The Sewalls Point market report for August 2012 remained pretty static compared to the spring when we had much greater activity.  There is still a fairly high inventory of Sewalls Point homes on the active market, though with 16 pending sales, this number should decrease if these sales close.  Then it will depend on whether or not more home owners decide to sell their homes or not.  The demand for well priced Sewalls Homes is strong, unfortunately demand for many homes in the higher price ranges is just not there at the present time.

Comparing the results to August of 2011, the inventory higher this year as there were only 37 homes on the market last year, pending sales numbered 13, and there were 4 sales from $325,000 to $819,000.  Considerably better numbers last year. Hopefully the Sewalls Point real estate market will show some better activity in the coming season.

The Sewalls Point market report for July 2012 remained pretty static compared to last months numbers with the exception of one less home for sale.  Whether this is a sign of the sold listings or sellers waiting for the season to sell, remains to be seen.   One high end home sold for $2,900,000 last month and the other four sales ranged from the 300’s to the 500’s price range.  Both pending and sold numbers remain unchanged from June.

Comparing the results to July of 2011, the inventory slightly higher this year as there were 52 homes on the market last year, pending sales were 15, and no homes sold.  Considerably better numbers this year as the Sewalls Point real estate market is showing signs of a rebound.

The Sewalls Point market report for June 2012 remained pretty static compared to last month’s numbers with the exception of a lower inventory.  Whether this is a sign of the sold listings or sellers waiting for the season to sell, remains to be seen.  The sales in June were mostly good value sales with 4 out of 5 above the $500,000 selling price.  Homes that are well-presented and fairly priced are selling.

Comparing the results to June of 2011, the inventory slightly higher this year as there were 52 homes on the market last year, pending sales were 15, and no homes sold.  Considerably better numbers this year as the Sewalls Point real estate market is showing signs of a rebound.

For the  Sewalls Point market report residential, May 2012, we finally saw some signs of life.  Sales increased in May to 6 homes, of which two were over the million dollar mark and another very close.  The inventory remains fairly high and pending sales were basically unchanged from last month.

Comparing the results to May of 2011, the inventory is basically unchanged as there were 58 homes on the market last year, pending sales were 10, and 4 homes sold.  While we have better activity this year, the fairly high number of active listings will make it difficult for sellers and the opportunity is certainly available for buyers who may want to live in Sewalls Point.

The market remains slow for the Sewalls Point real estate area of Martin County, Florida.  The one bright note is a fairly large increase in pending sales.  This will hopefully translate into some healthier numbers of closed sales in the near future.  Both closed sales and inventory remain basically unchanged from last month.

Comparing the results to April of 2011, the inventory is basically unchanged as there were 60 homes on the market last year, pending sales were 12, and 5 homes sold. Closed sales were higher last year.  We should see closed sales for the near future catch up with last years figures as the higher number of this years pending sales close.

Better results for the Sewalls Point market report. Inventory has gone down a little (5) to 61 homes while sales remained slow at 3 closed homes and pending sales were up slightly to 12 homes. Compared to other parts of martin County which continue to have fairly strong results, the Sewalls Point market is a bit sluggish, but showing activity is high and I suspect we should have increasing sales in the next few months. The Sewalls Point price point remains high for many of today’s buyers and this is possibly what is causing the slow activity at present.

Comparing the results to March of 2011, the inventory is basically unchanged as there were 60 homes on the market last year, pending sales were 11, and 2 homes sold.  Basically the same as last year.  The Sewalls Point average price point remains high for many of today’s buyers and this is possibly what is causing the slow activity at present.

Continuing slow results for the Sewalls Point market report.  Inventory has gone up to 66 homes while sales remained slow at 3 closed homes and pending sales were also off from the past couple of months.  This compared to other parts of martin County which had some fairly strong results.  The Sewalls Point price point remains high for many of today’s buyers and this is possibly what is causing the slow activity at present.

Comparing the results to February of 2011, the inventory is down from 69 homes, pending sales were 12 last year and no homes sold.  So while it wasn’t a particularly good month this year, still somewhat better than last year.

