of available homes.

There are 5 homes under contract and awaiting settlement.  List prices range from $229,500 to $549,000 for an average of $391,100 or $182.55 per sq. ft. of living area.  These homes averaged 62 days on the market before accepting their offers.

In the past 12 months, 41 homes have sold in this community.  Sales prices ranged from $222,500 to $570,000 for an average sales price of $293,473 or $159.61 per sq. ft. of living area.  Sales averaged at 97% of list price and these homes went under contract in an average of 44 days.

The Hobe Sound Florida Market Report ZIP Code 33455 section of Martin County continues to show mostly positive and strong results with a nice increase in inventory (second month in a row) as well as a healthy increase in pending sales.  Unfortunately closed sales were slightly down for the beginning of the new year.

The current absorption rate for the Hobe Sound Florida Market Report ZIP Code 33455 rose to 6.1 months (4.7 months in December).  Back into a balanced market for January after last months sellers market, which is where I expect it will be again next month.  An absorption rate of 6 to 7 months is considered to be a balanced market favoring neither the buyer or seller.

The numbers for January 2014 were:  249 active listings, 79 pending sales and 46 closed sales. Slightly better numbers for the beginning of last year, but with reduced inventory this year the percentages are actually superior for the current month.

There are 2 homes under contract which have not closed to date.  List prices are $539,000 to $599,999 for an average list price of $569,499 or $231.34 per sq. ft. of living area.  These homes were on the market for an average of 88 days before accepting these offers.

Osprey Cove in Hobe Sound, Florida is a waterfront community off of Gomez Avenue in the vibrant Hobe Sound area of Martin County, Florida.  It is also known as the Osprey Cove Yacht Club and boasts 32 deep water boat slips just off the Intracoastal Waterway.  There are only 86 homes in this gated community that broke ground in late 2000 with homes being completed from 2000 through 2006.   Homes range in size from 3 bedroom, 3 bathroom, 2 car garage homes of 2,230 sq. ft. to 5 bedroom, 4 and 1/2 bathroom, 3 car garage pool homes of over 4,000 sq. ft. of living area.  There’s also a community pool and tennis court available to all residents.

There is one homes under contract which has not completed the sales process.  The list price is $429,900 or $193.91 per sq. ft. of living area.  This home was on the market for 135 days prior to going under contract.

In the past 12 months, 12 homes have sold in the Arbors.  Sales prices ranged from $315,000 to $570,000 for an average sales price of $420,416 which equals $173.80 per s. ft. of living area.  These sales averaged at 95% of the listed price and were on the market for an average of 121 days prior to entering into an agreement for sale.

In northern Hobe Sound just west of Federal Highway and off of Seabranch Avenue is the exclusive 190 homes of the Arbors.  This exclusive gated community of upscale homes all border on lakes or preserve with generous lots and elbow room not found in many modern developments.  In addition to the two serene lakes the Arbors also contains generous nature preserves to protect the indigenous hardwoods and pines as well as offering a home to native flora and fauna.  Residents of the Arbors enjoy seeing endangered srub jays and gopher tortoises as well as pairs of sandhill cranes.   To enjoy the surrounding 100 acres of protected preserve areas, the Arbors has set up a walking trail through much of this land.  Great for a morning walk or excellent exercise for those that wish to go for a run or jog.

All this in a location that is just minutes from many championship golf courses, the beautiful beaches of the Atlantic Ocean and the marinas and waterways of Martin County.  Close to Martin County’s ‘A’ rated schools, shopping centers, medical facilities and all necessary urban services yet in a quiet peaceful setting.  The Arbors is less than an hour away from Palm Beach International Airport and just about equi-distant from Miami and Orlando, both only two hours by car.

The numbers for October 2014 were:  250 active listings, 55 pending sales and 58 closed sales. Better closed activity last year, though our pending numbers are higher for 2015.  All of this with a considerably reduced inventory.

The Hobe Sound condo market (Zip Code 33455) is the smallest segment of the Martin County real estate market.  We are down to only 2 active listings in the Hobe Sound.  Never before so low in modern times.  Yet, the sales and pending activity continue to be quite robust for the available units.

The current absorption rate is .67 months (Last month it was 3 months).  A first for us as I have never seen an absorption rate under one month in Martin County.  The statistics within this segment should be taken with a grain of salt, as small changes in activity make for very large changes on percentages that August not reflect a true trend in the market. An absorption rate of 6 to 7 months is considered to be a balanced market favoring neither the buyer or seller.

The August 2014 numbers were: 18 active listings, 1 pending sales and 2 closed sales.  Amazing that the activity is so much better this year with almost no inventory to speak of.

The Hobe Sound Florida Market Report ZIP Code 33455 section of Martin County remains very strong even if activity has eased a bit for the past couple of months.  Of great concern to me is the greatly reduced inventory of available Hobe Sound homes for sale.  Buyers have a limited choice of available homes.  Anyone considering a move in the near future in Hobe Sound, please give me a call as you have some quite exciting options.

The current absorption rate for the Hobe Sound Florida Market Report ZIP Code 33455 increased to 4.4 months (3 months in July).  Hobe Sound is still a seller’s market as we slow in activity for the off-season.  An absorption rate of 6 to 7 months is considered to be a balanced market favoring neither the buyer or seller.

The numbers for August 2014 were:  242 active listings, 60 pending sales and 49 closed sales.  Better closed activity last year while our pending sales are better for this year.  All this with an inventory that is almost half of last year.  Quite impressive!

The Hobe Sound condo market (Zip Code 33455) is the smallest segment of the Martin County real estate market.  I may have to stop reporting on Hobe Sound condos if we don’t get more inventory in the next few months.  We are down now to only 3 active listings.  This is the lowest inventory I’ve ever seen in Hobe Sound or any other segment of the Martin County real estate market since we’ve been looking at the data.

The July 2014 numbers were: 17 active listings, 4 pending sales and 2 closed sales.  Better closed activity last year, but we still have more pending sales this year.

The Hobe Sound Florida Market Report ZIP Code 33455 section of Martin County remains very strong.  Both sales and pending sales retreated a bit from last month, but still remain very strong.  The inventory took a slight increase from last month.  This is a much needed statistic that will hopefully continue in the months ahead.

The current absorption rate for the Hobe Sound Florida Market Report ZIP Code 33455 increased to 3 months (2.5 months in June).  Still a strong seller’s market for the Hobe Sound area of Martin County.  An absorption rate of 6 to 7 months is considered to be a balanced market favoring neither the buyer or seller.

The numbers for July 2014 were:  237 active listings, 80 pending sales and 51 closed sales.  Even with the significantly smaller inventory, sales activity is better than last year.