After a fairly good December of 2011, January was pretty tepid for the Sewalls Point housing market.   We only had three sales in January as opposed to 5 in December, two of these sales were in the middle price ranges for Sewalls Point above $450,000 (sales price).  Inventory remains quite high for Sewalls Point.  On a brighter note, pending sales were up to 11 an increase of 3 from last month.

Comparing the results to January of 2011, the inventory is down from 65 homes, pending sales were 9 last year, and 2 homes sold. Other than a lower inventory, the numbers are almost identical to a year ago.

There are currently 527 active listings (an increase of 8 from October).

198 Residential sales are pending and awaiting close or lender approval (Up 5 from October).

42 Homes Sold in October (Down 5 from October)

Compared to October, the 34997 zip code area of Stuart Florida saw movement in the wrong direction, with inventory up for the second month in a row and both pending sales and closed sales off as well.   Of more interest, compared to November of 2010, inventory is up by about 100 homes, but sales are more than double and pending sales are almost triple last year’s numbers.

So, it appears that we are seeing a seasonal slowing of the market for the holiday season, but numbers are still dramatically higher than last year’s figures.  This is showing great promise for the year ahead.  For those waiting for prices to come back to pre-bubble values, we just don’t believe it will happen any time soon.  Housing is currently at historically affordable levels and those that can afford or qualify are making their moves.  At one point in the future, these low-interest rates are bound to go up making homes less affordable

In November of 2011, e saw a slight increase in sales from October in the Sewalls Point, Florida real estate market.  Of note is that two of these sales were in the higher price ranges of just under $900,000 for a nonwaterfront home and above $1,200,000 for an older waterfront home.  Inventory crept up a little from last month while pending sales remain virtually unchanged (down 1).

Interestingly the active and pending numbers are almost identical to last November, but sales are up as has been the trend for most of this year.  If sales continue at the pace of last year, we may very well find a significant decrease in inventory as well as a lack of well-priced homes on Sewalls Point.  In our experience with this market, it will be difficult to convince buyers to pay a large premium for the privilege of living in this desirable neighborhood, so we may see some slowdown if the inventory doesn’t keep pace.

Sewalls Meadow in Sewalls Point, Florida is an exclusive enclave of only 22 homes in South Sewalls Point, just to the north of High Point (the southern tip of the Sewalls Point peninsula).  Most home sites are on larger half-acre lots with homes ranging in size from 2,600 sq. ft. of living area to over 4,000 sq. ft.

Palm Pointe/Palm Isles is a small family-friendly gated community in Palm City, Florida that is made up of 143 homes that is within walking distance to the Hidden Oaks Middle School and only a short bike ride to the palm City Elementary School, both of which are ‘A’ rated. Only a couple of miles away is Martin County High School as well.   Palm Isles is also close to the many great shopping and entertainment opportunities of Martin County such as the beaches, downtown Stuart, and the Treasure Coast Square Mall. Palm Isles’ closeness to I-95 and Florida’s Turnpike allows residents that choose to commute, quick and easy access to these highways, or if you’re just looking for a great night out or a quick trip either north or south, West Palm Beach is only 30 minutes away, while Orlando and it’s ‘magic’ theme parks are a two-hour drive.

Palm Pointe/Palm Isles has two lighted tennis courts that get regular use by residents.

The pool is open year-round (but not heated). During the long, hot summer days, it is open until 10 p.m. In winter, it closes at dusk. The main pool measures 20 feet by 40 feet and is 3 to 6 feet deep. The kiddy pool is about 8 feet around and 16 inches deep. The cabana has a men’s and a ladies’ restroom.

Four cameras show the swimming pool, the Palm Pointe gate and the Palm Isles gate. All are recorded 24 hours a day to capture security issues such as gate damage or pool damage. A banner runs along the bottom of the screen giving information and phone numbers for management and security.

The Palm Pointe/Palm Isles common areas are irrigated with water from the lakes. This is surface water, collected from runoff from rainfall. Each lake has a “pump station,” which consists of a pump, motor and a recharge well to put water into the lake during periods of drought.
